Our unique process step by step 1. free rental analysis & Property inspection Our licensed and experienced property managers can estimate your rental rate and how long it will take to rent your property. Most properties rent within 30-60 days or less! We provide expert advice on how to get your property rent ready so we can lease your property quickly.

2. Advertising & marketing Our superior advertising package gets your property noticed. Better marketing = better tenants = lower vacancies = more money in your pocket.

3. Tenant Screening Our goal is to rent your property to quality tenants that will take care of your property and pay on time! We thoroughly screen prospective tenants by performing credit, criminal and eviction checks, landlord reference and employment verification. This is a vital part of the process.

We help our investors navigate the investment process which includes identify, analyze, acquire, repair, and rent properties all under one roof. Q: Do I need to find my own real estate broker, loan officer, contractor, attorney, CPA, home inspector, and insurance agent?

A: At American Property Managers we are your resource guide and we have relationships with trusted professionals in each of these industries that work closely with us to make your experience easy and seamless.

Q: Do I need to create an LLC? A: We recommend that you purchase real estate using an LLC. Consulting with your CPA and/or attorney to determine what works best for you is recommended.

Q: How much do I have to put down in order to buy investment real estate? A: Most loans for investment property require 20% down, but there are other programs available that minimize your out of pocket cost.

faqs When and how do I get the rent? Your monthly owner disbursement is direct deposited into your account on or before the 20th of each month and is accompanied by a easy to read detailed monthly statement that includes all income and expenses associated with your account.

Can I list my property for sale and for rent at the same time? Absolutely, dual listings are easy and convenient. If you are not already working with a Realtor, we can help you list your property for sale and for rent at the same time.

Do I pay a management fee even when my property is vacant?

What are the terms of the lease agreement and security deposit? All of our properties are advertised with a 1 year lease agreement and requires the tenant to pay a security deposit equal to one months rent unless you instruct us otherwise.

If my tenant doesn’t pay how long does it take to evict them? Our property managers don’t waste time and time is money. If a tenant doesn’t pay their rent, it usually take 30-45 days to go through the entire eviction process.

Are your property managers licensed?

No, we don’t get paid until you get paid! Our management fee structure is set up to incentivize us to rent your property quickly and to qualified tenants.

All of our property managers are Realtors and licensed real estate brokers. Many have furthered their education and received additional certifications from the Institute or Real Estate Management (IREM).

What kind of insurance do I need for my rental property?

Can American Property Managers help me buy and sell real estate?

If you are renting your property be sure to let your insurance company know that you need a rental dwelling policy. Usually, there is little difference in the cost and it is occasionally less expensive.

We can help you buy and sell real estate anywhere in NC but we also understand and respect any existing relationship that you may have with a your existing Realtor.

Can I require my tenants to have renters insurance? Tenants are not required to have renter’s insurance but we strongly advise them to do so. Renter’s insurance covers the tenant’s personal belongings and does not affect your property.
