Alnwick Properties Attention all landlords and estate managers in England From April 2018 all domestic and commercial property that is being let out needs to meet the Government’s minimum energy standards of an energy rating of E or better. Scotland is still looking at this matter. If domestic or commercial property has an energy rating of F, G, H or worse then you cannot let out the property. This has major implications for landlords, letting agents and estate managers because finance companies, bank and building societies will not allow the property to be used as security if it cannot be let out due to it’s poor energy rating. Plus, private landlords will end up with unlettable properties. Alnwick Properties can complete draft EPC reports for your properties now so you can look at what needs done to get your properties up to E ratings or even better. Alnwick Properties are commercial and domestic energy assessors for England and the Scottish Borders.

Concrete the way you want it!

Blinkbonny Quarry is offering a revolutionary way of mixing concrete, instead of the traditional method of delivering ready mixed concrete Blinkbonny Kwik Mix have placed a batching plant on the back of a lorry. Our batching plants can be set on site to produce any spec of concrete required and it can be controlled to stop to the nearest shovel full, eliminating wasted concrete and unfinished jobs. The machines will carry enough raw material for 6 or 8M3 but can leave concrete in quarter M3 amounts so if the job takes 4.75M3 we will take the rest away and you only pay for what you lay, no “part load charge”. We all know how difficult it can be to estimate so here is the answer, no more ordering 4M3 and then having to order another half M3 to finish the job. We also supply all grades of hardcore and crushed rock products at

OUT OF HOSPITAL AND BACK ON THE ROAD

Wendy writes

What a great job Andy did on my brakes, well not actually him it was young Graham. A week in their unit and I felt fresh and rejuvenated. I made the 40 mile trip up to Gosford in record time, no brakes squealing, no oil leaking and on my new shoes. I felt as fresh as a daisy. Pulling two sheds off the muck was quick and simple and within half an hour I was back on the road on the way home again. We were booked to go to Ednam to pull the rearing shed but we were in such good time that I had a lunch break at home, well to be exact he had lunch. All I was allowed was a fill of the pink stuff. Then over to Anne’s for the usual short pull there.

Back home for a week while he went gallivanting round the UK and then a return I move the rearing shed at Ednam every 8 weeks. Always a pleasure to see Anne and Nigel trip to Gosford to pull the clean houses back into position. This was not quite so easy as the shed runs on concrete blocks that are hard to line up. Darren Selby is the man in charge there and he kept me right nudging the shed this way and that with the Manitou. And now it is all change here, the new Boss has come home with his lovely wife and may be, just may be I will get a change of operator to someone who is more gentle with my controls and understands my likes and dislikes. I fear though that young Hugo will not be rushing into the driver’s seat instead leaving it to the old man as a good way to get him off the place. And who can blame him? Certainly not me - if I was in charge I’d be looking for sheds to pull in Wick and Lerwick, that would keep him away and stop him interfering!

Our bespoke ‘Hands off’ Heatpump systems will not only save you money in the first year of its installation, it will also make you money year-on-year thereafter. So why not treat yourself this winter and see the benefits first-hand - just like Underscar Manor: A specialist Heatpump solution was installed and the board decided to lease the system rather than purchase it outright, as they would have no capital costs or maintenance worries for the next 20 years so it was the perfect solution. Total savings in the first year will save us £23,000. Each year thereafter the Heatpump system will earn us £5,000 and provide an inflation adjusted saving on the leased system of £118,000.

