Portland’s Moving Box Rental Company Turns One Service making a difference in waste reduction and budget savings surrounding Portland and southwest Washington. The company doesn’t employ movers—that part is up to the homeowner or renter. “We’ve found two great things since we started helping people who are moving,� Harris says. “First, people love the service because it’s simple and easy. t all started with an observation: “Why doesn’t Portland have a moving-box rental company?� That question has turned into a passion for owners Dave Fleischman and John Harris. Determined to show the five-county area surrounding Portland/ Vancouver that there is a better way to move, the “Aliens� truly have landed. First questions first: Why AlienBox? “It was a fun name. It just came right out of our mouths one day and we loved it,� Fleischman says. “Buying more cardboard is an alien concept to us—that’s why we invented the AlienBox.� Instead of buying cardboard boxes for a move, or trying to raid the local supermarket back alley, AlienBox customers rent sturdy strong plastic boxes, save some money, and keep their valuables safe during a move. We are Still a Country of Immigrants

W

hen it comes to housing, we all need it. Having a roof over oneâ&#x20AC;&#x2122;s head is a basic need, and for those of us who serve that need, we encounter a wide spectrum of people on a daily basis. Lately in Portland, Oregon, that spectrum has widened to include refugees from foreign countries. Some are political refugees from various countries such as Burma, Cuba and the Democratic Republic of the Congo, all of which currently have civil unrest. Some refugees were granted American citizenship due to natural catastrophes, such as Haiti experienced recently. Still others were granted their new citizenship because they have family members living in America, and their application was accepted by the State Department. Frequently the refugees arrive with only big dreams and a single piece of luggage. There are many organizations in Portland that help find housing for new American citizens. Oftentimes this is no easy task. Many barriers exist such as language, unemployment and lack of reliable transportation. The non-profit organizations partner with these new Portlanders to help find housing and start their new life. There are three organizations we work with to find housing for the immigrants: SOAR (Sponsors Organized to Assist Refugees), LCS (Lutheran Community Services), and IRCO (Immigrant and Refugee Community).

During the past 24 months we placed approximately 100 tenants into new apartments and homes. Some of these tenants have a good understanding of living in a modern society and they have marketable skills for employment. However, many of these immigrants do not. There is a significant amount of education needed and these organizations come alongside them and help. They have English classes as well as Basics of Living classes that include topics such as: how to read a bus schedule, how to use a microwave, how to know which side of the faucet is hot water and which side is cold, how to flush a toilet, and yes, how to pay rent on time. Many of these tenants are provided living expenses for a few months up to one full year. Some are provided funds for their security deposit and some have rent guarantees, or both. In this respect it is a lot like working with section 8 tenantsâ&#x20AC;&#x201D;guaranteed rent for a fixed period of time. This acts as an incentive to Property Managers to give these prospective tenants a chance. Iâ&#x20AC;&#x2122;ve given this chance many times over the past two years and only once did it go sideways. This is comparable to the rate of tenant failure I experience working with the general population, which

makes it a good bet and a manageable risk for me. In dealing with these tenants and organizations there is also a rewarding altruistic sense of patriotism that makes doing business with them enjoyable. The hope is once they get their housing settled they can concentrate on their employment, language skills, and begin contributing to our society. For every foreign immigrant that we place I hang a small flag in my office of their home country of origin. I have 43 flags hanging in my office and itâ&#x20AC;&#x2122;s starting to feel like I work at the U.N. Last month I moved two brothers from the Democratic Republic of the Congo into an apartment. This is a country that is experiencing a great amount of political upheaval and civil war. These two brothers, aged 19 and 20, fled their country and were granted U.S. citizenship. When we finished with the paperwork I hung up the Democratic Republic of Congo national flag and shook their hands to wish them good luck. The surprise and smile that came upon their face conveyed a deep sense of gratitude that I will not soon forget. America is still a country of immigrants and opportunity, and our national story continues to grow and unfold.

