Elegant Marble

THE FINISH OF THE KITCHEN

The interior of the kitchen challenges us with its high demands of ergonomics, comfort, beauty, and of course, practicality. The biggest challenge is the countertop. We desire for the kitchen to look as good as new, without scratches, cracks, and damage even several years after renovations. Marble is ideal for this purpose. This natural stone is well suited for mechanical alterations – you simply will not find a better material.

THE SURFACE OF THE FIREPLACE Since the old times, the fireplace occupied a worthy place in the home. Its warmth attracts the family and friends during cold winter evenings to chat, watch the flames, and enjoy each other’s company. As such, the fireplace deserves special attention. Marble is resistant to high temperatures which makes it an irreplaceable material for decorating the fireplace.

Marble, translated from Greek, means “the shining stone.” Since ancient times, this noble material was used to create and decorate luscious buildings and entertainment facilities. Marble possesses numerous advantageous characteristics such as durability, heat and cold resistance, and moisture resistance. Despite these strengthening factors, marble remains malleable in the human hands. Antique architects from the Renaissance left behind great marble treasures such as the Taj Mahal, Medici Chapel, and Temple of Artemis.

ALL ABOUT HOME

Marble is just as popular today. Designers often choose various surfaces to be marble; for example, in the kitchen, living room, bathroom, or hallway. It will be difficult to find the optimal option, especially if your interior is in one of the classical styles. Marble truly becomes a part of the interior, highlighting its lightness and elegance. It no longer attracts all of the attention but rather serves as the perfect zest in the big picture.

THE FINISH OF THE BATHROOM Marble walls or floor look absolutely stunning in the bathroom. It is essentially resistant to damage, possessed bactericidal qualities, and is effective at blocking sound. Marble is effective in large masses – remember about this when choosing the tiles. Avoid interfering with the natural design on the marble using other decorative elements. When covering the walls, use tiles of equal size and avoid large distances between tiles. This way, you will achieve the best results.

A MARBLE FLOOR A marble floor often serves as a highlight in the interior. It creates an atmosphere of luxury, nobility, and harmony. Not surprisingly, these types of floors can be found in the halls of opera theatres, castles, and country estates. The design of the marble is outstanding so be assured that your interior will be unique!

CARING FOR MARBLE Be careful when choosing a cleaning agent for marble. It is highly sensitive to various chemical and alkaline substances as they react with the marble and can potentially ruin it. The cleaning agents you use should be of a neutral pH (7) such as water. Regularly wipe the marble with a wax based substance. This will protect the design on the marble and make it even more resistant to damage. Marble is a porous material. Spilled wine or coffee can easily change its colour. To avoid this, cover the marble with an oil repellent substance that will act as a barrier for liquids and other substances.

“TEXTURED WALLPAPER Wallpaper with flowers or geometric figures is all too familiar to us, but wallpaper imitating the texture of wood, fabric, cement, or bricks is a new approach that is becoming increasingly popular and a new trend in interior design. The same can be said about wall finished in plaster or wood; unfortunately, this is not a suitable option for every interior and it can get quite expensive. In this case, the wallpaper imitating these textures comes into play.

to your home. However, wallpaper imitating concrete walls perfectly fits into a modern interior. The rough texture will help create an unusual contrast in your home.

WALLPAPER IMITATING BRICKS This type of wallpaper is no doubt the leader in popularity. Brick wallpaper will look effectively in the kitchen, living room, or hallway. If you are a fan of the urban style, you can even incorporate this wallpaper in your bedroom.

This kind of wallpaper is ideal for creating an unforgettable and truly unique design in the interior.

WALLPAPER IMITATING CEMENT WALLS

imitating fabric will look just as interesting but will be able to serve you longer as they are easy to care for and do not tear easily.

At first glance, cement walls may seem boring and radical and you may not be convinced that they are able to bring comfort

WALLPAPER IMITATING WOOD Nothing encourages modern stylistic trends as much as using natural materials. However, covering the walls in real wood takes up plenty of time and money. Furthermore, the wood will require regular

WALLPAPER IMITATING PLASTER Plaster is a material that does not require special care to look pleasing. Usually, this material is used for the outer finish of walls. Displaying plaster in the interior may make it seem cold; however, with the wallpaper imitation, you will not encounter such a problem.

