A proper kitchen floor is able to transform a simple cooking space into a truly comfortable family environment where you can not only prepare delicacies, but also simply rest. If the floor is not durable and does not correspond with the rest of the interior, then the kitchen will look incomplete and disharmonized, regardless of how you attempt to arrange the furniture and kitchen appliances.

In this article, we will attempt to provide an answer to a fundamental question you must ask when choosing the perfect floor for your kitchen: What type of material is the most durable, practical, and functional? First of all, the kitchen floor must correspond with the size of the interior. For example, small elements in the floor make the interior visually spacious. If this is your goal, then use small tiles with intricate designs. Furthermore, the finish of the floor is very important. A matte finish makes the kitchen cozy; however, unlike a glossy cover, it visually constricts the size of the interior. The fundamental request of the kitchen floor is durability. Keep in mind that the kitchen floor has to be water-resistant, hygienic, and reliable. In addition, the floor

these tiles is not cheap; however, the durability is well worth it.

Now we can proceed to discuss the variety of kitchen floors that can also be incorporated in other areas of the home.

If you wish to set your imagination free, consider the laminate floor. Since this synthetic cover comes in any colour and can imitate a variety of different materials, it will have no trouble complimenting any interior. A laminate floor is relatively inexpensive, easy to mount, and outstanding in its exploitation qualities (water and damage resistant).

One of the most popular options is the ceramic tile. The popularity of this choice can be justified by the relative inexpensiveness of the tiles and the large colour scheme choice. Furthermore, it is resistant to moisture which greatly simplifies the cleaning process. However, we must admit a drawback of ceramics: it is not the best at resisting damage so cracks and dents are unavoidable. A secure and durable option is the tile made from natural stone. This material is ideal for creating an unforgettable appearance for your kitchen. Natural stone is effective in composition with the classical, country, and baroque styles. The price for

A floor made from natural wood can be presented in three layers of parquet boards or merely as a consolidated composition. The security and beauty of the wooden floor is evident. Moreover, this option is suitable for practically any kitchen, especially if the furniture in the kitchen is also made of wood. If you plan to use a wooden floor, it requires to be regularly polished and cared for.

LIGHTING BY DESIGN… The Dining Room

Light is a crucial component of design. Good lighting can certainly enhance your room, but great lighting can make it shine! Designing a dining room can be a tricky task. It has to be impactful, memorable, and above all a welcoming and cozy atmosphere for you and your guests. Since the chandelier is arguably the focal point in the dining room, ensure that you select the right one to complement your

furniture and design style as well as to enhance the interior. The chandelier for the center of the dining room defines the space and as such, it should be chosen first. Next, decide on the accent lighting such as recessed lights along the room’s perimeter that will brighten up a larger space or highlight artwork. Consider cove lighting; this would be a great accent light for your space that will allow you to light-up lovely ceiling details. Finally, address the accessory lighting in the dining room with the use of an elegant pair of crystal buffet lamps on the cabinetry or side table. If this is not possible, consider adding light sconces to the walls of your dining room. You should also ensure that you use dimmer switches as light always becomes warmer when dimmed, creating a lovely ambience for the evening. When choosing the correct size for the chandelier that you wish to display, there are a couple of general design tips that you can use as a guide to ensure that you take home the appropriate light fixture. When shopping for the light fixture, remember that the diameter of the chandelier should be approximately 12” less than the width of the dining table or three-quarters of its width, given that the table is of an appropriate size for the dining room. If you have the standard 8 foot high ceiling, the bottom of the chandelier should hang approximately 30” above the tabletop. If your ceiling is 9 feet or higher, you may want to incorporate a multi-tiered chandelier to fill the space and add some drama to the interior.

