Glass Walls: Pros and Cons Today rooms of different sizes and purposes incorporate glass in various ways: panels, decorative mirrors, tiles, and walls. With such a diverse functionality, this decorative method can highlight the style of the interior as easily as it can destroy it.

ENLARGING THE SPACE A glass wall will enlarge the interior in the case that it reflects a window while the room is done in neutral or light colours. This

It is generally considered that mirrors have the ability to create the illusion of wider dimensions of a particular space – this is, in fact, very true. However, if using mirrors incorrectly and disregarding important nuances, you will create a weird, sloppy, and even disastrous interior. Let’s discover if this is true regarding glass walls so that we can be armed with experience and knowledge that will help us avoid mistakes in the future.

will create the illusion of a second window and twice the amount of light which will make the interior visually spacious. The use of glass panels at the top of walls is an alternative successful option. These panels effectively formulate depth in the interior. Furthermore, due to their location, they will not strain the eye of a seated person. Covering walls with glass from top to bottom is applicable behind armchairs or sofas, behind the bed’s headboard, or in the lobby. This way, the reflections will not be confusing or troubling and the room will acquire a spark of elegance. Walls with glass sections are well suited for rooms with a calm, matte infrastructure with only the necessary furniture. In such circumstances, this type of décor method will bring maximal harmony to the interior, without engaging in competition with other components of the room.

FRAGMENTATION Interesting effects can be created using mirrors in fragments on the wall rather than as a continuous cover. Due to this arrangement, the interior will seem larger and the reflection will not interfere with your comfort. In this case, the spaces between the mirrors can be equal to the length and width of the mirror, narrow as compared to the width of the mirror, or wide as compared to the width of the mirror. The first option is best to use in small interiors that require a maximally comfortable décor and unobtrusive enlargement of the interior. The second option is suitable for rooms whose interior does not require manipulations and in which the small mirrors occasionally hung on the walls will merely reflect a light atmosphere. The spaces between mirrors of different sizes and forms can be insignificant. Regardless of the way that you incorporate mirrors - whether they cover the wall entirely, in segments, or as decoration for the fireplace – they will transform the room given that they are installed according to professional recommendations.

THE HOUSE OWL The owl is known as a highly intelligent animal. Her gaze alone seems so wise and deep that an observer may feel discomfort. This bird is associated with wisdom, intellect, a prophetic talent and fearlessness of the night and darkness. Since ancient times, humanity considered the owl as a powerful symbol. Patterns incorporating owls have become a popular trend in the design of clothing as well as interiors. In this article, we will discover how to create an “owl” atmosphere in the home. WALLPAPER Modern designers do not prefer luscious peacocks but rather owls and sparrows. In fact, having a passion for birds is generally characteristic of British designers. Decorative wallpaper from Abigail Edwards in a grey-silver or gold style is printed in Lancashire by traditional technologies. It is as if they are created specifically for owl-

lovers as decoration for walls in the office or living room. This wallpaper is suitable for practically any room as long as the furniture and accessories correspond with the colour and style of the interior.

APPLICATIONS IN THE CHILDREN’S ROOM The owl is a guardian of sleep; therefore, she is often incorporated in the interior of the children’s room. This can be done in many ways. The owl can be depicted on the wallpaper; however, this wise and mys-

terious bird is most often depicted on vinyl stickers or other applications. The advantage of the stickers depicting owls is that they can be effectively used not only in the children’s room but also in the kitchen, lobby, or guest room.

LAMPS Designers often combine the beauty of the owl with functionality. The owl can be transformed into a base for table or floor lamps, as well as a book stand. The base of a table lamp in the form of an owl is not merely an element of light in the room. Since the owl is a symbol of the night, a table lamp designed in this manner will perfectly fill up the bedside area with a symbolic meaning.

PILLOWS The owl can be used as a toy if it is a small model. However, enlarging it will create a soft pillow for the play or sleep zone in the children’s room. For such a pillow, any natural thread is suitable.

