September 2017

Step into a celebrity lifestyle in this exceptional home designed to connect with its unique environment – right on the beach with the rolling waves of the English Channel as far as the eye can see. The discreet front door, secured by a video answer phone system, opens into the hallway where the ceiling soars over three metres above your head, giving the first indication of the generous scale of the rooms to come. To your left, a magnificent contemporary staircase sweeps up out of sight. Sunshine and sea views stream through the tall, south facing glass wall which runs along the full height and width of this substantial house, and which slides open to the glamorous sun terrace and the beach. Clean lines and a restrained palette keep the focus firmly on the sea, the reflection of which ripples across the ceiling, and in early morning and late evening, this space is full of the fiery colours of the sun. Designed as a family home, with a gleaming but practical oak floor, the space is also subtly zoned, so you can enjoy the winter storms together with guests as you warm yourselves in front of the open fire. If you just want to relax in peace with a good book whilst listening to music through the ceiling speakers, you can close the curtains by remote control, retreat to the more private snug area, which has a gas fire of its own, and the neutron light system, offering two levels of ambient lighting, that allows you to choose your mood.

With an easy flow, both inside and out, this space is ideal for entertaining and the kitchen is beautifully designed so that although sociably open to the living space, it can only be reached from the hallway, keeping boiling hot pans safely tucked away from the movement in and out of the house. The designer Windmill kitchen is styled behind a gently curved breakfast bar of white silestone, where guests or family can join you to enjoy the views as you cook. o, not that one.

However, a ‘didn’t they do well’ is certainly reserved for the lettings market as of late. It seems that the number of those in private rental properties has started to level out against homeowners in England, with home ownership itself being at its lowest level for nearly 30 years. If you’ve watched the news at all over the last couple of years, you’ve probably heard a lot of references to ‘Generation Rent’, and while this could easily be brushed off as another new name for millennials, there is actually far more to it. Born out of the idea that young people are struggling to make their way onto the property ladder, it suggests that most 25-35-yearolds will be renting right now and for the foreseeable future, while struggling to save up for a deposit to buy. But rather than focus on speculation on what is going to happen, I wanted to find out what has driven this trend. Is it purely a money (or lack there-of) issue against ever rising house-prices or is it a generational thing?

Keeping that in mind, there seems to be a clear parallel against another startling fact, that by 2016, one in four residents in Brighton and Hove were private tenants. This put the city third in the list of the UK’s largest cities for most residents in rented

Is it possible, that, perhaps unlike the ‘Baby Boomers’ and ‘Generation X’, the current crop of earners just aren’t as hung up about owning their own homes? The world is a lot more accessible than it once was, a lot faster moving than it was too, perhaps the allure of travelling and not being tied to one place is also part of the reason so many younger people don’t feel the need to ‘put down roots’ so early. There’s something to be said for not being financially tied to one location, the ability to stay somewhere for six months and then move on without hindrance. If we look back to national data, it revealed that the private rental sector has doubled in size since 2004, with almost half of all 25 to 34-year-olds paying a private landlord for their accommodation. More recently, this trend seems to be defying the government’s intention of enabling more first-time buyers to enter the market with a 3% stamp duty. It’s as if an increasingly large portion of the population just does not want to buy, rather than simply not being able to afford to. Maybe it is simply a case that the current generation flew the nest and kept flying for longer, before making one of their own. If that’s true, the market may follow the same course as the likes of Germany, in which a worrying homeowner statistic of just 39% has sparked a property buying boom in recent years. Time will tell if the majority of renters will return to tradition and become homeowners once more, and if that happens, on behalf of the sales industry, it’ll be nice to see you, to see you…

As you know, Brighton and Hove is a unique, quirky city inside of its own soapy property bubble. What happens here does not usually reflect what is happening in the rest of the country. While national statistics show Britain as an ageing population, with the number of those over retirement age doubling to 9.9millon, Brighton appears to be a different story. A quick glance at the numbers tell us that the 2011 census discovered the median age in Brighton and Hove was just 35 (Source: Office for national statistics), and while we will have to wait until 2021 to find out if that has officially reduced, it’s fairly safe to assume that with higher intakes at our two universities and more student accommodation being built, Brighton and Hove is becoming very much a young person’s playground, if it isn’t already.

accommodation, just behind Oxford and Cambridge, two other heavily student populated locales. Okay, so for those cities at least, you can say a number of students are skewing the figures in favour of the rental market, but what about the rest of the country? This is where we need to look a bit deeper than statistics can take us.

House 4 House Limited was established by myself, Michael Ashby MRICS, in 2012, to provide RICS Homebuyer Reports for potential private purchasers. I have used my vast professional experience and local knowledge working as a chartered surveyor in the Brighton and Hove area for the last 20 years to provide a bespoke personal service to my client buyers. The detailed inspection allows for clear, independent advice upon the current condition and Market Value of the property, as well as any possible resale issues that may arise in the future. This means the buyer has a much better understanding of the background to the property, before committing to purchase what is probably the biggest financial acquisition of their life. So why take the risk of not having a survey especially when, according to recent research statistics, the average repair bill for incoming buyers is at least £5,750? Always remember ‘caveat emptor’ let the buyer beware!

Inspired Design

The exterior of this elegant, detached Victorian villa is immaculate, with a pale gault brick facade where the architectural features have been picked out in cool grey. Inside however it is so much more. High ceilings with a wealth of original features and generous room proportions greet you. The house has depth, and is spread over three floors; each one homely and spacious, and all decorated with a classic, rich Victorian palette. It has seven double bedrooms on the upper two floors; one of which is currently a sound proofed recording studio, and the four generous reception rooms span the full width of this double fronted family home. The contemporary kitchen leads out to the west facing garden, which is a delight; set to lawn, with mature beds and fruit trees, and its proximity to several popular schools, parks and Hove Station, mean this house would be desirable to many - in particular, anyone who needs to commute, and for those looking to live amongst a family friendly, close knit community.