WALLPAPER IMITATING FABRIC Wallpaper made of real fabric has been on the market for quite some time. The decorative layer can be made from different types of fabrics which definitely look original but are easily susceptible to damage and abrasion. Thus, it is best to display them in hard-to-reach areas such as above a bed, sofa, or other areas of rest. Wallpaper

care. Wallpaper imitating wood is a perfect alternative. Rest assured that it will be just as effective as real wood in brining warmth and comfort to your home.

WALLPAPER IMITATING LEATHER Wallpaper imitating leather looks luxurious and is suitable in any interior. Furthermore, it provides relief and if displayed in sunlight, it will appear to have more depth. It will be as if the wallpaper is playing its own game with the light rays, creating a 3D effect.

WALLPAPER IMITATING PAPER Hand-made wallpaper looks heart-warming and touching. Newspaper clippings, engineer blueprints, and unusual images can all create an interesting entourage in the interior. Wallpaper can take on a large variety of imitated textures – your options are not limited to the ones mentioned above. Prior to making a purchase, evaluate your interior and decide which design will be best suited for your home. Never be afraid to experiment!

The process consists of three parts:

Step 1. Obtaining a STUDY PERMIT - You are required to complete registration at any College or University in Canada for a program of at least two years in length. For registration you have to provide the IELTS test result, achieving a minimum score of 6.0 - If your level of English is not sufficient for registration at any College or University in Canada, you can take ESL classes or enroll in the Foundation program as preparation for College or University. - If you already have some diploma, your credits could be transferred; thus potentially reducing the period of study.

Step 2. Obtaining a WORK PERMIT According to new regulations, as of June 1, 2014, study permits will automatically authorize the holder to work off-campus for up to 20 hours per week during the academic session and full-time during scheduled breaks without the need to apply for a separate work permit. The study permit holder must be pursuing academic, vocational, or professional training of six months or more that leads to a degree, diploma, or certificate at a designated institution. After graduating from two years of full-time studies, you have to apply and obtain a Post-Graduate Work Permit for the period of two or three years (depends on the Academic Program).

Step 3. Permanent Residence under Canadian Experience Class (Express Entry Way) Individuals who have gained skilled work experience in Canada for at least 12 months, such as temporary foreign workers and foreign students who graduated with a Canadian educational credential, often have

How to Choose the Right Architect

Architecture is a complicated profession to say the least. Not only does an architect have to create a timeless design, but they have to achieve this goal while ensuring the functionality of the space for the clients based on their lifestyle. They have to know the specifications and limitations of the materials used in the structure that they are designing and the environmental and geographical characteristics of the area that the home is in. This may seem like a daunting task and, rightfully so, as it takes years to acquire the skills and capabilities needed to create and successfully construct a beautifully designed home. As a result of these factors, many architects feel entitled to charging high service fee’s (up to 15% of construction costs) that can significantly reduce your return on investment. Regardless of this fact, there are several more areas of the architectural design process that consumers must be aware of along with the possibility of price gouging. Throughout the architectural design process you want to ensure that you are well informed of your respective obligations, rights, and expectations. This process is usually most effectively accomplished by conducting a thorough review of: • The scope of the architectural services

8

ALL ABOUT HOME

• The projected time period for the work to be completed • The final amount for the architectural design fees • The method of payment for the architectural design fees Once this step is complete, request a written contract from your architect outlining all of the above terms after they have been agreed upon. A general template for these documents can be found on the Royal Architectural Institute of Canada website (www.raic.org). Throughout this process your architect of choice should keep in mind the cost to build the structure you have developed along side them, the time it will take to construct it, and the quality and level of detail the drawings need to possess in order to ensure a smooth construction process. You also want to confirm that the architect of choice has experience with the common geographical characteristics of the area that the property is located in. In addition to this, as the property owner, you are responsible for hiring investigative subconsultants including: ü Land Surveyors ü Geotechnical Engineers ü Environmental Analysts ü Hydrologists ü Civil Engineers ü Landscape Architects ü Interior Designers

e-mail: aahtoronto@gmail.com

These sub-consultants bring special expertise to the project and can greatly benefit both the design and functionality of the space. It is best to work with a firm that provides all of these services under one umbrella in order to ensure a smooth design process for clients without leaving them to source these consultants themselves. Also ensure that your architect provides clients with problem solving services, feasibility studies, high quality 3D graphic rendering, and project management services. Selecting the right architect is the difference between the functional, aesthetic, and financial success or failure of your project. Your architect can provide you with some great ideas and solutions while keeping your best interests in mind by ensuring a quality build. It is for this reason that you should choose an architect whose work you admire and with whom you feel most comfortable.