DISHES The choice of dishes in the form of an owl or depicting an owl is vast. This includes colourful cups resembling small owls and various decorative plates.

STATUES According to Feng Shui, an owl statue in the office will bring success to intellectual tasks. If placing it on the table of a cabinet at home or office at work, the income will only increase. Such a bright statue can become a true decorative accent in any room.

PICTURES Owls are beautiful birds and can become a perfect decoration for a wall in your room. The beauty of an owl theme is that this bird looks wonderful in both natural and cartoon depictions. Certainly, we have not mentioned all of the ways that you can incorporate this night hunter in the interior; however, if the owl theme is to your liking, be sure to find the perfect option for you that will decorate the interior in an unstandardized manner.

LONGEVITY The more durable types of trees from which outdoor furniture is crafted are conifers and teak. Garden furniture made of wood can be combined with plastic, metal, or fabric elements. For many models, such a companionship is only beneficial.

WOODEN FURNITURE FOR THE GARDEN Any owner of a private home or cottage sooner or later encounters a difficult task: choosing furniture for the garden. Besides ensuring an aesthetically pleasing look and correspondence to your outlook of comfort, you also need to consider an ample of nuances when choosing furniture for a yard or deck. These include tolerance to dampness and temperature changes (for which Canada is famous), stability and firmness, weight restrictions, reaction to sun exposure, and condition after a rainfall.

6

ALL ABOUT HOME

What can be more pleasant than relaxing in the fresh air surrounded by furniture made of natural material? It is long-lasting, ecological, harmless to you and the environment, and tolerant to temperature changes. However, when choosing outdoor wooden furniture, pay attention to the quality, protective cover, and manufacturing of accessories. All wooden outdoor furniture is covered with antiseptics to prevent rotting. The surface of the furniture is covered in paint or polish. Evidently, it is required to periodically refresh the covering. The frequency of repeating this process will depend on the intensity of use of the furniture, its location, and its exposure to sunlight and rain.

e-mail: aahtoronto@gmail.com

PARCHING Furniture covered in specialized polishes is quite tolerant of the sun’s rays. The slow parching will cause a renewal of the furniture’s look after three or four years of active exploitation.

WATER RESISTANCE Despite wooden furniture being covered with specific polishes, rain inevitably causes it to swell and creates multiple small cracks on the surface. This is caused not only by rain, but also due to constant exposure to the sun and sudden temperature changes. Fortunately, such damages are fixable: plaster and cover the furniture with paint or polish to once again make it look new.

CARE Washing garden furniture made of natural wood has to be done carefully with a slightly soapy mixture. In addition, it is recommended to rub the furniture with a specific oil (to prevent parching) twice a year. This process is recommended for all types of woodwork except teak. This material has a special method of aging; over time, it becomes significantly darker and becomes covered in a light silver colour. Although wooden furniture can be quite pricey, the investment is well worth it. You will enjoy this furniture for its comfort, practicality, and beauty.

OTTOMANS IN THE INTERIOR

a small table or an addition to it. In this case, choose a firm model to ensure comfort when placing a tray or other objects.

The desire to bring comfort and cosiness to the interior is a natural aspiration of any person. One chooses beautiful and comfortable furniture made from good quality material, the room is decorated with interesting and dear-to-the-heart accessories, and so on. But what can be said about ottomans in the interior? Is it simply an object of décor or a vital part of the interior? Both options are correct; everything depends on the purpose that you assign to the ottoman. It is no doubt that ottomans honour the interior, make it diverse, and provide a sense of elegance and comfort.

