DECORATIVE PILLOWS: How to Make the Right Decision

Choosing the final accents such as rugs, pillows, and decorative accessories in the interior is extremely important. Quite frankly, it may seem that buying pillows is a task that one should not pay much attention to. It seems simple, especially with the vast amount of options available in stores of different colours, sizes, forms, and designs. However, do not underestimate the importance of the pillow as an accessory. In this article, we offer several pieces of advice that will make the task of purchasing the right pillow easier and informed. PRICE The question of the price arises in decorating any interior. Rightly so, the first thing that you should consider is the budget. The price of decorative pillows can greatly vary, according to the style. For example, pillows simple in design found in stores will be significantly cheaper than those ordered individually and made of expensive, luxurious material. It is essential to decide how many pillows you need and set a budget. On average, an armchair requires one or two pillows and a couch three to five – depending on the size of the furniture.

MATERIAL If there are children or pets in the home, it is not recommended to purchase pillows made of material that requires constant care, such as silk or velvet. Although simpler material does not look as luscious, it is more durable and long-lasting. It is important to find out if the pillows are subject to laundry or dry cleaning. Even if the tag indicates that the pillow may be put into the laundry machine, it is best to clean them by hand. This way, the colour will last longer and there is less chance to rip the pillow.

SIZE Generally, the size of decorative pillows varies from 35 to 50 cm for square pillows and 30-40 by 40-65 cm for rectangular pillows. You have to consider whether you want to obtain all pillows in the same form or make a mix of different styles. For a modern interior, a universally-styled pillow is best whereas for a traditional or eclectic interior, a variety of forms, colours, and sizes can be used.

The History of

Chinese sages were convinced that the small details in life – unfinished shelves or an incorrectly positioned cabinet – are the source of great pressure upon us. As such, three thousand years ago, they developed an ingenious and at the same time simple doctrine – Feng Shui. If you want to avoid regrets or blaming others for things they are not responsible for, start growing accustomed to arranging the interior, doing renovations, or moving furniture while keeping this ancient and wise Chinese doctrine in mind. Instantly, you will notice positive changes. There is a legend that once a Chinese emperor posed a difficult problem to his wise

the Feng Shui

men: to understand the whims of gods that control human destinies.

The reason behind such a strange request is changes in the fate of the emperor himself, which happened without any reason as soon as he moved into a new luscious palace. Happiness and luck for the Chinese is not winning the lottery but rather a long and healthy life, obedient and intelligent children, a good reputation, wealth, successful marriage, reliable friends, rewarding career, and to be respected – seems like everything in the world. For this reason, the emperor had a desire to once again attain personal happiness and calmness. The wise-men thought day and night of why some people received all of the graces from above like from a horn of plenty while others barely received anything. In search of an answer, they carefully observed all nuances that accompanied successful and lucky people. They noticed that often success lives in homes whose

e-mail: aahtoronto@gmail.com

façade faces the south while the back side faces the mountain, taking upon itself the northern winds. The wise-men noticed that the emperor’s palace was positioned in the opposite manner and over-joyed that they have finally attained the answer; they rushed to declare the good news. After attentively listening to the wise-men, the emperor requested that the architects turn his house around. Happiness and well-being returned to the home and the heart. This is how the Feng Shui was born, giving humanity the secrets to harmony, happiness, and luck. Thousands of years after it was introduced, specialists confirmed the numerous recipes and strategies that make the lives of people safe, comfortable, and happy. Of course, one can consider this to be pointless but that is why we each have a mind of our own to decide what to believe and what not to believe. A fair warning was given since not having knowledge of laws, even if they are the laws of nature, carries consequences.

Pre-construction Condo vs. Resale Condo in Downtown Toronto Potential condo-buyers are often faced with the dilemma of whether to buy a new pre-construction condo or a resale unit. The decision essentially depends on the buyer’s expectations. A major difference of buying a pre-construction condo contrary to a resale condo is the form of financing. For a resale condo, one can offer as little as 5 per cent as the purchase price whereas for a pre-construction condo, one is usually required to provide down payment of at least 20 per cent. Even though this may seem rather expensive, the full payment is divided into smaller payments listed in a deposit structure. Deposits generally tend to be higher when the project is at its initial stages. As the condo is completed, the deposit structures are easier to negotiate; therefore, by discussing with the builder, one can extend and even decrease the payments. The advantages of buying a new condo are quite obvious; everything in the condo is brand new, including the floors and house appliances. In pre-construction, one can even choose the finishes, floor heights, and floor plans that meet personal requirements. Generally, newer condos mean less maintenance. As long as the builder has done their job as required, there will be fewer necessary repairs or upgrades. For condos in Toronto, the pre-construction suites are usually accompanied by a great sales incentive which means that their amount can be less than that of a resale condo. Buying early enough can help the buyer to present his or her views on the

