WHAT ARE CAISSONS?

The ceiling plays a vital role in the design of an interior. Recently, the tendency to use regular plasterboard ceilings is disappearing; instead, alternative creative options are breaking through. The caisson style is one of the most interesting ways to decorate high ceilings in various interiors. Caissons are indents or niches in the ceiling created by docking beams. Caissons take on various forms; however, the most common options are square or rectangular. When planning to cover the ceiling with caissons, prepare yourself for the loss of 1025 cm from the height of the interior.

THE CLASSIC WOODEN CAISSONS The most natural and effective option is a wooden caisson ceiling. The ceiling has to take into account the layout of furniture, amount of lighting, and the colour of the wood or paint.

WOOD + MDF The technical aspects of constructing this type of ceiling is very similar to those deal-

ing with the classic wooden caissons with one difference: certain elements will be made of MDF instead of wood. Although MDF is less valuable and not as natural as wood, its technical characteristics are paramount while the cost is loyal. In addition, even an expert will have a hard time distinguishing MDF from real wood when looking at the ceiling.

CAISSONS FROM DRYWALL AND MOULDING

Another unexpected option which is surprisingly easy to construct is caissons that are on a diagonal with reference to the walls in the interior. This method is often incorporated when laying parquet boards and tiles, thus, it can be analogously used in the design of a ceiling.

CONTRASTING COLOURS

This option is the most financially friendly but the most difficult to create. With the correct approach and wise use of polyurethane mouldings, you can achieve an amazing result! The ceiling will look no worse than one made of more expensive material.

CHOOSING THE STYLE When choosing a style for the caisson ceiling, do not limit yourself to the classical option. Modern alternatives such as the loft or minimalism styles will adequately and effectively compliment an artistic ceiling. The main concept here is to use the simplest profile and laconic forms, adjusted to the furniture in the interior.

CAISSONS ON THE DIAGONAL

A caisson ceiling has the tendency to be slightly indented, usually 10-15 cm. To enhance the aesthetic aspects of the ceiling, you can paint the beams in different colours. This way, the ceiling will become more interesting. The main idea is to pay attention to the lighting so that you can properly choose where to apply dark paints. As you can see, the caisson is a versatile element of the design of ceilings. A palace, modern apartment, and home can all benefit from your creativity. Ensure that you properly incorporate materials, colours, and methods of processing. Furthermore, do not forget that as much as you may dislike this fact, but caissons are not suitable for low ceilings.

THE RUG -

FASHION AND STYLE BRIGHT MULTI-COLOURED MOSAICS If you are not afraid of experimenting and love bright colours, then this type of rug is for you. It is very cheerful and attractive. The multi-coloured design will bring positivity and vibrant colours into your home. Furthermore, you no longer have the need to match a specific colour in your other textiles as you will have the freedom to incorporate five, seven, or even ten different colours – as many as your rug displays.

BLACK AND WHITE RUGS Although black and white are merely colours, it is worthwhile to separate rugs made in this combination into their own category. Such rugs are original and universal; hence, they can be used for a wide range of purposes. They can be monophonic or decorated with large or small ornaments, plant or animal themes, or simply geometric repetition of lines. In any case, a black and white rug is always suitable.

Besides possessing pleasant tactile qualities and being a keeper of warmth, the rug must become an integral aspect of an interior’s design. Rugs, like other decorative accessories, have fashion trends. ORNAMENT AND GREY-BROWN SCALE With time, the so-called American style along with all of its attributes is obtaining increasing popularity. The highly conservative and neutral grey-brown combination effectively compliments any interior. An ornament design, whether it has simple geometric patterns or complex layouts, is suitable for any room organized under a variety of themes.

AN ANCIENT EFFECT Today, the textile industry is so developed that we rarely encounter a truly worn out entity. The ancient effect is hand-made and new articles remind one of antique rugs due to their physical appearance – they seem worn in places and have different colours and heights in specific areas. This is the result of the delicate work of professionals. This effect is especially successful in combination with deliberately new products that radiate luxury and abundance.

ANIMAL SKINS Animal skins or rugs that imitate them are widely used. Especially popular are the skins of bears, zebras, cows, and tigers. If you find this type of rug attractive, place it in a visible area so that no furniture blocks its beauty. It is best to situate them in the living room or office. Without doubt, trends and styles constantly change; however, if your rug is effectively harmonized with the interior, it will not lose its attractiveness for many years.

