Anthem Newsletter Spring 2018
We left off by informing you of the vast change and growth that occurred at Anthem in the first three quarters of 2017. The Anthem and Anthem United teams had moved together to form one organization, under two brands, in four cities, operating on one integrated business platform. Since then, you may have noticed the increasing volume of noise surrounding events like rising interest rates, international trade wars, interprovincial trade wars between Alberta and BC and changing government policies carrying implications for business, both positive and negative, in the US and Canada alike. Such noise can reasonably create distraction, concerns surrounding uncertainty, and thus, a more challenging business environment. Yet population growth, job growth and household formation are strong in Calgary and Edmonton and very strong in Vancouver and Sacramento. These are the essential drivers to growth in rents and values. Behind all of the noise are well intended but misconstrued demand management and supply constraining public policies at virtually all levels of government. We are hopeful that one day reason will trump politics. Without vision, purpose, values, mission and strategy, one may be thrown off course. Which is why at Anthem we maintain an unrelenting commitment to being organizationally driven, working off of our shared values, culture, strategy and processes. Through our four cities and five asset classes we are diversified. Through our long-term approach and fundamental belief in our core markets of Edmonton, Calgary, Sacramento and Vancouver, we do not subject ourselves to the constraints that come with a short-term wins-and-losses game. Growing Places With this in mind, we highlight for you our achievements over the past six months. It has been a big and bold period of time for our organization: we have secured $200 million in new funding with Kingsett Capital to provide significant liquidity to fund our continued growth. We have completed 14 new acquisitions totalling almost $300 million throughout all five of our targeted asset classes in each of our four core cities. Our team has grown from 350 to 375 people. Of note is our commitment to Alberta, as evidenced by our partnering with Walton International Group in the development of Cornerstone, a 1,000 acre master planned community in north east Calgary, our acquisition of the 100 acre McConachie community in Edmonton, several urban infill residential properties and our pivot into the industrial asset class with five recent acquisitions. Heading into the rest of 2018, we are very optimistic about the future. We have every intention of continuing the steadfast pursuit of our strategy, by working in teams, across our four cities, to create projects and manage properties that not only work for the community, the homeowners and tenants, but also our economic stakeholders and owners. West Georgia, Vancouver, BC Straddling the border between the West End and Coal Harbour, West Georgia is a short walk to Vancouverâ€™s finest restaurants and shopping on Robson and Alberni, the trails in Stanley Park and the seawall. The single tower with approximately 120 spectacular homes will have sweeping views of the North Shore Mountains, Burrard Inlet and English Bay. West 6th, Vancouver, BC West 6th Avenue is a proposed boutique 10 storey residential tower built above a podium of two and three level townhomes. It’s located in the heart of South Granville, close to Granville Island, West 4th, downtown Vancouver and the future Arbutus Greenway – a north south walking and biking corridor linking False Creek to the Fraser River and south Vancouver. Construction is expected to start mid 2019.
Maplewood West, North Vancouver, BC Situated in close proximity to Maplewood Village Centre, Maplewood West is the next phase of Anthem’s highly successful Maplewood Place. The development of 39 two and three bedroom homes will reflect the area’s natural setting beside Maplewood Farms and Seymour River. The team is targeting a construction start for late 2018.
SOCO, Coquitlam, BC SOCO is a 1.1 million square foot, multi-phase transit oriented development in south Coquitlam. Just a few minutes walk to SkyTrain at Lougheed Town Centre, this mixed use development includes 1,300 homes in five concrete towers ranging from 24 to 44 storeys with retail and office space centred around a pedestrian-oriented village. Construction is targeted to begin in spring of 2019.
Residential Design Development
Queensborough, New Westminster, BC Perched on the shores of the Fraser River on a former shipbuilding site, the family community of Queensborough is a picturesque residential collection of 170 duplexes and townhomes. The entire development will be fronted by a walkway along the water. Construction is set to begin in the fall of 2018.
566 Lougheed, Burnaby, BC 566 Lougheed Highway is currently a mixed use development with an 18,565 square foot office building and a stand-alone Joey restaurant. The property sits adjacent to SOCO. Long term plans include redevelopment into a residential transit oriented development with two towers and a rental building.
Baden Park, North Vancouver, BC Baden Park is a multi-residential community at Mount Seymour Parkway and Lytton Street in North Vancouver. Surrounded by trees and trails, it’s conveniently close to schools, community centres, shopping and transit. The 333 homes will consist of a mix of townhomes, condos and rental apartments.
Keefer, Vancouver, BC 137 Keefer Street is on one of the most sought after streets in the heart of Chinatown. It’s surrounded by an abundance of restaurants, local amenities and cultural attractions. Currently an empty lot, a development permit is in place for a nine storey boutique condominium with 14 large one and two bedroom homes and retail at street level.
Wilson, Burnaby, BC Wilson is a 62,500 square foot future residential development located in the popular Metrotown area of Burnaby. The proposed single 42 storey tower with 354 homes is a short walk to the Patterson SkyTrain station. One of the most unique features of the community is the proximity to Burnaby’s Central Park, notable for its trails, sports and recreational facilities.
Willingdon, Burnaby, BC Willingdon is a future residential development centrally located in the Metrotown area of Burnaby with expansive views of Central Park. The proposed 356 homes in the 42 storey residential tower are close to two SkyTrain stations and within easy walking distance to Metropolis Shopping Centre and Station Square.
Currie, Calgary, AB Currie is a 2.25 acre development in southwest Calgary in a master planned community being developed by Canada Lands. Upon completion, it will include 36 townhomes and two five storey wood frame apartment condomiums with 148 homes. Construction is scheduled to begin in the spring of 2019.

Anthem and our partner Beedie Living are now building Station Squareâ€™s final phase, towers four and five. The second and third towers are nearing completion. Our commercial tenants are taking occupancy and our homeowners will begin moving in this summer. Parkside, Calgary, AB Construction is nearing completion on Parkside, the final phase of our Waterfront master planned community in downtown Calgary.
