MULTI-FAMILY & MIXED-USE HOUSING

Founder, Amy Green, led building design teams at Sayigh Duman and JFA in mixed-use & multifamily projects across the country that ranged from modern live-work lofts in Miami to traditional apartments in Brooklyn before founding amy green design. Since founding amy green design, Amy has gone on to design everything from mixed-use nine story condo buildings along the waterfront of Oregon to co-op buildings across the Bronx. Let amy green design show you how they can make your building project a success.

250 Wynwood, Live-work Condos Miami, FL The initial design concept for the building design was the fingers of two hands linking together from opposite sides. The design was a partnership with the client, who was also the contractor and developer. We collaborated closely with the client, as the design had to fit within his budget, particularly as he was both client and contractor for the project. The design utilized concrete slabs with minimal extra concrete, using CMU clad in stucco and gyp furred walls for most of the construction to keep costs reasonable. The well known facade, featured in ELLE Decor and Arts BASEL festival, incorporated the “fingers of the project hand painted by graffiti artist Anthony Spinello.

Thanks again, Amy! Love how quickly you get back to me on my requests and stay in close communication on our projects. - Mariko K.

CUSTOM CONDOMINIUM DESIGN Rivers was a unique nine story building project, where buyers could purchase either a predesigned unit in the building or purchase an empty, loft like space and work with Amy Green to create a custom fit out. The custom designs were priced out for buyers so they could see how different designs, materials, and layouts impacted the total cost of their unit. Sustainable options such as LED lighting, dual flush toilets, cast iron tubs, low VOC paint, and formaldehyde free cabinetry were strategies incorporated into the designs.

MIXED-USE CONDOMINIUM DESIGN Founder, Amy Green, was given an office on-site during construction of this mixed-use condominium building in order to help oversee construction and quickly resolve construction questions personally on-site with the contractors. The first floor of the building contained retail space while the second floor contained office space. The upper levels of the building were condo units including luxurious penthouse units complete with a second story roof pop-up for the master bedrooms of the penthouse units.

CUSTOM HOME DESIGN & HOME REMODELS

amy green design creates 3d renderings, animations, graphics, virtual walk throughs, and detailed drawings to show clients how their new homes, home expansions and remodels will look and feel

Life Style Development Skimhampton, NY Design of this home was a collaboration with K+G+A to create a truly luxurious home that encompassed what was envisioned as the future of life style developments.

Home Expansion & Remodel Harper’s Ferry, WV amy green design created a home expansion design that nearly doubled the client’s home. This was accomplished by pushing the back home of the home out into the yard 15’, expanding the second floor over the new first floor expansion, redesigning and extending the roof, and adding dormers to create more usable space on the second floor. This transformed the previously two bedroom one bath home to a four bedroom, two bathroom home complete with a den and spacious second floor master bedroom.

We created a 3d model of their existing home, showing what would be demoed in red then created a model of the new design showing in green - as viewed from above - of areas of the expansion. We modeled both the interior and exterior of the design to show the client how the remodel would look and feel.

Amy is great to work with. She’s very passionate about design, and good at it. Not only is Amy a licensed architect, she’s also a talented designer, with interior design and rendering experience too. This is very rare to find. Amy offered quick turnaround on my building project; she took my inspiration images and created a unique and thoughtful design with two options. I’d definitely use Amy Green again. - Matt M.

ECO-HOME REMODEL Design and 3D modeling for the redesign this SW Portland home to make it more sustainable, energy efficiency, functional, and healthier for occupants. Educated the client on green rating systems including LEED, Earth Advantage and Energy Star to find the best one for their needs. The design aimed at reusing as many existing resources in the home as possible.

Our home flooded and Amy helped with design for the remodel. She made great suggestions based on the style we were looking for and what would work with our budget. She was easy to get a hold of and terrific at providing immediate feedback. She wanted to make sure things were done the correct way and would notify me if my contractors were trying to cut corners. She was incredibly easy to work with and had innovative and modern suggestions to help us achieve the look we were going for. I can’t imagine designing with anyone else! - Kirsten G.

The design of these phenomenal restaurants started with the menu of a Michelin Star award winning chef, who envisioned a unique menu and restaurant for each of his restaurant locations. Amy Green then worked the required kitchen equipment into the design of the space along with the chef’s desired restaurant seating, bar seating, and support areas into the space to support the chef’s vision. Interior design was a coordinated effort with Studio Rosignolo.

