rick is an ancient material that has been used in construction for centuries. Today’s market offers bricks of building grade as well as decorative bricks used for both outside and inside trimming and decoration. Today, bricks have become an interior decoration material of choice in connection with the latest trend to use ecologically clean, natural substances to create a certain style of decor. Another choice is wood but it is considerably more expensive than brick and thus not as widely affordable.

DECORATING WITH BRICKS

Decorative bricks come in many shapes, patterns, and colours, making it easy to choose the type appropriate for the desired style of decor. Bricks are resistant to moisture but not waterproof which means that sooner or later they will start deteriorating in constant moisture conditions. In order to extend their durability, decorative bricks should be treated with a special solution that makes them waterproof. This treatment is especially recommended for the bricks used to decorate a bathroom. Some styles of decor can do with faux brickwork “revealed” in places from under “chipped” plaster (French Provence). In others, the whole wall or part of it can be made of laid bricks (country style). In the case of classic interiors bricks find their use in decorating fireplaces and walls around them. Window and door openings look great encased in brick “frames” with rounded corners. Glossy bricks look better in modern interiors that call for smooth, shiny, light-catching materials. Classical style interiors will profit from matte brick surfaces or even antiqued brick that will impart an ancient look to a modern dwelling. Decorative brick is an inexpensive way to add uniqueness and charm to your home. Laying a whole brick wall is quite a risky proposition – but a small fragment of the wall, a corner, or a recess decorated with brick will draw attention and incite admiration.

COUNTERTOPS FOR THE KITCHEN

THE MATERIAL OF THE COUNTERTOP When considering your options, pay attention to the material that the countertop is made of. The prices of two countertops made of the same material can be substantially different – depending on the quality and the producer. If choosing particleboard and MDF, you can arrive at a budget-friendly solution. Particleboard provides a wide range of options when it comes to style, form, and colour. This is achieved due to the laminated surface. As a result, it becomes damp proof, easy to care for thanks to specialized membranes, and suitable for an assortment of options: wood, stone, or tile. The only drawback of these surfaces is the fact that they are susceptible to scratches. If they occur, water can fill them and the tile will swell. A safer and ecological option would be a surface made of MDF. However, this material consequently costs more. Stainless steel has countless advantages; thus, it is considered to be quite an expensive material. The cost depends not only on the thickness of the sheet but also on the surface – whether it is matte or mirror-like. Today you can find embossed and grooved surfaces. A countertop made from stainless steel will serve you for a long time. It is highly practical and easy to care for.

I

n the kitchen, the countertop can highlight the interior’s originality and creativity. However, it can also do the opposite – mute the tone and bring dissonance to the harmony of the interior. The countertop must handle a whole assembly of tasks and as such, the surface should be made of a material that is easy to clean. Qualities such as longevity and hygiene are of upmost importance. Another significant factor is the price of the countertop. The aesthetic and quality of the countertop greatly affect the cost of the furniture. A correctly chosen countertop makes the interior original, comfortable, and functional. To achieve this purpose, it

does not necessarily have to be very expensive or super exclusive.

FACTORS TO CONSIDER WHEN BUYING A COUNTERTOP When choosing a countertop, it is important to take into account several nuances that will affect the price, quality of the make, and its harmony with other elements in the kitchen. The material that it is made of, quality, size, form, thickness, color range, and how it will fit in with the design of the interior are all important aspects you have to consider.

e-mail: aahtoronto@gmail.com

By choosing glass or acrylic, you can make your kitchen of a modern design. Durable glass tends to be expensive; however, it is very easy to clean and maintain. With modern technologies, glass is made to be very strong and reliable. Artificial stone, analogous to the natural version, is a great economical option. It can be made to resemble marble and granite. Artificial stone looks pleasing in the interior and possesses valuable functional characteristics. Today, it is considered one of the most in-demand materials. Natural stone is a luxurious and exclusive specimen. A wide variety of stone can be used for the countertop such as marble, granite, basalt, and sandstone. It is worth

noting that this material is perpetual and requires minimal care. Further, it can withstand any challenge that comes with being in the kitchen. The most common stone countertop is that of granite tiles.