he current market conditions heavily favor home sellers. Buyers are in frenzy, making multiple offers, many above list price, and waiving conditions in an effort to be the winning bidder. However, waiving the home inspection contingency, while beneficial and attractive to the seller, can prove to be an expensive and costly mistake for buyers. This is especially true for first-time homebuyers who have little experience with home defects and repairs. While viewing the home, these buyers are looking at the floor plan, the room sizes, appliances, the

yard, etc. They are probably not looking for ceiling or settlement cracks, examining for evidence of moisture in the crawl space, testing the furnace or checking for mold. Even seasoned investors have been known to miss repairs upon their own personal inspection that would have been caught by professional inspectors. The professional home inspection contingency is included in the standard form contract to protect the buyersâ&#x20AC;&#x2122; interests. Should buyers discover property defects that the seller is unwilling to repair and which the buyers are unwilling to accept, then the buyers can terminate the contract and obtain a refund of their earnest money. Buyers, donâ&#x20AC;&#x2122;t you want to know if the home has high level of radon, if the sewer line needs replaced, if the furnace functions properly, if the roof is at the end of its useful life, or if there is a leaking underground storage tank on the property prior to owing the property? Have you budgeted for, and do you have the available funds

to pay for, $10,000, $20,000 or $30,000 worth of repairs? Some buyers may be more likely to waive the inspection contingency if the sellers have provided the buyers with a copy of their own pre-listing inspection. Buyers should be cognizant, however, that they did not control the inspection process, and would have no recourse against the home inspector if additional defects were discovered after closing. Not all professional home inspectors have equal experience and expertise, and only the seller, who contracted with the inspector, can properly rely on the contents of that report. Further, some buyers may be more likely to waive the inspection contingency after reviewing the sellerâ&#x20AC;&#x2122;s property disclosure report. If the report looks clean, and especially if

the purchase includes a newer home, they may feel as though any repairs will be minimal. However, buyers are best advised to remember that sellers are typically ignorant of serious, material defects in their home, and they can only disclose that of which they are aware. The sellers, themselves, may have also waived the inspection contingency when they purchased the property. Sellers do no routinely examine all aspects of their home, so it is not uncommon to discover, after a home inspection, that some

responses in the sellerâ&#x20AC;&#x2122;s property disclosure report are untrue. The bottom line is that waiving the inspection contingency is a huge risk. In this market, buyers are not even getting a price discount for the assumption of unknown repairs, they are merely getting the home. Sellersâ&#x20AC;&#x2122; markets do not last forever, as the past decade has illustrated, so buyers would be wise to be patient and only offer to purchase on terms acceptable to them.

ith the green construction market expected to grow 5-fold by 2016, now is the time to showcase your green market knowledge! Consider these tips to support your client's green homebuying experience:

Make an effort to experience firsthand those things that will help you speak with conviction and dispel myths about green homes. Can you find a low-flow shower that feels good? Have you tried the dual-flush toilets? Have you seen an example of a dramatic drop in energy bills after heating ducts have been sealed? Your experience will help to dispel myths and help your clients feel more confident about the benefits of green. Avoid greenwashing. Green claims need to be specific and meaningful, unpretentious and qualified. Environmental claims must be humble and not over-promise. One of the best ways to ensure that a green claim is reliable is to consult with authoritative sources. For example, Forest Stewardship Council (FSC) is a universally respected certification for wood, wood products, and paper. The greener your client, the more wary he or she will be of greenwashing. Looking for a way to intro-

duce a discussion of green homes with your client? Asking them if they are familiar with various green home certification programs can be an easy and structured way to outline options and begin to discern your clientâ&#x20AC;&#x2122;s interest level. Start with, â&#x20AC;&#x153;Are you familiar with the green home certification programs that exist now?â&#x20AC;? and go from there. Add the walkscore to your home listings. The greenness of a home depends on the neighborhood as well. A propertyâ&#x20AC;&#x2122;s walkscore is determined by a number of factors: access to public transportation, access to parks and community gardeners, proximity to schools and amenities. Find your listingâ&#x20AC;&#x2122;s walkscore at www.walkscore.com When selling an uncertified green home, you might want to compile a â&#x20AC;&#x153;Green Binderâ&#x20AC;? for all documentation substantiating the green features. This could include receipts and performance test results as well as photos of the work. You might also want to advise your clients to keep good records of any green updates they make, such as taking photographs of insulation installations, to have available at resale. This is especially important for improvements made â&#x20AC;&#x153;behind the wallsâ&#x20AC;? that arenâ&#x20AC;&#x2122;t visible to the typical homebuyer.

