Welcome TO OUR 3RD QUARTER 2017 LUXURY MARKET REPORT. Fall is in the air, and with an occasional snow storm here and there, winter enthusiasts are already gearing up for the onset of winter sports. Still lots of sun but definitely seasonal temperatures. With the massive winter we experienced last year, summer seems to have been way too short! The number of luxury homes sold during the first nine months of 2017 was down slightly from the same period in 2016, and average sales prices were also down, by a modest 5%. Over half of the sales were still in the $1M to $2M range. Of the 217 total sales from January thru September, 145 (68%) were in Truckee, with the majority of those in Martis Camp. The North and West Shores of Lake Tahoe comprised an additional 65 sales. Total luxury sales for 2017 thru September totaled almost $492 million. Interest rates have been up and down, but there are still favorable loan programs for jumbo loans. This obviously only affects the 50% or so buyers who aren’t paying cash as past experience has shown. We are still working with many buyers, some waiting for “the perfect home” to come on the market and anxiously hoping to be “in” before too much snow flies.