THE COMPOSITION OF COLOURS FOR THE COUNTERTOP When choosing a countertop, it is worthwhile to pay attention to the colour and how it will look in your interior on the façade of kitchen drawers. Together, they should create an ensemble without disturbing the harmony of the interior’s design. The most important rule to satisfy is harmony in the interior! Dark cabinets require a lighter countertop with a similar tone while bright cabinets will look good with darker or even black surfaces. Colourful kitchens look good with white or slightly shaded countertops. You may also want to consider the colour of the apron. They can match or contrast. The most important factor when choosing a countertop is for you to like it. The kitchen is not just a room in the home – it is a space where the family spends quality time and hence, it should be not only stylish but also cozy. FAUCETS – WHAT ARE THEY?

form of your water bill since it wastes a lot of water. By choosing a reliable faucet at the outset you are less likely to encounter such problems. The construction of a faucet determines its reliability. Mechanically, there are four types of faucets: compression, cartridge, ball, and disc. Each of them has different mechanisms for controlling water flow, and all are relatively easy to fix if a washer, seal, O-ring, or cartridge needs replacement and starts to leak or drip.

COMPRESSION FAUCET Compression faucets are the least expensive type. They are most often found in older homes. You can tell a compression faucet from separate knobs for hot and cold water that work when you twist them to either open or shut the water flow.

W

hen deciding on the style of the bathroom or kitchen, many homeowners pay attention to the wall and floor coverings, the sinks and tubs, and colour accents but they rarely think of a very important detail – the faucets. Whether you are planning to remodel, replace a broken faucet or cosmetically change the look of your kitchen or bathroom, you should make a decision based on more than looks and price. Choosing the right faucet is one of the most important aspects. If you know how the different types of taps work, you can choose the one that best suits your sink. A leaky faucet is a nuisance in itself but it can do much more damage than just getting on your nerves with its constant dripping. It can bear a potential expense in a form of repairs if it stains your sink or tub and in the

6

Compression faucets will at some point start dripping. Their rubber seals or washers will eventually wear down and need to be replaced. The washers are located at the end of a compression stem that stops the water flow when the handles are tightened. When the washer stops doing its job properly, water gets past it and starts dripping. Thankfully, replacing a seal is an easy job even a person lacking in mechanical knowledge can do it. The other three types of faucets are called “washer-less.” They are more valuable as they tend to leak much less than compression faucets.

BALL FAUCET A ball faucet is commonly used in kitchen sinks. It has a single lever that controls a slotted ball that aligns with the cold and hot water. To control the water pressure you have to lift the lever, which, in turn, lifts the ball to let the water through. The temperature is controlled by moving the lever from side to side. This aligns chambers in the ball where hot and cold water is mixed. A ball faucet is the leakiest of the “washer-less” faucets.

CARTRIDGE FAUCET

CERAMIC DISC FAUCET

This type has a hollow metal cartridge that seals the faucet and controls water flow and temperature. It may have one or two handles. A single-handled one works by being pulled up or down to adjust water pressure and moved back and forth to adjust temperature. A double-handled cartridge faucet works not unlike a compression faucet, but is easier to use since you don’t have to apply force to turn it off and on. All of the parts are locked in the cartridge – therefore should a leak or drip occur you need to replace the whole cartridge.

This is the latest in faucet technology and the most reliable. This faucet controls water flow with two fire-hardened ceramic discs: one stationary and one that moves sideways or up and down. By sliding across each other the discs control both water flow and temperature. Disc faucets tend to have a wider body to house the discs, which are located inside a cartridge. They are considered the most reliable faucet types; the cartridge rarely needs replacement. They are the most expensive and often come with lifetime cartridge guarantees.

DECORATING WITH BAMBOO

D

o you wish to give your home an elegant and slightly unusual look? Then try a green way of doing it. Bamboo is a green product that comes in various forms, is fairly inexpensive, and looks great in interior decor. Bamboo is a real gift of nature. It is widely used in many industries – from pharmaceuticals to musical instruments, and from kitchenware to decorative items and furniture. Bamboo is multifunctional. It can be used as a construction material and for landscaping accents. For centuries, bamboo has been used for tribal art to decorate homes and offices. Bamboo is becoming more and more popular in the area of interior décor. Despite the sturdy and thick appearance, bamboo is actually lignified grass. As unlikely as it may seem, bamboo is harder and more durable than oak. There are hundreds of species of bamboo. It grows as hollow tubes that vary in width and height. Bamboo is famous for its strength and varying colors that range from pale yellows to dark greens. It is considered the most ecologically pure of all the natural decorative materials. Bamboo comes from China where it has been associated with eternal youth, unlimited energy, and strength. There are various forms in which you can use bamboo for interior decorating purposes, including furniture, beaded curtains, wall coverings, window coverings, and many other decorative items made of it. Bamboo blinds add warmth and exotic flavour to a room. Blinds not only deflect the summer heat but also hold the warmth in the winter. They provide great insulation from outside noise. Bamboo blinds are suitable for bedrooms and bathrooms. Bamboo shades come in two varieties, light filtering and privacy. You can also use bamboo room dividers that add elegance and an exotic touch to your room while serving its direct purpose of dividing the room into well-defined separate areas.

