Butterflies in the Interior Furthermore, butterflies can become elements of relaxation if displayed on the table or hung below the chandelier. This will make the interior lively and refresh it with energy. Such decorative options will be pleasing to the eye and a reliever of stress. Lately, stickers in the form of butterflies have become quite popular. This includes both individual and group depictions. You can put these on windows, doors, furniture, curtains, and even the ceiling. A more interesting and strict option is the use of real butterflies, dried and put behind a glass in a frame. This type of butterfly collection will look very effective in offices.

One of the latest trends in interior design is incorporating butterflies. These beautiful insects can fit into an interior of any style or theme. The atmosphere will automatically become light and joyful.

Believe it or not, but there are many more options of effective design choices! Butterflies can become a part of stylish accessories: pillows can be in the form of butterflies,

as well as bed sheets. All of these will create a light and gentle environment. Besides being aesthetically pleasing, butterflies have a mystical meaning in the interior. According to Chinese teachings, butterflies are a symbol of happiness and love. Legend says that if a lonely individual decorates his or her house with these beautiful creatures, they will surely find their other half. Butterflies do not bring love only to lonely people. A family can also make great use of this type of decoration. Butterflies will eliminate the home of sadness, routine, and will bring happiness to relationships and create an aura of romanticism. In conclusion, we recommend that you do not make your collection of butterflies overwhelming. Instead, arrange them on a monotone or neutral background. This option will make the dĂŠcor harmonious and will give your interior a gentle personality.

The best location for these gentle creatures is the wall. An alternate option is hanging them in front of the main doorway; this way, the illusion of fluttering butterflies will be created even from the slightest wind.

COMPARING CLOCKS

“Why is your clock melting?” I was asked. - But that is not the point! The point is that my clock shows the exact time. Salvador Dali.

From the time that these ticking devices became a vital aspect of everyday life, they have constantly experienced modernizations. The form, material, and principles of functionality all change; however, the one aspect that remains constant is the ability to count minutes and hours. Without a doubt, some designer styles may cause shock and raise the question, “Where are the hands and digits?” or “How do I even read the time on this clock?” Soon enough, the shock will be replaced by amazement: “Wow, what an idea!” Yet another unusual exemplar will find its rightful place in the home. So what are they really like – novelties in the interior that cause amazement? Let us show you.

tiaan Postma – a designer from Stockholm. How? Although it may be hard to realize, observers are encouraged to try to figure out how the clock works. Do not be in a rush – finding the answer to how the device functions can take you several hours!

IT DOES ROTATE! According to you, where should the second hand be? How about the minute hand? It

is logical to expect these to be in the centre of the dial. But not in this case! Designers have a particular view on the general expectations: the hour hand will be in the centre but not necessarily the others. The minute hand can be on the end of the hour hand and the second hand on the end of the minute hand! Believe it or not, but all three function properly and clearly read the accurate time. They rotate as a single unit while changing form accordingly. All you

“LITERAL” CLOCKS Imagine: a wall with a black square with white hands, and another, and another, and even another…another one hundred and fifty. Infinity of time in the literal sense! This was not the intended idea; rather, the mechanism is synchronized in such a way that all of the hands form the words, “one, two, three, four, five” and so on until twelve. The harmonious work of numerous elements of was the accomplishment of Chris-

grooves along which the “arrows” move. The form and position of the belt changes, but time does not – at least, something along those lines. All in all, every individual can establish their own meaning. The idea is indeed a very interesting one.

need to do is get used to the style of the clock so that you can easily interpret the time by a single glance. The author of the idea, Sander Mulder from Holland, released a limited series of watches due to the expensive materials they were made from. For example, part of the device is covered in 14 karat gold. All we have to hope for is inexpensive replicas.

this philosophical watch does indeed exist: three convex elements (one in the centre, two along the sides) connected by the belt in the classical dial shape with two guiding

The aspects discussed in this article are only the tip of the iceberg; every year, designers showcase new styles and concepts. Time is a topic that is always prevailing. You may check the time on your cellphone or watch 99 times out of 100. Most importantly, however, is that one time that you look at your clock at home and feel instant amazement. Take a pause in the moment for it is wonderful!

