The various areas of the business continue to be kept very busy and Jill Griffiths, Director of Lettings, shares with us her very helpful Buy to Let guide as well as indication that Buy to Let is still proving the most popular form of long-term investment. Stephen Mair, Planning and Development Director talks us through how a standard house valuation became a much larger project making the most of the overall plot, whilst Andrew Robinson, Director of Professional Services describes the large project his team are overseeing for Wyggeston Hospital. In this edition our ‘A Day in the Life’ focuses on Rebecca Falder one of our rural surveyors, who talks us through her role, a typical day and how she enjoys her time outside of work. A varied and fascinating job, I’m sure you’ll find. It is very important to us as a company to involve ourselves in local community and charity events, several of which we have pleasure in showing you a snapshot of from the last few months. We also pride ourselves on offering helpful advice on ways in which you can show your home at its best, ready for sale. The enclosed article may offer something you wouldn’t have necessarily thought of. I hope you enjoy the variety of articles and the small window into the areas of the property industry that we can help you with. If nothing else, we all love an opportunity to look at lovely houses! ANDREW GRANGER & CO RESIDENTIAL SALES
Tips For Presenting Your House For Sale Selling your home is a significant event in life, whether you do it once or numerous times, so why not help yourself to achieve a quicker sale and the best possible price for the property. As local property experts the sales teams in our three offices pride themselves on offering advice to help with this and there are some very simple things that you can do. We hope that you’ll find our top tips beneficial.
You can’t rely on buyers always having ‘vision’ to see past things so it’s best to show them the rooms how they expect it to be used.
Kerb appeal Believe it or not most buyers will make a decision on your home within the first few minutes of standing outside. Key things here are to tidy the frontage, trim back trees and shrubs, plant flowers and wash/paint the front door and windows if they’re looking tired. First impressions really do count. De-clutter The important thing here is to try and only keep what you use on a daily basis along with your favourite decorative items and clear out or put into storage the items that don’t fall within this – including excess furniture. It’s best to present your house looking as light and spacious as possible with clutter free surfaces so that the buyer can really see its potential and not get distracted by your belongings. Establish the rooms Use and set out every room as it should be used, particularly bedrooms as buyers quite often think that they can’t fit a bed into it unless they can see one in situ. You can’t rely on buyers always having ‘vision’ to see past things so it’s best to show them the rooms how they expect it to be used. Freshen things up A fresh lick of neutral paint, particularly in the hallway,
items. The last thing that you want is buyers thinking that the property simply isn’t big enough when every cupboard is full and disorganised.
fresh tiling grout or new sealant around the bath and shower can make a huge difference to your house feeling clean and for the buyer to feel that they have less jobs to do when they move in. Keep it light Neutral colour paintwork is always best for creating a light, blank canvas that buyers can then visualise their own style onto. It also helps to make a darker room look better. Mirrors are also an ideal way of creating more light, particularly in smaller spaces and hallways. Clean, clean, clean Ensure that each room is cleaned thoroughly including toilets, bathrooms and built-in cupboards. Again, use the opportunity to have a good clear out of unwanted
Make the most of the outdoor space As with the frontage of the property it’s very important to tidy, prune and plant flowers in any outdoor space that you have. Sweep paths, decking and patios and make sure any fencing looks tidy and in good condition. Adding seating where the buyer could envisage themselves sitting in the sunshine with a drink is always a nice touch too. The finer details Fix the small things that you’ve simply been living with, make sure all windows have window dressings such as simple blinds or curtains, leave lamps on to create warm lighting, light the fire in winter, have fresh flowers in the house and fruit in the fruit bowl, eliminate pet and cooking aromas and clean the windows – all of these little things make a huge difference.

Celebrating Six Years of Ride+Stride Sponsorship As a company we're delighted to have sponsored the Leicestershire Ride+Stride event for the sixth year in a row.
The popular event held across the county raises crucial funds towards the repair and upkeep of the region’s historic churches. Participants are encouraged to visit as many churches taking part in the event as possible during the open day and get sponsored for doing so. How visitors choose to get from church to church is entirely their choice – previous years have seen cyclists, walkers, runners, joggers, horse-riders and motor scooter drivers. The money raised is divided half and half between the churches nominated by participants and the Leicestershire Historic Churches Trust, which awards grants to historic churches for repairs and community facilities. With 360 churches participating in the event across Leicestershire it’s the perfect opportunity for visitors to take in as many as they like during the open day. For further information can be found at https://www. rideandstrideuk.org/counties/leicestershire/ or by emailing firstname.lastname@example.org.