A great “go to” source in the city to start your search is Royal Lighting. I find that they always offer an impressive array of the latest light fixtures. From traditional to modern styles, there is something for every taste, budget, and style. Most importantly, they provide technical assistance from certified lighting specialists. As a designer, I know that lighting can be one of the greatest challenges in your home. However, knowing and understanding the effects that light has on your space and being able to choose the correct size will enable you to make the right choices. Proper lighting will help you achieve a balanced and impressive lighting plan in the dining room. Moreover, it will enhance your designed space with additional drama and ambience.

FURNITURE FOR THE LAPTOP without Sacrificing Mobility We love laptops because they are mobile unlike stationary computers, conserve space, and allow us to move from one place to another. How can you avoid overheating, the carpal tunnel syndrome, and damage to the eyes? The answer lies in properly chosen furniture: a stationary or mobile table, a good stand, and access to outlets without wires being tangled. Often a laptop is accompanied by headphones, hard drives, gadgets, speakers, etc. Here we present several options, ranging from DIY tips to luscious work stations incorporating impressive technologies.

A simple and genius idea: a foldable Ikea table. The shelf should be attached in a comfortable and convenient place where there is enough light and easy access to outlets. Furthermore, it should have an adjustable height so that you can make yourself comfortable and avoid an ache in your fingers. A bamboo stand for the laptop is made for low tables such as the coffee table. Most of us have experienced the discomfort of having to bend towards

This option addresses working on the floor; cross-legged or stretched out. To increase your comfort, make use of a small table. It can be used when you are lying in bed or sitting on a low sofa. Such a table is not only a pleasantly designed element, but also a convenient one. This option will provide enough space for the laptop and for other small objects that you may need. There are countless variations when it comes to this option.

6

Ideally, you want to achieve a functional workplace where you can fully engage in work, maintain a healthy back, and avoid distractions. For now, such cosmological technologies are quite expensive. However, the general idea is appealing! Consider all of your options when choosing how to work with the laptop. Most importantly, ensure that you are comfortable and productive!

n i a t b O I n a C w Ho a Canadian Visa?

This is perhaps the most common question our clients ask. As such, in this article, we will shed light onto details of the different types of visas and the process of obtaining documentation that will allow you to apply for a temporary visa (for up to six months).

12

of the guest’s stay in Canada. As a result, this will be no less than $3,000. It is possible to come by a guest visa; however, if applying for brief English courses, it can take 2-3 months. The chance of obtaining a visa in this case is much higher but this also means that you must show a higher income as you will have to pay for the plane ticket, the course, and living necessities.

GUEST VISA

BUSINESS VISA

If you have relatives or friends in Canada that are able to send an invitation and all of the required documents, then this option is the most viable, fast, and common. The inviter must present their material situation, Notice of Assessment, a reference letter from work, housing documents, and a printout from the bank showing that he or she is taking on the responsibility of financially supporting the invitee while they are in Canada, if necessary. Likewise, the guest must also present these documents. In fact, the documents from the invitee contribute more to the final decision of whether the visa will be granted. Furthermore, the likelihood of obtaining a visa depends on marital status, whether or not you have children, the prestige of your work, having other visas in your passport, and other factors. As the inviter, there is not a set amount that you must demonstrate; however, it has to cover the plane ticket as well as any expenses throughout the period

If the candidate owns a personal business or occupies a leadership position in a company (manager, director, or engineer), then it is possible to apply for a business visa for a seminar, gallery, meetings, etc. In this case, the chances of obtaining the visa greatly increase. In addition to the documentation previously mentioned, you will also have to provide documents regarding the business, hotel reservation, and a business invitation. For businessmen and investors, there is the option of visiting with the objective of opening a bank account, registering a company, or signing an agreement for one of the immigration programs. In this situation, there is the chance of obtaining the visa for the entire family.

