SIGNS OF A BALANCED INTERIOR VIVID ACCENTS Excessive restraints and a neutral palette in the interior quickly get boring. It is necessary that the interior catches the eye. For this purpose, you can use a pair of colourful pillows on a monochrome sofa, a picture with a rich palette on a bare wall, or several bright accessories on a lonely shelf. The colours of the May dandelion and fuchsia are the happiest, according to psychologists. They charge an individual with optimism and freshness.

CLEANLINESS AND ORDER

T

he atmosphere in the home is created not only by the tenants themselves, but also by its interior decoration. Obedient light, rainbow accents, green décor, fresh linens – all reveal the secrets of a happy interior. The feeling of returning home is in itself happiness. However, due to particular nuances that may not be initially noticeable such as a lack of light, excessive monochromatic themes, and the absence of live plants, the feeling of comfort is gradually lost. Correcting mistakes in the interior design of your home is not an easy task. Below, we share several tips that will help you create a balanced interior.

REASONABLE LIMITS Lack of personal space can cause stress. Competent zoning is a pledge not only for the functionality of the interior, but also for the personal comfort of its inhabitants. The simplest way to create zones in a room is to rearrange furniture or to use mobile, lightweight partitions.

Once you return home, you often just want to rest after a tiring day at work. It’s a pity that you have to spend your free time on home chores. But you can make use of an ideal assistant – the smart home! For example, you can get a smart mashing machine that can be controlled via access to the Wi-Fi network. Using an application on your smartphone, you can easily manage the laundry process while in the office or on a walk. While at home, you will barely notice the machine’s work as the newest technologies are made to be very quiet and efficient.

THE LIGHTING Insufficient amount of light can promote depression in an individual but its overabundance is not favourable either as it is extra burden on the eyes. Lighting in the house should be carefully thought out and fully meet the needs of the owners. To make it easier to control the light, install “smart” electric gadgets and use several light devices in the room. A translucent tulle, free window sills and mirrors placed on the opposite side from the windows will allow more daylight to enter the home.

DETOXIFY YOUR SURROUNDINGS

H

ave you ever wondered about something in your home and whether it might be making you or a family member sick? Does the air at the office affect your breathing?

The reality is that we put in our efforts into making the spaces where we spend the most time such as our home and work function and look the way we want that we sometimes neglect to ensure that these places are supporting our health. We can live a long life enjoying those comfortable spaces that we’ve created! The team at Healthy Home Makeovers identifies problem areas and objects in your indoor spaces that emit toxins known to negatively impact your physical health. People often come to us looking for air and water purification solution – that’s what we specialize in! But, have you considered all of the possible sources of contamination in your home? Let’s talk about some of the most common, easily remedied, sources of contaminants many of us are living with and are completely unaware of. Memory foam was all the rage a few years ago; a lot of us ran out to buy the latest (overpriced)

mattresses, pillows and toppers made of this wonderous substance – after all, NASA created and uses it! We now know that over time memory foam, just like other foams of gasses, emits harmful VOC’s, not just as we sleep on their surfaces but as we spend time in toxin filled homes containing these products. Our Healthy Home Assessor uses a Particulate Concentration Meter (PCM) to gauge the level of toxins in the air throughout your entire home; room by room. We’ll let you know if that new carpet in the living room or your old foam mattress in the bedroom are contributing to poor air quality and likely impacting your family’s health. We’ll make recommendations on how to detoxify any unhealthy areas in your space and help you make informed decisions on replacing the sources of any toxins reflected in your Healthy Home Assessment. To create a healthy sleeping space, Healthy Home Makeovers carries an exclusive line of 100% organic mattresses, bedding, pillows, sheets, duvets and accessories from CoZzz Sleep. Our organic sleep products come in a variety of sustainable and natural materials for you to choose from including organic cottons, latex, bamboo, and a wide range of exotic animal hairs. Our raw ma-