6

ALL ABOUT HOME

Pre-construction condos are therefore a great choice for buyers in Toronto. For those looking for an ideal condo, Toronto has a variety of options to choose from. In addition to being convenient options for a condo, pre-constructions can also be great investments. The risks of purchasing a preconstructed condo can be high, especially with the changing market conditions. In Toronto, however, the economy is moving steadily, and as a result, buying a pre-constructed condo will result in an appreciation in the amount of investment one spends. The market will certainly rise from the period of the initial purchase until the time when the condo is completed. Therefore, the ROI (Return on Investment) will be higher by the time the condo’s construction is complete.

construction process; hence, allowing the opportunity to choose the preferred finishes to ensure that the house is built in accordance to an individual’s taste. Furthermore, buying a pre-construction condo gives the buyer more time to save up for the condo. Buyers of resale condos also have distinct advantages. For example, they have the opportunity to visit the unit they are purchasing and decide whether or not the floor plan and the view meet their expectations. Moreover, the person can negotiate the price with the seller unlike a new condo purchase whereby the developers’ prices are usually fixed. The disadvantage of buying a resale condo, however, is that the customization options are very limited. The buyer has to accept the condo as it is. As a matter of fact, resale condos can be expensive to upgrade.

More than Simple Plumbing:

FAUCETS PRINTED IN 3D The company American Standard, producer of plumbing appliances, introduced the exclusive collection of faucets printed on a 3D printer. These faucets are made with intricate designs and geometric tracery, thus, they remind us of art rather than an object of plumbing. They have already claimed the attention of various designers as they look aesthetically pleasing and unique. By looking at them, it is difficult to image that water can flow from them. These faucets are constructed in such a way that water does not flow through

one tube but rather through numerous discrete canals. The producer was able to achieve this effect with the help of selective laser sintering. Selective laser sintering is a type of 3D printing which incorporates strong laser beams capable of melting powdered metals until they obtain the required form. This process is repeated numerous times until the faucet reaches the desired thickness. For the creation of one faucet, 24 hours are needed. The faucets will go on sale through a network of exclusive stores only next year. However, it is known that in order to obtain this faucet, you will have to prepare from $12000 to $20000. Another novelty in the world of plumbing was created by a student and is known as the Simin Qiu. This is a faucet that turns streams of water into beautiful designs. Besides effectively providing a sufficient amount of water, the faucet reduces its use by 15%.

THE ROSEDALE ON BLOOR PROJECT - BE THE FIRST!

MAXIM BAGINSKIY

REAL ESTATE BROKER/INVESTMENT ADVISOR

Today I would like to bring your attention to a new project that is interesting not only for those seeking a personal apartment in downtown Toronto, but also for those who are looking for a profitable investment. The date for the beginning of sales was changed numerous times for this project; many people are expecting it since April of this year. The project is called The Rosedale on Bloor and is located on 387 Bloor Street East. One of the biggest assets of this project is its location – on Bloor St, between Ted Rogers Way and Sherbourne St. It is beside the subway, which can take you to any location in downtown in mere minutes. Furthermore, it is in proximity to central stores such as The Bay, Holt Renfrew, as well as all the boutiques along Bloor and the Marriott Hotel and Conference Centre. These and much more are a mere five to ten minutes away by walking! In addition, the area has numerous office buildings including Roger’s central office tower and of course, Yorkville with plenty of bars and restaurants. Yorkville is considered one of downtown’s most expensive and elite areas with condo prices of over $1000 per sq. ft. The builder provides the following facts: by walking, you can reach the subway station in three minutes, Yorkville in six minutes, University of Toronto George Campus in 16 minutes, and Ryerson University in 18 minutes. The construction company Easton’s Group, known for constructing projects such as King Blue Con-