I’ve worked with Amy on both large scale luxury and commercial projects and have always had a great experience and I would recommend her without question. She makes thoughtful suggestions, is open to feedback in a collaborative environment, has years of experience in both the commercial and residential world and truly loves her work. She goes beyond expectations with her research and product suggestions. I couldn’t ask for a better team player! - Blayne R.

Vernon Hills - Scarsdale, NY

Toyota Re-Prototyping and Remodel Queens, NY Client was so happy with the additional design touches and effort we were taking on his Chevy Sunrise remodel that he requested we show him what could be possible if we blew the GM prototype out of the water and created a more dynamic space that improved customer experience. Amy was given just two weeks to re-invent the prototype and apply it to his remodel which was underway. Amy reinvented everything from signage to millwork to adding new features like a customer cafe and “road” on the ceiling to lead customers through the space and act as wayfinding to key areas of the dealership. The design received rave reviews and was implemented in the field. GROUND FLOOR PLAN 4

Rendering of proposed community center improvements adjacent to our development to foster community development

Rendering of community garden improvements adjacent to our proposed design to foster community development

St John’s Alley was part of a design competition which amy green design won and was awarded by the City of Portland. The project included a community facility, with a rock climbing wall that could be seen through the corner windows of the space, ground floor restaurant & retail space, and live-work lofts on the upper floor. The design incorporated sustainable features throughout the development. Green features included day lighting, low-flow water fixtures, eco-friendly materials, Energy Star appliances, and passive cross ventilation. Green roofs covered over half the roof area and helped mitigate heat island effects as well as storm water infiltration.

EXISTING CONDITIONS LEGALIZATIONS & FEASIBILITY STUDIES

The rendering of this tower on 5th Ave was part of a feasibility study to show the client what could be built on the site to meet their goals while also meeting local codes. The client aimed for a mixed-used building with a retail base, hotel sky lobby that would include a five star restaurant along with several hotel floors, and a tall thin tower of luxury residential floors --- which is shown here amid the 5th Ave skyline.

These existing conditions were prepped for a client interested in taking on a retail space, but had no drawings of the space, exactly how large it was, and how it could best be utilized. We documented the existing conditions for them then created several drawings including those shown here which included existing power, lighting, phone, electrical, mechanical, and plumbing locations in addition to walls, doors, and windows. We also showed them what could easily be demoed in the space to open it up and what their usable SQFT would be after demo.

INTERIOR DESIGN

The developer of the Escala skyscraper hired amy green design along with several other designers to design a penthouse unit to showcase the incredible potential the condo units in the building had for potential buyers. The penthouse unit was a custom design that included custom kitchen and bathroom design --- custom millwork and finishes --- along with custom space planning. Design services included full furniture, artwork, and decor selection so that when the unit was purchased after it’s function as a shoroom unit --- the new owner could move in and already have the space completely fit out for them with a custom design.

The interior renovation of these co-op skycrapers across Manhattan were a design collaboration with Kaid Group. The design collaboration was so successful that amy green design and Kaid have completed several co-op common area renovations together. Renovation areas included over thirty floors of common corridors, lobbies, lounges, and game rooms.

amy green design has completed kitchen and bath remodels across the country for both single and multifamily clients, and from affordable options to luxury penthouses. Let amy green design show you how we can redesign your kitchen and bath to become a space for daily rejuvenation and relaxation.

SERVICES

ARCHITECTURE SERVICES Feasibility Studies Before even purchasing a property, we can evaluate it to help you understand it’s full potential and maximize that through our expert understanding of NYC Zoning Resolutions. Existing Conditions & Legalization Want to remodel or legalize your space but have no drawings of your existing building space? Amy green design will come on-site to measure and document your existing space then create blueprints that can be used as the base for your remodel or legalization of your space. We typically complete these drawings in as quickly as 1-2 weeks. We've helped clients with these services as quickly as overnight. Green Building Certification & Education Green Building certified properties have shown to result in higher sales and rental rates over conventional properties. We help our clients navigate green building certifications available to them and work to ensure their projects achieve the desired green building certification such as LEED. Renovations & Expansions Reusing existing building resources not only helps reduce construction waste but can also reduces costs for our clients. Through the use of graphic visuals we help our clients understand the various options available to them in the remodel of their properties as well as what code allows for their existing sites to be remodeled and expanded. Single-Family, Multi-Family & Mixed Use Buildings Single family homes are some of our favorite projects to work on because they are so personal. They provide an opportunity to design spaces where people can relax, connect, entertain, rejuvenate, inspire, and grow. We utilize our expert knowledge in multifamily regulations through resolutions such as Quality Housing which allow our clients to take additional floor area deductions on their sites which allow them to build more on the site and acquire bonuses for community facilities in their buildings. Commercial Buildings We integrate strategies that improve user productivity, reduce water and energy use, and lower maintenance costs while supporting the health and well being of users in the spaces we design.

