Hello Readers It’s October already? Well, the days may be getting colder but the wonderful world of property is as hot as ever! With all the nerves and anticipation of launching inaugural edition out of the way (we had some fantastic feedback, and we hoped you enjoyed it too) a very warm welcome to the October edition of Abode Magazine, brought to you by Brand Vaughan. City pride is at an all-time high with the announcement that Brighton & Hove was voted the “happiest place to live” (as if there were any doubt) last month, beating Leicester and Portsmouth to claim the title. Unsurprisingly, this has and will continue to spark increased activity within out-oftown buyers, looking to take advantage of the renowned eclectic lifestyle of the city. Also Brand Vaughan are proud to announce our highest value sale in 2017, an absolutely stunning eight-bedroom grade II listed Georgian home in Rottingdean (featured last month on page 12) – as mentioned then, the home has a very artistic and creative past, once serving as home to Sir Roderick Jones and author Enid Bagnold. On to this month’s issue featuring some of our best properties this year! On page 4 we highlight the sleek

and stylish Stoneham Road, a three-bedroom townhouse designed by award-winning London architects, John Kerr associates. Meanwhile on page 11 we showcase Pembroke Avenue, known for its beautiful architecture and tree-lined surroundings. As always, you’ll find all of our properties for sale and to let from page 12. We have some great editorial this month too as one of our professional copywriters, Bryony Dunseith, shares her unique experiences as she goes home to home with notepad in hand. In a busy month for our editor, Samantha Harman sits down for an interview with Brighton’s own “Mr Gay Europe” who shares his thoughts about winning the title and loving our city, while later in the issue you can read her review of popular seafront restaurant ‘The Salt Room’. Interiors columnists Stephen Anderson and Andrew Allen from Papillon Living reveal how to accentuate your living space during the colder months and we take an in-depth look at the Queens Park area, we have a fantastic issue of Abode in store. As always we value your feedback and suggestions and hope you enjoy our October issue.

ucked away on a quiet road in Poets Corner stands this exceptional three-bedroom townhouse. It was designed by award-winning London based architects John Kerr Associates, and is one of seven in the terrace, converted in 2002 from the striking Victorian Maynard’s Sweet Factory. Spread over four floors it provides versatile commercial and luxury-home living spaces, where contemporary design has been combined with the raw materials of the building. The result is exemplary. Vaulted ceilings, glass partitions and a mezzanine level allow the natural light to flow through and from the roof terrace you have direct sea views. Exposed brick walls and solid walnut flooring softens the industrial design of the building to create a homely environment which lends itself perfectly to both family time and sophisticated entertaining.

This house sits mid-terrace and is uniform to its neighbours with battleship grey window frames and a grand timber front door. abode industry Area Feature

ueens Park is a highly sought-after location, that lies to the east of central Brighton, north of Kemp Town and south-east of Hanover. It is largely made up of Victorian terraced houses, with a smaller number of detached and semi-detached properties. There are also a number of low-rise blocks of modern flats. The area is perfect for growing families, as it’s surrounded by fantastic schools, including OFSTED awarding winning, St Luke’s Primary. It is also relatively close to the many secondary schools, with a regular and reliable bus service. Being only a stone’s throw from the beach and town centre are great advantages. You’re close to all that Brighton has to offer, without any of the usual noisy disturbances. However, if you don’t feel like venturing too far afield, the area has many independent shops and gastro pubs on offer that cater for a variety of tastes.

Queens Park is imbued with a wonderful sense of community that is synonymous with Brighton. This is one of its most appealing attributes. Due to it being a family area, the residents go that extra mile to support and look out for one another. There is a myriad of events organised in the park and by local schools throughout the year, so any new arrivals will make new friends and settle in quickly. You’re sure to fall in love with this wonderful segment of Brighton and Hove.