Some of you may sceptically recall the bamboo interiors still seen in the reruns of the late 20th century TV shows. Don’t worry – today’s bamboo furniture and accessories have a completely different and much more modern look. This is because up to the ‘60s bamboo was considered unyielding to processing, and was used for producing primarily simple items. Advanced technologies of today enable the use of bamboo for virtually any item that up until now had been made of wood only. Unique qualities of this miracle material make it great for producing all types of furniture, as well as mirror and picture frames, rugs, coffee tables, and even lamps. Bamboo lends itself to a variety of styles blending seamlessly into different interiors, from the classic to the contemporary. Because of its natural and light feel it fits organically into any space with beautiful results. Wall coverings, mouldings, parquet and laminate, bamboo trunk, ropes, panels, and slabs for decorating walls, ceilings, floors, etc. – this unlimited variety helps those who are looking for something unique in their home decor realize their wildest dreams. And for those of you who are ecoconscious: bamboo is an organic, renewable resource. In fact, it is one of the fastestgrowing plants in the world. Use it with a clear conscience and enjoy!

The Simplest System that Will Cover Daily Expenses and Generate Extra Profit closer. This way, visiting the property takes less than a day. After finishing several construction projects, we were able to gain partners and create a team of professionals which includes Real Estate Brokers, Mortgage Brokers, Real Estate Lawyers, Professional Contractors, and Property Managers. Working with such a team saves time, money, and most importantly, greatly reduces stress. “Someone is sitting in the shade today because someone planted a tree a long time ago.” Warren Buffet

A few months upon my arrival to Canada, I was writing a check for the monthly rent to my landlord when I thought: “It would be so great to own a house like the one of my landlord, or even several houses, and to take the place of my landlord; to have people writing checks to me every month as the years go by until the end of my days.” While driving around neighbourhoods, I noticed apartment buildings where 10, 30, or even 100 units were rented each month. My mind was occupied with the simple math of the profits that the landlords generate and hence, I came to the realization that my whole life would not be enough for me to be able to afford such a building. However, as the years passed, these thoughts never left me. Two years ago, I met an old friend of mine while working on a construction project. I knew him even before coming to Canada and our meeting opened a new perspective at looking at real estate investments. As a result, we became business partners and currently own 3 investment projects. Attending numerous real estate seminars and becoming members of investment clubs and associations enabled us to gather valuable knowledge and experience of other investors in the real estate field. Gradually, we were able to shift out the principles and strategies that comply with our view of real estate. We owned a duplex in the US; however, the difficulties of running a business 1, 300 km from home soon became overwhelming and we decided to deal with properties

The most important principle of investments is profit, which is created by several factors: -Monthly Positive Cash Flow -Mortgage Loan Reduction -Appreciation The most important aspect that we value is the rate of return. Our investment criteria is getting 10-30% of the invested money yearly. For example, let us consider a simple investment an hour away from Toronto in a detached, semi-detached, or town house with 3 bedrooms and at least one bathroom priced at around $300, 000. It is impossible, and unreasonable, to come up with the total amount at once. Rather, one needs to use loans from banks (or other financial institutions) and present a down payment ranging from 5-25%. The figures are subject to change under market conditions; however, in any case, we double

the initial investment in 3-5 years. To attain this profit, one simply needs to change the loan conditions. Now the profit can be applied in any direction, even to buy a second property. Having the knowledge that a single house is able to generate $22, 000 a year with the correct strategy, it is not difficult to calculate how many houses you need in order to have:

You and Your KITCHEN

Y

our kitchen is one of the most important rooms in your house; thus, it is of upmost importance to ensure that it is comfortable and convenient. Only you can decide what your kitchen should look like. Kitchen renovations inevitably lead to the necessity to make a choice regarding its colours, counters, and accessories. Like fashion, kitchens come in different types of styles. Remember that getting a new kitchen is a considerable outlay of finances that cannot be repeated too often. Therefore, choose a kitchen style carefully making sure you will be able to live with it happily over the years. First of all decide whether you prefer a more modern or more classic style. Making that decision will help you start to narrow down your choices on everything from wall colour to cabinet doors. You have the freedom to choose between hundreds of kitchen cabinets design, doors, countertops, range hoods, and other appliances in order to develop your own unique kitchen. Within each style, you have freedom to personalize their settings to suit your needs. By learning more about kitchen cabinet design, you will eventually discover the kitchen style that best suits your personality and lifestyle.