FOR

THE FASHION

EXCLUSIVENESS AT THE CENTRE OF ATTENTION

E E T O DEV

Priority is given to everything unique, not typical, and unstandardized. These items do not necessarily have to be expensive or come from famous designers. In fact, you can create a unique accessory with your own hands.

НАNDMADE Handmade works can be present in the interior in the form of objects or various decorative techniques. The beauty of these creations is that they stand out from the usual symmetrical and similar objects.

THE QUEEN OF STYLE ECLECTICISM The most practical style in modern interiors is not high-tech as you may think, but rather eclecticism. This style allows for a mixture and combination of elements from various styles and eras. You can create a composition of ancient traditions and modern technologies, hand-me-downs and innovations, and ethnic roots and modernity. Be careful when incorporating this style as there is a thin line between a tasteful and chaotic interior.

All of the modern trends in the interior are very general; they do not require many specifics thereby allowing you to incorporate your ideas, preferences, and experiments. This is because the main trend in the modern world is individuality. Fashion can only direct you toward a particular style but the end result is up to you.

ETHNIC NOTES The key word here is not “ethnic” but rather “notes.” This suggests some elements in the interior rather than the interior as a whole. Objects of ethnicity are often bright and memorable so it is unnecessary to display them in bulks. Everything has to be in moderation.

A WATERCOLOUR SCHEME To begin, we will shed light on the situation and define trends and fashion. Trends are general rules or recommendations that, unlike fashion, can remain practical for several decades. Fashion, then, is the specific embodiment of a particular trend and is easily changed. The main trends for a modern interior are:

NATURALNESS This is a trend not only for the upcoming year, but for decades. Humanity has had its experiments with synthetic materials and is returning to nature. In fashion, ecologicallyfriendly and natural materials are reflected in finishing materials, textiles, and furniture.

10

ALL ABOUT HOME

Wood, linen, silk, cotton, fur, natural stone, leather, bamboo, paper, textile wallpaper, matting, vines – such is the richness of Mother Nature.

A COMBINATION OF FUNCTIONALITY AND CREATIVITY The majority of the population lives in apartments which are sometimes difficult to plan the way you like due to limited space. Here comes the necessity of making every room multifunctional and mobile. In order to fit all of your belongings, you will need to think of creative hidden constructions and search for unstandardized solutions.

e-mail: aahtoronto@gmail.com

Bright fluorescent colours have been going out of style and we return to soft and difficult tones. There is a clear tendency towards natural colours that require a realistic and slightly smudged appearance that can be accomplished with watercolours. Black and white interiors would also be suitable in this scenario. Do not try to squeeze all of the latest fashion trends into one room or apartment. You will not likely get a pleasant result. A flower shop has a large range of flowers but they are not all packaged into a single bouquet. Similarly, choose two or three modern trends in the interior that you favour the most, unite them with a common theme, and only then bring them into your home.

JAPANESE CURTAINS WITH PHOTO-PRINT This model differs from the classical in that it is made not from a whole material but from vertical stripes that are attached to a rail-like cornice. These curtains are called photo-blinds. You will be able to see the full projection only in the case that these curtains are completely closed. Every vertical stripe has a special compressor that protects it from damage and deformation. It is due to this unique feature that the image on closed curtains is clear, without areas of damage. The material for these curtains can be fabric or specialized paper. The option of paper is suitable for those who seek to create an atmosphere of a Japanese minimalist style in the home.

HOW TO CHANGE THE INTERIOR WITH PHOTO-CURTAINS A beautiful interior is essential as a well decorated home brings joy to the eye with its original designs. Even the weekdays become more bearable and comfortable. One of the unique ways to make your interior look creative is with the help of photo-curtains. The distinctiveness of these curtains is that you can project just about anything on them – starting from paintings of famous artists and ending at your personal photographs. This allows flexibility of choice that

12

ALL ABOUT HOME

will suit your particular interior. Nonetheless, there are a few types of photo-curtains that occupy the peak in popularity and are often in high demand.