A message from our Kemp Town office: “Here at the Brand Vaughan Kemp Town office we have noticed a huge increase in demand for properties in the Queens Park area due to the excellent local schools and strong community vibe. Having sold some of the most attractive homes in the vicinity, we have established ourselves as top selling agent in the area, pulling on strong ties with many of the local institutions such as Brighton College and St Luke’s School. What’s more, given the position of our office between St Luke’s and

Brighton College we are best placed to deal with properties at all ends of the spectrum from smaller flats to large detached houses. If you would like to see if you have benefitted from the sharp increase in property prices in the area, we are out within the community valuing properties every day and would be more than happy to stop by at your convenience.”

At the heart is the park itself. Set in a sheltered valley, Queens Park is a gorgeous green space, enjoyed by families and dog walkers alike. There are designated areas and on any given day, you will find younger children playing in the fenced off playground, while mums and dads converse over cups of coffee and home-made cake from the park café. Dogs play, running freely on a large expanse of grass, their owners engaging in friendly chat. Walk through another fenced off area and you will discover a beautifully maintained miniature lake, teeming with wildlife. The resident geese are a magnificent spectacle as they meander in and out of the water minding their own business. This area is off-limits to dogs and is the perfect setting to enjoy a picnic or play ball games. The park attracts many residents and is a wonderful environment in which to convene during all seasons.

my brighton life

righton is home to a plethora of talented and beautiful people, including Mr Gay Europe, aka, Matt Rood. Matt won the highly coveted ‘My Gay England’ title last year, giving him automatic entry into ‘Mr Gay Europe’, where he was crowned winner in August. You might imagine that someone as easy on the eye as he, would be full of himself, not so. Behind the piercing blue eyes, endearing smile and Adonis like physique, lies a refreshingly unpretentious man. Matt adores living in Brighton, where he resides with his two Hungarian Vizslas, Hugo and Lulu and recent new addition, flatmate, Mr Gay Wales. (Who believes they will marry, once Matt realises the other guys aren’t as good as him – watch this space…)

‘I’m quite a shy person, but having to stand on stage and speak in front of 30,000 people soon changes that!’

Matt’s love affair with Brighton began when he was a fresh faced 19-year-old, he revealed: “When I was young, I was really unsure of my sexuality. I grew up in Southampton and all of my friends were straight, so that was really hard. I just knew I wanted something different.” Subsequent to becoming a flight attendant for British Airways, he moved to Brighton: “I’ve always felt that Brighton is perfect for me, I fitted in straight away. It’s such a fun, vibrant city. You can be whoever you want to be. Sometimes people ask me if I’d ever leave, but I couldn’t. Brighton has a hold on me, I think it always will.

When he’s not being gorgeous and inspiring the gay community, Matt loves nothing more than spending time with the dogs in his care, as he also runs a successful dog walking business – Rooddog. He gave the distinct impression that he’s happier walking hounds on the Downs than standing on stage in front of thousands of people, saying: “I’m quite a shy person, but having to stand on stage and speak

in front of 30,000 people soon changes that! Winning the title of My Gay Europe, is a real honour. I’m getting to work with some amazing charities now and really helping the LGBT community. My mum tells everyone, my whole family are literally bursting with pride…” …And so is Brighton!

October 2017

I wrongly assumed that Mr Gay Europe was a nothing more than a glorified beauty contest. However, Matt put me straight on that theory: “The competition was tough! It took place in Stockholm, over six days. There were ten really full on categories. For the fitness test, we had to train with the Swedish rugby team and although it was nice to see them in their shorts, it was killer! In the activist round, we were asked to create a campaign that would benefit the LGBT community. My campaign is called ‘Pride Families’. It aims to raise awareness and support LGBT people who want to foster children. I’m linked with various councils across the UK, including Brighton and Hove. It’s really important that everyone is given the opportunity to foster, not just heterosexual people.”

The inspiration behind his campaign came from Matt’s real-life experience. He fostered for three years and during this time helped ten children between the ages of one -14. He describes it as the most rewarding time of his life so far.

his autumn, many parents will attend Open Mornings at independent prep schools as part of the process of choosing a school for their child. In a recent survey of parents at Lancing College, 73% said that an Open Morning was the most important source of information when they considered different schools. If you are at this stage, you may have done some research beforehand, visited school websites, spoken to friends and put together a shortlist of two or three schools to visit. Below are some suggestions to consider at an open morning: 1. Is the school putting on a show? Schools will pull out all the stops to present a special display, so it is important that you get a real sense of what a normal school day might be like.