terials are Certified Organic, ethically sourced and manufactured right here in Canada! Our sleep products are entirely free from VOC’s and other chemical contaminants. Exposure to Electromagnetic Field (EMF) Radiation is a growing concern in our increasingly wireless society. High EMF exposure is known to lead to physical health problems including neurological and behavioral changes, altered cell growth, fibromyalgia, chronic fatigue, and cancer. Cell phones, appliances, smart meters, your bedside alarm clock, and even your hairdryer are all emitting EMF in varying degrees inside your home and office. External factors like your proximity to cell towers, hydro lines, and water towers can all have a big impact on the EMF levels in your home and workplace. During a Healthy Home Assessment, we thoroughly test the inside and outside of your home for sources of EMF, like smart meters, smart appliances, modems, routers and LED Lights. The Healthy Home solution: once we’ve determined the sources of EMF exposure in and around your property, we’ll make suggestions on how to minimise exposure (such as, don’t sleep against the inside wall that your smart meter is

affixed to!) and install EMF filters in any rooms of concern to suppress and measurably reduce EMF exposure on an ongoing basis. If you’re interested in detoxifying your body, you’ve likely read about Infrared Saunas. Unlike a traditional Sauna system, which heats the air around you and can quickly cause you to overheat, an Infrared Sauna heats your body directly, without warming the air around you. The physical benefits are numerous and include improved circulation, pain relief, glowing skin, weight loss and ridding your body of toxins and bacteria through sweating. Healthy Home Makeovers carries a variety of Infrared Saunas, manufactured in Canada and suitable for any space (yes, we have one that fist nicely into a condo or office space, and it fits a standard wall plug!). Consult with one of our Healthy Home Professionals today to decide which Infrared Sauna System will best suit your space and lifestyle. Breathing clean air and drinking water we know to be safe have become a priority for many Canadians as incidents of contamination and breathing related medical conditions are on the rise. Air and water purification are at the core of our business and we offer a wide range of options to help you live clean at home, at work, and on the go. Humans need a lot of water! Our customers often come to us with concerns about hard,

cloudy or chlorinated water, foul odour, and general uncertainty about whether their drinking water at home or at the office is clean, safe, and free of chemicals. During a Healthy Home Assessment, your water is tested for possible toxins and you will be provided with a report on the results. Clean water today does not necessarily mean clean water tomorrow. While it is good practice to periodically test your water, we also strongly believe in being proactive with such a vital source to our health. Our Healthy Home Pro’s strongly recommend purified water for drinking. Besides being safe, it tastes better and offers a peace of mind. Healthy Home Makeovers carries Reverse Osmosis, UV, Carbon and softening water purification systems, that install easily under an existing sink and are suitable for residential, business, or commercial use. As the air quality deteriorates around us, particularly for those living in cities like the GTA, where the air quality index is regularly dismal, an air purifier can go a long way to improve your quality of life. In addition to detoxifying the circulated air in your home or car, removing dust, allergens, and irritants, air purification also reduces odours and pet hair! See instant results with an Air Purifier from our extensive line for home, work, and travel. All of our Clean Air and Water Systems are warrantied and come with free installation*. We’ve got re-

placement filters for most systems and we’ll even bring you a new one with your Healthy Home Assessment. Our 5 stage, whole home purification systems are great for home or business and install directly onto the furnace. Planning to move? As a courtesy to our customers, if you move within 1 year of installation, we’ll come back and move the whole home system for you for a lot less than the movers cost! Our selection of Portable Home Systems offers great coverage in standalone units that are ideal for apartments, condominiums and short term spaces. We carry a range of sizes in Hepa Systems to suit your space; from the Hepa 3000 for coverage over 2000 square feet to the mini portable systems for the car (or, pack it into your suitcase for your next hotel stay to freshen and detoxify the air). HOME-STAGING: The Secrets of Quick Sales Hello, my name is Natalia Slobidker! I am a professional full-time realtor. I specialize in real estate pre-sale preparations, sales strategy development and keeping real estate transaction risks to a minimum. My mission: minimum stress – maximum profit, in any real estate transaction. Today, my article is for those who are selling their house or condo for the first time. The first task at hand: assessing the market and evaluating your property. The current season – the spring months – is historically the best for sales. If you are already thinking about selling, it is difficult to find a better opportunity. In the summer, the market usually calms down. It raises its head in the fall, stretching in preparation for the winter hibernation. The Greater Toronto Area’s real estate market has indeed been in very good shape for the past two years and barely subject to seasonality. Its sales volume and speed are mind-blowing even for those of us who have worked in real estate for a long time. Despite this idyllic condition, however, I would not count on it continuing into this year. History knows of cases when the real estate market was capricious, suddenly turning its back and leaving behind a trail of unsold homes in its wake. So the state of the market, I hope, has been properly understood. Now let’s discuss the real estate appraisal. Your property values are affected by the following factors: 1. Location 2. Lot size 3. House size 4. House age 5. House condition

