Best Real Estate Private Equity Fund Manager - California

Breakform Realty Ventures, LLC is a fully integrated real estate development company and private equity fund manager focused on the largest dislocations and fragmentations within the real estate asset class. Ridaa Murad provides us with a breakdown of the company’s services, describing some of the success that the company has had. reakform allows accredited investors to invest with its private equity fund vehicles to receive superior risk adjusted returns from the real estate asset class. Ridaa goes into detail, discussing some of the projects that the firm is currently working on, as well as listing some of its clients.

B

“Currently, through BREAKFORM | RE we are involved in the development and redevelopment of high end residential properties in the prime markets and sub-markets of coastal Southern California. Also, through our subsidiary, BEDROCK | GROUP and its private equity funds, we acquire, own manage and operate manufactured workforce housing communities across the United States.” Within the competitive real estate and property sector, Ridaa explains what particular areas the company focuses on. He outlines multiple reasons why the firm specialises in certain practices, before listing where he believes the greatest opportunities in the sector are. “As a firm, Breakform is focused on looking for fragmentation and dislocation within the real estate asset class. We believe for a multitude of reasons infill residential developments and manufactured housing communities remain extremely fragmented and dislocated as an asset class leaving an incredible investment opportunity. We believe that the greatest investment opportunities and returns lie in areas with the greatest stigma or revulsion and the two areas we operate in have plenty of both.” Being noticeable in such a competitive market can be tough, Ridaa believes that the team is full of experience and knowledge, and this is a key aspect of what makes it stand out. Plus, the development business is focused on which geographical areas the firm has an edge. “Here at Breakform, our team, our experience, our fully integrated nature and full controls of the entire process and our focus makes us different from others in our space. Our development business is geographically focused, in areas where we have an edge, in communities where we reside and are active members of, in regulatory environments we know better than anyone else. In our manufactured housing business, our use of big data and

technology separate us from others. We have successfully taken manual functionalities and completely automated them through technology, giving us a unique edge.” Regarding the internal culture within Breakform, Ridaa discusses how it is important for staff to believe in themselves, and therefore the team give employees the chance to shine. Every member of staff is open with each other, and up and coming talented staff are always given the opportunity to prove themselves. “Essentially, Breakform are an institutional quality investment firm that operates like a start-up. We love working with and around raw talent, giving them the opportunity to prove themselves. The team runs an open office culture, in which the sharing of ideas is openly encouraged. At the same time, we are extremely process driven as we believe a tried and tested process ensures the greatest success.” Looking to become a leader within the real estate market, the company wants clients to come to them first. Ridaa highlights the strong work ethic of employees, always looking to improve their solutions, guaranteeing clients are satisfied and likely to return and recommend. “Staff work towards achieving the same vision. Our mission is to be the “go to” firm for all accredited investors looking for asset backed, steady and repeatable risk adjusted returns from real estate. We are fiduciaries who work tirelessly every day to be “best in class” across each segment of our process driven chain from sourcing, acquisitions, operations, development, management and disposition.” Signing off, Ridaa envisages what the future will be like for Breakdown. He alludes to a current project the firm has undertaken, raising money for housing developments. Stating that Breakform will grow progressively, there looks to be a positive outlook for the company. “Ultimately, we are aggressively working on the launch of our next real estate private equity fund for residential home development and another offering for our manufactured housing community fund. We are raising $75mm

for the manufactured housing community acquisitions and operations and $50mm for infill residential development. We will organically grow the business as we see the right asset pipelines and opportunities that meet our threshold return criteria and deploy capital as and when they come by.

Company: HoldenCopley Contact: Steven Holden Contact Email: steven@holdencopley.co.uk Address: 26 High Street, Arnold, NG5 7DZ, UK Phone: 01158 969 800 Website: www.holdencopley.co.uk

Best Independent Property Agent - Nottingham

Holdencopley draws on the vast experience of its directors and staff to offer clients across Nottingham the very highest standards of service, supporting them in selling, buying and letting their properties. We profile the firm to gain an insight into the range of services it provides. stablished in 2014 by directors Steven Holden and Matt Copley, Holdencopley sell properties predominantly north Nottingham. In 2016, the firm successfully sold over 700 properties, and so far in 2017 it has sold over 600 making us the biggest selling independent agent in Nottingham.