COUNTRY STYLES Country style is welcoming and warm, with bright colours and light, painted and glazed kitchen cabinets, floral patterns, decorative shelving and moulding. Among the country kitchen styles one can select English, French, Farmhouse, Cottage, etc. It may mean painted, glazed and distressed kitchen cabinets, hand-painted tiles, butcher blocks and other typical elements.

To create a great country style kitchen keep it simple with well-chosen accents like potted herbs in the window, rugs on the wood or natural tile floors, chintz and calico window treatments, and open doors to display colourful dishes to add to the décor.

CONTEMPORARY STYLES Contemporary kitchens, also known as modern, have simple clean lines and decorative elements and are almost devoid of personal touches. The materials associated with contemporary kitchen styles are mostly man-made: stainless steel, laminate, glass, concrete, chrome, lacquer, etc. Contemporary kitchen styles bear European influences. If a clearly modern kitchen leaves you wishing for a touch of cosiness while looking sleek and streamlined, you can mix subtle woods like birch, ash or maple with some sort of metal like copper, brass, pewter, chrome or stainless steel on your countertops, floors and cabinet doors.

TRADITIONAL STYLES Traditional kitchen styles blend the formal and elegant look characteristic of American and European homes of the 18th and 19th centuries. Among the common elements of this style are crown and rope moulding, fluting, and other ornamentation and trim. The kitchen cabinets are generally made from cherry, walnut and mahogany wood and feature raised panel doors. It’s also common to see them painted white. The fixtures and appliances are generally antique looking. If you are not planning your next renovation soon, a traditional kitchen may be just for you because it never goes out of style; however you may want to spice up your appliances or furnishings over time. As mentioned above, you can choose any trend within the three main styles but remember that the more expressive your kitchen’s look and the more avant-garde its design, the sooner it will become outdated and the sooner you may get tired of it.

Selling or Buying: WHAT COMES FIRST?

H

ello, I’m Natalia Slobidker!

AFTER

I am a professional fulltime realtor; I specialize in real estate pre-sales, sales strategy development and keeping real estate transaction risks at a minimum. My mission: minimum stress – maximum benefit, in any real estate transaction. Today, my article will address the issues of those who plan on purchasing real estate. You must have a balanced approach to this process, regardless of whether or not it is your first time. Even with the dynamic current market, you – as prospect buyers – must resist the hype to join the fight over a home that may not fully meet your requirements. So, what does one have to take into account?

If your intention is to redesign your home, be sure to consider the following factor.

disadvantage. Quite possibly, the situation is remediable.

2. HOUSE SIZE

3. HOUSE FEATURES

3. HOUSE FEATURES

Particular features can either present as advantages or disadvantages depending on the lifestyle, age, and habits of the prospective buyer.

The simplest example is a poorly planned kitchen with old cupboards and a poorly chosen color scheme.

1. LOCATION

4. PRICE RANGE 5. PURCHASE STRATEGY

1. LOCATION Traditionally, districts are valued for their proximity to transport and good schools, which is entirely understandable. People are often willing to go for any compromise except their children’s education. Therefore, prices and demand for homes in such districts always grow faster than in others.

2. HOUSE SIZE I can safely say from observing dozens of customers that, in the eyes of the potential owner, the size of the house is not determined by a nominal square footage, but rather by the number of bedrooms and bathrooms and the size of the kitchen.

16

For example, do-it-yourself gardening enthusiasts are unlikely to appreciate an elegant, stone-paved backyard. Yet, for a couple who plan to spend minimal time on garden maintenance, a large grassy backyard will not be a pleasant addition.