t was just a little before 7:00 AM when the phone rang. On the other end, an excited voice identified herself and asked, â&#x20AC;&#x153;How do I turn off the water to the house?â&#x20AC;? Having been their handyman for many years, I knew the layout of the home well and directed her to the correct valve. I also asked her to call me back once the water was off to explain what was happening. Her husband had just finished his shower and turned the mixer valve off, when he heard water running inside the wall. A minute or two later, his wife saw water coming out of the ceiling light fixtures and built-in speakers above the dining room table downstairs. Later that morning, after removing the shelving unit from their walk-in closet and opening up the sheetrock wall adjacent to the shower, I found a broken plastic (CPVC) water pipe. The next series of calls included an insurance adjuster and my plumber. Would you know how to turn off the water to your home in an emergency? At normal city water pressure, about 15 gallons of wa-

Sometimes it is in the garage or in a closet or in the basement, but itâ&#x20AC;&#x2122;s always fairly accessible. Today would be a good day to look for and tag it. If you need help locating it, it would be money well spent to have a plumber or a handyman come assist you. If there is no main water shut-off in your home, every home on a municipal system has a water meter, which does have a shutoff valve in it. This is what the water company uses when someone doesnâ&#x20AC;&#x2122;t pay the water bill. You can buy a â&#x20AC;&#x153;meter keyâ&#x20AC;? at any hardware store and that will allow you to shut off the water â&#x20AC;&#x153;at the streetâ&#x20AC;?. When I was a Boy Scout in the 1950â&#x20AC;&#x2122;s, one of the merit badges I earned was called Electricity. The Electricity merit badge was designed to teach youngsters the theory, applications, and hazards of electrical service in our homes.

ecycling is a way of life here in the Pacific Northwest—and undoubtedly one of the reasons www.pmar. org/recycle is among the top five most popular pages on PMAR.org/green. For homebuyers and sellers in particular, information on what to recycle, and how, is especially important. Whether you’re selling your home or moving into a new one, or both, most people use a move as an opportunity to purge unwanted possessions. In the frenzy of moving, though, you don’t want to have to search high and low for information on what can be recycled curbside, what needs to be put in the pile to take to a recycling depot, and what can be donated. Visit www.pmar. org/green for the skinny on recycling or otherwise disposing of: Construction Salvage: Links to a directory of more than 100 recycling sites in the Portland metro area, as well as information on the ReBuilding Center’s Deconstruction Services and Habitat for Humanity’s Building Material Recovery program. Electronics: Information on how to recycle computers, televisions and other electronics, as well as printer toner cartridges. Hazardous Waste Disposal: What qualifies as hazardous, neighborhood collection events and permanent disposal facilities. Heating Oil: Homeowners can donate unused heating oil to families in need through the Oregon HEAT program. Paint: Information on the nearest paint collection facility, as well as where you can purchase MetroPaint, which is made from recycled paint. Used Goods: Information on local reuse non-profits that accept used goods. In other recycling news, Chinese recyclers are no longer buying plastic items with the numbers 3, 6 or 7 on them, which includes disposable coffee cup lids, PVC pipes, certain kinds of clamshell containers and garden planters with flexible walls. Items accepted curbside, such as milk jugs and yogurt tubs, are not impacted. The change limits what miscellaneous plastics recycling depots will accept. We checked with Metro’s Recycling Hotline as to what homeowners should do with their rigid plastics. Their recycling specialist advised, “[Recycling depot] Far West Fibers will accept rigid plastics numbered 1, 2, 4 and 5; they do have to be numbered.” She further suggested holding onto the plastics for the time being, if space allows. Metro is working to find another buyer for the plastics that are no longer accepted.

Is Your Home Prepared for Vacation?

H

ome burglaries cost consumers billions of dollars each year. These invasions of private homes traumatize thousands of families. Thieves target homes temporarily unoccupied while the owners are enjoying their vacation. Before you leave for vacation, take every possible step to see that your home appears occupied. Lock all doors and windows. This sounds basic, but is too often overlooked. Be sure to lock the garage door and disconnect your garage door opener. Keep up driveway activity. Ask a neighbor to park in your driveway. Be sure mail and newspaper deliveries are handled. You can stop deliveries or have a neighbor collect them for you. Do not announce your absence on your answering machine. Thieves sometimes call to see if a house is empty. Keep up the outside appearance of your home. If you take an extended trip, arrange to have grass cut or snow shoveled. Use automatic timers. Set them to turn lights off and on. Notify the police of your absence. The police will usually do occasional drivebys to check your home. While none of these suggestions can guarantee the safety of your home, they are proven deterrents against home burglaries.