ALL ABOUT HOME

The process of submitting documentation occurs online which reduces expenses for sending mail and conserves the time that these documents will be looked at (approximately two weeks).

e-mail: aahtoronto@gmail.com

For your information: the visa shows certain dates and clients often assume that these dates are the times that they are permitted to stay in Canada. These dates are in fact the time during which you can enter Canada – in other words, the time period during which the visa can be used. Regardless of the reason for visiting Canada, all candidates that have a temporary visa are able to legally remain in the country for six months. Upon arrival, a border officer will stamp your passport that will indicate the date of when your visit will end – exactly six months. If you need to stay for longer, other documentation has to be submitted. An exception: those who have a passport from Spain or Baltic countries and do not need a visa for entry into Canada can be restricted in the amount of time that they can stay in Canada as seen fit by an immigration officer. You must provide an explanation for the reasons of your visit as well as required proof: an invitation from relatives, a school, a seminar, etc. In the worst case scenario, the officer will not grant you entry. In the next article we will discuss obtaining a student visa.

ART OF INTERIORS Let Us Improve Your Home

Certified Interior Decorator & Stylist

Lara Myshkin 416.939.5526, 289.684.5529 info@artofinteriors.ca

www.artofinteriors.ca We all dream to live in luscious estates and to not have to count square meters; however, reality often dictates its own rules to the game. One or two bedroom apartments and studio-apartments are often the conditions with which people need to work with to create a comfortable living space. Although at times challenging, a marvellous result can be achieved. In this and the following article we will try to tell you how to properly organize a small interior, choose the correct furniture, materials, lighting, and dĂŠcor.

The Layout and Interior of

A SMALL APARTMENT Moreover, we will share with you some professional designer secrets. Today we will discuss furniture in small interiors. The three main characteristics of ideal furniture for a small interior are compactness, mobility, and multi-functionality. Add a few shelves and the drawers can fit in the lobby or hallway, underneath a pouf, coffee table, or the bed. Some advice: maximize the use of suspended furniture with additional hanging support from the bottom in the place of legs. This type of furniture seems lighter

and airier than an analogous article of furniture with a massive carcass. It would be ideal if you could easily transport the furniture around the interior (for example, with the help of wheels) or use it for numerous purposes. This will sufficiently conserve your money and space. Rolling cabinets, hidden tables in the wall, and beds that can be put away into a wall are all examples of modern furniture. This furniture is susceptible to modifications and is a very comfortable option. If you need advice or a consultation regarding your apartment or home, email me at info@artofinteriors.ca and I will gladly answer any of your questions.

In my previous articles, I have mentioned strategies of creating a passive income that will provide a financially stable future. Today, I would like to discuss a project that will be of great interest to those who are seeking an investment in real estate and creating a passive income. Besides a beneficial location, this project remains interesting due to the “Turnkey Investment Package” – if obtaining a unit in this project; you will not have to search for the tenant or worry about property management. These become the responsibilities of the the management team; rent and management are guaranteed by the developer. Furthermore, the first two years are free for the investor. In the years to follow, the investor will have to pay only a symbolic amount. Now, I will discuss in detail about what makes this project so interesting and unique amongst many others. The location is in Waterloo, a bit more than hour drive from Toronto. This is one of the most fastdeveloping cities in Canada. It is Canada’s main technological center. It has the University of Waterloo and Wilfred Laurier University as well as a technological park known as “Canada’s Silicon Valley.” In Waterloo, there are representatives of many large-scale companies. It is the home to over 1000 technological start-ups and over 400 research laboratories and institutions. In the next two years, the construction of the ION Transit Line will be complete

which is a high speed train connecting the majority of notable locations in the region. When this transit system will be complete, Waterloo will be the only city in Canada with a modern and developed transportation infrastructure of the European level. Moreover, more university campuses and various research institutions are being built. The Canadian government plans to construct an analogy to the US Silicon Valley that will attract top notch specialists. In 2015, Waterloo was recognized as one of the best cities for investments by the Real Estate Investment Network (REIN). The city is fast-developing and there is a clear shortage in the availability of apartments for rent (there is a total of approximately 60 thousand students in the two universities but less than 9000 spaces are available for residence on campus). As such, renting apartments is very profitable and out-competes the Toronto statistics. In addition, experts predict a significant increase in real estate prices in the area. Considering all of the mentioned factors, you can be convinced that investing in real estate in Waterloo will bring large dividends with time.