The multiple functions of an ottoman are impressive; hence, they became very popular in today’s time. For instance, it is quite convenient to have an ottoman in the lobby to use as a seat when putting on shoes. In the children’s room, the ottoman can simultaneously serve multiple purposes: an element in a game, a functional storage place for toys, or a seat. In the living room, place the ottoman near the sofa and put your feet on it. This will provide perfect relaxation and comfortable viewing of the television. In addition, this article of furniture can be used in the living room as a replacement of

The ottoman is a perfect seat for women to use in front of mirrors or dressers. Ottomans are also used in the interior of the kitchen; for these models, it is best to choose material that is easily washed. Such a wide variety of uses for the ottoman have caused the creation of an extensive choice of models, colours, styles, and designs. Circular ottomans are compelling as they visually smooth the edges in the interior and look compact and elegant. You can choose any material for the upholstery depending on the design of the interior. If you plan to use the ottoman for seating purposes, it is best to choose a leather cover as it will last longer. Velvet and velour ottomans will create an atmosphere of cosiness and warmth. Overall, ottomans are able to make the interior lively, adding a note of originality and elegance. They have the ability to make the interior warm and calm or solid and strict.

WHAT IS AN OTTOMAN? Essentially, an ottoman is a low seat or large pillow usually equipped with an interior carcass made of wood or plywood, although some models do not include this support. A huge convenience of the ottoman is that it is compact. The main asset of ottomans is their mobility as they can be easily transported throughout the room. This “independent” piece of furniture came from France, England, and Germany around the eighteenth century. At that time, ottomans were popular in banquets and boudoirs. One can comfortably rest on them for some time and even stretch out their feet and chat. Furthermore, ottomans can be used as an extension of sofas and armchairs.

From March to June of this year, I conducted several seminars regarding investments in condo apartments in the beginning stage of construction. In today’s article, I will highlight some of the matters discussed in these presentations. If you wish to receive more extensive information, I recommend attending one of my seminars which occur once a month. You can register for the seminar by telephone – 416 832 8343 – or by e-mail MBAGINSKIY@GMAIL.COM. To begin, I will present a brief insight to the condo market in general. Currently, we are in a very interesting phase for investors in which the numerous condos built in the past few years are completely sold out but the prices did not yet get a chance to rapidly increase. Of course the builders have reacted by raising the price by 7-10% compared to last year but this is only the beginning of a significant price increase. The primary increase is expected in 20182020 and is due to the lack of completed projects in these years. This cannot be changed as the projects that are for sale today, as well as those that will be built in 2018, started 3 years ago. During that time, developers experienced significant difficulties and the market stood in place. Having a vast amount of unsold apartments, builders were not eager to invest in new projects. Investors already understood this and particularly this factor is the cause of such a high demand in the primary sales. The projects that are currently entering the market are those that are expected to be finished in 2018. Granted that the demand will be constantly increasing, reselling can provide a significant profit. Amongst investors are the so-called gradations of the market’s

condition – large analytical companies which estimate the situation in the real estate market and provide ratings which become a source of guidance for investors.

ments must be sold. Thus, investors are much needed for both the builders and the final customers.

These ratings are given on: “Sell,” “Hold,” “Buy,” and “Strong Buy.” For downtown Toronto, these ratings are on the “Strong Buy” level from the middle of 2014.

An important factor of a successful investment is the choice of the construction project as a whole, and particularly, its location. After analysing town planning and grants for builders to proceed with their projects, I can currently distinct four areas in downtown Toronto that are most profitable for investments. This is due to the broad changes in the infrastructure of these areas in the near future. When buying an apartment in these areas, you will receive profit not only from the general price hike in the market but also from the price hike of the specific area.

I would like to dispel the myth that when the investors that bought a large amount of condos begin to sell them, there will be a collapse and the prices inevitably crash. First of all, according to statistics, investors cover no more than 30% of the total amount of the sales. Secondly, only about a quarter of investors sell the contracts at the end of construction. Majority seal the deal and are oriented towards a long-term rent. The apartment renting market in downtown Toronto experiences a great lack of apartments. The vacancy index is at level 2; for large and vastly populated cities like Toronto, the level is usually at 5. This indicates a clear shortage of apartments for rent. Even with rapid construction rates, changing this situation will require more than 10 years. Lastly, investors buying condos is an absolutely suitable occurrence for a healthy market as investors are the bridge between builders and final customers. The average waiting time from the initial sales to the completed construction of the home is approximately 3 years. A large amount of “End Users” – those who buy for themselves – are not ready to wait until the construction is complete; they need the apartment now, not in 3 years. In this case, investors who bought from the excavation stage and resell the contract at the completion of the project are irreplaceable. Builders would gladly wait until they finish the project to sell the apartments for a high price; however, this is not possible since one of the conditions of banks for financing construction is that a minimum of 75% of apart-