The Leicestershire County Show Andrew Granger & Co were very happy to sponsor the Leicestershire County Show again this year, for the fourth year in a row Andrew Granger & Co were very happy to sponsor the Leicestershire County Show again this year, for the fourth year in a row. The two-day annual event which took place on Saturday 24 and Sunday 25 August is organised by the Leicestershire Agricultural Society and describes itself as celebrating rural life with livestock, equine classes and a wide range of family entertainment. Andrew Granger & Co supported the event with sponsorship of £3,500 and had a stand situated by the main event ring supplying visitors with cream teas, a chance to win a £100 Joules voucher and time to discuss any property needs with their staff. Rupert Harrison, Director and Head of Rural for Andrew Granger & Co Ltd, said: “We were delighted to be supporting and present at this popular regional event again. “Having been a business within the county for 30 years we feel it’s important to help community events and groups where we can.
“Agriculture is still a huge part of this special county and it’s lovely to use this opportunity to celebrate all that it offers. “There was a superb turnout and thank you to those that took the time to come and say hello and have a cream tea with us.” Originally formed by a group of Leicestershire farmers as long ago as 1833, the Leicestershire Agricultural Show was designed to promote improvements in agriculture, share new farming techniques and exhibit new equipment. The same ideals still exist today, but with more competitions and attractions suitable for all the family – a real slice of country life where children and adults have a chance to get up close to farm animals.
The event takes place each year in August at The Showground, Market Harborough, LE16 7QX.

Create that warm tiled floor throughout your home AS the weather cools, nothing beats the luxury of warmth underfoot – especially first thing in the morning. Underfloor heating (UFH) is also energy efficient, convenient, frees up wall space and can add value to your home. As for installing it, the process isn’t as intrusive as you might think.
heat quality between thick or thinner floor surfaces. Ask any homeowner who has underfloor heating, and chances are they’ll say they’d never be without it! But why? Well one good reason is that, with underfloor heating installed, there’s no need for radiators. Aside from spoiling the clean lines of a room, radiators can take up valuable wall space. Remove them, and suddenly a gap appears for extra kitchen units, storage, a sofa or even a doorway.
Tiled floors are cold throughout the year and underfloor heating takes the natural cold out of tiled floors, leading to a cosier, more comUnderfloor fortable room. heating is also Both ceramic an extremely and porcelain cost effective tiled floors way to warm a have a high room, so it will help you cut level of thermal your fuel bills. conductivity Plus, unlike rawhich means, diators, stoves when used with or traditional an underfloor Electric underfloor heating with insulated board solid-fuel fires, heating system, it provides the ultimate comfort levels they heat up faster and retain this heat by distributing heat evenly and gently. for longer. Looking for a Valuation of Your Property or Land that Unlocks It's Full Financial Potential? The original property and building plot with full planning permission for three dwellings went on the open market for sale in August 2019 as either one or two separate opportunities. Talking about the process, the client said: “I was very grateful that Andrew Granger & Co highlighted the property’s full potential to me.

Following an inspection of the site and ownership documents, the team determined that the site could comfortably accommodate a development of three new properties, in addition to the existing house.
The initial response received from Kettering Borough Council through the pre-application discussions was positive in respect of the proposal complying with local planning policies, and constructive discussions were had with the adjacent developer.
However, the new properties would have to be accessed via a private drive, currently owned by an adjacent developer. At the agreement of the client the planning and development team submitted a pre-

Improving Wyggeston Hospital Charity Facilities Further
Andrew Granger & Co’s professional team has been working for the Wyggeston Hospital Charity, managing the Estate for many years and is currently overseeing a large project to extend the facilities.
Once planning permission was granted work is now due to start on site this winter and it is anticipated that the new facilities will be ready to use by Christmas 2020.
Originally founded as an Almshouse Charity in 1513, Wyggeston Hospital has been successfully providing sheltered housing and housing related support and care services for vulnerable older people at its site at Hinckley Road in Leicester since the 1960’s.
Speaking about his involvement in the project, Andrew Robinson, a Director of Andrew Granger & Co Ltd, said: “It has been a pleasure to work with our client Wyggeston Hospital to add vital additional amenities and value to the site.
The construction of a three-storey extension will create a new administration hub and provide much needed additional accommodation with eight self-contained one and two-bedroom flats as well as the construction of a further six single-storey dwellings with parking facilities.
“The work the Charity does is so important and it’s great that they’ll now be able to assist more elderly people.
Andrew Granger and Co’s role has been to manage all of the elements and liaise with the key stakeholders to bring this project to fruition, including the client – Wyggeston Hospital Charity, the current residents, the Governors of the Charity, the architect - Corporate Architecture, the planners and the local authority. 38 I andrew granger & co autumn winter 2019