‘Children need to be happy and comfortable to flourish and maximise their potential’

2. Opportunities to talk to pupils. The pupils are an excellent indicator of the ethos and culture of the school. Are they happy, relaxed and confident? Are they well behaved and supportive of each other? It is important to find out from pupils what the school is really like. 3. Will the school treat your child as an individual? Children develop academically and emotionally at different paces; they will sometimes face challenging circumstances. How will the school care for your child? How will you be kept informed of your child’s progress, both academically and pastorally? Ideally, your chosen school should be small enough to offer individual pastoral care, but large enough to offer a breadth of academic and co-curricular opportunities.

5. Preparation for the next stage of your child’s life. While it may seem far off, you will no doubt expect your chosen school to prepare your child for their next

6. The Head. This may be the first time you meet the Head Master or Head Mistress. He or she will be crucial to your child’s time at the school; ask about the culture and ethos of the school. How inspiring and imaginative is the Head? Does he or she talk to your child or just to you? How long has the Head been at the school – is he or she likely to move on? A good question to ask is: “On what basis could your child ever be asked to leave the school?” This will tell you about the school’s discipline and

boundaries, as well as the academic pressure on pupils. After the Open Morning, reflect on the experience, what you liked and what you might want to know more about. At Lancing Prep Hove, we encourage parents to get in touch to arrange a more personalised visit during the school day to find out more. You will have another opportunity to tour the school, speak with the Head Mistress, pupils, teachers and Admissions staff.

4. Academic results and all-round experience. Children need to be happy and comfortable to flourish and maximise their potential. Your chosen school should offer the best academic opportunities, alongside a wider programme that develops and expands broader interests and skills. Look for a school where pupils reach their potential and can explore new horizons, whether creative, sporting or cerebral.

step. If you get the opportunity, ask some of the older pupils how well prepared they feel for their Senior School education.

ow many of us on opening our front door, actually take a moment to appreciate the space we’ve just entered? Are you so busy rushing, that you’re not aware of everything around you? A home deserves to be a special space as it’s so important in supporting you in your everyday life. Have you ever been to a hotel and on opening the door to your room exclaimed wow! Then explored the interior perhaps, marvelling at all the carefully chosen details, the wallpaper design, the colours used and how it all comes together and just works? Last month we touched upon the importance of your home and how so often our customers seem to flounder when it comes to making decisions concerning their interiors. Autumn is a great time to reconsider your home environment, as the onset of the new season encourages us to review what is and isn’t working. A simple and practical exercise is to actually pause next time you step into your home and see and feel what it is that greets you. So often we are on auto-pilot when we get home. Bags down, coats off, TV on, so this is a great opportunity to start to evaluate what it is your home is offering you. It’s very easy to go into a degree of overwhelm with this, so we would advise just to look at the overall space you have, then look at each room and if you then feel to choose one particular room that you feel needs attention then that’s a great start. You’ve already narrowed your focus to just one space or area and this is when the process can properly begin.

