Tips For Presenting Your House For Sale Selling your home is a significant event in life, whether you do it once or numerous times, so why not help yourself to achieve a quicker sale and the best possible price for the property. As local property experts the sales teams in our three offices pride themselves on offering advice to help with this and there are some very simple things that you can do. We hope that you’ll find our top tips beneficial.

You can’t rely on buyers always having ‘vision’ to see past things so it’s best to show them the rooms how they expect it to be used.

Kerb appeal Believe it or not most buyers will make a decision on your home within the first few minutes of standing outside. Key things here are to tidy the frontage, trim back trees and shrubs, plant flowers and wash/paint the front door and windows if they’re looking tired. First impressions really do count. De-clutter The important thing here is to try and only keep what you use on a daily basis along with your favourite decorative items and clear out or put into storage the items that don’t fall within this – including excess furniture. It’s best to present your house looking as light and spacious as possible with clutter free surfaces so that the buyer can really see its potential and not get distracted by your belongings. Establish the rooms Use and set out every room as it should be used, particularly bedrooms as buyers quite often think that they can’t fit a bed into it unless they can see one in situ. You can’t rely on buyers always having ‘vision’ to see past things so it’s best to show them the rooms how they expect it to be used. The two-day annual event which took place on Saturday 24 and Sunday 25 August is organised by the Leicestershire Agricultural Society and describes itself as celebrating rural life with livestock, equine classes and a wide range of family entertainment. Andrew Granger & Co supported the event with sponsorship of £3,500 and had a stand situated by the main event ring supplying visitors with cream teas, a chance to win a £100 Joules voucher and time to discuss any property needs with their staff. Rupert Harrison, Director and Head of Rural for Andrew Granger & Co Ltd, said: “We were delighted to be supporting and present at this popular regional event again. “Having been a business within the county for 30 years we feel it’s important to help community events and groups where we can.

Looking for a Valuation of Your Property or Land that Unlocks It's Full Financial Potential? A house valuation became a much bigger project for Andrew Granger & Co, Stephen Mair our planning Director explains what happened when we went to value a property in Desborough, Northamptonshire forms and design and access statement and the team managed it through the determination process and on to obtaining the full planning consent at the planning committee meeting. The original property and building plot with full planning permission for three dwellings went on the open market for sale in August 2019 as either one or two separate opportunities. Talking about the process, the client said: “I was very grateful that Andrew Granger & Co highlighted the property’s full potential to me.

When Peter Buckingham our Salers Director visited the property, he felt the plot that the property stood on offered planning potential, so the Andrew Granger & Co planning and development team were brought in to advise on the situation.

application enquiry with a supporting feasibility layout, produced in-house, to Kettering Borough Council and undertook discussions with the developer in question regarding obtaining a right of access to serve the proposed development site.

Following an inspection of the site and ownership documents, the team determined that the site could comfortably accommodate a development of three new properties, in addition to the existing house.

The initial response received from Kettering Borough Council through the pre-application discussions was positive in respect of the proposal complying with local planning policies, and constructive discussions were had with the adjacent developer.

However, the new properties would have to be accessed via a private drive, currently owned by an adjacent developer. At the agreement of the client the planning and development team submitted a pre-

The planning team advised the client on the costs of a planning application and the timescales involved and were instructed to proceed with the work, along with negotiating the right of access to serve the development site. Following the client’s instruction, the planning team proceeded with preparing an outline planning application which involved bringing in relevant external consultants to look at the access to the site and architects to draw up the site layout. The application was submitted to Kettering Borough Council, including preparing the relevant application

Improving Wyggeston Hospital Charity Facilities Further

Andrew Granger & Co’s professional team has been working for the Wyggeston Hospital Charity, managing the Estate for many years and is currently overseeing a large project to extend the facilities.

Once planning permission was granted work is now due to start on site this winter and it is anticipated that the new facilities will be ready to use by Christmas 2020.

Originally founded as an Almshouse Charity in 1513, Wyggeston Hospital has been successfully providing sheltered housing and housing related support and care services for vulnerable older people at its site at Hinckley Road in Leicester since the 1960’s.

Speaking about his involvement in the project, Andrew Robinson, a Director of Andrew Granger & Co Ltd, said: “It has been a pleasure to work with our client Wyggeston Hospital to add vital additional amenities and value to the site.

The construction of a three-storey extension will create a new administration hub and provide much needed additional accommodation with eight self-contained one and two-bedroom flats as well as the construction of a further six single-storey dwellings with parking facilities.

“The work the Charity does is so important and it’s great that they’ll now be able to assist more elderly people.

Buy-to-Let is Still The Investors Choice Jill Griffiths, a director of residential lettings at Andrew Granger & Co. looks at the continued popularity of buy-to-let as an investment opportunity requiring a long-term investment outlook, this increased to 37% of investors feeling very confident that they will see an adequate return over the next ten years, with a further 6% stating they were extremely confident and 51% not as confident. Some 83% of investors stated it was either unlikely or very unlikely that they would sell their property over the next year, with the majority (58%) staying put for five years. But with market uncertainty still hanging over the sector, just 21% of investors would consider investing in a property in the next 12 months, although half of those asked would consider expanding their portfolio within the next five years.