TRANSPARENT FURNITURE The invention of transparent furniture sparked a revolution in the world of interior design. In recent years, designers are just about scrambling for new ways to craft masterpieces from transparent materials. As it turns out, transparent materials bring new life to common furniture we are so used to seeing! Chairs, recliners, tables, shelves, and consoles are just a few ways that transparent materials can make a home more fresh and stylish than ever before!

It was not too long ago that the dream of transparent furniture could be realized only through the use of glass. Thanks to recent technological progressions, however, new alternatives suitable for creating transparent

furniture have emerged. One such material is Plexiglas. Its breakthrough in the interior design industry has shattered the price and weight of comparable glass transparent furniture. Furthermore, Plexiglas is far more malleable than regular glass; it can assume the form of practically anything - a perfect fit for creative designers! Besides its unique and fashionable look, transparent furniture is also praised for its versatility. This furniture disregards the stylistic aspects of the environment it is put into, simply because it fits into every environment! Classical, fusion, minimalism, hi-tech and many other styles go hand in hand with transparent objects. The colour scheme of the interior also does not matter, since transparency is not a colour. This fact is able to tell us that transparent objects simply cannot disrupt the colouristic harmony of your room. In fact, it can only strengthen this harmony if the interior is colourful. Transparent furniture is the salvation for small apartments! With the ability to see through the objects, your furniture is virtually absent. Therefore, it does not appear to steal any space from your room. In short, the transparent furniture is apparent only as an apparition.

What can a Vase be Filled With? Do empty vases irritate the eye? Contemplating over what you can put in a vase? Try using dry decorative flowers – they look great in glass and crystal vases. For aromatic sachets, use vases in the form of a large dish or cup whereas for a composition of branches, it is best to use a traditional flower vase. The dry decorative flowers are also great for vases made of water-fearing materials, such as wood.

A SWEET DÉCOR Vases for candy are creative decorations not only for the dinner table but also for a coffee table or a stand in the lobby. This

vase should not be too small (to ensure that the sweets do not end quickly), nor should it be unstable as it is usually situated in areas of common access. An ideal model would contain numerous com-

partments so that you can place a variety of candy or nuts.

A VASE FOR FRUITS WITH TIERS The main difference between a vase for fruit and a vase for candy is size; the vase for fruit must be large enough to contain at least four apples. Generally, the form of this type of vase is oval or round. Furthermore, the vase is often raised using one or several legs with a stand. For a holiday table, it is effective to use a vase with tiers. When filling the vase, follow the rule “heavy on the bottom, light on the top.” In other words, oranges, bananas, and pears would occupy the lower plate whereas strawberries, apricots, and prunes would occupy the top plate.

A VASE FOR JAM A vase for jam greatly resembles a vase for candy; however, the main difference is not even in size but rather in the lid (so that the jam does not form a dry crust near the surface). An ideal vase would have a notch designated for a spoon.

Investments in the Pre-Construction condo market of Toronto are currently at a record-breaking summit that has never been reached throughout the history of its existence. New projects entering the market are being rapidly sold out. Seemingly, developers effectively take advantage of the situation and raise prices from project to project. Investors, having foreseen the situation that awaits us in 2018-2019 in which we will witness a very low amount of project completions, are even buying out apartments that are usually in meagre demand even after completion of construction. I will not expand on the reasons behind this circumstance as you can find this information in the archives of my articles on www.remlis.ca or on the website of the magazine Property and Finance Guide where I regularly update the section regarding Condo Apartments in Toronto. I will just mention that this is a repercussion of the condo-apartment crisis in 2012-2013 when a low demand caused developers difficulties in establishing a sufficient amount of new projects. In the first part of this year we saw builders gain the tendency to increase the deposit when signing the contract. Last year, it was not uncommon for the deposit to be 10% of the price of the apartment at VIP sales; however, this year, we can only dream of such incentives. The 20% deposit became a norm and in some cases, builders request 25%. Very rarely is it possible to buy with a 15% deposit. Furthermore, in the past, developers tried to save a certain amount of units in order to sell them for a higher price after project completion. Now they try to quickly sell all units in the project. This is due to the banks toughening conditions for financing builders; it is much easier to finance completely sold-out