‘A home deserves to be a special space as it’s so important in supporting you in your everyday life’ they now are extremely soft and durable, and our top tip with faux fur would be to make sure the backing is made with a faux suede and not fleece as we find the fleece backed throws lose their shape more quickly and don’t feel quite so luxurious. If you are feeling emboldened look at the colour of the room and perhaps experiment with some sample paints or consider a wallpaper as there are few things as transformative as introducing wallpaper into a room. ome girl time and gossip were on the agenda and where better to while away a few hours than The Salt Room, one of Brighton’s hottest eateries? My friend and I were greeted warmly by the very elegant hostess and shown to a table by the window. The interior is bright and airy, all high ceilings and cool white walls, juxtaposed with terracotta brick. I vaguely recall a boat rope or two hanging innocuously in the corners, this coupled with the chrome and wood fixtures gives the space a chic, nautical theme. First things first. Prosecco. We ordered a bottle, which was opened and poured artfully by our waitress, then left in an ice bucket adjacent to the table. At no point during the meal were our glasses empty, she refilled exactly when was required. To start I opted for the Courgette Flower, my friend chose the Teriyaki Salmon. The food was beautifully presented on classic white plates and tasted as fantastic as it looked. The Courgette Flower was encased in perfectly crisp tempura batter, sitting in a puddle of Romesco sauce, which consists of bell peppers, garlic, and nuts. Outstanding flavours. We decided on a platter for two as our main course. A whole barbequed monkfish, with clams, mussels and samphire on the side, drizzled with a wonderfully piquant tomato sauce. This was accompanied with a side of baked new potatoes. Our waitress filleted the fish at our request and doled it out onto the plates. It was superbly cooked – moist and flaky with just a hint of barbequed flavour on the crust. The clams and mussels worked well in conjunction with the meaty white fish and sauce. A perfectly balanced and delicious plate of food.

I adore The Salt Room. The whole experience felt like a very special occasion. The service and food are exceptional, I cannot recommend this establishment highly enough and am looking forward to the day when I can return.

There was only one choice when it came to ordering dessert. If you could imagine the pudding of your dreams, it would probably look and taste like this. ‘A Taste of the Pier’ is the Salt Room’s take on British tradition. Presented on a wooden platter, the two sticks of pink fluffy candyfloss are first to catch the eye, then a selection of miniature bites, reminiscent of sweet things from trips to the seaside - A chocolate pebble, lemon

pop, an ice cream cone, fudge and finally a blackcurrant marshmallow. It was the most fun dessert I’ve ever eaten and literally transported me back to my childhood.

THE CHILDREN’S HOSPICE FOR SUSSEX Chestnut Tree House When you’re facing the greatest of challenges, it’s the smallest of moments that matter… A bath at bedtime. A swim on a Saturday afternoon. Maybe just a few hours uninterrupted sleep. All these things become even more precious when you have a child with a life-shortening condition. There are potentially 1,000 families with life-limited children in Sussex. Chestnut Tree House offers support for the whole family including psychological and bereavement support, end of life and short break care and sibling support. It currently costs well over £3.5m each year to provide all the care services provided by Chestnut Tree House. Families are never charged for their care and less than 7p in every pound is funded by the government, so we rely heavily on the generosity, help and support of the people of Sussex. At Chestnut Tree House our goal is to provide the best quality of life for children, young people and their families, and to offer a total package of practical, social and spiritual support throughout each child’s life, however short it may be. The care that Chestnut Tree House offers children with life-limiting conditions – in their own homes and at the hospice – means that families get to enjoy

more of these little things. That could mean spending an easy and relaxing afternoon together as a family. Or it could mean parents and carers being able to enjoy a well-earned break from the round-the-clock responsibilities of caring for a sick child. Chestnut Tree House provides support for the whole family, including information and advice, play therapy and counselling, specialist short breaks and emergency care. And, when the time comes, the team are there to support the entire family at the end of the child’s life, giving them the opportunity to say

goodbye in their own time and their own way. Chestnut Tree House is the children’s hospice for Brighton and Hove, East Sussex, West Sussex, and South-East Hampshire, providing specialist care and support to around 300 children and young people aged 0-19 with life-shortening conditions. The cost of providing this vital service is over £3.5 million each year, yet Chestnut Tree House receives less than 7% central government funding, so relies heavily on the support and generosity of the local community. Depressingly, those winter mornings are painfully creeping in. Yes, even me who is now hardened to a 5am alarm call to train my clients is even starting to hit the snooze button. During the colder, darker months, people can be affected by SAD (Seasonal Affective Disorder) Common symptoms include extreme tiredness and lethargy, the kind that makes you just want to curl up under the covers and sleep until spring, sometimes having an intense craving for carbs (especially sweets), leading to irritability, weight gain and the desire to avoid social situations.
