THE ALPHALAND BAGUIO MOUNTAIN LODGES The way Baguio used to be, 50 years ago: peaceful and rustic, with fragrant pine-scented mountain air and beautiful, unspoiled vistas. Alphaland Baguio Mountain Lodges is a master-planned development of 300 lodge-style log homes, situated on a 78-hectare property. The development is just 8 kilometers north of Baguio City on Ambuklao Road, which is now fully paved and is only a 15-minute drive from Baguio City proper.

5,200 FT. ABOVE SEA LEVEL It enjoys lush Benguet pine forests and totally pollution-free mountain air. The property has an elevation of 5,200 ft. as compared to Baguio proper and the Loakan airport, which are at 4,300 ft., and Tagaytay Highlands, where the highest point is 2,000 ft. and the average elevation is only 1,500 ft.

Designs and Floor Plans There will be 5 designs and floor plans to choose from (see pp. 26 - 37), and the homes will be sited to maximize the views of the surrounding pine-forested mountains. The homes will range in size from 3 1/2 to 5 1/2 bedrooms. The homes will be either (a) unfurnished but including appliances, sauna, and fireplaces, or (b) totally equipped and furnished to the usual Alphaland standard.

Each home will be constructed from imported western cedar or Douglas fir. All units will be fully treated against termites, and no parts of the house that touch the ground will be pinewood but will be either concrete logs or mountain stone finish. All the log homes will have two fireplaces, one in the main living room and another one in the master bedroom. All doors and windows (except fixed windows) will have sliding screens. Each lodge will have its own trellised carport.

MASTER PLAN The master plan was completed by EcoPlan of Florida in the U.S., the same master planner for Balesin Island Club. The lodges will be built individually as horizontal condominiums, where the land will be proportionately owned by all 300 homeowners. This will allow for the optimization of the locations and views of all of the home sites.

Homes will be fully furnished or unfurnished. Unfurnished homes will include: • • • • •

Home Clusters and Site Planning Each cluster will consist of 4 to 6 homes, and will have its own water cistern that collects rainwater from the roof of each house. In addition, the property will have a complete genset that will serve as a backup source of power. Landscaping will be provided and maintained by Alphaland, to the usual superior Alphaland standard.

ABSOLUTE SECURITY The property will be completely encircled by a concrete 8-foot security perimeter fence totaling more than 7 kilometers to provide complete and absolute security for homeowners, with at least 12 security outposts along a perimeter road.

Additionally, we will construct, on the main Ambuklao Road part of the property, 8 pine log units, which we will provide rent-free to the best restaurants, popular shops in Baguio, and a laundromat for the convenience of our homeowners.

We will build a steakhouse on the part of the property with the best views.


Helipads To facilitate access to your lodge, we will build a total of 3 helipads on the property. In addition to Alphaland’s existing helicopter, we are acquiring at least one more to accommodate those who will want to use our helicopter services, taking off from our existing Alphaland hangar in NAIA or our helipad at Alphaland Southgate Tower on EDSA cor. Chino Roces Avenue in Makati City.