CLASSICAL This type of curtain is made of a special fabric that allows images to be projected on it with the help of modern technologies. The projected image is as clear as the original. Lovers of nature are able to enjoy beautiful sceneries while passionate travelers have the opportunity to display images of European cities such as London or Paris and enjoy the view.

e-mail: aahtoronto@gmail.com

It should be noted that Japanese curtains can be used not only to frame windows, but also to create boundaries between rooms. This enables the curtains to become a method to easily and effectively change the space in the interior. A projection on such a curtain will create an extraordinary atmosphere of comfort and cosiness.

ROLLING PHOTO-CURTAINS One of the unique features of these curtains is their ability to be vertically adjusted. Such curtains do not separate horizontally; rather, they can be lifted upwards like a roll. The material for these types of curtains creates a “blackout.” Essentially they are made of layers of polyester, flameresistant fabrics. If these curtains are fully lowered, there will be absolute darkness in the room due to the thick material that they are made of. Hence, this is an ideal option for the bedroom. Furthermore, these curtains can come with a photo-print that will truly transform a window into a realistic painting. Another variation of photo-curtains is the Roman style which also lifts vertically but in a set of equal folds. For these curtains, it is best to choose a repeating ornament that will look harmoniously even when the curtains are folded. Photo-curtains are a universal solution in interior design as they allow a choice of colour, texture, and photograph for any type of room.

ARTIFICIAL PLANTS: THE PROS AND CONS HOWEVER, THERE ARE ALSO CONS | nonetheless, some kind of care is still required – you need to remove dust and periodically wash the plants | you cannot place them under direct sunlight as the paint will quickly be damaged and the decorative effect will no longer be prominent | the paints or materials that the plants are made of may smell unpleasantly or toxically

Are artificial plants in the home a matter of fashion or necessity? Consider the following situation: you love the sight of plants but do not enjoy caring for them, yet you still desire the comfort they bring to the home. Such a scenario is very realistic and common. What is the solution? This is where artificial plants and flowers step in to help.

THE PROS OF ARTIFICIAL PLANTS ARE RATHER CLEAR | no need to water, fertilize, re-plant, and provide light – overall, there is no complex caring process | the apartment is always clean – there are no issues with broken pots, spilled dirt, or dry leaves | there is no fear that your child or pet will accidently poison themselves in an attempt to taste the plant – remember that most plants are in fact poisonous | conserves space on shelves and other such places to a certain degree

14

ALL ABOUT HOME

| it is susceptible to defects – of course, it is possible to glue together broken pieces but the result will not be the same Artificial plants can be used as an easy way to decorate various events such as business meetings, celebrations, or banquets. In addition, they are being used more often in the home. The range of choice is also very large – vines, hanging plants, potted plants for shelves, bushes and trees for the floor, decorative larch and petals– much like real plants. It is very difficult to distinguish an artificial plant from a real one at first glance. They are made with high quality to be effective elements of décor in the interior. Where does the list end? There is no point in discussing the price of artificial and real plants as it greatly varies. However, keep in mind that a real plant is always changing; it grows, lets out new roots, acquires leaves and petals, blossoms, and then the leaves turn yellow and the plant prepares for hibernation. This may also be a way of communicating to us that it is unwell as the plant always speaks to us but sometimes, we are unable to grasp the meaning. An artificial plant will not go through these changes and will never lose its beauty.

e-mail: aahtoronto@gmail.com

REAL PLANTS ARE ECOLOGICAL The field of visual ecology assures that the colour green in combination with a smooth arrangement of plants pleasantly affects the eye, relieves stress, fatigue, and the tension resulting from geometric creations we are surrounded by every day. Every live plant, whether decorative or not, is source of not only ions but also oxygen. In this way, they contribute to making the air fresh, ridding it of unwanted smells, dust, and other toxic substances. Moreover, live plants contribute to improving the microclimate in the interior and constantly interact with the surrounding environment without being destroyed but rather restored with new energy. What conclusion can be drawn from this? What is the better choice in the interior, live or artificial plants? You decide! We wish you luck in your decision!