A PHILOSOPHICAL ASPECT High up in the mountains where the air is clean and fresh like a newborn’s breath, and the rivers are clear, there lived a young and ambitious Georgian designer. He pondered upon the instability of the household life and transience of time. As a result, he understood that is not time that changes, but rather the things in time. He created a watch that demonstrates this; using a belt instead of the hands. Believe it or not, but

Royal TAFFETA

A dazzling shine, beautiful fabric, and intricate designs are the qualities of a fabric called taffeta – the queen of the modern interior. THE UNIQUENESS OF THE FABRIC Glossy fabrics are currently being produced from both natural and artificial textiles including silk, cotton, viscose, and polyester. The factor that makes this fabric outstanding is the tightness of the thread and its texture which is the reason of why taffeta shines in an extraordinary way and maintains a good shape. The iridescent shimmer gives the fabric a decorative and celebratory look while the roughness and firmness allows the creation of folds resembling those in a theatre or textile draperies of the Victorian era. For this reason, taffeta is used in

the interior to create a memorable and expressive style.

TAFFETA OFFERS THE FOLLOWING ADVANTAGES: an exquisite presentation; excellent option for draperies; does not absorb liquid; light, yet firm; durable and reliable. Taffeta looks amazing in finished works. Draperies are created out of more firm threads whereas thinner threads are used for curtains. The producers of this fabric learned to present its uniqueness in the best light; they use several shades. As light falls on the fabric at different angles, a colour play occurs. Thus, an impression of a “chameleon” is given. Soft draperies create the impression of light-heartedness and comfort. Curtains

framing a window can be in any style: classic or fantasy. With this addition, even a simple interior will become interesting and obtain a luxurious look. The smooth, rough, or tight form of the fabric enables experimentation in the interior. Smooth and glossy curtains will be effective choices for the office or dining room. Firm and monotone fabrics, however, are widely used for draperies in living rooms. In fact, they often have interesting textures. A taffeta with rich colours and a shine is suitable for use on the kitchen windows. To create an interior in the classical or baroque style, it is recommended to use draperies with deep folds. Shine and lightness, on the other hand, are perfect for a hightech or modern interior. The practicality of this fabric allows you to use it not only for curtains and draperies, but also for other decorative items such as pillows, blankets, and canopies.

It is wonderful when you have a high and stable pay from your job that satisfies you; however, we all know that money is not easily earned. We spend so much time working that we barely have enough time for family, our health, and other basic moments of happiness that we would be striving towards if only we had more precious time. Furthermore, we inevitable get old and eventually work will not be able to be a source of financial income for the family; thus, we will have to learn to restrain our spending. For many, the solution lies in selling their current home and moving into a cheaper option. Various kinds of pension plans exist to provide you with some sort of financial insurance; however, if you carefully dissect all aspects of these plans, you will realize that they work with a minimal profit for the future income. As a result, this money merely covers inflation. Without a doubt, more profitable instruments exist on the market but practically all of them are packaged with the risk of partial or at times full loss of the accumulated funds. Historically, real estate was much more profitable than various savings programs – both in price and prospect. In addition, you are secured from losing your accumulations. Most importantly, investing in real estate will allow you to create a “passive income” over time which has a high potential to become the primary source of income, overshadowing your income from every day work. Since the focus of this article is the creation of a passive income, let’s put aside the so-called “flips” – purchases with the purpose to quickly re-sell – “assignments” – re-selling of the builder’s contracts – and other forms of financial schemes that enable quick profit from real estate but fail to provide a passive income. We will also not consider schemes that involve purchasing old houses for rent, homes for student residencies, and multi-unit houses as these investments require constant manage-

