It Has Been an Honor! As we look back at 2012 it has been an extraordinary year for the Nevada State Apartment Association (NSAA). We have accomplished numerous goals set forth by our association. Your NSAA Board of Directors has worked very hard and volunteered countless hours to insure the success we have achieved in 2012.

We continually strive to protect all of Nevada’s multifamily assets and its integrity. In the middle of 2012 we secured a new lobbyist fi rm, Forte LLC, to represent us in Carson The associa on is a success City and throughout our great state. We have been impressed with their efforts, follow because of your efforts and through and ability to get us in front of the right legislative constituents in an election your willingness to get the job year. Forte LLC has also secured an NSAA day at the Nevada Legislature on March 6th, 2013 done … always! (details coming soon …). Thank you, Mendy Elliot and Marsha Berkbigler. The NSAA will continue to provide you with up-to-theminute information and representation on all legislative issues this upcoming year. Remember, December 1st is our annual Jewel Awards gala. It is our most important event of the year, showcasing the best of the best that represent our industry. Tickets are on sale now at the NSAA website. Market Trends is slated for February 15th at the TI Hotel and Casino. It will be a day fi lled with lots of valuable information. For anyone who has previously attended you know what to expect, for those of you who have not had the opportunity do not miss this year’s event, it promises to be spectacular. This association works because of the willing individuals who serve our membership. A special thanks goes out to all of you that volunteer and work so hard to make every event a huge success. Very Pinterest-ing! Apartment professionals are using Pinterest as a marketing platform and resident-retention tool. SOURCE: Lauren Boston, Na onal Apartment Associa on

According to Pinterest.com, the online-content sharing service is a virtual pinboard that allows users to organize and share images they find on the Web. Members can browse other people’s pinboards — a set of “pins,” or pictures, organized by a particular theme — to get inspiration from those who share similar interests. Think of it as a bulletin board or scrapbook — just online.

Picture this: In middle school I turned my bedroom door into a migraine-inducing collage of photos, words and phrases that I cut out of various magazines. No space was left uncovered, no angle of Jonathan Taylor Thomas unrepresented. A scrapbook hidden away in my closet wasn’t enough — I wanted visitors to get a striking visual of everything I loved as soon as they stepped in my room. Today, my work cubicle is decorated similarly — though, for legal reasons, I’ve limited the number of underage heartthrob photos.

But Pinterest isn’t just about sharing pretty pictures or creating a visual representation of your love for J.T.T. The website reached 10 million monthly visitors faster than Facebook, Twitter or any other site tracked by comScore, making it one of the fastest-growing websites in history. With such an exploding audience — more than 20 million unique users and growing — many apartment management companies are discovering

The point is I’ve been ahead of the curve for years. When my mother told me to remove the pictures from my door 13 years ago, she didn’t realize I was experimenting with a pedestrian form of Pinterest.

it’s also a marketing platform and resident-retention tool they can’t ignore.

Apartments.com puts your community in front of more renters in more ways throughout their apartment search bringing qualified traffic to your leasing office to keep your lobby buzzing.

To reach this expanding network of users, some apartment communities are pinning pictures of beautiful model units, creative landscaping designs and DIY projects. Users who click on the pins are linked back to the site it came from — often, a community’s website or blog. Communities also can create Pinterest-friendly photo galleries on their websites, with a Pinterest icon that enables visitors to pin the picture to their own Pinterest board and share with others. In addition, apartment associations are starting to use the site as a way to share best practices and engage their members. Whether Pinterest will lead to an increase in leases and renewals is yet to be determined, but proponents of the site say, if nothing else, it’s just another way to connect with a larger audience. For many, that alone is worth the (p)interest.

Located in Jacksonville, Fla., and managed by Austin, Texas-based Campus Advantage, the property is incredibly photogenic — and, according to Katy Smerko, National Director, Leasing and Marketing, the perfect fit for Pinterest.

Campus Advantage was one of the first apartment management companies to experiment with this social media platform, approximately 95 percent of which is comprised of images. Ten of its community websites had flash-based photo galleries, all of which have since been converted to Pinterest-friendly galleries. “Pin it” icons at the bottom of each picture take visitors to their personal Pinterest account, where they can share the photo with their followers.

