A

ustralian Property Monitors (APM) released its March quarter house and unit price results which show a 2% increase in house prices in national capital cities over the quarter and a 1.3% rise in unit prices. In the year to March 2014, APM recorded an impressive 11.3% increase in national capital city house prices and an 8.3% rise in unit values. Sydney and Melbourne led house price growth with prices jumping by 3.1% and 2.8% respectively over the quarter. Adelaide (+1.3%) and Brisbane (+0.9%) also experienced growth, whereas prices in Perth were flat. By contrast, values in Canberra (-2.6%), Hobart (-2.5%) and Darwin (-1.6%) fell in the March quarter. (It should be noted that upward revisions to the prior quarter lowered this quarter’s price growth.) Unit price performance was mixed, with Sydney (+2.6%) and Darwin (+2.1%) recording particularly strong growth over the quarter while prices fell significantly in Hobart (-4.4%), Perth (-1.4%), and Adelaide (-1.2%): Australian housing values are nearly back at their 2010 peak in real terms. Despite the strong value growth overall, APM’s Andrew Wilson has played-down the result and claimed that there is “no boom”. Some pundits have been saying we are experiencing a property bubble. There are many different ways to describe this phenomenon, however one independent property analyst gives the definition that a bubble is “trade in high volumes at prices that are considerably at variance with intrinsic values”. By this measure the property market is far from bubble territory. The last time we experienced really high volumes of residential property transactions was in late 2006 and 2007. Despite reports of the biggest ever number of weekend auctions, the total volume of property transactions in 2014 is still subdued in comparison. This period (up to March 2008) also coincided with high prices and, most importantly, purchase affordability was at its lowest since early 1990s. Despite the recent gains in property prices, purchase affordability in 2014 remains at an historically high level (not far from the 2009 level when Australia and the world were in the depths of the global financial crisis). Therefore, there should not be any concern about the bubble until the volume of property transactions reaches 2007 levels and until there is a significant drop in affordability. Prices and interest rates still have a lot of room to move before this will happen.

THE BEGINNERS GUIDE TO AUCTIONS So you've found your dream home and you want to make it yours now! There's just one hurdle, it's up for auction. How do you prepare for this type of sale and how do you remain cool and calm on the day?

T

here ’s no denying it, for first home buyers especially, an auction can be exciting, stressful and maybe even a little terrifying if you don't know what to expect. The good news is that with the right planning and helpful guidance from a professional real estate agent such as One Agency, you can own your dream home and secure it at a price that matches your budget and it's true value. Before you bid on a property you need to make sure you have completed all of the essential research and preparation. This includes undertaking building inspections, securing your finance and reading the contract of sale, including the Vendor's Statement which includes information about rates, local government building restrictions and easements (if any). You may even want to ask your conveyancer or lawyer to check the fine print. Do some exploring in the area in which you wish to buy. You may want to check out median house price information or review the past sales results of properties in the vicinity to ensure you have a realistic purchase price in mind. An auction is usually held at the property itself. When you plan to bid at the auction you need to register your details when you arrive. Ensure you arrive early on the day so you can take one last look around the property. You'll also feel more relaxed and level headed if you have time to spare. Attending other auctions in the lead up to yours is also a great way to become accustomed to their pace and procedure. At the beginning of proceedings the auctioneer will describe the property and describe the contract. They will then begin taking bids. This is when the excitement really builds. Some buyers take along a friend or family member who bids for them if the task is a little daunting. As the auction unfolds don't be afraid to bid strongly and confidently, letting others know you mean business. If you are successful at the auction you'll be asked to sign the contracts and pay the deposit, so don't forget your cheque book! Once that's finalised, the only thing left to do is celebrate. You've jumped that last hurdle and bought yourself a home.