8

ALL ABOUT HOME

You cannot, alas, influence the first four; however, the fifth – the way the house looks in the eyes of a potential buyer – is entirely in your hands. This is the case where you absolutely need outside help. I have yet to meet a person who would be able to assess their home objectively. Even professional realtors and stagers ask the opinion of colleagues when selling their own houses. The question “How much is my house worth?” has no simple answer. It is always a range of prices – from A to B. The difference between the lower and upper limit sometimes reaches 10% and that is a lot of money. The house can be sold “as is” in the lower end of prices or you can invest a little time, money and effort to ensure the higher end. Proper and professional preparation of real estate for sale ensuring the highest possible price – this is a task with many unknowns which, without knowledge and experience, cannot be solved.

There is significance as to where the house is located, which price range it already belongs to, who the potential buyer is, and much more. Depending on the potential seller – an owner of a condo downtown or someone with a farm near Lake Simcoe – sales strategy and preparation prior to it may be radically different. Therefore, I will try to illuminate the approaches to other, more general questions below. Many find it difficult to decide what to do first: sell and then look for a new home or vice versa. There is no single answer, but I will try to show the pros and cons of both methods. I consider it my professional duty to clearly explain what worst possible development of events, in other words the “worst case scenario” can be expected in each case. Suppose you bought first and then decided to sell. In this case, you may find yourself with two houses on your hands. If your financial situation allows it you will for some time have to maintain two homes, or else greatly reduce the price of the old house to speed up its sale. If not, then I am afraid this may result in the loss of your deposit and possible lawsuits from the sellers of your new property. If you sold first and are now looking to buy, then, in the worst case it may turn into a situation where you do not have a place to live. At that point you will need a rental and continue the search from there. In my practice, I try to avoid this situation, finding less painful solutions. For example, in one of my last deals I agreed with the buyers’ agent that my clients have the option to stay at their old home for up to three months after the deal’s completion in case they have not yet bought a new home. Given that my clients had three young children this was extremely important. We were able to buy a house before the deal ended, but my clients decided to take advantage of this clause: they are going to rent their old house while renovating the new one.

FOR ADVERTISEMENTS CALL (416) 477-6107

I recommend to first sell and then buy if you know that your property has a flaw that may affect its marketability. For example: proximity to a high voltage wire or rail, a poorly planned kitchen, a football field or school yard behind your backyard, proximity to a house where suicide was committed, and the like. If you are sure that your house has no such shortcomings, you can safely begin searching for a house to buy while simultaneously preparing your own house for sale. This ensures that you can put up your old property on the market, only a couple of days after signing the contract in its best possible look. In this case, your risk of ending up in a situation as described above is minimized. It is important that at the time of the sale the house is properly presented and properly evaluated. Unfortunately, many people are inclined to trust the person who named the highest price over the person with a realistic one (don’t we all tend to believe in miracles?). An overpriced house becomes familiar after two to three weeks on the market

and then, when the owner is forced to reduce the price to the real market value, the effect of a fresh proposal has already been lost. At that point, even a well-prepared home only gets its lowest possible price. With the advent of the Internet, people have gained access to a wealth of information, statistics, forecasts, evaluations of experts and those posing as such, sales history and other. It is very easy to get lost in this stream of information if you do not know how to filter out what is wrong, unnecessary, irrelevant, or else speculative. Therefore, the best course of action before making any sort of decision is to consult with a specialist, especially since it costs you nothing. There are still many aspects that I would like to address. These include: selling a home with pets, how to keep it clean during the time of the sale if you have small children, what needs to be checked, repaired, or corrected before the sale, how to prepare for an inspection by the house buyers, the multiple-offer strategy as compared to the classical sales strategy, what to do if you do not match the date of sale and purchase, return on minor repairs and so on.

FOR ADVERTISEMENTS CALL (416) 477-6107

Unfortunately, it is impossible to cover all of this in one article. I will be telling you about these issues and much more in the next issue.

But if you do not want to or cannot wait and you have questions to which you would like to get some utmost honest answers, or if you just want to evaluate your property, please call me and I will gladly help you out!