Our expertise in commercial spaces includes office spaces, retail, restaurants, and hotels. We’re also experts in Public Assemblies and can assist clients through those complex processes as well as the permits and additional code requirements associated with them. Drafting & Renderings Whether you’re looking for a rendering to attract investors, market a property, or to simply understand your building project better --- we provide renderings & drawings to meet your needs. We can also draft any plans, elevations, and details needed for your building project. Construction Documents We can take a project from conceptual design all the way through construction documents. Our wellcoordinated and well-documented construction documents allow for more accurate bids, improve vendor coordination, ensure smooth construction, and help create more accurate shop drawings from the team. Construction Administration We provide construction administration services to ensure our client’s goals for their building projects are met by the contractor during construction and act as a liaison between the Owner and contractor during construction. These services include on-site visits, construction kick-off meetings, reviewing contractor schedules and contracts with the Owner, shop drawing reviews, submittal reviews, finish sample reviews, responding to contractor requests for information, and certifying contractor requests for payment. Project Administration We manage the schedule, budget, project meetings, project documentation, and consultants needed for building projects --- which could include environmental engineers, geotechnical engineers, surveyors, acoustical engineers, expeditors, zoning attorneys, landscape architects, structural, mechanical, electrical, plumbing engineers, elevator consultants, and other consultants our clients wish or need to involve on the project. With our many years of experience in NYC we’re able to help educate our clients through these processes, on which consultants will be needed for their project, and on what items through the process will impact their project budget and schedule.

Renderings & Mood Boards We provide renderings that help both the client, consultant team, and the contractor better understand the design intent of the space. Kitchen Design Kitchens are often the heart of a home, bringing family together over meals and memories. We can help encourage healthier eating through the kitchen design as well as simplify the cooking and cleanup process through efficient layouts. Energy efficient lighting can also help greatly reduce energy bills, bringing savings back to the client. Sustainable Materials Selection In addition to typical materials selection, offer unique services such as healthy green material selections that can help protect populations at risk to toxins and chemicals found in buildings such as newborn babies, someone recovering from illness, or asthma. We can also select materials that have less of an impact on the environment and that can help achieve LEED points. Eco-Luxury Interior Design With people spending 90% of their time indoors, interior environments must support the health and well being of people indoors. We achieve that through materials and designs that are not only good for the environment about also healthier for our users, low-VOC, non-toxic, and encourage good indoor air quality while still embodying a sense of luxury.

Q&A WITH OWNER AMY GREEN

us with a need for great design, and we then help clients design solutions that prioritize humanity and well being while understanding the building and zoning codes so well that they are not barriers to great design, rather we address concerns of code and zoning compliance with great design and innovative solutions. Q: What types of customers have you worked with? A: amy green design supports both Commercial & Residential projects including retail, restaurant, hospitality, office, single family and multiple family housing projects for both new ground up buildings as well as remodels and expansions. Our customers have ranged from home owners to co-op boards to business owners to real estate developers. Let's work to design something great together!