“With one click, prospective residents can share their enthusiasm about one of our communities with their networks,” Smerko says. “It’s a way for residents to take that excitement of just signing a lease and say ‘check out this cool pool at my community’ and share it with friends. It functions just like a Facebook ‘like’—but also links back to the community website and drives traffic to a specific photo in the gallery.” Kristi Dingess, Social Media Marketing Manager for Barrington Group Inc. — a company that owns and manages 20 communities in Ohio, Michigan, Indiana, Georgia and Florida — says she started creating Pinterest boards for her company in February. The self-proclaimed “pinning addict” had a personal Pinterest account for several months, and after listening to several industry professionals who saw great potential in the website, she decided to use it as an advertising tool for her company.

to any of Barrington Group’s boards, and another day pinning photos she takes or receives that are specifically related to resident and community events.

She now maintains a Barrington board full of recipes, decorating ideas, recycling ideas, household organization and cleaning tips, pets and cute “funnies” and memes. Additionally, she has created individual boards for each community’s apartments and resident events, as well as company boards for Barrington Group’s resident rewards program, interior upgrades, fitness center and “move-in movie” that residents are required to watch before move-in.

“To be honest, I’m a workaholic — so I’ll pin to our account on my days off should I feel so compelled,” Dingess says.

Bang for Your Board Smerko says Campus Advantage is trying to target users who are already active on Pinterest — namely, 25 to 44-year-old women. Although not many college students are currently on the site, their mothers are — and they typically have a lot of say in the apartment their child calls home.

“The boards link back to the community or Barrington website and feature f loor plans, pricing and photos,” Dingess says. “The pin descriptions include specific keywords (community name, location, website), which help with our search engine optimization (SEO).”

“My 50-year-old aunt is on Pinterest, and I can see her getting excited about her daughter going to college and pinning a picture of the student housing community,” Smerko says.

When it comes to followers, Dingess says it’s pretty simple: she follows anyone who follows her first. “It seems like good etiquette to me,” Dingess says. “Also, if I notice that I’m repinning a lot of things from the same source—such as the Texas Apartment Association and apartments.com — I make sure to follow them both personally and professionally.”

Kim Cory, former Sales and Marketing Director for University Village Apartments — a student housing provider in Columbus, Ohio, that is active on Pinterest — says the site provides an opportunity to reach beyond your residents and connect with the masses.

Although Dingess says it’s often difficult to determine whether or not there’s a buzz surrounding various social networking efforts at the community level, at least 10 residents are already following Barrington Group’s pinboards since it launched in February. One community is even sharing recipes and how to’s on its board, which Dingess has repinned to the community’s Facebook page.

“I’m using the social networking Pinterest icon on every stitch of paper we hand out — business cards, f loor plans, pricing sheets, f lyers, follow-up cards, etc.,” she says. “I’m also in the process of adding the Pinterest icons to our paid print ads as well as our online ads. It’s all over our websites — both community and corporate — it’s on the signature of my e-mail, it’s on our Craigslist ads, and I share the links regularly via other social networks.”

“It’s neat to see the comments from residents under the posts,” she says. “It gives me that little bit of incentive to keep going forward.”

Op mizing Online Efforts Thoug h some i ndu st r y profe s siona l s rema i n skept ic a l, considering Pinterest more of a time-consuming fad than a legitimate marketing and resident-retention tool, Smerko says there is one undeniable benefit: increasing your SEO. “Even if Pinterest tanks tomorrow — and I don’t think it will — you’ve already done a great thing just by being on there because you’ll have increased the SEO of Google finding your images.” Search engines such as Google typically grab fresh content first. With pins on Pinterest constantly changing — and communities constantly adding new images to their boards — Dingess says a community can boost SEO by associating vital keywords and phrases with the pins. The pictures Dingess pins always include the community name, address and location in the pin description, and f loor plans include the size (one bedroom, two bedroom, etc.), in addition to pertinent community information. “By using this technique, it’s allow ing search engines to recognize that the pictures pinned on our Pinterest boards are related to the terms searched —‘Barrington Square Apartments, Columbus, Ohio’ or ‘Four-Bedroom, Indianapolis, Ind.,’ for example,” she says.