e-mail: aahtoronto@gmail.com

In the near future, a few projects will enter the market which will be of great interest for investors. One of the most expected projects is 158 Front St which will be brought to life by two hefty developers: “Citizen Group” and “Fernbrook Homes.” The project will consist of two 27-storey towers which will contain 492 apartments. VIP sales for this project will happen in one day. The specific date will be available soon. Prior to the beginning of sales, I will conduct a seminar dedicated to this project in which you will be able to become familiar with the prices, apartment layouts, and mathematical matters of investing in these apartments. Furthermore, you will have the chance to choose an apartment. In order to receive the information on time, register on my site under “Exclusive Pre-Construction Condo Deals” and you will receive an email regarding upcoming projects long before this information becomes public.

THE DREAM HOME Leo Marmol and Ron Radziner are recognized in California as experts in constructing and renovating dream homes.

The uniqueness of this business concept is that the home is constructed separately, including faucets and bathrooms, and assembled into the dream home on site in a very short time period.

Recently they built six homes for Tom Ford and received a reconstruction order for the Kaufmann house which will soon be the home to new owners.

Notably, these are not unstable constructions that will collapse from bad weather. The Rincon home, for example, is an exemplar of security, cost-efficiency, and practicality.

The Rincon Home Five’s construction is 18 meters in length and thoroughly detailed and standardized. The construction process costs $220 000 and takes approximately eight weeks. Architects are very enthusiastic about their ideas as the unfinished home provides opportunity for creating a stable, economical, and ecologically-friendly home that can be constructed in constrained timelines. Currently the difficulty is that this idea is not widely developed – we need to wait until these construction processes enter the mass production cycle.

THE KINETIC LANTERN – BLOOMING LIKE A FLOWER

The vast majority of plants tend to close their petals in moments of danger or to conserve energy. This natural phenomena inspired designers of the Studio DRIFT to imitate the flower and create a kinetic lantern – the Shylight. Lanterns made by this company meticulously resemble the flower by having the ability to open and close the petals. One type of this kind of lantern from the new collection has a striking affinity to the live flower. When it is lowered from the ceil-

ing, it’s “petals” bloom. In addition, a technological system allows the group of lanterns to bloom in a particular order creating an illusion of a dance. These amusing chandeliers come to life due to a system of springs which enables them to be lowered and bloom and later get raised and close. Shylight creates its masterpieces from multiple layers of silk which makes the movements especially graceful. “Live” lanterns make the interior dynamic and spirited. Dutch designers introduced these lanterns that come “alive.” As the sun sets, the lanterns brighten the room.

This is the place where you will find a vast selection of colours, table finishes, lounge chairs, BBQ’s, and colourful accessories that will no doubt make your neighbours look twice! Regardless of the size of your yard or patio, it is important to create zones when designing the outdoor living space in order to ensure flow. Zones are easy to create using anything ranging from dining to entertaining, cooking, lounging, and even the creation of focal points. Creating a clear path in your yard is key to defining separate areas. Furthermore, adding inexpensive trees is a great way to de-

fine distinct spaces. Furniture also plays an important role in outlining specific zones, from dining to lounge seating. If you are a lover of entertainment and ample seating, consider incorporating benches, garden stools, or fun and portable pieces that are flexible and can double up as chairs or side tables for resting your drinks! Much like decorating the indoors, layering accessories outdoors is vital in achieving a cozy and complete environment. A great way to introduce colour is with the use of outdoor rugs. They are exceptionally lightweight and surprisingly quite inexpensive. In addition, colourful fabrics, pillows, and cushions will truly make your outdoor living space feel bright and inviting. Incorporating drapery panels to control sunlight around your gazebo or sitting area creates the dreamy sensation of an outdoor retreat. Using outdoor lanterns and even built in accent lighting is a great way to add the element of luxury to the privacy of your yard.