E

To support its clients, Holdencopley offer a low fee service at just 0.75 plus VAT which includes a free EPC, free floor plan, free 360-degree virtual reality tour and professional photography on every listing for both sales and rental properties. This value, expert service attracts a range of clients, from home owners with a ÂŁ70k property up to and, sometimes, in excess of ÂŁ700k. Operating in such a competitive industry, differentiation is vital, and as such Holdencopley place a strong emphasis on customer service, and have in excess of 120 5 star google reviews. Their 20-strong team have a passion for delivering excellent service and are all extremely motivated by getting the job done. This is achieved through incentives, and as such the firm runs a weekly internal league table with a weekly office bulletin to highlight good performances. Additionally, directors Steve and Matt very frequently take the whole team out for night out, pay the whole team a Xmas bonus and on birthdays all team members receive presents to ensure a supportive, friendly atmosphere. Being based in the Midlands offers many opportunities for the firm. The market in Nottingham is extremely strong, currently, as there is a 10-year shortage in the numbers of properties available with an abundance of buyers, prices have been boosted massively by this shortage. For example, most properties around the ÂŁ125k mark are genuinely sold within the first week of marketing, some sold prior to marketing with many offers for the same property, we achieve on average around 98% of asking prices. As such, the future looks bright for Holdencopley, although there remain challenges which the firm is excited to overcome. The biggest obstacle that the company faces over the coming months will be the abolishment of tenant fees, as this will remove a source of income for the company. Whilst many other agents will hang on to the bitter end to charge the tenant, Holdencopley are aiming to change the perception of estate and letting agents by being the first in Nottingham to stop charging tenants, and as such will abolish the fees before the legislation is put into place. Ultimately, HoldenCopley has achieved phenomenal success since inception, and moving forward the team are keen to build upon this and maintain and grow their reputation for excellence in client service.

Company: Streets Ahead Estates Contact: Taj Gill Contact Email: info@streetsaheadestates.co.uk Address: 60 Babington Lane, Derby, DE1 1SX, UK Phone: 07977 301227 Website: www.streetsaheadestates.co.uk

Best Residential Real Estate Agency 2017 – Derby & Estate Agency Managing Director of the Year 2017

Streets Ahead Estates is a vibrant and innovative firm. Its focus is on delivering an exceptional service, to both landlords and tenant in the lettings division and both buyers and sellers in the estate agency. Managing Director Taj Gill provides us with details about the firm’s services, discussing what makes it successful. roviding a modern agency experience, Streets Ahead aims to give the ultimate personal services to its client, helped by its professional and friendly customer service. The business focuses on delivering results for its clients, and possessing over 25 years of property experience, continues to build a good reputation in the local area as an esteemed reputable sales and letting agent. Taj goes into more detail about what he and his staff work towards, on top of providing excellent customer service.

P

“All of our staff understand how important it is to pick the right partner when it comes to selling or renting a home, and the Derby property market allows us to help each and every one of our vendors, buyers and landlords reach their property ambitions. Each member of our team possesses various amounts of experience, and guide the client through the selling and letting process from start to finish. We offer a variety of services for lettings including fully managed lettings, as well as finding tenants for landlords, plus, in regard to selling, we use traditional methods as well as embracing the internet whole heartedly.” What makes the business stand out is its customer service, as Taj already alluded to. However, this comes about from an excellent internal culture and he explains what he takes to cultivate a fun and happy working environment. Staff do not compete against each other leaving them to only have the best interests of the client at heart, something Taj is keen to point out. “Embedded in the company culture is our team ethos, and everyone is supportive of each other, making sure we go the extra mile for clients. We do not let anyone slack, and employees eventually learn to stand on their own feet and provide the best service possible. We are aware other agents operate with a structure where their employees are competing with each other due to commission targets, however we believe this takes the focus off the landlord’s interests. We work together collectively to ensure we are a strong unit and competing only with outside competitors.” Giving us an overview of the real estate industry within the region, Taj remarks that the Derby market is like no other, and is very competitive. He notes that the wider East Midlands however has seen a rise in house prices, and this is good as it increases the chances of potential investors looking for yield on investment or long term growth.