AN INTERIOR IN THE JAPANESE STYLE

A

n interior in the Japanese style is a type of minimalism in which there are impeccable colour combinations and laconism of forms combined with non-standard dĂŠcor solutions. This design trend can be easily recognized by the abundance of natural materials and floral arrangements. This type of interior is ideal for individuals who prefer simple and wellstructured rooms with minimal furniture.

HOMES IN THE JAPANESE STYLE The fundamental features of a traditional living space are privacy, natural light, and protection from the outdoors. This is true regardless of the size of the house and

its location. A home in the Japanese style often features traditional elements such as a staircase near the entrance or a Jacuzzi. Often, there is a room with tatami.

APARTMENTS IN THE JAPANESE STYLE When designing an apartment in the Japanese style, start with the colours. Inspired by nature, the Japanese prefer predominantly restrained, light shades (milky, light beige and cream). These shades prevail when choosing the colours of walls, furniture and fabrics. It should be noted that all surfaces in the apartment must be smooth. In general, this does not require special effort; just observe the right colour scheme and stick to minimalism when

To create diffuse lighting, you can choose table lamps made of bamboo or tatami lamps. Pendant lamps will also be an excellent choice. They are ideal for any space. Originally they were made of copper and consisted of 4-6 sides. Today, such Japanesestyle chandeliers and lamps are made of paper, glue and bamboo. Usually, they are placed in well-lit corridors.

BEDROOM IN THE JAPANESE STYLE The correct way to design a bedroom is to start from the floor and gradually move up. For floor covering, it is ideal to use mats. Traditional mats are made from rice straw and are very comfortable to walk on without shoes. If there is no tatami to cover the whole floor, just lay a small mat in front of the bed. The furniture that is used in oriental cultures often has short legs. Therefore, if designing your bedroom in the Japanese style, choose a bed that is as close to the floor as possible. Decorate the bedroom with bamboo accessories to uphold the Japanese theme. Instead of a bed, you can even simply use a mattress. When choosing furniture, remember that all articles of furniture in the bedroom should meet exclusively functional needs. Do not clutter the space; instead, keep only the necessities. A bedroom in the Japanese style does not tolerate excessiveness. choosing furniture. The design of the room in the Japanese style often includes: 1. Islet for rest in the center of the room; 2. The presence of only the necessary furniture made of natural wood; 3. Vintage materials; 4. Sliding bamboo doors ; 5. The combination of elements made from wood, glass and metal; 6. tures elegant furniture on short legs. This can be a low coffee table that you can sit around using ottomans or pillows placed directly on the floor.

THE LIVING ROOM IN THE JAPANESE STYLE Minimalism in the details of décor and simplicity of forms is the “business card” of this style. Therefore, exclude unnecessary details from the living room such as photographs, paintings, figurines and modern décor objects made from metal or glass. The walls should be bright; you can buy white or cream wallpaper on a fabric or plant base. To make the interior cosier, you can use traditional plants such as bonsai, accessories featuring hieroglyphs, images of cherry blossoms or authentic accessories such as the katana sword. The floor can be made from either bamboo or laminate. These materials are longlasting, practical, easy to clean, and heatresistant.

THE BATHROOM IN THE JAPANESE STYLE Decorate the interior with elements made of natural materials such as bamboo, rice paper, or wood. Emphasize the elegance of the bed and chairs using silk pillows. You can also incorporate silk curtains in the bedroom. Paper lanterns made from rice paper, hung from the ceiling, will add authenticity to the room. Further, consider choosing several pictures depicting nature or cherry blossoms.

The traditional Japanese bath is a “deep bowl” (ofuro) which is completely hidden in the floor. A shower is located separately. There is also a zone for dressing, separated by a screen or partition. To create an oriental interior in a small bathroom you can use ceramic tiles and panels in a light, calm tone. Scattered lighting will be a perfect complement for a bathroom in this style.

JAPANESE STYLED KITCHEN The kitchen made in the Japanese style should not be attributed with a particular mood. It can be warm and cozy but also discreet and spacious. In any case, ensure that you create a comfortable and functional space where you can spend time with family and friends. As for the décor, the interior of the kitchen will be perfected with fine details. Consider incorporating the following: • Bamboo in an outdoor vase; • A panel with hieroglyphs or images of people; • Mats as seats or tablecloths; • Tableware and porcelain in the Japanese style : tea sets, plates and bowls;

CUE THE COLOUR!