The outstanding project is called “District Condos.” It consists of 25 floors which are made up of 250 apartments with one bedroom plus den and two bedrooms. Some features include a student lounge, rooftop garden, business centre, library, and an outdoor theatre. It is located right beside the University of Waterloo, the Wilfrid Laurier University, and the Waterloo Park which has an area of 111 acres. In addition, it is in close proximity with the central technological park and the ION Transit Line station. There is a limited amount of such buildings in the city and the waiting list for the rental units is quite extensive – it can take up to several months. This project will be complete in 2017. The expected profit in the first year upon completion of construction is more than 40% of the invested money. In the first two years upon completion the rent is guaranteed by the builder

for the price of $2.5/per sq.ft. Furthermore, the unit management comes with no costs for the investor and is taken care of by the developer. All of the units are offered with furniture including curtains and all necessary appliances. In addition, the condo fee in Waterloo is half of that for a condo in Toronto. In this project, it is only 25 cents per square foot; for a month for a two bedroom apartment, this adds up to $155. The table below presents data for a two bedroom unit that shows the flow of money in this project for the first year after completion of construction. In the following years, this image will become even more profitable as there is no doubt that the price for rent and the overall value of such projects in Waterloo will notably increase. This will allow investors to obtain approximately 50% yearly of the invested money in profit after only three years.

The best units in such projects generally sell out in mere hours upon the beginning of sales. We have an exclusive claim to the first sales of the “District Condos” project with sufficient discounts and improved contract conditions.

This project will be on sale for one day only on Saturday, January 23 at 12pm. This event will take place in a specially organized presentation centre in Thornhill. If you are interested in purchasing a unit in this project, contact me as soon as possible. As an insider in this project, I will be able to guarantee that the unit of your choice will be available to you during sales event. In my opinion, this project is extremely interesting for those seeking a profitable real estate investment. Do not miss your chance.

How to make $35,017 of Extra Revenue in the First Year and Generate $664,288 within 10 Years

Changing our lives is something we always try to do; “first thing Monday morning”, or better, “starting the 1st day of next month”, or even “starting in the New Year”. Well, congratulations! The perfect time is NOW! It may be January outside, or March, or even September (I do not know when exactly you found time to pick up this magazine), but it does not matter because you can make changes to your life at any second. For example, it was Wednesday, December 11, 2013 when at exactly 4:15 PM, I quit smoking. You may not believe me but for me it did not matter what day of the week it was, or what date was on the calendar, or what time was on my watch...I just did it. Some time before this decisive moment I read about someone else’s REAL LIFE EXPERIENCE on how to fully quit nicotine use. It has been two years since that evening

and now I completely forgot the fact that I was a smoker for 28 years. Not long ago I was having a Christmas dinner with my friends and our conversation came around real estate investments. I realized how things have changed. Fifteen years ago when many of us have just arrived to Canada, we were discussing things like our salary, the cost of our rent and the unbelievably expensive Canadian car insurance. Then, after several years have passed, we switched topics to buying and selling our own houses, then to renovations and hobbies, and finally the time has come when we all started discussing real estate investments. Some of us have already made their first investments, so we are now able not only to discuss future prospects, but also share REAL LIFE EXPERIENCE of REAL ESTATE INVESTMENT.

LIFE EXPERIENCE OF SUCCESSFUL REAL ESTATE INVESTMENT STRATEGIES. ON YOUR FREE TIME. WITHOUT STRESS AND HARD LABOUR. Contact us via e-mail info@homeinvest.ca and get your own “THORNHILL INVESTORS REPORT”, available in both electronic and print versions.