Buy-to-Let is Still The Investors Choice Jill Griffiths, a director of residential lettings at Andrew Granger & Co. looks at the continued popularity of buy-to-let as an investment opportunity requiring a long-term investment outlook, this increased to 37% of investors feeling very confident that they will see an adequate return over the next ten years, with a further 6% stating they were extremely confident and 51% not as confident. Some 83% of investors stated it was either unlikely or very unlikely that they would sell their property over the next year, with the majority (58%) staying put for five years. But with market uncertainty still hanging over the sector, just 21% of investors would consider investing in a property in the next 12 months, although half of those asked would consider expanding their portfolio within the next five years.
Following a recent survey of over 5,000 buy-tolet investors, we were very interested to read that research has found that 73%* of those asked, considered the rental sector to be the best, least volatile long-term investment. Given that the buy-to-let investors surveyed by Benham and Reeves were asked about everything from the confidence in the market, the impact of Brexit, and other government changes to the industry amongst other things, it’s very encouraging that there is still huge confidence in this type of investment. Jill Griffiths, Head of Lettings for Andrew Granger & Co Ltd, says: “Despite all the challenges that the property market has faced over the past two - three years, buyto-let is still proving to be the preferred choice for long term investment. “When looking at the alternative and more traditional forms of investment, property is still proving to be a good, solid choice. When the asset growth is factored into the return, the annual yields for local properties are currently relatively high. “We are currently seeing increased interest from retired individuals who are looking to use their pension savings for reasonable returns, and property investment is becoming more popular amongst this sector.” 40 I andrew granger & co autumn winter 2019
Buy-to-let is a ‘lucrative business’ that continues to appeal to investors Residential property is currently the best long-term investment when compared to all other asset classes, according to buy-to-let investors. Benham and Reeves surveyed more than 5,000 buy-tolet investors on everything from the current volatility of buy-to-let investments, confidence in the market, the impact of Brexit, other government changes to the industry and short and long-term investment intentions. The research found that 73% of those asked considered the sector to be the best, least volatile long-term investment. But in the wake of a number of government changes to the sector, many investors are understandably more cautious about investing in property. Changes to property and investment laws on the horizon are proving particularly problematic, with 80% of those asked admitting to being unfamiliar with the latest changes to the buy-to-let market. Opinion is divided over changes to buy-to-let tax relief and whether the sector still provided a good investment as a result, with 49% believing it is and 51% no longer sure. However, with buy-to-let always
Director of Benham and Reeves, Marc von Grundherr, said: “The government has really gone to war with buy-to-let investors of late and a consistent string of detrimental changes to the sector through stamp duty increases, tax relief changes and a ban on tenant fees has had the desired impact of denting industry sentiment and dampening appetite for future investment due to a reduction in profitability. “However, for the institutional buy-to-let investor, this is but a mere blip on a much longer timeline and the overwhelming overtones are that while Brexit poses a challenging obstacle for the immediate future, the market remains the investment option of choice with many confident on a return further down the line. “This is a testament to the durability of buy-to-let bricks and mortar in the UK as, despite a government-backed clamp down, it remains a lucrative business and one that continues to gain the backing of those that are on the frontline.”

A Day in the Life... For each edition of Inside Property we go behind the scenes with a key member of staff at Andrew Granger & Co Ltd. This time we’re introducing you to Rural Surveyor, Rebecca Falder BSc (Hons) MRICS who works as part of the rural team, which operates out of the Loughborough office.
Rebecca graduated from Harper Adams with a degree in Rural Enterprise and Land Management and then worked towards her Assessment of Professional Competence to become a qualified Chartered Surveyor in November 2018.
What can a typical day involve for you? When asked by my friends, ‘what is it that you actually do?’ I tend to reply with a very cliché answer which is that, there are never two days the same. It may be cliché, but it’s true.
How does your day in the office start? My day starts before the office when I go and see to my horse. When I arrive at the office, I may flick through Farmers Weekly whilst waiting for my computer to start up and then I check my emails. We have clients that email all hours of the day!
This job is so varied and that’s one of the reasons I enjoy my job. We spend around 75% of our time in the office and around 25% of our time out and about. When leaving the office, I could be off to; inspect land with instruction to market it for sale or to let, meeting tenants to discuss their tenancy or a contractor to look at property maintenance. I could be going to meet a client to report an update, we like to keep regular contact and build good working relationships with clients so meeting with them to keep them updated on things we are currently working on is really important. I could be meeting someone to provide advice on the potential diversification of agricultural buildings (agricultural building conversion to residential), or meeting somebody about a disputed right of way, or to provide a valuation. Visits also include trips to farms to assist with countryside stewardship agreements and applying for grants. This list really could go on …. In comparison to my time spent out of the office in the countryside, the office is based in the town centre of Loughborough, where we share our office with one of our residential sales and lettings team. When back in the office, with copious amounts of tea and a great team around me, I am able to work on all of the things seen out on site, at my desk. The rural team act for a diverse range of clients, including private, institutional charities and trusts. It is important that we can adapt to different clients who each have different needs with varying property types be it; residential cottages, agricultural land and farms, commercial units, churches and woodland.
48 I andrew granger & co autumn winter 2019
"We like to keep regular contact and build good working relationships with clients so meeting with them to keep them updated on things we are currently working on is really important." What do you like most about your job? I enjoy how varied my job is and that I can get out of the office. I also really enjoy talking to farmers whether they be clients or tenants, I find it really interesting to learn about how individual their farming systems are. What is the most challenging thing about your job? Although I love how varied my job is, it does bring with it its own challenges. As with everything, regulations are often changing so one of the main challenges we face is keeping Clients up to date and providing advice on all the latest changes surrounding all types of property. What do you like to do when you’re not working? The weekends seem to fly by as I try and pack as much as possible in. Normally including riding out on my horse, spending time with family and friends, gardening and baking. I recently attended a Holstein Young Breeders Calf Show and showed pedigree calves from my partners farm. Are you an early bird or a night owl? Definitely an early bird. Even at the weekend! I like to make the most of the day.