CUSTOMIZING DESIGN WRITTEN BY: LINDA MAZUR

We often strive to customize our lives in order to meet our specific and personal taste, whether it regards clothing, cars, homes, or even small details like the ring-tone for our phones. We search the perfect fit that will reflect our personality. Ask yourself, if you are so particular about certain details – such as your car seats being topstitch or having Drake’s latest song as your ring tone – why should you settle for ready-made draperies or furniture in your home? When purchasing a standard “ready-made” piece of furniture or drapery you are confined to the size or color that has been predetermined for you by the manufacturer. Yes, while it is true that we have a vast selection of furniture and drapery available to us on the market, the hunt for that so-called “perfect” choice can be not only time consuming, but also very frustrating! Custom-made furniture and drapery is constructed to your exact specifications and needs, offering a greater caliber of quality and longevity. Custom furniture allows you to select the perfect expressive fabric for your home, as well

as seating options and wood tones. Furthermore, you can have everything properly sized to suit your space and personality. Select a reputable manufacturer when looking for custom furniture. One company that I love to work with is Silva Custom Furniture in Toronto. They are a family owned and operated furniture manufacturer that takes pride in their products continuously putting forth timeless, quality designs.

Look for a timeless fabrics like these Robert Allen selections shown here that are appropriate for your day to day living needs. l If a particular furniture design is not the right size for your needs, ask if you can change the frames. Consider a higher back to your sofa, raising the arm height or increasing the seat depth if you are taller. Test the different

densities of foam, feather or envelope seat cushions to pick the most comfortable for you. l For your drapery be sure to properly line your fabric to protect from sun damage. Also consider inter-lining to add more body to the drapes and do not be stingy. Add some extra fabric widths to maximize the fullness for a proper custom look.

But do not just stop there; custom drapery should also be a must for your home as it provides you many options of header styles and fabrics that are simply not available in ready-made drapery; not to mention the perfect fit for your windows. I like to turn to Specialty House Manufacturing, another family owned company with more than 25 years of experience. Not only do they manufacture products of the highest quality standards, but they are also extremely knowledgeable and able to assist you in designing the most appropriate window treatment for your space. When planning your next project, be sure to investigate the option of custom-made furniture or drapery with all that it has to offer and amplify the look of your home… you will not be disappointed! The Secrets of the Canadian Real Estate Bubble OR How Thornhill Investors Use the Up-and-Down Statistics of the Real Estate Market for the last 80 Years to Get 9-18% in Cash Flow each year and Make the Initial Investment Doubled in 2-3 Years, Working with Properties within a 1-2 Hour Drive from Home Ever since I moved to Canada, I have always been thinking about how reasonable the prices in the real estate market really are. Why do some properties seem to be overpriced?

housing affordability index in Toronto is too high. Nonetheless, please look at the statistics below and you will be shocked.

For the last three and a half years, I have been scrupulously analyzing rising prices in real estate markets in different regions of Canada. I also have been studying economic changes in other industries. What exactly do I try to find in these (at first seemingly boring) colorful graphs and numbers? I tell you what – the correlation, as well as the mechanism of economic and political influence on the real estate market. By knowing the past and analyzing the statistics for that period, one gains a better ability to predict future. For example, I often hear: “Canada’s economy is highly dependent on oil, which makes up 25% of total Canadian exports. The growing real estate market is just a bubble that will eventually explode”. Knowing the statistics of oil price changes, GDP, and the dynamics of the real estate market make it easier to predict how the market would react to the last drop in oil prices. First, there is no such thing as the “Canadian real estate market”. There is a real estate market of the GTA, Toronto, Calgary, Montreal, Edmonton, Vancouver, and so on. In fact, each of these markets has a life of its own. For the last 15 years oil prices significantly dropped three times – in 2000 to $20/ barrel, in 2009 to 35$/barrel and in 2015 to 37$/barrel. Every time a similar situation in the real estate market occurred. The real estate market would drop in Alberta, but would rise in Toronto because a drop in oil prices stimulates the U.S. GDP and economic activity shifts to the east. Frankly, the value of the oil industry is popularly overestimated and it constitutes about 12% of total Canadian exports, according to Statistics Canada. Now I want to share my observation about Toronto’s real estate “bubble”. Experts tell us that the

18

ALL ABOUT HOME

The housing affordability index in Toronto is about 45%. What does it mean? It means that it takes 45% of an average household income to pay for the long-term real estate loan. In simpler words: families have to spend half of their income on housing. Too much? Indeed it is. Though in 1995 this ratio was 58%, in 1991 it was 66%, in 1990 it was 87% and in 1982 it was 86%. Moreover, the rise of the prices today appears moderate in comparison to 1989. Back then, the prices rose by 175% in 5 years and therefore, the “bubble” exploded! The prices dropped by 27% throughout the GTA and the prices for condos in Toronto dropped by 39% (by the way, the primary cause for this collapse was the over-priced condos). The market in Vancouver seems even more insane. It looks like the real estate prices there are perfectly correlated with the height of the mountains. Now I will shock you even more. Interestingly enough, the real estate bubble of 1989 did not collapse only because of the high market prices. The Bank of Canada was trying to stop the rising prices and increased mortgage rate to …14%!!! That is not it...