Additionally, when she looks at the “images” tab on the search engine, she says many of her Pinterest images are displayed. “That always makes me a little giddy,” she says. “I love to see positive content first on Web searches!” Although Cory agrees that the SEO benefits are undeniable, she believes Pinterest also presents an invaluable opportunity to establish a rapport with residents and increase resident retention and referrals. “I started creating a few boards about one of our leasing consultants, Devan, and her dating life,” Cory says. “It started out as a fun joke, but residents started liking our pins and sharing our pinboards on their own Facebook wall. Our brand’s personality and rapport with our residents is light, fun and outgoing—and this turned out to be a valuable strategy on Pinterest.” Cory says these pinboards have become funny conversation starters during resident events. Some residents even stop by the leasing office to ask Devan about her boards. “It created an ice breaker for some residents to interact with us who have not done so before,” Cory says. “The greatest part

It, along with an active Facebook page, gives the impression of a vibrant community.” Dingess says although she still sees creative and effective ways to use Pinterest, she believes that once the hype surrounding it dies down and people realize how time consuming it can be, it will lose a considerable amount of traction. Nihlean is more optimistic.

Nihlean says now that things are settling down, users are becoming more discriminate in what boards they follow and what they repin. Consequently, industry professionals must pin and repin content that is truly visually engaging — not just a stock photo or logo.

“Communities are selling a location and a lifestyle, and I can’t imagine a better way to sell that than through a visual medium. Whatever the social media channel du jour may be, sharing visual content isn’t going anywhere. Pictures drive people. They’re worth 1,000 words.”

“I think a lot of apartment communities are in the ‘wait-andsee mode’ right now, but I think they’ll eventually migrate to Pinterest,” Nihlean says. “We have to meet our audiences where they are — it’s why we all moved from MySpace to Facebook and

Appearances matter because people feel comfortable when things are in their proper place. It would be natural to become upset if salt came out of a peppershaker. Meeting the expectations of others allows people to concentrate without socially unacceptable distractions. Humans feel safe when the dress code is formal and everyone comes in black tie. We’re basically animals around a watering hole. When a lion steps over to drink, the rest of the water buffalo stampede in the opposite direction. There is no time off either. Looking and acting with impeccable taste and decorum means standing in line at the airport, walking down the street on a day off, attending an out-of-town conference, and eating in a restaurant across the ocean. Always be prepared to step into a meeting with an important client. One of the primary rules of business development is to figure out how to make people feel relaxed and happy. That includes treating everyone equally, especially the garage attendant, the waitress or the receptionist -- because anyone could be watching at any time. Conversely people who aren’t naturally considerate to others might have a sociopathic character flaw where empathy doesn’t exist. Most clients prefer to steer clear of that personality type. Make being kind, honest, and interesting a habitual lifestyle choice.

Presentations, social events, or negotiating deals could become failures because of minor subliminal clues given off by the color of a suit, the choice of shoes, or garlic breath. Learning when to slip on the navy suit (selling-power) and when to wear the brown suit (listening-not dominant) can be just as beneficial as knowing that flip flops are never acceptable in any business situation. Smart up instead of dumbing down. Learn the local rules. Attempt to emulate leaders. For instance few people have perfect table manners, and yet most diners know that chewing with their mouth closed while eating trumps the hungry man with elbows on the table gnawing at the bone approach. Table manners are the easiest thing to learn and a zillion books exist on the subject. Try any by Letitia Baldrige. Business development requires attendance at many social events. Plan ahead and try to pinpoint key people to speak with during the party. Once at the event (with a name tag on the right) move through the room maintaining a flow and time causal conversations to last about two minutes. Introduce people to each other. Offer to get a cocktail for someone. Never interrupt and don’t pull a business card out until it has been requested.

It was a day filled with fierce competition dedicated to our hard working maintenance personnel from 19 different property management companies. The venue was one we all know well … The All-American Sports Park on Sunset and Las Vegas Boulevard. As an annual tradition awards and cash prizes were given to the talented Maintenance personnel who competed. Dean Estrellado, of ConAm’s Resort at the Lakes, won this year’s Maintenance Mania competition. Dean brought home the $1,000 top prize, along with other goodies from NAA and HD Supply.