10

ALL ABOUT HOME

IN THE APARTMENTS OF TORONTO

projects where apartments were sold with 20% deposits. The government is evidently unsatisfied with the rapid increase in the price of real estate. The key interest rate – which is an effective governing tool – will not likely be increased in the near future as it is intertwined with the profit and the economy of the country as a whole. Subsequently, one of the effective leverages for the real estate market is the toughening of the conditions under which builders receive financing. Developers pass this on to investors which will cause the profit of investment deals to drop; this should in theory prevent prices from rising. In reality, we have the opposite effect; investors raise prices when reselling contracts in an attempt to maintain previous levels of profit while burdening extra costs on the end buyers. As a result, prices increase even faster. The municipal governments are interested in urbanization in the GTA; high-rise buildings are much more profitable for the government. Less money is spent on developing roads, communications, and new territories while the budget receives very good profit from development charges (developers must contribute a certain amount to the city’s budget for every apartment built). It is now more difficult to get financing if you are self-employed and stricter qualifications for requesting a credit have been instilled last year. This has oriented many potential buyers towards condo-apartments rather than houses and there is no doubt that this trend will continue. The difference between prices for detached homes and condo-apartments has reached an absolute maximum. According to analysts, in the near future, the market of condo-apartments will win back its position. In his recent speech, Donald Trump declared that he considers the condo market of Toronto underrated and sees great potential for prosperity. The prices for apartments in downtown Toronto have increased by an average 6-7% over a year, according to statistics. In reality, some areas have increased by 10% or more.

e-mail: aahtoronto@gmail.com

The most significant rise in prices, as predicted, occurred in the Southeast part of downtown. In the near future, this area will be beyond recognition; it is experiencing active construction of office buildings, restoration of historical sites, and development of new roads. In the past year, this area has acquired ambitious condo projects (Axiom, East 55, and Sixty Colborne) which were sold out instantly. Currently, there are two projects in this area that are in the VIP stage: East United and 158 Front. Developers were planning an official opening of these projects in September-October; however, the project is selling so rapidly that by the time the official opening occurs, there will be a very low amount of units remaining unsold. The Southwest part of downtown (from Spadina Ave to Liberty Village east to west and south of Adelaide St West) is also sufficiently increasing in price. Exactly a year ago, we were selling the project Garrison Point in this area and in the spring, there were sales for the project Minto West Side for which the prices for apartments are history. On average, the price of the area increased by 10%. On August 11, we will start VIP sales for the project One Eleven and in the fall, another phase of the Garrison Point project is expected. Furthermore, sales have not yet begun for a very interesting project called Rosedale on Bloor which is located in an area exposed to price raises along Bloor St, east of Yonge St. This project was scheduled to open in March of this year but was delayed. It is expected to go on sale in the very near future.

You can obtain information regarding these and other projects in the VIP stage on my site WWW.REMLIS.CA Also, under “I AM IN THE MEDIA” you can become familiar with my other publications. For your convenience, the site functions in both English and Russian.

Collecting can be not only a pleasant hobby, but also an opportunity to arrange the home with a special highlight. By saving corks from wine bottles consumed during bright moments of your life, you are acquiring material for creative artwork. In this article, we will explore various interesting ideas offered by inventors. A collection of wine corks can bring quite tangible benefits. For example, you can replace a standard mat in the lobby or bathroom with a handmade one. We assure

WINE CORKS in the Interior you that guests will be pleasantly surprised when the first thing they are greeted with initiates the thought, “What an interesting idea!” For bringing this concept to life, you will merely need super-glue and some patience. An analogous system will work for a wall pinboard. This type of panel can be used for sticking buttons, hanging photographs or to-do lists, and displaying other important information. Besides displaying photographs and other paper products, the panel can serve as a storage space for jewellery.

pleasing if you glue the corks together vertically. In this case, the stand will be quite high and as such, the chance of damaging the surface of the table or textiles greatly decreases. If you connect the corks horizontally, you will need less of them and the platform will be larger in size. These are just some examples of how people use their imagination. Perhaps you will be able to come up with an original idea; most importantly, do not create obstacles that will limit your imagination.