Following a recent survey of over 5,000 buy-tolet investors, we were very interested to read that research has found that 73%* of those asked, considered the rental sector to be the best, least volatile long-term investment. Given that the buy-to-let investors surveyed by Benham and Reeves were asked about everything from the confidence in the market, the impact of Brexit, and other government changes to the industry amongst other things, it’s very encouraging that there is still huge confidence in this type of investment. Jill Griffiths, Head of Lettings for Andrew Granger & Co Ltd, says: “Despite all the challenges that the property market has faced over the past two - three years, buyto-let is still proving to be the preferred choice for long term investment. “When looking at the alternative and more traditional forms of investment, property is still proving to be a good, solid choice. When the asset growth is factored into the return, the annual yields for local properties are currently relatively high. “We are currently seeing increased interest from retired individuals who are looking to use their pension savings for reasonable returns, and property investment is becoming more popular amongst this sector.” 40 I andrew granger & co autumn winter 2019

Buy-to-let is a ‘lucrative business’ that continues to appeal to investors Residential property is currently the best long-term investment when compared to all other asset classes, according to buy-to-let investors. Benham and Reeves surveyed more than 5,000 buy-tolet investors on everything from the current volatility of buy-to-let investments, confidence in the market, the impact of Brexit, other government changes to the industry and short and long-term investment intentions. The research found that 73% of those asked considered the sector to be the best, least volatile long-term investment. But in the wake of a number of government changes to the sector, many investors are understandably more cautious about investing in property. Changes to property and investment laws on the horizon are proving particularly problematic, with 80% of those asked admitting to being unfamiliar with the latest changes to the buy-to-let market. Opinion is divided over changes to buy-to-let tax relief and whether the sector still provided a good investment as a result, with 49% believing it is and 51% no longer sure. However, with buy-to-let always

A Day in the Life... For each edition of Inside Property we go behind the scenes with a key member of staff at Andrew Granger & Co Ltd. This time we’re introducing you to Rural Surveyor, Rebecca Falder BSc (Hons) MRICS who works as part of the rural team, which operates out of the Loughborough office.

Rebecca graduated from Harper Adams with a degree in Rural Enterprise and Land Management and then worked towards her Assessment of Professional Competence to become a qualified Chartered Surveyor in November 2018.

What can a typical day involve for you? When asked by my friends, ‘what is it that you actually do?’ I tend to reply with a very cliché answer which is that, there are never two days the same. It may be cliché, but it’s true.

How does your day in the office start? My day starts before the office when I go and see to my horse. When I arrive at the office, I may flick through Farmers Weekly whilst waiting for my computer to start up and then I check my emails. We have clients that email all hours of the day!

This job is so varied and that’s one of the reasons I enjoy my job. We spend around 75% of our time in the office and around 25% of our time out and about. When leaving the office, I could be off to; inspect land with instruction to market it for sale or to let, meeting tenants to discuss their tenancy or a contractor to look at property maintenance. I could be going to meet a client to report an update, we like to keep regular contact and build good working relationships with clients so meeting with them to keep them updated on things we are currently working on is really important. I could be meeting someone to provide advice on the potential diversification of agricultural buildings (agricultural building conversion to residential), or meeting somebody about a disputed right of way, or to provide a valuation. Visits also include trips to farms to assist with countryside stewardship agreements and applying for grants. This list really could go on …. In comparison to my time spent out of the office in the countryside, the office is based in the town centre of Loughborough, where we share our office with one of our residential sales and lettings team. When back in the office, with copious amounts of tea and a great team around me, I am able to work on all of the things seen out on site, at my desk. The rural team act for a diverse range of clients, including private, institutional charities and trusts. It is important that we can adapt to different clients who each have different needs with varying property types be it; residential cottages, agricultural land and farms, commercial units, churches and woodland.

"We like to keep regular contact and build good working relationships with clients so meeting with them to keep them updated on things we are currently working on is really important." What do you like most about your job? I enjoy how varied my job is and that I can get out of the office. I also really enjoy talking to farmers whether they be clients or tenants, I find it really interesting to learn about how individual their farming systems are. What is the most challenging thing about your job? Although I love how varied my job is, it does bring with it its own challenges. As with everything, regulations are often changing so one of the main challenges we face is keeping Clients up to date and providing advice on all the latest changes surrounding all types of property. What do you like to do when you’re not working? The weekends seem to fly by as I try and pack as much as possible in. Normally including riding out on my horse, spending time with family and friends, gardening and baking. I recently attended a Holstein Young Breeders Calf Show and showed pedigree calves from my partners farm. Are you an early bird or a night owl? Definitely an early bird. Even at the weekend! I like to make the most of the day.
