THE ALPHALAND BAGUIO MOUNTAIN LODGES The way Baguio used to be, 50 years ago: peaceful and rustic, with fragrant pinescented mountain air and breathtaking, unspoiled vistas. Alphaland Baguio Mountain Lodges is a master-planned development of 300 lodge-style log homes, situated on a 82-hectare property. The development is just 9 kilometers north of Baguio City on Ambuklao Road, which is now fully paved and is only about a 15-minute drive from Baguio City proper, 17 kilometers (a half hour) from Loakan Airport.

5,300 FT. ABOVE SEA LEVEL The site enjoys lush Benguet pine forests and totally pollution-free mountain air. The property has an elevation of 5,300 ft. as compared to Baguio proper and the Loakan airport, which are at 4,300 ft., and Tagaytay Highlands, where the highest point is 2,000 ft. and the average elevation is only 1,500 ft.

HOW TO GET THERE Your own vehicle We suggest that you leave Metro Manila close to midnight or about 4AM so that your travel time will only be 3 hours. With the completion of TPLEX in a few months, travel time from/to Manila should be reduced even more. By Alphaland Sleeper Coach This month, Alphaland will acquire a brand new 23-seater sleeper coach. This coach is equipped with a toilet, and will have a stewardess on board who will serve light snacks and beverages. Travel schedules will depart Manila at midnight, again to avoid traffic delays, and will return the next day, leaving Baguio at 9PM. Cost will be Php 1,000 one-way per passenger. Travel time estimated at 3 hours, door to door. Daily scheduled flights on Alphaland aircraft As soon as we get our AOC (Aircraft Operator’s Certificate) which we will expect any time now, we will mount daily flights from Manila or Clark to Loakan Airport in Baguio (about 1 hour flight). This flight will be scheduled (subject to CAAP approval) during the early morning hours and return to Manila after lunch, but before 3PM as Loakan Airport closes at 3PM. You will be picked up at Loakan Airport by our service vans for a half-hour drive to the project site. We will fly either our 9-seater Cessna Grand Caravan or 19-seater Jetstream, depending on the number of reservations. One-way cost will be Php 5,000, and roundtrip cost will be Php 9,500. By chartered Alphaland helicopters or from Air Juan Cost to be announced later. 7

Designs and Floor Plans

There will be 5 designs and floor plans to choose from (see pp. 42-57), and the homes will be sited to maximize the views of the surrounding pineforested mountains. The homes will range in size from 4 to 6 bedrooms. The homes will be sold totally equipped and furnished to the usual Alphaland standard, in ready-to-move-in condition with stove, appliances, a wine cave, fireplaces, furniture, decorative furnishings, luxury bed + bath linens, and a sauna. Each home will be constructed from imported western cedar or pine logs from Finland or elsewhere in Scandinavia. All units will be fully treated against termites, and no part of the house that touches the ground will be pinewood but will be either concrete logs or mountain stone finish. All the log homes will have two fireplaces, one in the main living room and another one in the master bedroom. All doors and windows (except fixed windows) will have sliding screens.

MASTER PLAN The master plan was done by EcoPlan of Florida in the U.S., the same master planner for Balesin Island Club. The lodges will be built individually as horizontal condominiums, where the land will be proportionately owned by all 300 homeowners. This will allow for the optimization of the locations and views of all of the home sites.

Home Clusters and Site Planning Each cluster will consist of 5 to 8 homes, and will have its own water cistern that collects rainwater from the roof of each house. In addition, each house will have its own backup source of power. Landscaping will be provided and maintained by Alphaland, to the usual superior Alphaland standard.

ABSOLUTE SECURITY The property will be completely encircled by an 8-foot concrete security perimeter fence totaling more than 7 kilometers to provide complete and absolute security for homeowners, with at least about 12 security outposts along a perimeter road.

CLUBHOUSE INN The Clubhouse Inn has three levels, with the Main Level consisting of a grand fireplace, several sitting and lounging areas, a karaoke room, a fully stocked bar, and two indoor dining areas with a capacity of 16 people. There are two outdoor dining areas which can seat a total of 60 guests, with magnificent views of the mountains on the northeast side and Baguio City on the southwest side. A total of 100 guests can be accommodated, to include indoor dining. A scenic elevator will take guests to and from their Clubhouse Suites to the Main Sala. The Clubhouse Inn has 12 Suites, with magnificent mountain views for overnight stay of guests. 21

AVIATION SERVICES To facilitate access to your lodge, we will build at least 2 helipads on the property. In addition to Alphaland’s existing helicopter, we plan to acquire one more to accommodate those who will want to use our helicopter services, taking off from our existing Alphaland hangar in NAIA or our helipad at Alphaland Southgate Tower on EDSA cor. Chino Roces Avenue in Makati City. We will also provide regular Cessna or Jetstream airplane service from the Alphaland Hangar in NAIA or Clark to Loakan Airport, with comfortable shuttle service from the airport to the site.