Skilled crafters are able to make kitchen aprons from wine corks. Of course, for such a design of the interior, you will need quite a bit of “material.” This means that you will need to ask all of your friends and relatives to collect wine corks and convince them to hand over their collection. Wine corks can serve as an excellent platform for hot things if arranged in a figurative panel. They can withstand the heat and do not become deformed. Such a stand is aesthetically

Express Entry Way

- a new and real chance to immigrate to Canada

As of January 2015, Citizenship and Immigration Canada (CIC) established a new electronic system called Express Entry to manage applications for permanent residence under certain economic immigration programs. Express Entry is not an immigration program in itself, but rather a system used by CIC to select candidates for immigration to Canada using the following economic immigration programs: • Federal Skilled Worker Program • Federal Skilled Trades Program • Canadian Experience Class

Complete an online Express Entry profile

• a portion of the Provincial Nominee Programs Anyone who is accepted into the Express Entry pool could get an Invitation to Apply (ITA) for permanent residence. Rounds of invitations occur regularly over the course of each year. Our team will review your completed form and quickly let you know whether or not you may be qualified. If you are eligible, you can move on to the next step in the process. If not, you may strive to become eligible by improving your core human capital factors in areas such as your skills, work experience, language ability, and education credentials.

Candidates in the Express Entry pool who do not receive an ITA for permanent residence in Canada after 12 months may resubmit their profile and re-enter the pool if they still meet the criteria of at least one of the economic immigration programs. Due to the fact that there is no guarantee to receive an ITA, our Company offers to sign a Contract with a potential candidate in two steps with two separate payments: 1. Sleep in Weightlessness Subsequently, ropes or metal chains are attached to the ceiling mounts. At the corners of the base of the bed, these ropes – or other types of support systems – are attached and fixed. Note that in this case, the bed will be able to sway freely. If the interior contains open ceiling beams, the anchors can be successfully mounted to them.

MOUNTING TO THE WALL If you are for whatever reason unsatisfied with ropes or chains, you can mount one side of the bed to the wall. To do this, you need to correctly choose the points for mounting and consider additional support systems.

A COMBINATION METHOD A method in which the bed is simultaneously attached to the ceiling, wall, and floor is the most secure option. Thus, it is more suitable for the children’s room. It is possible to construct a support system from the floor to the ceiling using the corners of the bed. Instead of the traditional rope suspensions, you can use decorative craved elements.

Suspended beds are subconsciously associated with a vacation in the fresh air where you can relax, slightly swaying and enjoying the surrounding view. Such constructions send us back to a carefree childhood when we could lay in a crib and not worry about anything. Today, there is such a large variety of suspended beds that it becomes possible to arrange a sleeping area in any building. Suspended constructions conserve space and create an original look in the interior if the bed is made according to an interest-

ing project and harmoniously corresponds to the style.

TYPES OF CONSTRUCTIONS Hammock-beds may have a circular or rectangular form, be single or double, or even a bunk bed. Rectangular beds require a heavier support system as compared to circular models. For this reason, it has to be mounted in a firm and durable manner.

MOUNTING TO THE CEILING When designing, it is extremely important to correctly account for the static load that will be applied by the hanging construction. Anchors that will be installed in the ceiling must be made from durable metal alloys that are capable of holding up the heavy weight of the bed.

e-mail: aahtoronto@gmail.com

An additional anchor, secured to the floor, can be situated in the center of the bed. This will help prevent the bed from swaying.

WHERE YOU CAN PLACE THE SUSPENDED BED The most suitable location for a hammockbed is a veranda or terrace. This is a wonderful opportunity to relax and enjoy the beauty of nature. Another option is to place the “bed swings” beside a pool. Imitating the Ancient Greek bed will enable you to escape into the historic past in a modern interior. In the children’s room, suspended models are great options for bunk-beds. They can be arranged similar to bunk-beds on a train. The children will definitely enjoy such sleeping accommodations.

Lighting The Way... A bright, welcoming, and airy atmosphere is the key to a welldesigned functional space. When natural light is limited, the proper light fixtures will function to illuminate the rooms while making an aesthetic statement. Rugs, fabrics, drapery, and furnishings need to be properly illuminated in order to bring out their beauty and create the desired ambiance in the room. After working on countless episodes of HGTV’s Income Property, many of which took place in basement apartments, I was always faced with the challenge of making the interior feel sunny and bright with the help of careful allocation of lighting. Introducing the right amount of fixtures and the proper combination of lighting sources allowed the spaces to shine both on and off camera. Creating lighting plans is vital to ensuring there is ample distribution of light in a space. At my design firm, we ensure that lighting becomes an essential component of the design package for every client, regardless of how small the budget is. In order for artificial lighting to give your interior the perfect look, feel, and luminance, you must not rely on only one lighting source; it takes tactful orientation of fixtures to create the proper ambiance in multiple functional zones. There are three essential types of lighting: Ambient, Task and Accent.