Below is an example of the effect of a slight reconfiguration and change of colors: a small, seemingly-tight kitchen became large and spacious after renovations. It’s hard to believe that it is the same space before us, isn’t it? BEFORE

However, if the former couple is unable to buy the house, the latter could always alter the backyard to suit their lifestyle. This means that when evaluating a particular feature of your house, do not rush to put it down as a

That’s why I always recommend consulting with a professional before blindly leaping into renovations. A nondescript house may become a handsome prince. The main thing is to see that potential in it. And so the notorious dilemma arises: whether to purchase a pre-renovated house — simply bring the suitcases in and begin living — or instead get a “blank slate” bought for a winning price and spend extra funds to refurbish the house how you wish. It is a very personal question. I have one recommendation in this situation. If there is a professional who can at least provide you with a rough time-and-money estimate for each specific alteration, then it would definitely make sense to hear them out. Yes, repair will be a messy inconvenience, but it’s only for a week. For years to come your life in the house will be cozy and comfortable. All of these factors determine the next criterion:

4. PRICE RANGE With today’s cheap money, many overestimate their capabilities and acquire prop-

erty which stifles the hosts and leaves no funds for other equally important aspects of housing. Working closely with mortgage specialists, I noticed that many people ask how big of a loan they can get instead of working backwards and determining specifically how much they can afford to spend on maintenance of the house (“x” dollars). House expenses will cost “y” dollars. Then, what portion of that “x-y” amount can be taken care of by a loan on a monthly basis?

The most common mistake of those buying for the first time is underestimating the cost of home maintenance in calculating their financial capacity. If you are not sure that you have taken into account all nuances, contact a professional. They will help you correctly assess your situation.

5. PURCHASE STRATEGY This is one of the most difficult moments between the realtor and client. The agent’s experience, the buyer’s comfort, and a sober assessment of the situation must align. The buyer’s financial opportunities are vital

FOR ADVERTISEMENTS CALL (416) 477-6107

to the final decision and transaction, just as important as the general situation of the market or that of one house in particular. As the topic of strategic home acquisition is interesting and multifaceted, it deserves a more thorough discussion, and I will talk about this in one of the following issues. If you do not want to or cannot wait, have questions to which you would like the utmost honest answers, if you just want to evaluate your property, or begin your search for a new one, please call me and I will gladly help you out!

WOODEN PARADISE

W

ood is the one of the most common materials used in decorating homes in comparison to others. Materials made of wood are modern, versatile, and aesthetically pleasing. Wood is considered a natural and clean material; it professes the good taste of the homeowner and according to the Chinese philosophy of fen shui, wood brings comfort, happiness, calmness, and prosperity.

18

ALL ABOUT HOME

Over the countless centuries that wood was around, craftsmen learned all there is to know about this material; they know which type should be used for outdoor furniture, a light shelf, or on the contrary, a heavy solid wardrobe. Among the different types of wood used in the interior, pine is the most common. It is used for just about anything – from doors to shelves. Oak is appreciated for its durability and strength. Oak parquet is at the top of the

price list as it is highly durable. If making floors to serve for centuries, choose oak! The same goes for oak furniture. Although today manufacturers prefer lighter woods with less longevity, antique lovers can search the market and find decorative objects made of wood that is centuries old. Another strong type of wood is walnut. Its fibres are very rich in the colour palette – from yellow to virtually black – and with time walnut acquires a noble dark hue.

Beech is popular with the masters of woodcraft because of its capacity to be easily bent under steam and to keep the acquired shape when dry. Therefore, it is used in manufacturing “curly” furniture. Beech is also strong and has a rich colour palette – from pink to grayish brown. The colour stays unchanged for years to come.

enables the most intricate carvings. Lime wood is used primarily in crafts or for furniture that is not intended for heavy use. Many artisans use the inherent colours and patterns of wood to decorate their product. A good example is the decorative beauty of birch and cherry wood – rich warm hues with striking curlicues created by Nature herself.

Lime wood is one of the softer kinds of wood but professional craftsmen use it all the time. The pliable character of this type of wood

Exotic types of wood are often used for decorating simply designed furniture – for instance, rosewood or mahogany in-

lays add a different, noble look to wooden furniture. Rosewood is amazing in that it usually has a purple tint, often with lighter pattern along the whole piece. This wood is also very strong, and its aroma is reminiscent of violets. Cabinet makers love mahogany for its properties and colour. This wood is strong, durable, and elegant. Besides, it has an inimitable red colour and interesting patterns formed by various fibre combinations.