I remember when two years ago my friends were planning their first investments and they were very anxious about making their first step. They were constantly asking themselves: “What if something goes wrong?” Fortunately, everything went smoothly. On that Christmas dinner night all of my friends were able to rightfully say: “We are happy!” Do not wait until Monday morning of January 1st of 2018 or 2029, start learning How to Make $35,017 of Extra Revenue in the First Year and Generate $664,288 within 10 years right now! TYPES OF BOHO STYLES in the Design of the Interior

One of the most charismatic and open styles that wins people over with its originality is the boho . It enables the freedom of self-expression and allows your creative personality to shine through in its entirety. This style has it all: elegance, comfort, freedom, and charm.

but also modern technologies such as a stretch photo-print ceiling. This way, you can portray a realistic image of anything you want, whether it is a beautiful sky or luscious forest. The name “boho” originates from the French word “Boheme”. Specialists identify several branches of the boho style. Let’s take a closer look.

BOHO-CLASSIC

DISTINCTIVE FEATURES OF THE BOHO STYLE IN THE INTERIOR First of all, the main distinctive feature is the diversity of colours. In this case, you do not need to stick to the rule of the three colours; you can incorporate any colours that are to your liking. The most important factor is for these colours to be of natural descent: green like the grass, blue like the sky, strawberry-red, lime, mint, dandelionlike…anything you desire. The same idea applies to choosing furniture; it does not matter whether it is of the same style or made of the same material.

20

What matters, however, is for it to be comfortable and a source of coziness. This style asks for the incorporation of many pillows, bright textiles, and a relaxing atmosphere. You can use not only natural materials,

e-mail: aahtoronto@gmail.com

Boho-classic includes the intricately designed carpets, furniture with classical forms with a bright covering, tapestries, screens, and décor inherent of the classic style: chandeliers, carved wooden furniture legs, and various accessories for the curtains. The colour scheme can be quite muted; however, bright elements should still be highlighted with natural colours.

BOHO-ELEGANT This branch is unique in its luxury and abundance of décor options. Every item in

the interior is special. Enriched textures, a light vintage touch, and designer furniture are all wonderful components that will enhance the interior in the boho-elegant style. Define what elegance means for you and act according to your inner motives.

ECO-BOHO This style is a mini empire in which the king is not merely natural shades but also natural materials in the furniture and décor. Give preference to wood, ceramics, cotton, and linen. The ecological boho style in some aspects resembles the country style; however, it is more refined and light.

HIPPIE-BOHO This is the brightest and richest branch in which the boho style flourishes in its characteristic qualities. Here you can incorporate an army of colours many unusual and memorable accessories in the décor, ornaments, and the complete freedom that hippies love.

BOHO-GLAM The glamorous boho style has flirtatious aspects. This can be a décor with rhinestones, ornate chandeliers, covers of natural or artificial fur, gold-surfaced furniture, reproduction of famous artworks, and so on. The colours here are enriched and the design is brave. Looking at such an interior, you will have the impression that it is the residence of an outstanding elite actor.

EYE-CATCHING, TWO-TONED KITCHENS DVIRA OVADIA

When two-toned kitchens were first introduced into the decorating scene, cream cabinets and a dark brown island were par-forthe-course. However, as this idea developed, designers have been straying from the rigid, cookie cutter design towards a gray, blue, or even an array of wood finishes for the island. The two-toned kitchen design can also include framing the cabinetry in a certain wood grain or paint color, painting the top and bottom cabinets in different colors and stains, or allowing a built in fridge or pantry to look like a freestanding piece of furniture. Two-toned kitchen designs provide flexibility. When you cannot decide between stain or paint, or dark wood or frosted