“We are extremely happy with the work Calibrate carried out for us in installing the air source heat pumps. Managing Director Shane, Morgan and staff were unfailingly helpful and keen to work with us to find a solution that met our needs.“ Janice Lawson Underscar Management

December 12th 2017 Ian Mackenzie is an arable and dairy farmer from the Canterbury Plain in the South Island of New Zealand. He runs a number of fully irrigated intensive cropping farms, producing grain, vegetable and grass seeds with some stock finishing. It is enough to restore one’s faith in nature. We’ve just had the most glorious run of fine weather; warm sunny days (and when I say warm I mean it, 25 to 30 degrees every day), balmy nights, gentle winds and no rain. It is apparently the longest spell of no rain on record for the whole of NZ. We have had to work long hours shifting irrigators around the clock; but the sunsets are magnificent, the light from a full moon is prettier than daylight and the crops respond to this level of care. The crops like the sun and are looking pretty good. The wheat crops are at grain fill and with one more watering should go through to some reasonable yields. The white clover is looking as good as the neighbours did last year so I no longer suffer from crop envy and even the peas are ok. The grass-seed is A bonus of evening irrigating flowering and will need quite a lot more watering to take it through but also looks ok at this stage. The cows may have suffered a bit from the heat and milk production has dropped away a bit which is disappointing, but the store price for lambs has crashed, so if it stays dry till the New Year then lambs might be good buying. I’ve been having a running battle with a compliance officer who is trying to serve • Hedge Cutting me with an abatement notice for letting irrigators water the road. December 10th 2017

Barry Meeke farms 190 acres (150 owned) in partnership with brother Philip, near Dromara, County Down, Northern Ireland. They manage a mixed farm including pedigree British Friesian cows, breeding replacements, finished cattle and continental crosses being either sold as replacement suckler heifers or as finished stock.   As Christmas is approaching, I have been looking back through my photos and am alarmed as how little has been done since July. Everybody’s energy had been focused on salvaging crop and silage, without many escaping 100% unaffected.   As a New Year approaches we will remain optimistic that next year will be better and within that, a lot of energy will be required to be motivated enough to play catch up and be able to brush off the fear of rain. Christmas is portrayed as a happy time and mainly can   be, but we must remember those who want to fast forward past it, mainly due to lonelyness and memories of what it was like and thoughts of what it could be like if things had been different. That is not a nice position to be in but it is a reality for some.   On farm Christmas is a target time for getting things done but that remains a challenge this year, although I use it as a date to have 50% of the calving done and we are there already. I am well pleased with this but   it makes calf feeding intensive. This caused the number of litres being fed noticeable, so we decided to change two batches of calves over to milk powder feeding, for the first time in about 30 years. So far quite good, but I’m sure there will be a lot to learn about it until I get used to it. At the moment it is for economical reasons but time will reveal the practical outcome one way or another.   The cows aren’t just as consistent as I would like but as we are changing silos we needn’t change anything as yet. In the meantime, milk quality is where we want it and cows are coming   weeks. As the cows, show signs of “on heat” fairly steadily with serving beginning within two heat they are closed out as they could mount or be mounted as often as once a minute which is dangerous for man and cow but it is a problem many other   farms would love to have. With snow presently on the ground it makes the the silage stocks look tight and as intakes increase it makes me nervous. Stock numbers and silage amounts will be assessed early in the new year. Our milk buyer has decided to rub honey round the mouth of new entrants, with whom I have no problem but I reckon if our milk buyer would make every effort to remain in and around the top of the price league, the new entrants would come automatically and us old horses might actually get some grass as well!! It doesn’t often happen but the snow has arrived as Christmas events are in full swing which makes it very fitting and indeed possibly romantic (if you’re into that type of thing), but more importantly the main reason for Christmas leads me to consider what Isaiah 1-18 says “Come now, and let us reason together, saith the Lord:though your sins be scarlet, they shall be as white as snow;” As I look across the fields all the imperfections caused in 2017 are now as white as snow! I’m sure there is a lesson in this for us all. Happy Christmas and Happy New Year!