10

ALL ABOUT HOME

dos, Dundas Square Gardens, Hilton Garden, etc., will be the one to bring this project to life. This company has established itself as one of the best quality construction companies in Toronto and it promises that this specific project will be distinguishable due to its elegance and beauty. Rosedale on Bloor condos will consist of two towers – 42 and 12 floors – that will be located on an 8-floor podium. There will be luxurious stores on the first two floors of the podium. The third and fourth floors will contain amenities as in a five-star hotel for the building residents. The most interesting factor that lures investors to this project is the fact that part of Bloor St, east of Yonge, is less developed than the part west of Yonge. This area contains many old buildings with few floors. This is because for a long time, construction of high-rise buildings was prohibited in this area. As such, developers lost interest. A few years ago, this regulation was changed. As a result, this area became a magnet for the largest construction companies in Toronto. The first Tridel high-rise building is already developed in the area. Currently, the construction of another high-rise building “ Selby” is started – a project completely bought out by the Canadian Pension Fund. Furthermore, in the next two years, several high-rise buildings by Lantera Development will enter the market. On the first floors of these buildings, there will be boutiques, restaurants, bowling, etc. All of these projects are expected to be completed by 20192022. Considering these factors, it is safe to say that in the next seven years, this area will cordially change and will be a worthy continuation of the west part of Bloor. It will be just as comfortable as the popular Yorkville. Subsequently, the prices will match those in Yorkville. For this reason, those who currently attain an apartment in this area with investment purposes can count not only on the market becoming generally more expensive – which, in the next three to four years will experience a massive price hike – but also on receiving sufficient dividends due to the area price hike. In addition, the rent rates in

e-mail: aahtoronto@gmail.com

this area are one of the highest in Toronto. This allows investors counting on a full investment cycle (buying, renting, selling) to earn sufficient profit when re-selling the real estate and during rent. There is an index called the “Vacancy Rate” which shows how easy and beneficial it is to rent apartments in certain areas. The norm for this index in megalopolises is considered level five. The lower the level, the easier and more beneficial it is to rent apartments in the specific area. Currently, this index is on level two for downtown Toronto. This is unusually low which means that it is very beneficial for the landlords to rent out units at this time. These factors are of great importance to investors. According to statistics, only 20% of investments in condos under construction rely on the “Flip Contract” – the re-selling of the contract after completion of construction. 80% of investors use the full investment cycle by closing the deal and renting out units for some time. This allows for the requalification of profit from Income to Capital Gain and therefore, receiving significant tax benefits. Subsequently, having such beneficial rental market conditions, investors are guaranteed to receive sufficient profit. This makes the whole investment strategy more appealing. In my previous publications, I explained and demonstrated with examples the importance of choosing the right project to invest in. Regarding The Rosedale on Bloor Project, I have no doubts that it will bring great profit to investors. The VIP sales for The Rosedale on Bloor Project begin on September 16th. Directly working with developers, I am able to provide you with favorable VIP pricing and incentives for this project. Besides being one of the leading brokers for this project, I have access to any units in the project. The interest for this project is so high that I believe all of the best units will be sold out in mere days. If you are interested in purchasing an apartment in this project, contact me as soon as possible so I will have time to reserve the unit of your choice, before the official project opening.

The American designer Leo Kempf constructs the “Tired Lounge” armchair from used Hoosier Sprint tires. As part of the process, the tires are cleaned and covered in a special solution. For registration you have to provide the IELTS test result, achieving a minimum score of 6.0 - If your level of English is not sufficient for registration at any College or University in Canada, you can take ESL classes or enroll in the Foundation program as preparation for College or University. - If you already have some diploma, your credits could be transferred; thus potentially reducing the period of study.

TAKING YOUR KITCHEN POTENTIAL TO A WHOLE NEW LEVEL We tend to associate kitchens with cooking and eating; however, nowadays, the kitchen is much more than that. It is the heart of every home. Regardless of how spacious the living room might be, people always seem to gather around the kitchen island! As such, it is essential to ensure that your kitchen’s functionality is in harmony with your lifestyle and demands. Here are some great features that you can incorporate in your kitchen:

LONG ISLAND: Many homes are currently being built with an open concept layout and even some older homes are being renovated to achieve a similar open look by removing walls. In an open concept layout, the kitchen and family room are usually adjacent to each other. From a practical point of view, it is comforting to have the sink or preparation area as part of the main living space as you feel less isolated when preparing meals. Furthermore, it is great to have a big island as it provides more storage space underneath, seating, and a fantastic area for socializing and entertainment.