10

ALL ABOUT HOME

ment. These scenarios are analogous to buying a business that will take up a lot of valuable time. Remember that we assume that you are an employed individual who will require an effective strategy that will not take up your time. In this article, I would like to present you with a tested scheme that has its roots in numbers. The first step of this scheme is the purchase of a condominium unit from the builder at the initial stage of construction. It is recommended to obtain a condo unit during the VIP sales which provide sufficient discounts and lower deposits. Another important factor is choosing the proper project. Since the apartment will be put up for rent only upon the completion of construction, it is essential to choose the project in areas that expect an economic growth in the near two to three years. This can be due to the infrastructure of the area: the construction of large office buildings, hospitals, universities, a developed transportation system, renewal of old buildings, etc. In this case, besides an increase in the price of the general real estate market, the price of the particular area will also increase. Pay close attention to areas in downtown Toronto as they have the highest demand for renting apartments and finding the so-called “AAA Tenants” – those who have a good credit history and a stable job – is not a hard task. Furthermore, the increase of prices in downtown is much more rapid than that of other areas in the GTA. For instance, let’s say that an apartment in the “foundation stage” is bought for $350 000 which is the average price for a one bedroom apartment in good projects in rapidly developing areas of downtown Toronto. To obtain such an apartment, you will need to leave a deposit of 15% from the total cost of the real estate $52 500. Generally, the deposit is given in the first year and a half in a series of three of four payments. Once construction is completed in approximately 3 years, such an apartment will cost no less than $440 000. This price is composed of two factors: 6% annually – a statistically determined increase in the market in the last 40 years + 2% yearly increase in the price of the area if the project is in the right area. Once completed, such an apartment will provide a

e-mail: aahtoronto@gmail.com

stable rent income of $2 200 per month. Correspondingly, if equating with a year, we get the following numbers: the rent for a year is $26 400 and the mortgage payment (mortgage 2.5% for 30 years with 20% deposit) is $13 254. The maintenance fee is $4 176, real estate taxes - $2 800. After all of the expenses you have cash flow of $6 170 left. Do not forget that at this point you also have the profit from mortgage pay down of $6 362 by the tenant. Overall, your net income from rent in the first year is $12 532. In the future, it will only increase as the mortgage amount will decrease. Furthermore, real estate constantly increases in value; in some years, we saw a 15% increase and in others only 2%. At some times, stagnation and a drastic drop in prices occur. However, if we plot the prices of real estate and apply a line of best fit, we will see that there is an increase of an average of 6% annually. This statistic is stable not only for Canada, but also for the majority of the developed world countries. As a result, after the first rental year, your rental unit price is about $25 000. If we add the income from rent to this value, we get approximately $37 000. The income from the price hike of the real estate is always greater than the profit from rent; accordingly, it is beneficial to refinance the apartment and increase the mortgage amount after the first rental year. If using the above example, by increasing the mortgage amount and decreasing the profit from rent by $4000 per year, you can receive a cheque of $90 000 from the bank and put this money towards obtaining another pre-construction deal. The proposed scheme will allow you to obtain a passive income of over $100 000 per year over a span of ten years. Don’t forget that you started investing with only $52 500 over a period of a year and a half.

I deal with investments for many years – investing for myself and helping my clients obtain financial independency. If you any questions, feel free to contact me.

JAPANESE CURTAINS IN THE INTERIOR

As a detail in the interior, geometric Japanese curtains will bring out the components of eastern minimalism. It is specifically for this reason that they became a favourite of admirers of the Japanese style in the interior. However, the form is not the only virtue of this décor element. FAMILY CLASS OF IMMIGRATION partners who are suffering from abuse or neglect. An Overseas Sponsorship is when you, as a Canadian Citizen or Permanent Resident of Canada, apply to Sponsor your Foreign National Spouse who is not residing in Canada. The advantage of an Overseas Sponsorship application is that it generally has a faster processing time than an Inland Sponsorship application. The the disadvantage is that it will likely be difficult to live together with your Foreign Spouse in Canada until an immigration officer renders a positive decision on your application.

The objective of the Family Class of immigration is to reunite close family members in Canada. The Government of Canada strongly supports keeping families together whenever possible. As such, the processing of Family Class applications is given the highest priority at Canadian Visa Offices. In this article we discuss The Spousal Sponsorship Category If you are a Canadian Citizen or Permanent Resident, and qualify, you are able to sponsor your loved one from abroad for Permanent Resident status in Canada. The sponsor and sponsored person must prove that their relationship qualifies under Spouse, Common-law Partner or Conjugal Partner NOTE: Canada recognizes same-sex marriage, and same-sex partners may be eligible to apply.