December 12th 2017

Thank you New Zealand you really were incredible, awe-inspiring and beautiful! I know it is a cliché but we really were ‘so lucky with the weather’. It never rained once during our month out there and the majority of the time it was beautiful wall to wall sunshine. We spent our first week with Ian and Di Mackenzie who live just south of Ashburton on the Canterbury plains. I worked for Ian and Di fifteen years ago and it was great to see them again. Their farm was looking fantastic and I was really struck by how healthy their crops were looking. The flag leaf was out on the winter wheat and the crop was spotlessly clean top to bottom. It does not surprise me with crops looking as healthy as theirs that they can achieve such high yields. After a fantastic time with the Mackenzies we headed south to Queenstown via the beautiful lake Tekapo. Having been in New Zealand for more than a week I was still struggling to fathom the scale of the New Zealand dairy industry. Everywhere you went as far, as the eye could see, there were huge dairy farms with enormous centre pivots. It appeared to me if there was water available and the ground was not too steep for irrigation a dairy farm would be built. Jess and even the children were getting bored by my continued comments about the quantity of dairy farms that there were on our way to Queenstown. It really is very different to the rest of the South Island. Very buzzy, vibrant and full of young people View overlooking Queenstown on their gap year and an unbelievable number of Asian tourists. We spent a week there staying in my godmother’s daughter’s house which was just outside the town up in the hills with incredible views looking over Lake Wakaitipu. I could not get over how much Queenstown had grown over the past fifteen years, it seemed to have almost doubled in size and was expanding and developing as quickly as the New Zealand dairy sector. From Queenstown we flew to Wellington which is a beautiful garden city with a very relaxed atmosphere. Then we drove up through the North Island via a brief stop in Napier to see Jess’s cousin who is a trauma doctor there. After a night in stinky Rotorua we arrived in Hahei on the Coromandel Peninsula where we spent our final week. It was such a beautiful place with lovely deserted white, sandy beaches and a warm turquoise sea. Jess and the children were relieved to be able to spend some time on the beach where there were no dairy farms or irrigators for me to comment about! We arrived at Sandystones on December 2nd after 70 hours of travelling including a brief night in Newbury and have been busy moving into our new house. It is fantastic to finally be here but a bit of a shock with temperature changes from +30° to -10°! ‘Life’s a beach...!’ Hahei, I hope you all have a very happy Christmas and a prosperous New Year! On Our Farm

December 13th 2017 Guy Lee farms in partnership with his wife, Philippa, at Sandystones, near St Boswells. Arable crops of wheat, oilseed rape, malting barley, rye and organic oats are grown, 400 cattle are finished annually, 4000 organic hens produce eggs for Waitrose, 14,000 organic point of lay pullets reared each year and 60,000 pheasant poults are raised. In addition we produce Agrimart, which is read by 8,000 farmers and agriculturally related businesses. One of the roles of my farm manager (also Son, Heir and New Boss) will be taking over the writing of this page ‘On Our Farm’. I will still contribute (as anybody who knows me says ‘You can’t shut him up for long!’) but from the boundary as a commentator not a critic. We have been planning the handover for a number of years and I have to say we could not have made the move with confidence and preparedness had it not been for the involvement of our accountant and mentor from day one. Darren Thomson has been such a support in his approach, ensuring that we all knew what we were doing and making sure there was organisation both procedural and financial. I have been incredibly lucky, first of all being gifted a farm and secondly having no baggage. Hugo certainly has the latter but hopefully we are handing over a business in good shape that is structured to survive any shocks that will undoubtedly occur. We are very lucky to have a son so enthusiastic about coming home and bringing with him a very supportive wife, and two and a half lovely children. I am not going to disappear but it is important that Hugo has space to learn the business and manage it as he wants to. There are a lot of things in my head so handing over is not going to be an overnight affair. We are very fortunate to have a very loyal, dedicated and experienced team who know the day to day workings as well as anyone. Tony Burton has been with us for over 20 years, and has a multitude of skills. The work he gets through in a day is incredible, such motivation is a rare asset. Alan Rodger has collected the eggs since we started the hen enterprise over ten years ago. He knows the hens and they know him - there is always a cacophony of noise from the birds when I go in the shed compared to when he is working with them. Over the years Alan has also collected thousands of pheasant eggs. And in the office Shaun Fagan who has taken Agrimart to new levels, with enthusiasm, skill and innovation. We had a meeting on the farm today of the Borders Beef Group organised by SAC. With Basil Lowman leading discussion there is always plenty of topics to debate, as he knows he says thing purely to challenge why we do tasks in a certain way. I find these visits invaluable as it is so easy to get into a routine doing things your way because no one has suggested an alternative. There is no doubt our cattle are dirty, too much moisture in the diet, too much water in the pens and giving salt licks to encourage even more drinking. As well as that we don’t clip the backs so the cattle overheat. I make no excuse for stock that need clipping before sending to the abattoir, we are mean with straw seeing it as very expensive bedding material. It was interesting to compare the financial performance of our beef enterprise over the past 7 years. YEAR