e-mail: aahtoronto@gmail.com

Real estate market is like a living being; it reacts to changes in real estate prices no matter what caused them. We should not think that the market could just crash in one instant with no events preceding it or no signals being made. Everything happens for a reason. Exactly what happened to the real estate market in 1990s? What caused the prices to drop for long seven years? Can it happen today, or in the near future? What can save us from the “horror” of falling into “financial abyss”? Should we hurry to buy real estate today or should we wait for the market to correct itself in the near future? Can we make profit off the current situation? How? Look at the graph above. We are neither the first nor the last to be in a situation like this. Knowing the dynamics of the changes in the market for the past 80 years and knowing the basics of real estate investment, you will be able to easily overcome any obstacles to your financial freedom.

HOME-STAGING: The Secrets of Quick Sales Hello, my name is Natalia Slobidker. I am a professional Realtor, Designer and Canadian Certified Staging Professional. I began addressing the Staging aspect in the previous issue. We have discussed the first and most important rule when preparing to sell the home: decluttering. We also mentioned the second rule of maximum depersonalization; making sure that your habits and lifestyle are not “readable” to strangers.

As part of the experiment, we went shopping at a store which people of any level of income can afford: Walmart. We bought a new set of accessories for the bathroom, personal and bath towels, and baskets of different sizes to organize objects. Adjacent to the vanity is a bath, on top of which is a baby bath along with things hastily abandoned by the owner in the morning before going to work.

The intermediate step has been completed. Below is the result.

The third stage is preparing the space for an open house; that is, showcasing. I always do this in two steps. To begin, we come up with a way to organize what is left of the clutter due to daily use but is not appropriate for display. This process is organized in such a way that within a few minutes it is possible to transform a regular living house into a model home.

Please note – we left room inside the drawers for the boxes that are displayed on the counter in the picture. Inside the drawers are household chemicals and hygiene products.

This is how the bathroom looked like when I saw it in my client’s home for the first time. A chaotic display of a bunch of bottles, creams, and cosmetics; the hairdryer on the towel rail, door with hooks from which hung clothes and towels, and an organizer for small items on the opposite wall (you can see it in the mirror). Generally speaking, a normal household bathroom:

20

ALL ABOUT HOME

However, even if the buyers arrive and the hostess did not have time to place the box in the cupboard, the bathroom still has a neat appearance both on the outside and the inside. Yes, yes, people do look in the kitchen and bathroom drawers.

After the magazine’s release, I received many letters and among them many requests to show the entire process step-bystep. I decided to show this through an example of a bathroom because most of them are set up similarly and therefore, my recommendations will be helpful to a greater number of people. To illustrate my point, I will use the coincidental request of a client to prepare their bathroom for showcasing!

We organized everything from the countertop on a functional basis into two boxes. The drawer’s contents were put into identical baskets, the hair dryer, towels, and clothes were hid in a drawer, and the trinket organizer found its new place on the inside of the door.

After talking with my client, I learned that there is not much left to declutter since she uses everything on the counter top on a daily basis. Thus, we immediately started with the second stage. She kindly agreed to let me use her bath for our objectives and show each step of the process. The second stage is the organization of everyday life in the period of a sale. Since an inexperienced person may make a mistake when choosing the color scheme for decorating, I decided to go for a win-win option: a combination of black and white.

a change, but you cannot pin-point it, email me at info@topdecor.ca or call at 416-333-7418 and I will do my best to answer as many questions as I can in the next issue.

Selling? Buying? Investing? Do not have time to seek out the experts? Everything that you may need at any point in the deal-making process: under one roof.

With a flick of the wrist, the bathroom turns spotless in seconds. You can be sure that such a room will not cause negative feelings in potential buyers.

Minimum chores, maximum profit.

NATALIA SLOBIDKER

Note the boxes, which stood on the table, are now hidden away.

Real Estate Sales Representative, The scented candles on a silver tray exude a discreet flavor and serve as a color accent. Please note that for bathroom areas with more a pronounced character, this blackand-white color scheme may not work, so be careful.

