Growing Places 2017 has been a year of significant change, as our various teams from Anthem and Anthem United move closer together as one organization, with an integrated business platform operated by 350 people (and growing). We have rebranded both Anthem and Anthem United, our
vertical assets and land development respectively. In less than three years our vertical development portfolio has more than doubled in size. Our multi-family pipeline has grown from a few hundred to more than 11,000 homes completed, under construction or in design development. We have over 24 multi-family development communities coming to market within the next two years. Our single-family home building team in Sacramento is currently selling 300 homes. Our income property portfolio has grown steadily with 61 active retail and other income producing properties throughout BC and Alberta. We continue to rigorously pursue the land development business with 15 active communities. We have raised hundreds of millions in equity and debt capital dollars. So far in 2017, we have closed on 12 real estate acquisitions totaling almost $250 million, with another eight expected to complete before the end of the year. We are geographically diverse, with permanent operations in
Edmonton, Calgary, Sacramento and Vancouver. We pick a city based on its culture, growth potential and fit with our
five asset classes, and we stay there for
the long haul, with the city becoming a permanent part of our being. Georgetown, Surrey, BC Georgetown is a 10 acre, 1.8 million square foot, master planned mixed use community located in Surrey City Centre, within walking distance to SFU, North Surrey Recreation Centre, Surrey City Hall and the Central City Shopping Centre. The site is close to major transportation infrastructure such as SkyTrain, King George Boulevard and the proposed new Light Rail Transit system. Furthering the City’s Vision of “The Future Lives Here”, Georgetown will host eight new mixed use residential buildings ranging from six to 40 storeys that will rise above 180,000 square feet of newly created restaurants, offices, retail space and a bustling central plaza. Marine + Fell, North Vancouver, BC Located in North Vancouverâ€™s Marine Drive corridor, Marine + Fell is emerging as a vibrant, mixed use neighbourhood with new walking and biking trails linked to nearby retail amenities. Residential Design Development No. 5 Rd, Richmond, BC No. 5 Road is a collection of 47 townhomes and duplexes near Ironwood Plaza, a shopping centre with restaurants, grocery and medical services. The new community offers convenient access to Highway 99. Clearing is underway and completion is targeted for the summer of 2019.
Steveston, Richmond, BC 5200 Steveston Highway is a community of 43 duplexes and townhomes near the historic family- oriented community of Steveston. The homes are close to parks, the water, schools and shopping. Completion is scheduled for the fall of 2019.
Residential Design Development
SOCO, Coquitlam, BC SOCO is a 1.1 million square foot, multi- phase transitoriented development in south Coquitlam. Just a few minutes walk to SkyTrain and Lougheed Town Centre, this mixed use development includes 1,300 homes in five concrete towers, ranging from 23 to 45 storeys, with commercial, retail and offices centred around a pedestrian-oriented village. The project team is targeting a construction start for spring 2019.
West Georgia, Vancouver, BC Anthem’s West Georgia project is located at the entrance to downtown Vancouver from the North Shore, with stunning views to the mountains, Burrard Inlet and within easy walking distance to Stanley Park, restaurants and luxury shopping on Robson and Alberni. The proposal is for approximately 120 homes in a single tower with townhomes fronting Alberni Street. Working with New York architects Kohn Pederson Fox, the building design will be suitably iconic for this prominent location.
Maplewood West, North Vancouver, BC Surrounded by the newly developed Maplewood Village Centre, Maplewood West is the natural evolution of Anthem’s Maplewood North townhouse development. The new community of 43 two and three bedroom townhomes will reflect the area’s natural setting, beside Maplewood Farm and Seymour River. The project team is targeting a construction start for late 2018.
Seymour Estates, North Vancouver, BC Seymour Estates is a multi-residential community near Mount Seymour Parkway and Lytton Street in North Vancouver. Set among trees and trails, it’s also close to several amenities including schools, community centres and public transportation. Consisting of 333 homes in all, including 157 condos, 133 townhomes and 43 rental apartments, construction is targeted to begin in the fall of 2018.
Queensborough, New Westminster, BC The Queensborough development is located on a shipbuilding site that helped define the historic industrial heart of Queensborough. Situated on the shores of the Fraser River and overlooking downtown New Westminster, it is a community of attainable family housing in a rapidly growing area. The development is a combination of 175 townhouses and duplexes. A waterfront walkway will be built as part of this new community.
Residential Under Construction
Anthem and our partner Beedie Living are now building Station Squareâ€™s final two towers, four and five. The second and third towers will be complete by the end of next year, as well as a vibrant restaurant row that will include an Earls and Cactus Club. Residential Under Construction Parkside, Calgary, AB Parkside is the final two phases of the immensely popular Waterfront community in downtown Calgary. The master-planned mixed use community of over 1,000 homes along the Bow River started construction in 2007. The final evolution is Parkside - six buildings from four to 18 storeys located between parks, pathways and the water. East 2nd & East 3rd. Street, North Vancouver, BC East 2nd and East 3rd Streets are a thoughtfully designed community of 92 wood frame townhomes in Moodyville, close to Lonsdale and within a couple blocks of public transportation. All of the townhomes built will be to a LEED-Gold standard. The Moodyville Plan recently won an award for the City of North Vancouver for Excellence in Planning Practice at the 2017 Planning Institute of BC Awards.
Memorial Drive, Calgary, AB Memorial Drive will offer the best of the Kensington neighbourhood lifestyle â€“ access to unique shops, restaurants and trails along the Bow River, all within walking distance of downtown Calgary. The building is a contemporary take on classic design, and will be comprised of 93 homes, many with amazing views of the downtown Calgary skyline, and Bow River.
3rd & Chesterfield, North Vancouver, BC Located at West 3rd Street and Chesterfield Avenue in the City of North Vancouver, this new community is a short walk away from the vibrant hub of Lower Lonsdale.