BANQUETTE SEATING: Banquette seating is one of the most efficient ways to maximize seating in small and awkward spaces. In fact, it is often completely overlooked. A banquette seating in an “L” shape in a corner can add extra

18

ALL ABOUT HOME

e-mail: aahtoronto@gmail.com

storage space as well as seating. In addition, it can even act as a reading nook on a rainy day.

LIGHTING: The importance of lighting is not to be underestimated! Try to incorporate a variety of lighting styles, not just pot lights. Ensure that your kitchen space is accompanied by ample lighting. Consider using groups or pairs of lights above the kitchen island. You can even use a magnificent chandelier. Besides being an effective element of design, such an accommodation will add shine and zest to the interior. A lighting fixture above the dining area is also of great importance. It creates a light ambiance and mood during dinner. Often, the kitchen and dining lights complement each other. When selecting your kitchen lighting, consider visiting Royal Lighting to get valuable advice and explore stylish options.

FOR ADVERTISEMENTS CALL (416) 477-6107

THE RANGE HOOD AS A FOCAL POINT: In my opinion, the range hood is the main focal point of the kitchen primarily because it can be presented in a bold manner to leave a lasting impression. Generally, the range hood and cook top area should be centered roughly in the middle of the back wall. Whether you have a modern stainless steel range hood or a beautiful wooden canopy frame, it should make a statement.

BAR AREA: Regardless of your kitchen’s size, a bar can always be incorporated. The “bar” area can be as small as a designated corner containing a coffee machine and bottles behind glass cabinets. As another option, a small wine fridge can be used. Although there are many factors to consider when designing your kitchen, as long as you are able to find a balance between functionality, practicality, and beauty, you will have a winning combination.

DILL AND PUMPKIN SEED PESTO PASTA By Chef Mike Ward The dill and pumpkin seed pesto pasta definitely makes it to my list of all-time favourites. The recipe is simple and my kids absolutely LOVE it. I even cook extra and put it in their school lunch to eat cold. Put the following in a food processor: ü Handful of dill ü Half of a handful of pumpkin seeds ü Juice of half a lemon ü Dash of Tabasco (if you like) ü Salt/pepper Slowly add olive oil and pulse until pesto-like texture. Do not over process, some texture is good. Cook up your favourite pasta until al dente. Next, drain water and toss the pasta while it is still hot with two tablespoons per serving of pesto. Serve with a sprig of dill, a few pumpkin seeds, a drizzle of your favourite olive oil, and some finely chopped pepper. The remaining pesto lasts in the fridge for days or can be frozen for months.

ADD CREATIVITY

TO YOUR INTERIOR WITH NICHES

Furniture, curtains, all other forms of decorations, as well as the use of different materials, change the interior of a premise beyond recognition. The appearance of the room, along with its design, directly depends on its geometry which can be refined with a wall niche.

The usefulness of the decorative niche is one of its biggest assets. Photos, souvenirs, various figurines, and vases with flowers can all be arranged on several

levels in the niche. It can even fit a small aquarium or terrarium. You can arrange a niche in the form of a panoramic picture by creating a spectacular composition of a number of decorative items. Stained glass made by skilled craftsmen is a very fitting addition to a niche. The color choice of the glass for the niche is very important. Typically, niches are painted in a similar or identical tone as the walls of the room. It can also be a good idea to use the contrast principle; bright walls can be complimented by the darker colours of the niche and vice versa. However, it should be kept in mind that using very dark shades for the niche can create the illusion of a hole in the wall. The appearance of the niche is ultimately dependant on the lighting of the room which can do wonders for the atmosphere of the interior, creating one of comfort and peace. With their help, it is possible to craft the most unique interiors that will perfectly match the aesthetic tastes of the residents.

A niche is a kind of decorative recess in a wall through which the interior of the room can change completely! This decorative technique was discovered long ago, but it was seldom used until the introduction of drywall. The modern interior allows niches to take any shape and size; everything depends on the taste and desire of the owner. If you are concerned about an increase in perceivable space, drywall decorative niches will yield the best results. The recess of various forms in the wall is exquisite and very attractive. If properly planned and executed, even a single niche can make the room look much more spacious. Such modifications accentuate the individuality of the room, and can subsequently become the most used part of the interior.