The Man’s and Woman’s Perspective: GENDER IN THE INTERIOR Psychologists have often wondered if there are more male or female elements in the home. Although many people do not think about this, professionals are able to instantly feel the character of your home. Every interior has a “gender.” Primarily, this depends on the person who planned the design of the home. Not surprisingly, this tendency closely reflects the character of the home owner. The problem arises when one partner tries to adjust everything to their liking, without including the character of their other half. Psychologists claim that this will make your partner uncomfortable in the home; they will feel foreign and accordingly, offended. It is recommended to solve this problem during celebratory days, such International Women’s Day or Valentine’s Day. In order to decide which partner put in more effort into the interior, you can take

a simple test. This test consists of several questions that will provide you with the answer to your most important one. If the results show a majority of “Yang” characteristics, then the interior is “male.” On the other hand, if there are more “Yin” characteristics, the interior is “female.” The style of the interior also varies accordingly. For example, if “Yang” is dominant, the interior is likely to be in the minimalistic, high-tech, or strict classical style. On the contrary, “Yin” being dominant suggests a Baroque, coun-

Designers are confident that the main elements of décor in any interior are the accessories. These include various vases, statuettes, caskets, and so on. If the home has many plants and flowers that does not mean that a particular gender dominates. In fact, this means that the male and female characters are mixed and in balance. Exclusively male elements in the interior include bright colours, an armchair with a tall back, and the proper form of furniture (for example, of a wardrobe). Exclusively female elements include small details and accessories, the arrangement on the shelves, and a banquette with figurative legs. You will notice the difference between these interiors instantly. It is essential not to overdo the interior as to avoid future conflicts. Do not forget that your home belongs to the entire family and every member should feel comfortable.

THROW IT OUT! 9 THINGS THAT INTERFERE WITH YOUR NEW LIFE Our home is our getaway where we relax from chaos, stress, and the outside world. At times, due to our sentimentality, we forget about this and fill the home with unneeded things that have lost their purpose. The time has come to get rid of all unnecessary items and welcome new accessories into the home that will bring along with them an atmosphere of joy.

1

ITEMS FROM CHILDHOOD

We are not demanding that you throw away everything from your childhood but it is not necessary to keep absolutely every item. Our childhood is a wonderful time that will always be dear in our hearts; we can value the memories without keeping every aspect as proof.

2

ITEMS REMINDING US OF OLD LOVE

If you already have a new partner, then keeping such items in the home is disrespectful to them. Even if you have not found a new love, why keep reminders that open wounds of the past? If you cannot get yourself to get rid of these items as they

have sentimental value, at least store them in the depth of a drawer or basement.

3

OLD MAGAZINES

No, do not think that you will prepare that recipe you found two years ago so feel free to create space for new magazines. Keep in mind that almost all magazines can be found in archives online. Therefore, freely rid your home of old magazines and replace them with current ones that will open new ideas for you.

4

OLD FURNITURE

There is no point in keeping old furniture or rugs that you do not like, even if they “are a gift” or “an antique.” If your financial status allows, replace this furniture with new alternatives that are modern, to your liking, and a great compliment to the interior.

5

PIECES OF A LONG FORGOTTEN HOBBY

It is normal for our hobbies to change over time. If the last time you drew was five years ago (and the last time before that another five years ago) do not bother keeping old tubes of paints and brushes. Free up this space for a new hobby or interest.

6

BOOKS THAT YOU DO NOT PLAN TO READ

a book exchange. Books can be used as effective elements of décor; however, if you have no use for them it is better to free the shelves and replace them with what you truly like and find inspiring.

7

OLD WIRES AND DEVICES

You can keep your favourite Polaroid if it truly works and makes you happy but broken technologies, old wires, chargers, and other such items should be given away. This will simplify the task of finding the wire that you need in a now much smaller pile.

8

CERTAIN PHOTOGRAPHS

People enjoy hearing stories of past experiences, looking at photographs, and remembering. But is it really necessary to print out every picture you have? You can display or create a collage from the most prominent ones. Create an album of your best memories that you can show to your guests. The rest can be stored digitally.

9

CLOTHES THAT YOU NO LONGER WEAR

You have no idea how many people around the world want to have that shirt you wore once in the past two years. If you have clothes or shoes that you no longer need, give it to those who truly need it. Free up space in your closet for new clothes that highlight your current style and taste.

If you have a book that you did not open in the past two or three years (or opened but never read), give it to other people. You can donate it to the library or participate in