AFTER BARLEY PER HEAD

per day

* after transport, and abattoir charges

The sales figure is gross, the net margin is after deducting animal purchase price. It has been assumed that every animal consumes 600 kgs/head of barley. The figures in red are the highest in that column. The message I take from this table is that we are on the right track, improving performance, and that p/kg is not necessarily the key figure. Margin per day is critical as everything we do has a daily cost. Good luck Hugo, I am here to support you all the way.

WE MUST FIND A CURE A potential breakthrough treatment for Huntington’s Disease has been announced. This is after 50 years of research. It is this life changing news that must make us all work as hard as we can to find a cure for Motor Neurone Disease. This is the cruellest of all illnesses, we all know of someone who has tragically lost their life to MND. All we can do is to give funds to the scientists who by trial and process will one day find a cure.

he could squeeze one more lorry in. Later in the day we were in the Main Ring, with JJ, organising the main attraction. Doddie has given so much to good causes, unstinting in www.myname5doddie.co.uk generosity with his time. I would really like to support his aim to raise as much as he can for MND research. For this reason we will be giving 5% of our gross revenue of this issue to his charity and we hope readers will support us. I am very aware that so many have already donated through the tractor rally, the Tartan Giraffe Ball, the Givergy Auction, rugby events, and in many other ways.

Doddie Weir who is known to so many people in the world, hails from our land - The Borders. I have met him on many occasions, firstly in the hospitality dining room at Kingston Park warming up the crowd before a Newcastle Falcons game. And then we both served as directors on the Border Union Agricultural Society, whilst I saw members across the road, Doddie was parking horse boxes at the Orange Gate always on the radio saying Guy Lee

December 10th 2017

Colin Mitchell is farm manager at Meikleour Estate near Blairgowrie in Perthshire. The soils range from light sand and gravel to some heavy, wet, north facing clay loams with 400 acres of fertile silty sand. Cropping covers 2200 acres and includes winter wheat, barley, oats and oilseed rape, spring barley and oats, seed and ware potatoes, carrots and vining peas. With the thermometer reading -11c this morning (10/12/17), winter is well and truly here. Thankfully though, this cold weather hasn’t brought snow with it, unlike some other areas further South. December is always a big month for potato movements with the run up to Christmas (I’m allowed to use that word now it’s December) and New Year. So far this year is no exception, over the next few days there are due to be 40 lorry loads leaving! This isn’t too bad a job really as all the potatoes are shipped as dug so we don’t have to grade any. We purposely decided not to allow for any grading facilities when building the new potato store for several reasons. The primary one is that our buyers prefer that the set skin salads aren’t graded at all, so as to prevent damage. This means that any investment in grading is spread over fewer tonnes, so increasing the cost. Secondly if grading is required there is capacity available locally. Finally I feel that handling the potatoes as few times as possible should hopefully result in less damage, better quality and therefore higher returns to us. The current cold weather is a bit of a double edged sword, it is saving energy as we can use ambient air to maintain the temperature of the potatoes. It is breaking down clods in the one field that we have ploughed (see my earlier articles on why we don’t plough pre-winter). And finally it is reducing any slug and aphid pressure there might be. However it is giving the lorry drivers extra work, the guys that are heading to East Anglia are having to use extra sheets to prevent frost damage to the potatoes. They leave here at 3c so there isn’t a huge margin if the lorry gets stopped overnight in an exposed area. There isn’t much happening in the fields at the moment. The last sown wheat has still to emerge but the hard ground has enabled us to get (yet more) drainage work done. This is a job that we are slowly getting on top of. Unfortunately I don’t think we will ever be completely done, many of the older systems are gradually becoming less efficient or are being damaged by deep working when growing root crops. Paradoxically it is usually areas that have been drained with plastic pipes that cause the most problems. Clay tiles, laid by hand, often on top of planks of wood in the running sand areas, seem to hold up better. Maybe there is something we can learn from the past after all!