Ambient lighting is the general light source; typically this is your pot lights or a basic overhead light. Task lighting functions to illuminate a specific area or zone. Whether it is a desk lamp or under-cabinet lighting, this light source is targeted to meet your specific needs. Accent lighting is meant to focus on a specific subject or area. If used properly, this type of lighting can even create an optical illusion. Often, this type of lighting is used to highlight architectural

features and artwork in the interior. Furthermore, it is predominantly used outdoors to create an ambiance among landscaping.

with ample selections and outstanding technical knowledge is Royal Lighting.

In addition to their function, we often use light fixtures to add drama to a space. The pendant or chandelier can become the “wow factor which will leave a lasting impression for many rooms in your house.

1. Look for LED fixtures; these will stay cool and last much longer than your traditional bulbs.

Selecting the appropriate chandelier for your room takes careful consideration of scale and style. If you are stuck on where to go or what to choose, call in the experts! A few hours at the lighting store with a professional designer can shed a lot of light on your lighting dilemmas. A great go-to resource in Toronto

TIPS:

2. Dimmers are a great way to control lighting to set the right ambiance. Install them on all major light sources and pot lights. Lighting may appear simple but it takes the proper combination of fixtures to allow your spaces to shine. Explore your options and consider both functionality and aesthetics. Shed some beautiful light into your home!

MOSAIC:

A Tribute to Fashion or Tradition? coloured mosaics, you can create interesting designs on furniture such as chairs, countertops, or shelves. Depending on the desired effect, you can combine various forms, textures, and degrees of transparency and radiance.

MOSAICS IN THE BATHROOM The mosaic in the bathroom has to be first of all practical. The most common option for walls and ceilings is a glass mosaic which has a strong resistance to dirt, chemicals, and temperature changes. Smalt – also known as Cobalt glass – is more resistant to deterioration, thus, it is well suited for locations that are exposed to water such as the floor or interior of the bath and sink. In addition, you can even use the mosaic to cover all of the walls, create a panel or borders, or decorate the perimeter of the bathroom mirror.

In fact, it has been honoured with the title “beauty of all eras.” MOSAICS IN THE LIVING ROOM In the world of architecture and design, there are numerous materials intended to function as decorative accessories as well as protection of surfaces; however, only mosaics allow the creation of both simple ornaments and complex compositions while filling the home with an infinitely lively game of colours and lights. Even the atmosphere in the home becomes joyful!

MOSAICS IN THE LOBBY In the lobby, the major surfaces for mosaics are the walls and the floor. You can decorate these areas using panels or small insertions that will significantly enliven the interior, es-

In the living room – which has to be presentable to fulfill its purpose – the mosaic primarily functions as decoration. It can be a panel situated above a couch or fireplace; if the room is spacious, then an entire wall can be used. This kind of image will shimmer and glow in both natural and candle light. The play of tones will create an illusion of movement. Since the mosaic is a highly durable and heat-tolerable material which can endure temperatures ranging from 15°C to 145°C, it can be used to decorate the exterior of a fireplace. Furthermore, it can be used as a border beneath the ceiling or on the floor, and as a cover for columns, windows, sills, and niches. With the help of multi-

If you are short on monetary means but still desire to make the interior lively with the help of mosaics, you can leave spaces amongst plain tiles and fill them with colourful blocks. This way, the interior will obtain an interesting look! Decorating the bath with colourful tiles should be done carefully as it is easy to make the interior seem overwhelming. Fortunately, there is a solution! Large areas are covered in a monophonic material whereas colourful tiles may be used as highlights.

MOSAICS IN THE KITCHEN An ornamental panel made of dazzling or matte tiles will be an effective decoration for the backsplash above the sink or stove. To create an overall ensemble, you can incorporate mosaics in the dinner table, doors, or counter surfaces. By decorating your home with mosaics, you are paying tribute to both fashion and tradition while giving your home luxury and individuality.

ROASTED FRUIT WITH HONEY, THYME, GREEK YOGURT & WALNUTS By Chef Mike Ward * Pre-heat oven to 400. - Cut up your favourite in-season fruits (stone fruits work best) - Drizzle fruit with honey and fresh thyme - Roast for 30/40 minutes at 400 - Garnish with thinly sliced basil (trust me, it WORKS), Greek yogurt and walnuts. I used 0% fat Greek Yogurt with Honey. And there you have it – fruit bursting with sweetness without any additives. Perfect for lunch or dinner… makes a fun brunch item too!
