Location

he Dinosaur Park stands out with its unique location. It is situated in the heart of Greater Poland by the Rogowo lake in the city of Rogowo, close to Gniezno and Żnin just by road number 5 which connects three big urban agglomerations: Poznań, Bydgoszcz and Gdańsk. The area is attractive for investors interested in the recreation business. The location of this area is its biggest advantage and the guarantee of success of any sport or recreation investment. It’s hard to imagine a better location for this kind of place. The area has a long touristic tradition. Touristic attractions of great value can

be found in close neighborhood of the park. For example The Piast Trail ( the oldest and most recognizable tourist trail in Poland) is only 20 km from Rogowo, 12 km away from the Archeological Museum in Biskupin, and only 16km from the biggest European open-air Narrow Gauge Railway Museum in Wenecja, which collects and exhibits steam locomotives. The gothic Gniezno cathedral is also nearby.

In its first year of operation Zaurolandia was visited by 234’000 guests, in 2009 – 260’000, in 2009 - 200’000, in 2010 - 120’000, in 2011- 120’000.

Business profile A

18 hectare park with a varied land form was comprehensively developed for the needs of the theme park and in order to make the stay as attractive as possible. The park was constructed over a period of 10 months and it opened its services to the public in April 2007. In 2009 the owner of the park decided to expand the park and embark on new investments – the hotel and the restaurant. The idea behind the Dinosaur Park is to bring the world of prehistoric animals closer to our visitors by presenting life-size models as exhibits in the Paleontological Museum,

and also through museum lessons and artpaleontological workshops. Apart from the 10 hectare area, which includes a didactical trail presenting models of dinosaurs in a 1:1 scale and a museum, the rest of the park offers a broad array of other entertainment, and this offer is constantly expanded and developed. Apart from facilities directly connected with the primary function of Zaurolandia, like gastronomy facilities, confectionary or souvenir shops, there are also attractions for our younger guests: ¬ workshop rooms, where the museum lessons are conducted, ¬ electric railroad for kids,

Additional attractions for adults A professional paintball field of an area of 3 hectares. The field is divided into three parts that differ in size and type of terrain. One of these fields comprises a grove. The battlefield contains sentry boxes, watch towers, trenches and hills, fortifications made of wood and earth, barriers, wooden fences and other natural obstacles. Our guests have at their disposal Tippman BT4 markers and professional army uniforms and masks. Sensational thrills and lots of adrenaline – guaranteed! A 5 km quad track where you can try out professional quads: Yamaha Grizzly 350 or Yamaha Grizzly 125. We offer the support of instructors,

protective helmets, and also special dust-protective suits, interesting trainings and lots of unforgettable experiences! Additionally, the proximity of the lake provides possibilities for the development of the summer entertainment offer and at present provides guests with access to boats and other water sports equipment. Any visitor can make use of our comfortable lodgings – a hotel and restaurant are located in the park grounds.

HOTEL  

Built in 2009, the hotel offers its guests 24 lodgings in 9 cozy, conditioned, tastefully decorated rooms with en-suite bathrooms (4 three-bed rooms, 3 two-bed rooms with the option of adding extra beds and 2 two-bed rooms). All rooms have been furnished modernly and comfortably. Each is equipped with a TV with both terrestrial and satellite channels and free wi-fi access. Some of the rooms have large balconies with a picturesque view on the Dinosaur Park and the Rogowo lake. At the disposal of the hotel guests is also a fenced parking monitored by CCTV. {  2  }

RESTAURANT

The restaurant adjacent to the hotel is a fantastic venue for organizing both family receptions, weddings, formal banquets and company team building excursions or romantic candle-lit dinners. The restaurant comprises two banquet halls: a small and cozy hall with air conditioning for 50 people, and a larger one for 80 guests. An additional advantage is a roofed terrace and a summer garden – perfect for organizing events in the open air in a nice atmosphere. Additionally, the children of our hotel and restaurant guests have the possibility to use the playground and the park attractions. The area surrounding the park offers wedding guests the option of spicing up the event with water lampions (these bring luck) or lighting a bonfire by the lake. The restaurant menu is comprised of Polish and Italian dishes. Delicious, proven recipes guarantee that you’ll always get a tasty, fresh and healthy meal. With our youngest guests in mind we’ve prepared a special menu for kids. You should also try our delicious pizza.

Financial And Commercial Information

Financial situation

he financial situation of the firm is very good. Admittedly, since 2009 the company has recorded lower levels of income than in previous years, but this is mainly due to higher costs of running the restaurant and the hotel on the park grounds and the development of infrastructure. The value of tangible assets has been systematically growing, thanks to the extension of the infrastructure and constant investments. Due to the profile of the business and its open-air character, visitor attendance depends greatly on atmospheric conditions. The weather influences not only the seasonal character of the business (it operates mainly from May to September), but – obviously – also the attendance, which increases on warm and sunny days and decreases in bad weather. A detailed analysis regarding revenue and costs, which expands on the below diagrams, can be found in the table on pages.