Tim Michie is a Senior Rural Surveyor at land, property and business consultancy George F. White and is predominately based at the Alnwick office. Tim has been involved in the rural sector for most of his life; he joined George F. White as a graduate in 2011 and has recently been appointed as a senior member at the firm. He mainly works across land and farm sales and purchases, where he specialises in the sale and acquisition of farms, bare land and rural property. Given his skill set and vast experience in farm sales, Tim is one of the consultancy’s key auctioneers for the sale of farm stock and equipment, where his knowledge about live and dead stock and dispersal and property auctions is invaluable. Tim’s expertise in negotiating wayleaves, easements, land acquisition and compensation for land owners as well as insight on water pipelines, electricity, gas mains issues and road schemes, and key legislation including the Basic Payment Scheme (BPS) and Countryside Stewardship Scheme (CS), means he can provide detailed advice on a wide and varying range of farm and land sale queries. How to successfully sell your farm The sale of a farm can be a complex process. It is much more than selling a house as you are selling the base of your business and often, a home which means there are numerous practical, legal and financial decisions to make. Approaching a farm sale with clear aims, forward planning and professional advice will ensure the process runs in a much smoother and importantly, more profitable manner. Plan in advance It is easy to underestimate the level of preparation required to complete the sale of a farm. For example, has the seller considered the division of proceeds between owners, the influence of partnership documents, outstanding Basic Payment Scheme (BPS) matters, proving historic planning permissions, confirming accesses, any boundary disputes and tenancy agreements (written or otherwise), among others. Your solicitor may need to register the land, clarify mineral ownership and will certainly need time to prepare draft documentation. Any delay in resolving these matters will ultimately delay completion of a sale and will add uncertainty when clarity is crucial. Tax preparation Preparing for taxation following the sale of a farm is another key factor which, if done properly, can assist in maximising the value of an asset you can only sell once. Again, time will be required to address any issues and ensure the most tax efficient sale. The importance of this should not be underestimated. Get the right advice Taking the decision to sell is unique to each farming business and is not one to be taken lightly. Once made, it’s important that you seek advice on how to sell your farm effectively and maximise value. Your agent, accountant and solicitor should be consulted and work together. Your advisors should tailor their advice to the farm and your specific aims. To discuss the sale of your farm, or if you have any questions, please contact Tim Michie: timmichie@georgefwhite.co.uk or call 01665 511 992 46

Talking......... Organic December 10

2017 Simon Bainbridge farms in partnership with his wife Claire and his parents, Ivan and Elisabeth in Northumberland. They run suckler beef, sheep and laying hen enterprises across 650 ha of mainly SDA and moorland organically. As always it has been a busy month. All the cattle are finally in and in their winter accommodation. The calves have been weaned and received their pneumonia vaccination, wormed and two weeks after housing they were fluked. Cows are set to receive a Flukicide and their Bravoxin booster vaccine next week at the same time as completing their Johnes test. At present we are risk level 2 and accredited free of BVD in the Premium Cattle Health Scheme. Cows are being fed silage and calves are being fed silage and wholecrop (barley / vetch). The first fat cattle of the season have gone to Dovecote Park at 19 months of age. We have also had a successful month on lambs sales with over 600 lambs going in the last 3 weeks. The remaining lambs are still rotationally grazing red clover leys. The Tups are hard at work. Ewes are looking good. The ewe lambs have struggled on one of the pastures and have had to receive a fluke / wormer following some high egg counts. The year has raced past and it’s mad to think that just 9 months ago we were beef and lamb producers, yet now we have our eggs making a positive impact on our cashflow. Having hens has completely changed our life. We are certainly much busier, and they are considerably more tying than the cattle and sheep. However every day there is a sense of satisfaction getting all the jobs completed and the ability to enjoy your own produce on a daily basis is gratifying. Claire has bravely hosted a visit from the local First school to the hen house. Having 48 children at once time was not for the feint hearted. Bio-security was at the heart of the talk with the children having to dip their shoes and then asked to wear protective covers on their feet. With quite a number of the children from a farming background there were some good questions asked...the predictable “what are their names?” through to egg sizes and one child asking what price our pullets were! We are busy making plans for what we need to achieve when we are between flocks. Range management is top priority along with general maintenance and house cleandown. Claire and I would like to wish everyone a very merry Christmas and a Happy new year. It has been quite a year for us, with some real highs and some massive lows, but I am looking forward to the new year and the new challenges that it will undoubtedly present. th