Q& A With Amy Green, AIA, NCARB, LEED AP Owner, Architect & Interior Designer Q: How did you get started in your line of work? A: I started working for a huge corporate architecture firm after acquiring my Architectural & Business degree from the University of Oregon. With such a large staff I was able to learn from great mentors and work on projects across the country from restaurants to hotels to retail stores to offices to penthouse homes. I eventually worked for several different fantastic firms, alongside incredibly talented colleagues for almost two decades --- before founding amy green design in an effort to more personally service my clients 1:1. Q: Why do you do what you do? A: Creating environments where people can relax, connect, entertain, rejuvenate, inspire, and grow gets me excited about waking up each day. Give me the opportunity to work with you to create the greatest places to live, work, and play in --- and I will commit my expertise to your project. Q: What is one of your favorite quotes on design? A: A quote from Pablo Picasso "learn the rules like a pro, so you can break them like an artist." It embodies the way we approach our work, as clients come to

Q: What should the customer know about your pricing? A: We can create quotes for a total fixed fee or hourly fee depending on customer's preference. For most services we even have low, medium, and high pricing we can offer for our services depending on if you want higher end services such as 3d renderings included or are just looking for a quick and simple solution. We like to offer estimates for our services however is most convenient for our clients. Q: What is your typical process for working with a new customer? A: We want to hear our client’s goals and hopes for their project first hand! When looking to take on a new client, we set up a free consultation call to further discuss and understand the unique project goals, timeline, schedule, and budget for the project in order to determine how to best assist in moving the project successfully forward together. We work with our clients in phases --- progressing the design further in each phase. The first phase is typically evaluating the existing conditions and determining what will be demoed and what will remain. In the next phase, Schematic Design, we provide the client with schematic plans showing the new proposed layout. In the Design Development phase provide the client with actual samples of materials, fixtures, finishes, and furniture we recommend for their project and progress the design forward further --- typically adding more drawings such as

elevations to our drawing set for the client’s review. In the Construction Documents phase we add all the details needed in order for the contractor to accurately construct from and add documentation needed for approval with the local building dept. Q: Describe a recent project you completed that you are fond of. How long did it take? A: A home owner with a background in construction hired amy green design to complete the design & drawings for their two story home remodel. Through visits to their home, 3d renderings, blueprints, and mood boards we proposed a design in which we removed the back wall of their home in order to extend 15'-0" into their rear yard along with raising the existing roof and expanding the second floor over the new first floor expansion which allowed us to collectively double the square footage of the home through those remodel strategies. amy green design then provided blueprints to the local jurisdiction so the home owner could receive approval to renovate their home per our design. The design and drawings were completed by amy green design in just one and a half months. Q: What advice would you give a customer looking to hire a provider in your area of work? A: Understand consultants that may be needed on your project beyond your Architect --- such as Engineers and Inspectors. Have your Architect educate you on what variables affect your project timeline and budget such as if permits will be needed for the project or if the building has a Certificate of Occupancy. Building codes, zoning, and local regulations can be difficult to navigate so we often recommend a feasibility study as a first step to a client; in order for us to evaluate the regulations affecting the site, what you're able to build, and the potential it has --- before you fully commit to purchase or lease a space. amy green design believes in establishing strong communication in order to help guide our clients towards the best solutions for their unique project. To encourage that, we provide guides to our clients that help educate them on how to calculate project costs, determine consultants needed for their project, and how to bid contractor fees for their projects like a pro --- and we are there

all along the way to ensure the project's success for all parties. amy green design spearheads your building design team and functions as your expert to keep you advised of all the moving parts affecting your unique project and keeping the project on schedule. Q: What questions should customers think through before talking to professionals about their project? A: Have an idea of your budget, timeline, desired size, priorities, and goals for the project before contacting an Architect so they can help best advise you on how design decisions will affect those desires. Also, if you are aware of any restrictions on your property such as Co-op Board Rules for the remodel, Tenant Design Guidelines, easements, or other restrictions you're aware of that will affect the build-out of your building project then have those ready for your professional to review when you meet with them. Q: What makes working with amy green design different for a client than the experience they'd get working with any other Architect? A: Our relationship with our clients is more personal than most Architecture firms. In many large firms, the client may meet the owner of the firm at the beginning of the relationship, when the firm is trying to sign the client, but then the client will never see nor hear from the owner again and their project then likely gets assigned to someone just a couple years out of school. Instead at amy green design, all the projects, calls, emails, and meetings regarding the client's project are handled personally by me and I’m meeting the client 1:1. We also believe in educating our clients through the process and helping them understand design decisions that will effect their budget, schedule, and project goals. As such we continually create new guides and tools to aid our clients through the design and construction process. Some of these tools include an FTP account we host for our clients that places all the information, drawings and renderings for their project in one convenient location which they can access from anywhere they have internet access --- no more digging through emails. We continually add more resources such as this to best serve our clients in the everevolving design industry.