FRAMING YOUR VIEWS Window coverings can serve many purposes – from practical to aesthetic. Many homeowners tend to focus on privacy and light control when deciding on window treatments, while designers tend to choose window coverings based on the desired effects; softening the room, designing the space, or framing the view. Thankfully, you can achieve the best of both worlds with custom window treatments which allow form and function to coexist beautifully.

So where to begin? Choosing the right window coverings can be a daunting task for a homeowner staring down an overwhelming amount of bare windows. The key is to prioritize: begin by using shades to cover the windows in the bedrooms and bathrooms being used. Since it is unlikely that colours and furniture have been finalized, avoid purchasing permanent fabric drapery treatments right away. Instead, begin with shades for privacy and sun protection, keeping them neutral and staying consistent throughout your home - this will avoid imposing limitations when it comes to selecting fabric for drapery. Neutral shades are also the most economical and clean-looking option for getting your priority windows covered. You may want to continue with shades throughout your home, or you may opt for neutral sheers which are great for larger windows. This will not interfere with your drapery design scheme. For a more formal look, consider Hunter Douglas silhouettes or pirouettes.

a ripple fold or top pleated style with protective lining. To maximize the visual impact of your window coverings, have the panels installed on the ceiling or, if you have crown moldings, place the rod just below the crowns. If there is wall space past the side frames, extend the drapery past the frame and keep the rods small in diameter. Flashy hardware and oversized finials are a thing of the past – keep hardware slim and subtle; the fabric should be the focal point!

Drapery fabrics should only be selected when you are closer to the final stages of decorating. After careful planning and consideration of the overall design of your home, I urge you to avoid simply layering your windows with skimpy side panels they appear unattractive and misplaced, especially on large windows. Panels should be custom made with maximum fullness in

Choosing colours is no small task. Grey is a popular fabric colour option today, although metallic, earth and jewel tones are all gaining popularity. Do not be afraid to add texture: linen has great natural texture and organic elements and velvet is often used for its lavish appearance and extraordinary hang. Wool has an opulent hang as well, while silk remains a classic alternative. Prints are also a great way to add visual interest - geometric prints, ikat, ombre and jacquard are hugely popular for panels. Let’s finally say goodbye to the ultra minimalistic “less-is-more” phase and embrace more warmth in our interiors. Carefully considered custom window coverings are the perfect way to add personality and high style to any space!

FAKE IT TO

There is nothing quite like the luxury of marble or the richness of leather. Designers are drawn to such qualities; to the unique depth and quality that only natural materials possess. If only every project could be draped in yards of linen and clad in white arabesque marble! Here is the catch: not all of us are able to afford the price tag attached to the laboriously harvested, tanned, and milled product. Natural resources are limited – this creates both the demand for their valued qualities and the matched high prices.

MAKE IT

That which is natural tends to come with its inherent weakness, whether that is the porous quality of stones or the delicate surface of hides. The maintenance issue plays a significant role in material selection. Design trends are born out of the need for them. The high demand of these trends and the desire of a budget-friendly and low maintenance option caused the market to be filled with “cousin” materials, alternately known as fakes. I have personally witnessed the transformation of “the fake” go from Frankenstein to fabulous. Truthfully, the result is often better than the real thing!

Below is a list of my top three fakes that give the real thing a run for its money.

1

STONE TILE AND SLABS

No doubt we all love the aesthetic of marble; however, do we really want the panic that ensues when we spill hand cream on the bathroom floor or red wine drips on the kitchen counter? Have no fear! Porcelain products are a great replacement; they are inherently nonporous, thus bringing the maintenance to a bare minimum. Moreover, they are priced at a fraction of their fancy counterpart. Collections such as MAXFINE from Ciot include slabs and tiles that allow ultimate flexibility in design. For instance, the slabs are available in several patterns within each colour for an authentic “natural” application. With thicknesses

starting at ¼” the issue of heavy weight associated with natural stone is eliminated. In short, porcelain is cheaper, more durable, and easier to install than the natural option.

2

LEATHER WALL COVERS

Using luxurious materials and textiles to make a statement has long been a designer go-to move. I have installed rich leather panels on the entry walls of a penthouse and created leather-wrapped wall panels in a dining room. The subtle patina offers texture and elegance; however, it is an expensive installation process that requires professional skill. Further, leather is not highly tolerant of scrapes or scratches. A fantastic alternative is a wall cover which is available in a variety of patterns, hides, and tones. Whether you are looking for

classic leather, or the detail of a faux-croc or faux-ostrich, synthetic wall covers are a fast, affordable, and humane alternative.