Build Real Estate & Property Awards 2017

Within Derby, there is a number of Letting and Sales Agents all trying to gain a foothold and market share. On a positive note, the east midlands has seen a higher increase in house prices more than any other UK region. As a result, there is a lot more interest from investors out of the area, including overseas investors looking to invest for yield and long term appreciation.” Moreover, Streets Ahead would not have the reputation it has without Taj. Despite holding a wealth of experience in other industries, Taj has comfortably taken to the Real Estate industry, since setting up his own company in 2004, thanks to his disillusionment with the corporate world. Having purchased his first property in 1989, Taj has grown a respectable portfolio and understands what service a landlord requires from an agent. A landlord of over 25 years standing and an Eviction Specialist and securing possession 14 times in Court, Taj has become well respected in the Property Circles. He has featured on local radio numerous times, been featured in the local newspaper and has been on national television including BBC1, Homes Under the Hammer. Regarding the future for Streets Ahead Estates, Taj outlines his overall aim of becoming one of the leading Estate Agency businesses within Derby. He signs off by explaining what developments he foresees going forward within Estate Agency industry, and how the firm will adapt around it. “Having been established now for over six years, we wish to increase our market share in lettings and sales and be considered as one of the recognised companies in the Derby marketplace. “It really is a challenging time to be a Letting Agent right now, with a ban on tenant fees looming and more regulation for landlords as Agents we need to be abreast of what lies ahead and how to adopt in the marketplace.”

Healthcare Property Consultants of the Year - UK

HPC is an independent practice providing consultancy, transactional services, research and valuation services to those operating and investing in the UK long-term care sector. We profile the firm to learn more about the range of services it offers and how it works to achieve excellence for every client it supports.

E

stablished in 2009, HPC is an award-winning, independent firm offering specialist advice and services to those operating and investing in the healthcare sector throughout the UK.

The two principal directors, Ian Wilkie and Nigel Newton Taylor, have worked together for seventeen years and have over 50 years combined experience in the commercial property and social care sectors. They have combined their respective expertise in transactions and advisory services to create a highly specialised practice with a focus on elderly and specialist care services, including learning disabilities, mental health, autism, children’s services and extra care. Ian Wilkie has over 30 years’ experience in commercial property and has specialised in healthcare since 1990. He has worked throughout the UK, including four years in London heading a national healthcare department. Ian has been lead advisor on major social care transactions, including deal values up to £100,000,000. He was Managing Director of GLP Taylors and has been a Director at Christie & Co. Nigel Newton Taylor is a Chartered Surveyor with over 25 years’ experience in both public and private sectors. Specialising in care, he has provided a mix of consultancy, valuation and transactional advice to a wide range of clients including Local Authorities, lending institutions, non- profit organisations and corporate providers. Having commenced his career within a government agency, Nigel switched to the private sector in 1997 and has held the positions of Director at Christie & Co and Senior Director at GLP Taylors. To ensure excellence for clients, HPC’s ethos is to engage in open, honest dialogue with clients and customers in order to understand their requirements and goals and achieve the best outcomes. As such, the team’s relationships with their clients develop over many years and the staff’s own experience enables them to take a considered approach which recognises that the best advice may involve longer term strategies. A key aspect of this approach involves working closely with colleagues and associates in the sector and sharing information and ideas wherever possible. Equally, HPC understand when discretion is required in relation to both healthcare and business and operate within strict parameters to protect its clients’ businesses and those in their care. It is this client focus, alongside the team’s experience in the market, that sets HPC apart from other healthcare property consultants and marks them out as an ideal partner for clients from across the sector. Successfully independent in a sector which