Will Howe is an arable farmer from Sleaford, Lincolnshire. The soils are predominantly heavy. 365ha of cropping includes winter wheat, spring barley, winter oilseed rape, spring beans and managed fallow. He also manages a contracting business Thorpe Farming Ltd. One of the peculiarities of working on your own is that it is the winter time when I fall behind with my list of jobs compared to my technically “busy time”. With just one load of spraying outstanding before the sprayer is put away for winter the fieldwork pressure is truly off. In the office I have a whiteboard with all the fields and cropping on, as well as my job to do list. This list never gets smaller and this year it has some larger projects. At the top is to get the house extension finished, well at least re-connect the boiler as it is chuffing cold at the moment. Then there is a new oilseed rape drill to make, a tine conversion for my straw rake, modifying the cereal drill, adding some levelling boards and the slug pelleter to the rolls, a front mounted box for carrying stones and slug pellets, and finally a road grader to sort out the farm roadway. I may need to order some more cutting discs and welding wire! The rain god this autumn has been very kind, yet the god of wind has frankly been an arse. We have barely had a still day for over a month which culminated in one evening getting on the sprayer at 8.30pm and going on well into the early hours to get finished. The following day was lovely and still, but it would have been a shame to have missed an enjoyable days shooting! It is this time of year I have always traditionally written my Christmas list. Since 2003, top of the list has been a chance encounter with Keira Knightly, and it is still very firmly at the top. Then we move onto a call up from Trevor Bayliss for my first England cap at the Melbourne Boxing day DK Extrovert planted at 35 Test. I don’t think I could do much worse on the field than some of those selected and I had a great seeds/sqm on 19th Aug time in some Aussie pubs years ago, and it seems to be where the batsmen are spending more time than out in the middle. Then finally I would be appointed chief advisor to the DEFRA Secretary to get him THE COUNTRYMAN to produce a coherent plan for the future and stop grandstanding to the loud minority. Traditional mole catcher That shouldn’t take long with my famed dictatorial management technique; so I Reliable service could probably spare a bit of time to lead the Brexit negotiations. call me on: 07826 042491 Well, that is January taken care of which leaves me Febuary and the first half of home: 01361 882429 March to complete my list of jobs and cram in a holiday before it all starts again! e: keithterrierman@hotmail.com Have a very Merry Christmas!

TENANTS IMPROVEMENT AMNESTY GOVERNED UNDER THE LAND REFORM ACT 2016

An opportunity has arisen to assist as a tool within the Rent Review process, Succession process and in fact at Waygo. Providing clarity in the ever growing debate of Tenants Improvements. The window for the amnesty to register Tenants Improvements began on the 13th June 2017, giving tenants 3 years to formalise their improvements, giving both the Landlord and Tenant a clear agreed document, signed by both parties. Values of said Improvements are not debated at this stage, the Tenant Improvement Amnesty is simply to identify the Tenants involvement on that holding. It is better for both parties to start the process sooner rather than later as an informal open discussion. If you wish to discuss further what constitutes a Tenant’s improvement or would like assistance in formalising a list of Tenant’s Improvements, please contact us.