THE GREEN, ROTTINGDEAN, BN2 £1,750,000 - £1,800,000

The pre-Raphaelite artist Edward Bourne- Jones joined both Prospect House and Aubrey Cottage together as one home and by 1923, all three houses in this row facing the Green and overlooking the Kipling Gardens were one dwelling owned by Sir Roderick Jones and his wife, the author Enid Bugnold. In 1980, the properties were sensitively restored to become separate homes again, although the names became fluid. Visually appealing with arcades of arches on the ground floor and a first floor topped by a roof terrace and lined by windows and a slim oriel, the house is privately set back from the street. Looking modest from the outside, inside, Aubrey House is far, far larger than you expect spanning an impressive 4982 sq ft, and is full of sunshine and precious period detail.

Timeless Classic

2-3 LIVING ROOMS | 4-6 BEDROOMS | 3475 sq ft

Standing to the west of Brunswick Square are the classic, bow fronted terraced houses of Lansdowne Place, rising north from the sea and Hove Promenade. Unusually, this town-house remains as one dwelling, having been lovingly restored over two decades, where much of the period detailing has been retained or repaired. Grand open fireplaces grace each of the reception rooms and the master bedroom, where the ceilings soar, and gracious full height windows fill the house with light from the east. Whilst the living area is spread over three floors from the ground, there is a basement level being used as a sizable self-contained flat, but this could be incorporated into the main house adding two further bedrooms if required. an introduction from the editor

he late rock critic, Steven Wells, famously said that Brighton is full of: “crusty-wusty, hippy-dippy, tw*t-hatted, ning-nangnongers.” I’m not quite sure where I fit into his characterisation, possibly somewhere in between ‘hippy-dippy’ and ‘ning-nangnonger’. The point he was trying to make is that Brighton is full of colourful characters. It’s a place where you can be exactly who you want to be, without fear of judgement or reprisal. The eclectic assemblage of people is vast and cohabits peacefully here. Aside from my family, this city is the true love of my life. I’ve always maintained that if Brighton was a person, I’d marry him or her in a heartbeat. I wasn’t born and bred here – but having been a resident for 21 years now, I do believe that I deserve honorary Brightonian status. The love affair began when I was 13 years old. My beloved uncle rescued me from the boarding school I’d grown to detest, for a much-needed day out. I remember standing on the Palace Pier, breathing in the sea air and marvelling at the rogue chip-stealing seagulls. I decided resolutely that when I grew up, I was going to live here.

So far, I’ve evolved from party girl, to student, into full time mother and journalist. The city has supported my every whim and has accepted me unconditionally. I’ve always belonged here. There aren’t many places where I could’ve made the aforementioned transitional leap successfully. Motherhood usually entails moving somewhere horrendously suburban, because it’s ‘safer’ or because the schools are better. I love the fact that my son has the

There isn’t anywhere else I’d rather live or bring up a child in the UK and I’m not the only one who feels this way. Everyone I’ve met who relocated has their own story that usually involves falling in love with Brighton. In this column over the forthcoming months, I’m going to make it my mission to discover their untold stories. Watch this space…

He is greatly respected by his peers and renowned for creating elegant, expertly cooked plates of food. Previous to MasterChef, Steven trained with some of the country’s leading chefs including Raymond Blanc and Chris Wheeler, before moving to Horsham in 2008, joining the brigade at South Lodge Hotel, a five - star country house in the heart of Sussex.

His food philosophy is uncomplicated, using quality locally sourced ingredients to create unique and simple dishes, focusing on getting the most out of each product he uses.

This was further reinforced by the chef, Steven, who visited each table in the restaurant. The atmosphere was extremely relaxed and as expected the food was divine. uring Autumn 2016, an extraordinary nine-week sculpture trail, Snowdogs by the Sea, hit the streets of Brighton and Hove, with visitors to the trail, contributing over £10million* to the local economy. However, most importantly of all, Snowdogs by the Sea raised £310,000 for Martlets Hospice and achieved an unprecedented level of awareness for this local charity which provides a vital community service.

During the summer, Balfour Primary School paid tribute to Niamh Storey, a little girl and former pupil who died of a rare form of cancer, in 2014. The school raised a whopping £6,500 to buy Snowdog ‘Bobby’, who now takes prime position in the school grounds, following a special ceremony on July, 21st. Niamh’s mother Gilli said:

Excitingly, following the success of Snowdogs by the Sea, Martlets are delighted to announce that they are working with ‘Wild in Art’ on another special sculpture trail for Autumn 2018. Speculation on what the sculpture will be has already begun….but organisers aren’t giving anything away until later this year! September 2017

Imelda Glackin, Chief Executive for Martlets Hospice, said: “We are so grateful to the Brighton and Hove community for their enthusiasm throughout the Snowdog campaign. The engagement we have seen from individuals and local businesses has been phenomenal. We set out to create something that would bring life to the city, inspiring people to get involved with Martlets and to connect with the story of The Snowman and The Snowdog – a tale of loss, love, memories and kindness at its heart, which mirrors our work at the hospice. The fundraising success we have seen as a result of the art trail has been incredible.”

“We first saw Bobby on the trail and learned that the artist described it as a metaphor for death. The artwork is incredible, the theme is very fitting but also Niamh personally loved strawberries and flowers which the design features. It is very colourful and she really loved colouring and would use it as a way to take away the pain. It just felt right.”