Build Real Estate & Property Awards 2017

has become very crowded with the major surveying firms, HPC is able to offer a truly unbiased and expert opinion to everyone it works with. Recent years have seen a further increase in the degree of HPC involvement in the planning process. Providing advice in respect of planning activity in most regions of England, the nature of development ranged from care home extension through to full Care Village. Typically, this area of HPC consultancy service is initially provided through a Care Needs Assessment, indicating the need, or otherwise, within a locality for further registered care accommodation. However, there are instances where the team’s expertise is called upon to far greater extent and this was typified in recent months. Having been unsuccessful with a mixed-use development application in West Oxfordshire, a national developer was advised by their barrister to seek the advice and support of HPC. Acting as Expert Witness, Nigel Newton Taylor was able to illustrate demand for both the proposed care home and assisted living development. Providing evidence both through written proof and, subsequently, in person at Planning Inquiry, the input of HPC was ultimately instrumental in overturning the original decision. On the strength of such successes, HPC has grown in stature since it was originally established and continues to provide a service rooted in honesty, integrity and expertise. Moving forward, these values will remain the firm’s guiding principles, as it seeks to build upon its current success and grow even further.

Best Spanish Real Estate Agent - 2017

Salamanca Spanish Villas offers a comprehensive professional and personal consultation/ buying service for those seeking to own their own oasis in sunny Spain. We profile the firm to learn more and explore the secrets behind the success it enjoys today. stablished in 2005, Salamanca Spanish Villas are a UK based International Real Estate Agency specialising in the Spanish Residential Property Market, covering the Spanish Costas, Balearic Islands and the Canary Islands via a network of in country partners, agents and developers. They also offer a comprehensive 360° buying and selling service supported by a network of independent professional service partners based both in Spain and in the UK.

E

As pioneers in this market, Salamanca Spanish Villas have approached the market somewhat differently to other Estate Agencies having set themselves apart by leading with a comprehensive 360° package of professional services, which can address all the possible needs of both buyers and sellers alike. Additionally, the firm has also established a niche by offering clients a much broader choice of unique locations not just throughout the Spanish Costas, but also across the Spanish Islands as well. The team have extensive knowledge of the Costa Blanca, Costa Calida, Costa Almeria, Costa Tropical & Costa del Sol Regions of Southern Spain as well as offering luxury properties in Mallorca, Ibiza, Menorca: Tenerife, Lanzarote, Gran Canaria, Fuerteventura & La Palma. They offer a comprehensive range of properties in a variety of locations which include coastal resorts, inland towns and villages as well as luxury 5 Star Golf Resorts. Services offered go far beyond simply acquiring a property, and include setting up a Spanish bank account; NIE’s and residency applications; independent legal and professional advice; conveyancing; wills and inheritance tax; mortgage products; foreign currency exchange; insurance; international removals and storage; pet relocation; cross channel and Spain ferry services; as well as car hire.

allows them to effectively utilise the necessary information provided by the client, such as detailed property/location requirements to deliver quality and the best value service through the appropriate products. Currently, the Spanish Property Market is experiencing its most positive period of sustained growth since the Recession hit hard over a decade ago, and is being forecast to grow by 9.3% in 2018. Alongside this, prices nationally are forecast to have risen 5% by the end of 2017, and are anticipated to increase by 6.1% in 2018. However, the average Spanish Home value will still be 27% below the peak in 2007. Furthermore, analysts are predicting House Sales through 2018 will reach 520,000, which will be almost double the 285,000 Homes sold in 2013.

To ensure that it provides a cutting edge service to clients, Salamanca Spanish Villas are effectively leveraging technology to manage and deliver customer projects and client related requirements to their extensive Partner Network. All projects are documented and tracked via a customer relationship management system accessible remotely around the clock. This ensures effective project management and excellence for clients.

These encouraging statistics bode well for the market, because despite Brexit fears and challenges it appears to have had little impact on the number of Britons considering buying in Spain. As such, Salamanca Spanish Villas have been busier than ever during 2017, with no lack of appetite for clients wanting to invest in a property in Spain. It appears as well as some wanting a holiday home or a bolt hole in the sun, many people have said “enough is enough” and have decided to retire or even start a new life in Spain, taking advantage of the comparatively lower property prices as well as the acknowledged healthier diet and lower cost of living.

Another key feature of the firm that makes it easy to work with for clients, is the internal culture, which revolves around the team being both good listeners and information gatherers as well as excellent communicators. This

Thanks to these positive predictions, the future looks bright for Salamanca Spanish Villas, as it seeks to build upon its current success and achieve even better results for the years to come.