16

ALL ABOUT HOME

Permanent Residency granted under the Spousal Sponsorship program comes with some conditions. The sponsor is financially responsible for the person sponsored for three years after the sponsored person becomes a permanent resident. When sponsoring your Spouse, there are no minimum financial requirements. However, Citizenship and Immigration Canada, when reviewing your application, will want to see that you and your spouse or partner are financially stable and will not result to social assistance as a means of financial support. A two-year legitimate relationship regulation applies to spouses/partners who have been in a relationship for two years or less and who have no children in common with their sponsor at the time of application submission. Once in Canada, the sponsored person must live with their spouse/ partner in a ‘legitimate relationship’ for two years, or face the possibility of having their Permanent Residency revoked. Exceptions will be made for sponsored spouses or

e-mail: aahtoronto@gmail.com

If you and your foreign national spouse live together at least one year in Canada, then you will need to sponsor your spouse under the Inland Sponsorship application category (inside Canada). In this case, your foreign spouse will have temporary status in Canada. Although the Inland Sponsorship is a lengthy process, it enables your foreign spouse to be eligible for an Open Work Permit while the application is being processed. When sponsoring a member of the Family Class, aside from the basic documentation like your identity documents or status documents, you will need to strongly demonstrate the genuineness of your relationship. Follow and keep up with our publishing, stay tuned for the next article regarding to Parents/Grandparents Sponsorship Kindly contact us to receive further information and find out if you qualify for this Program.

How to Give the Builder’s Basics the “Wow Factor” The thermometer’s mercury has once again begun its decent and our attention is focused on the indoors, awakening the renovation bug hibernating within us. Fall is the perfect season for cosmic renovations that will bring the “wow factor” to your home and make it presentable for the holidays. I am a huge advocate of sensible renovations that address the wants and needs of my clients while achieving the maximum return on investment. This may not sound like much fun but I will let

you in on a little secret. A completely generic “builder basic” renovation – although efficient and seemingly massappealing – is not enough. Complying to our human nature, we are drawn to things that are familiar to us, whether it be people, clothing, and even homes but we truly fall in love with those that possess a defining attribute that make it unforgettable. Here are my top five favorite interior renovation splurges that will not break the bank.

Applied moulding – This option offers instant luxury. You can elevate a “builder basic” living room or add a chair rail to the stairwell with a simple 1½” moulding. Furthermore, you can

paint the wall tone or accent it in a crispy white. The materials are a few hundred dollars and this task is easily accomplished by the DIY expert.

2

Dining Chandelier – The dining room chandelier is one of the most prominent features in the home. In the literal sense, this is a “lit up” adornment hung at eye level which immediately attracts the guest’s attention. Selecting a chandelier of quality sets the perfect tone and an expectation that the rest of the home is of equal good quality.

3

Marble: A little will do – When potential buyers visit an open house, they are faced with the challenge of absorbing a lot of information in a short period of time. If you are on a budget and cannot allow yourself to use marble in the bathroom, I will offer you the following alternative: a clean and simple porcelain floor of a classic white and a row of natural stones as a unique feature. I can guarantee you that this option will be a topic of discussion among your guests.

4

Opt for wardrobes over closets – I am not a fan of traditional closets as the wall construction and access-limiting doors are inefficient. Only because if this is the most commonly encountered option, it does not make it the best solution. I prefer to buy large box wardrobes and build in them. This option offers a slick look, a custom make, and a layout suitable for a modest investment.

5

Create custom solutions with storebought products – High-end homes are customized homes. Everyday problems can be solved with custom solutions using prefabricated products. Personally, I love using kitchen cabinets in creative ways. There are many other products that you can use effectively with creativity.

HONEY ROASTED SALMON WITH SMASHED WASABI PEAS By Chef Mike Ward My type of salmon recipe - 5 ingredients, 20 minutes, and bursts of flavor! ü 1 fresh salmon filet (with skin is fine) ü 3 teaspoons of honey ü 1 lemon ü Bunch of dill ü Handful of wasabi peas Pre-heat oven to 450. On a roasting tray, liberally cover the flesh side of your salmon in honey, salt, and pepper. Roast for 15/20 minutes (depending on thickness). Allow to rest for 5 minutes once done. Serve with a light zest and squeeze of lemon, sprigs of dill, drizzle of good quality olive oil, and finely chopped/smashed wasabi peas. And there you have it – a mouthwatering dinner!