glass, two-toned kitchens allow you to choose both – adding interest and drama while drawing the eye to specific details or a focal point in the room. Many years of experience designing kitchen spaces for my firm and on HGTV’s Income Property has taught me that often when a painted finish is too much for an entire kitchen as it overpowers the space, an alternative solution that works nicely involves only the island. It can be treated like a fine piece of furniture. Even large, airy, and contemporary kitchens can have a more grounded feel by simply contrasting the base cabinets with a darker color. Recently, mixing and matching cabinet styles has also become a well-accepted

practice for adding diversity to a modern kitchen. At Dvira Interiors, we have worked on numerous kitchen projects; in 2016, our designs combine sleek, flat slab doors on the base cabinets with shaker style doors on the upper cabinets. Combining cabinetry can also be a budget friendly option when you prefer a specialty cabinet, but cannot afford to use it entirely throughout your kitchen. Although mixing your cabinets requires a bit more planning, it will give you that custom look that you crave. We strive to create variations to standard cabinetry to provide a custom feel for our

clients, including specialty door profiles, unique legs and even custom hoods. Most cabinetmakers today will gladly customize any type of cabinet door to suit your needs. Choosing the right cabinets and finishes for your kitchen can be challenging and a designer can help you maximize the functional use of your space. Renovating your kitchen is one of the most important investments for your home. Rest assured that a designer will help you make the right choices, from space planning to color selections, while translating your vision. TIPS:

1

Pick your top two color choices and make sure that your millworker can produce large samples for your approval

prior to making a commitment to purchase.

2

Make sure that the accent finish color you have chosen complements the other hard finishes in your kitchen such as the backsplash or flooring.

3

If your budget does not allow for a major overhaul but your kitchen is screaming for a makeover, simply paint your existing cabinetry and give your kitchen a new look for a quarter of the cost.

4

Your hardware is the jewel that adds drama to your kitchen – an exquisite necklace on a simple black dress. So, do not be afraid to mix hardware and introduce a combination of knobs and cup handles.

If you are contemplating about what colour scheme to choose for your home or which tones will work best, take your time. This is a serious decision, much more important than it may seem. You may think that you can merely choose your favourite colours for the kitchen, several bright ones for the living room, a shade of blue for the bathroom, yellow-orange for the children’s room and problem solved. It is not that simple! In reality, this task is delicate and should be taken seriously.

COMFORTING WARMTH When we come home, we want to relax with our body and soul. If the climate is not very warm, like in Canada, you especially crave the warmth of the home. In the old times, people strived to relax near the fireplace, stretch their feet, and have a good dream. Nowadays, not everybody makes use of fireplaces yet the craving for warmth is always present. With the help of a proper colour scheme, a modern solution to this problem can be found. Warm colours will

Warm Colours for Your Home give you a feeling of warmth, comfort, and a welcoming atmosphere.

POSITIVE EFFECTS ON YOUR HEALTH

PSYCHOLOGICAL COMFORT

This advantage is a direct result of the previous two points. Evidently, with a feeling of security and warmth, the health is stabilized. In addition, the person is able to completely relax and rest in the positive environment.

For many of us, our home is our protection. A person requires the feeling of security in their home and protection from the outside world which is often chaotic, cold, and unstable. Coming home means coming to a safe environment where you can feel relaxed and replenish your energy. The warm colours in the interior will definitely contribute to this effect.

A VISUAL CLOSENESS OF OBJECTS Generally, warm colours tend to have a uniting effect whereas cold colours visually separate and enlarge the interior. In this case, everyone decides what is more comfortable for them. If you have a lot of spaces to work with - what sometimes seems like too much empty space – incorporate warm colours. The room will instantly become comfortable.

A GOOD IMPRESSION OF THE HOME OWNER A warm and welcoming atmosphere is an ideal climate for having guests over. In such a home, the guest automatically feels comfortable. As a result, a positive mood is achieved and along with it, a good impression of the home owner. Your friends and acquaintances will subconsciously be attracted to your home, making you happy with their regular visits. If you are family-oriented, your home will become an ideal getaway for the entire family where you can hold family gatherings, birthday parties, and dinners.