C

by Kate Davidson

olour is the most common, yet equally the most misunderstood and misused element in the decorating toolbox. While colour is often considered just a “background element,” as a designer I can’t stress the importance of colour enough. It expresses personality, affects the mood and inspires different activities, from eating to conversation to work. In order to understand how colour can be used and what it can achieve, let’s start with the basics.

The primary colours are where it all begins. That spectrum of stunning shades all starts with various combinations of yellow, blue and red—the most basic of the bunch, yet arguably the most moving. Yellow has a warming effect; an instant “merry-maker” that stimulates mental activity. For these reasons, yellow is an ideal choice for kitchens, living areas and offices. Yellow stands out before all other colours when placed against a black backdrop. It immediately has that “wow” factor, but when overused, yellow can have a disturbing effect. New parents, be forewarned: it’s been said that babies cry more in yellow rooms! Blue is the cool, calm and collected of the primaries. It may even help lower blood pressure and heart rate, and is thus often used in bedrooms, living rooms and lounging areas. Gentle blues also make for an unconventional yet subtle neutral colour that goes beyond your basic beige. Alternatively, rich blues like “peacock” can create a regal look. But beware of the moody blues! Think about how you’ll use the room, who it will be used by, and how you want people to feel like when they’re in it. Last but not least, red is too hot to handle for some. This bold, fiery and intense hue evokes passion and warmth, and is right at home in both traditional and contemporary environments. But due to red’s hefty visual

weight, it is often used in small, measured doses as an accent colour.

matte black. You’ll see it dominating interiors in the year ahead.

TIP: Always consider adjoining rooms and hallways when choosing a room’s colour palette. For the sake of continuity and great visual flow throughout your home, you generally want everything within view to be in the same colour family.

DESIGNER FAVE: Black fixtures in bathrooms are pure decadence. They’re unexpected, modern and totally indulgent!

Another colour-palette consideration is fixtures. Finishes should be incorporated into your colour plan, not left as an afterthought. The current trend for lighting, cabinet hardware and plumbing fixtures is

MUST HAVE! Companies like Victoria + Albert Baths now offer distinctive finishes to stay ahead of all the trends. Check out their new glossy and matte black finishes available in vanities and various tub models. www.vandabaths.com. Unsure of what colour? Experiment before you buy with their new colour select online feature.

To some people who don’t know any better, colour is basic. To others, it’s just the beginning. Follow your heart to hues—and a home—that are a true reflection of you.

ith the warm and sunny days upon us, we tend to give preference to roasting marshmallows al fresco rather than sitting beside a fireplace indoors. The nights in Ontario can get quite chilly and those marshmallows do not need to be roasted over makeshift fires of twigs and branches! There are countless options available to bring the fire to your patio. and three-sided fireplace units. Now, there is a vast array of the same products for the outdoors made by brands such as Regency who also offer gorgeous patio options for seasonal enjoyment in your backyard. Standout companies like Valor also have an outdoor conversion kit to make the most of that radiant heat gas fireplace. For new construction or renovations, Valor fireplaces start easily and are smokeless, burning 100 times cleaner than wood. If you don’t have a gas line available or would prefer not to use propane, Amantii has created an outdoor collection of electric fireplaces. These units make it possible to safely enjoy the ambiance of a fire on any covered deck, patio or balcony any time of the year without the costs, worry or mess associated with a gas or wood burning fireplace. By and large, companies are consistently seeking to revolutionize the concept of a fireplace. Nowadays with more consumers making eco-friendly choices for their homes, the wood burning fireplace is taking a back seat, giving the lead to new technologies. Bio-flame units can be free

standing, sit on your table top or even be mounted to the wall and can heat up your home without the need for venting, gas lines or remodeling. A great choice for the outdoors as well, these units use clean burning ethanol created through a fermen-

tation process of sugars, including sugar cane, corn, beets, and potatoes – pretty sweet, right? These natural, all-renewable resources work together to create an ethanol fuel source that provides heat and a beautiful flame inside and out. Mother Nature is turning up the heat (finally!) and if we really want to extend the life of patio season, it may be worth it to invest in some back up for those cooler nights. Don’t forget to work with qualified fireplace experts like Kastle Fireplaces. Now let’s face it, a gorgeous fireplace unit can look good on or off, inside or out, any time of year.