WISDOM OF THE WINE ETIQUETTE If you want to make a lasting impression on your guests and transform a regular dinner into a memorable reception, serve good-quality wine. This noble beverage is able to make even a modest meal more refined. However, in order to attain the desired effect, it is not enough to simply pour wine into glasses. You also have to correctly present it. Those who are expecting to find solid rules of serving wine in this article will be disappointed. Every type of wine is different and requires an individual approach. Even the most experienced sommelier may have difficulty knowing all of the aspects of every type of wine. For this reason, we recommend to serve the wine that you are familiar with.

PREPARATION The preparation for serving wine should happen well in advance. If you plan to treat your guests with young wine, put it in a vertical position for several days prior to the reception. If you want to surprise your guests with matured wines, ensure that

OPENED BOTTLES This aspect requires careful attention. Opening young wine is not difficult; simply put it on the table and use a corkscrew. The specified knife of the sommelier will look more effective; however, if you have never used if before, stick to using the corkscrew. Dealing with mature wine is a bit harder. It has to be opened without removing it from the stand under the angle. This is mandatory in order to keep the taste which can be easily ruined if precipitate gets in the glass. Try not to pierce through the stopper to avoid having pieces floating in the wine. This will be a very unpleasant surprise for the guests! the bottle is stored under an angle of 30-40 degrees. Furthermore, for such “respected” wines, you will need a special stand which will ensure that the angle does not change when serving the wine. If you do not have this stand, purchase it without a doubt.

CHOOSING THE GLASS The hereditary Austrian glassmaker Claus Riedel was the first to discover that the taste of an alcoholic beverage depends on the type of glass it is served in. Hence, choosing the right glass for wine is a very responsible task. Playful wines require an elongated glass while light white wines need wide glasses in the shape of a bell. It is recommended to pour red wines, both dry and dessert, into rounded glasses resembling the bulb of a tulip.

DEMONSTRATION When bringing the bottle to the table show the guests the tags and provide a brief biography of the particular sort of wine. Be assured that in the eyes of the listeners, the wine will become more valuable.

24

Pour some of the wine into your glass and make such an expression that will leave no doubt that you are a wine expert.

FILLING THE GLASS You should fill the glass standing to the right of the seated guest. The bottle should be held with the tag facing upwards. If you are unable to easily approach the guest near the table, take their glass and fill it in your hand. Red wine should occupy half the glass; white wine two thirds. Do not forget – ladies first!

DECANTATION In order to fully blossom, some types of wine require decantation. This process of pouring wine into a special vessel helps to saturate it with oxygen and separate unwanted layers of precipitate. There is also the flip side of the coin. It seems that mature wines which inevitably have precipitate are required to be decanted. However, it is specifically these wines that become very sour when exposed to oxygen. If decanting this wine, you can “lose” it in an hour. Young wines can be filled with oxygen by swirling the glass. Everything depends on the wine – so do not be afraid to experiment.

INNOVATIVE STORAGE METHODS:

VACUUM SEALING BAGS Today, vacuum sealing bags have become extremely common worldwide. By creating a special internal microenvironment, they allow you to store food products for much longer and without a loss of quality. The main feature of such packages is very low oxygen permeability.

KEY BENEFITS As mentioned above, the main distinguishing feature of this type of package is that it is essentially oxygen-free. Sometimes this figure does not exceed 1%. After the formation of the special airless environment, the reproduction of various pathogens can be forgotten. Products placed in a sealed container can be stored for much longer, do not deteriorate or lose taste, do not smell, keep their useful qualities, and do not lose colour. It is of great importance for the vacuum seal-

ing bags to tightly fit the outline of the products; this way, a significant amount of space is conserved.

WHAT IS SPECIAL ABOUT VACUUM SEALING BAGS? In the making of vacuum sealing bags, special multilayer films are used which on one hand, have excellent fitting properties, and on the other, prevent the ingress of oxygen and moisture. The maximum amount of time a product can be stored directly depends on how closely the film fits the product. The sealing is made using welding.

WHAT EXACTLY CAN BE PLACED IN VACUUM SEALING BAGS? Today, vacuum sealing bags are increasingly used in various industrial fields, but if we talk only about the storage of food, it can be noted that most often these packages are used to store various meat products, a variety of seafood, cheese products, sausages, vegetables, and fruits. Some foods in a vacuum environment can be stored up to ten or fifteen times longer. Today, vacuum packaging has become very popular. Strangely, most people simply underestimate the value of this simple, but very practical package. It enables purchased products to be stored for much longer, ultimately saving your money.