2/ COSTS

The graph below presents the distribution of cost types of the enterprise. It demonstrates that since 2007, when Zaurolandia was founded, the costs of external services, material wear and consumption of energy involved in the construction of the park’s infrastructure have significantly decreased. These costs still hold the largest share of the simple

costs – i.e. around 30%, which is why the offer is being developed and extended. This share is steadily falling. An important place in the distribution of costs is taken up by pay-roll (employment during the tourist season will increase by approximately 100% - from 20 to about 40 employees). The depreciation costs related to the increase of the value of tangible assets are systematically on the rise.

Thanks to the continuous growth of the enterprise, diversification and constant investment, the value of assets, and especially fixed assets, is systematically growing. The most important position among assets constitutes to be tangible assets, especially buildings, premises and the land and water engineering facilities. Of significant value here are the hotel and restaurant, built in 2009. Due to intensive investment activities, the equity does not cover

The most important position among the liabilities of the firm was constituted by obligations and reserve obligations. This is due to credits that were taken for the financing of the construction of the hotel and restaurant and the development of park infrastructure.

1/ GRUNTY

The firm is entitled to a proprietary right of land of a total area of 31 600 m2 (two plots), while a right of perpetual usufruct has been granted for land of an area of 114 m2 (three plots). The total area of the plots comes to 153 100 m2. Detailed information regarding the ownership of the land can be found in the register in the brochure.

Plots 799 and 801 have been appropriated for the Dinosaur Park; hiking-didactic trails have been created with dinosaur models located throughout. A special area has also been designated for a playground. Additionally, located on plot 801 are technical-didactic and gastronomiccommercial facilities. The hotel and restaurant, along with ticket offices have been raised on plot 803.

HOTEL AND RESTAURANT

The new buildings, constructed in 2009, have a very high standard of finish and have been built incorporating cutting-edge construction and material design. Inside the building are located two banquet halls and nine rooms, including: 4 three-bed rooms, 3 two-bed rooms with the option of adding two extra beds, 2 four-bed rooms – all with en-suite bathrooms. The building also comprises a terrace adjacent to the larger banquet hall.

TECHNICAL FACILITIES BUILDING A one-storey building that is used by the employees of the park for technical-social purposes is located on plot 801. Inside are located the recreational areas, a kitchenette for employees and a lavatory.

MUSEUM PAVILION

The museum pavilion located on plot 801 is a free-standing building, without a basement, with an attic above the usable area.

Advantages and pathways to success

The Dinosaur Park functions within the tourist services sector and depends on tourist traffic for its success. The Kujawskopomorskie province was the seventh most visited province in Poland in 2008. Since then the number of tourists to this area remains more or less on a constant level (a fluctuation of +/- 10%), although there is a perceivable trend when it comes to the length of visits. According to estimates done by the Polish Institute of Tourism, since 2009 the number of long-term trips (5 days or more) versus short-term trips (2-4 days) is decreasing. This may point to the advantage of facilities that are capable of offering visitors day-long entertainment for the whole family. The percentage of tourists making short trips and staying in hotels is also on the rise.

Zaurolandia is a place that, although from the onset is geared towards providing didactic functions, does not stop there, but constantly broadens its range of services in order to make the place more attractive to visitors. Marketing operations and an efficient organization of work within the company have a significant effect on the continual improvement of our offer. The strong sides of the enterprise are without doubt the high quality of services provided while maintaining competitive prices and a relatively young management staff. Our concern for very good contact with clients, and also for lasting business contacts provide stable growth. Similarly the aforementioned diversification – with regard to the range of offered services, and to the client base – both individual and institutionalized. The most important elements in the growth strategy are care about innovation, increasing the offer and turnover, and also creation of multidimentional scenarios for growth and investment plans. With regard to realization this will require an even larger growth of the complexity of our offer, e.g. by creating entertain-

ment models for different age groups, and also differentiation of solutions and their promotion according to the expectations, needs and preferences of selected segments of the public (i.e. organizing team building activities, anniversaries, school trips). In order to streamline the functioning of the enterprise it’s important to oversee the implementation of cutting-edge technologies in IT and implement new work plans, which would allow for a more efficient organization of work within the company. In terms of planning an organizational and marketing strategy the crucial the most important thing seems to be a refinement of the system of information and communication about the park’s offer. Marketing and PR operations can be strengthened by an overhaul of IT technologies. Using the internet will lead not only to an improvement in marketing operations, but also in the customer relations management system. One of the weak sides of the project – which remains a challenge that needs to be taken head on – is the seasonality of the enterprise – during the winter season the facilities are unused. A system of implementing innovation and motivating innovation among employees also needs to be worked out. Further investment activity will require taking additional credit.