3

NATURAL TEXTILES

I love the softness that natural linen adds to the interior. The problem is that I am not very keen on the hefty price that 100% linen carries. If you ever had custom drapery made, you will quickly learn about the enormous quantity of yardage required. The price alone can be debilitating. In addition, some natural materials do not fare well under direct sunlight. As an alternative, consider a linen blend. It offers the drape and aesthetic of the real thing with added durability and reduced cost associated with synthetics. If you love luxury but prefer an easy and affordable reality, I say, fake it to make it!

S

leep takes about one third of the average person’s life. This is why it is so important to make your bedroom both comfortable and pleasing to the eye. The bedroom is the place to relax in comfort as well as to get a good night’s sleep. The way you format your bedroom windows plays a very important role in the overall feeling of comfort and security. No matter what style of bedroom decor you have, choosing the best window treatments for the room should be based on function, appearance, and design. First of all, decide whether you want simple curtains or more dramatic window treatments to enhance the appearance of the room. It is very important to tie the curtains in with the rest of your decor. This does not mean that you have to play it safe and make the curtains match perfectly but they shouldn’t clash with the decor. Make sure that the materials reflect the materials in the room, the color works with your color palette, and the thickness of the material works with the feel of the decor. In fact, the thickness, colour, and fabric are the three most important points to consider when deciding on the window treatment for the bedroom.

THICKNESS: Consider a window facing east or southeast. Waking up to a glorious sunrise is very romantic – but not if you are too tired to appreciate it and just want to sleep in. Hence, for a window that gets early morning light you may want to consider a heavier curtain. Rooms that have little natural light should be dressed with lighter fabric treatments to allow sunlight in. Functionality is the key word here. Blackout curtains are thicker than regular curtains, which not only helps reduce light that comes into the room but also helps with noise reduction. They are ideal for bedrooms that are near a street or get direct sunlight for most of the day. Moreover, they also come with a thermal liner, which makes them energy-efficient to retain warm or cool air throughout the year, saving you money on heating and air conditioning.

CANADIAN TECHNOLOGY IMPROVES YOUR INDOOR AIR QUALITY STYLE

W

e spend up to 90% of our time indoors. In fact, for almost our entire life, we are breathing indoor air in buildings that have been sealed like airtight jars to keep the outdoors out and provide a controlled environment. Scientists have identified up to 200 different indoor air contaminants – a real toxic soup emitted from furniture, carpets, walls, paint, machines, and even human occupants. In 2000, the U.S. EPA ranked indoor air pollution in the top five threats to public health. Using science originally developed for space habitation in the 1990s, our founder Dr. Alan Darlington commercialized this biofilter system – bringing a groundbreaking level of ‘green’ to the architectural and building community. From humble beginnings as a self-sustaining plant wall that refreshes air, Nedlaw has developed a biofilter machine suitable for any indoor environment, at virtually any size, that can be installed during or after construction – for residential or commercial applications. Every Nedlaw Living Wall Biofilter is custom built giving homeowners and builders incredible flexibility in terms of location, size and budget. Once installed, the wall requires very little maintenance and energy to run. Nedlaw has a number of projects that are over 10 years old and still functioning 100% - nature’s science never expires! Free standing biofilters simply return clean air to the room using built-in fans – you can actually smell the fresh air. In many commercial applications, the Nedlaw Living Wall Biofilter is fully integrated into the building’s HVAC system so that the clean air is distributed throughout the building. This integration means the building needs to

take in less fresh air for heating and cooling – dramatically reducing energy usage. This same integration is possible for residential projects so that you can enjoy the benefits of fresh air throughout the home – at the right temperature and humidity.

HOW IT WORKS In simple terms, a Nedlaw Living Wall Biofilter is a working machine that draws dirty indoor air in, removes the pollutants and returns clean air. Beneficial microbes on the plant roots literally eat the contaminants as food. The clean air gathers in a set of diffuser panels to be returned to the room or to be integrated into the building’s air handling system. The bonus? Aesthetically, the biofilter is a lush, mature plant wall that continually grows and changes – what a focal point for your living space.

IMMEDIATE AND AMAZING BENEFITS: • Remove 90% of Volatile Organic Compounds (VOCs) from your indoor air • Create virtual outside air instantly • Provide indoor air at comfortable temperature and humidity – not super-cooled in summer or hot and dry in winter