The Simplest System that Will Cover Daily Expenses and Generate Extra Profit closer. This way, visiting the property takes less than a day. After finishing several construction projects, we were able to gain partners and create a team of professionals which includes Real Estate Brokers, Mortgage Brokers, Real Estate Lawyers, Professional Contractors, and Property Managers. Working with such a team saves time, money, and most importantly, greatly reduces stress. “Someone is sitting in the shade today because someone planted a tree a long time ago.” Warren Buffet

A few months upon my arrival to Canada, I was writing a check for the monthly rent to my landlord when I thought: “It would be so great to own a house like the one of my landlord, or even several houses, and to take the place of my landlord; to have people writing checks to me every month as the years go by until the end of my days.” While driving around neighbourhoods, I noticed apartment buildings where 10, 30, or even 100 units were rented each month. My mind was occupied with the simple math of the profits that the landlords generate and hence, I came to the realization that my whole life would not be enough for me to be able to afford such a building. However, as the years passed, these thoughts never left me. Two years ago, I met an old friend of mine while working on a construction project. I knew him even before coming to Canada and our meeting opened a new perspective at looking at real estate investments. As a result, we became business partners and currently own 3 investment projects. Attending numerous real estate seminars and becoming members of investment clubs and associations enabled us to gather valuable knowledge and experience of other investors in the real estate field. Gradually, we were able to shift out the principles and strategies that comply with our view of real estate. We owned a duplex in the US; however, the difficulties of running a business 1, 300 km from home soon became overwhelming and we decided to deal with properties

The most important principle of investments is profit, which is created by several factors: -Monthly Positive Cash Flow -Mortgage Loan Reduction -Appreciation The most important aspect that we value is the rate of return. Our investment criteria is getting 10-30% of the invested money yearly. For example, let us consider a simple investment an hour away from Toronto in a detached, semi-detached, or town house with 3 bedrooms and at least one bathroom priced at around $300, 000. It is impossible, and unreasonable, to come up with the total amount at once. Rather, one needs to use loans from banks (or other financial institutions) and present a down payment ranging from 5-25%. The figures are subject to change under market conditions; however, in any case, we double

the initial investment in 3-5 years. To attain this profit, one simply needs to change the loan conditions. Now the profit can be applied in any direction, even to buy a second property. Having the knowledge that a single house is able to generate $22, 000 a year with the correct strategy, it is not difficult to calculate how many houses you need in order to have:

Extra Profit that Will Cover All Everyday Expenses In this article, we briefly touched on the possibility of having a debt-free life and the basic principles of real estate investments. Autumn, along with rain and cold winds, has once again arrived. Foggy and wet weather not only diminishes a good mood, but also adds cleanliness and order to worry about. Although we spend most of our time inside a building or vehicle, such a useful item as an umbrella will always be important. Speaking of umbrellas, where do you store yours? We recommend that you obtain a special stand or rack; it will be a convenient be smoothly integrated with the general identify them as a stand but rather as a sculpaccessory as well as a decorative composition. A STAND IN VARIOUS INTERIOR STYLES The image of a lobby in a conservative London apartment immediately comes to mind. The stand, however, can be designed in such a variety of unique styles and materials that it will belong in universal lobbies, including those made in high-tech. In this case, you will simply need a model that shines with chrome. For a colonial styled interior, you can find a stand with animal prints whereas for an interior in the eco or country style, a tall woven basket would be ideal. If you are a devotee of minimalism, consider a laconic accessory made of matte glass or black glossy plastic of high quality. Overall, you have a lot to choose from!

DECORATING THE STAND WITH YOUR OWN HANDS If you have spare time and inspiration, you can create an exclusive designer umbrella stand with your own hands. To do this, you will need a cylindrical foundation with a base (made of plastic, metal, or glass). The most important factor is for the stand to be tall enough for the umbrella’s rod. You can paint the cylinder in a colourful manner or decorate it in the decoupage style. Furthermore, you can create an unforgettable design with the help of textiles or selfadhesive paper. Another interesting option is to firmly wrap the stand with rope. This will look wonderful in an ocean themed interior, as well as the eco-style.