It is time to invest in your outdoors and turn your backyard into a hideaway retreat that you can enjoy this summer! TIPS: -Make sure your outdoor fabrics are Sunbrella fabrics or equivalent. This uniquely designed textile will not fade or wear under the harsh rays of the sun! -Consider some outdoor lighting options or lanterns to complete the look. -Create a focal point with a fire pit, an outdoor cooking station, or simply by planting some beautiful flowers and trees.

History of the Door Throughout the day, we encounter the door numerous times – opening and closing countless of them. Have you ever wondered how ancient this innovation is? The necessity of acquiring doors occurred when shelters were first being constructed and the need to protect property arose. In ancient times, the doorway was covered with animal skin and secured with stones. The first doors appeared in Ancient Egypt. At that time, doors were made of maple or sycamore. Eventually doors were manufactured not only from wood but also from bronze and metal. Over time, however, wood regained sovereignty as it proved to be the most comfortable material for use. The most ancient door dates back to the fourth century BC and was restored in 1750. In the 17th century the trend of glass doors emerged in France. Their prototype was elongated glass windows. The best quality doors were considered to be the ones constructed by Italian craftsmen. In the 18th century they were known as the “magicians of wood and wonders.” The rococo style became an addition in the Baroque era, brining monumentality and refinement. In the beginning of the 19th century, the leader of door manufacturing became

France which continued the Ancient Egyptian style. Their interpretation of this style was called “The Return of Egypt.” The most common material for doors became red wood. Near the end of the 19th century, the door industry encountered a period of gourmet elegance. In the last quarter of the 19th century, this period was called Liberty and in the first quarter of the 20th century, it was called Art Deco.

Luxury has No Limits: FAUCETS FOR THE PRICE OF AN AUTOMOBILE

The worldwide known French brand THG-Paris is famous for their handmade collection of faucets for bathrooms and kitchens. This company was honoured with the prestigious French title “A Company of Live Heritage” from the ministry of economics, finances, and commerce. However, the price for this merchandise is capable of striking a blow to the very heart of the unaware customer.

22

ALL ABOUT HOME

Overall there is an estimated 250 000 luxurious products of the company featured in hotels, resorts, yachts, and royal palaces all around the world. The products of TGHParis are symbols of French quality and exceptionality. And now – new success! In collaboration with the firm Baccarat – a leader in jewellery production – and designer Pierre-Yves Rochon, the company presents the most outstanding collection – Pétale de Cristal – for use in elegant and luxurious bathrooms. Using the lotus flower as a source of inspiration, the designers of Baccarat played with the colour and form of the faucets to

maximally satisfy the requirements of the customer. Some variations of colour include transparent, red, black, and blue. The starting price for certain faucets is $21 000. Not stopping on the accomplished, THGParis created another memorable collection called “Collection O” from the Studio Putman. If you prefer glass over metal, take a closer look at the Daum collection. This glass handmade collection is artistically breathtaking. Possessing such beauty means possessing an article of art. To obtain a faucet from the collection Daum, you will need from $5 000 to $18 000. If you wish to purchase from the Dragon series, you will need $16 000. Like any expensive brand, THG-Paris acknowledges that not everyone is able to live in a palace. Thus, TGH-Paris offers a more modest collection which is nonetheless beautiful. In the Bernardaud series, the company uses ceramics, platinum, or gold to create a unique faucet collection that will reflect individuality and style. Faucets from this collection, in the series “Marquise”, cost from $3 000 to $5 000. For those who prioritize functionality, the company created the Traditional Series collection in which the faucets are in the artdeco or Broadway style. They will decorate any modern bathroom. These faucets can be obtained for $1 600 to $3 500. Due to sophistication, style, and functionality, the company THG-Paris became the worldwide market’s leader in luxurious accessories for the bathroom.

for the bathroom A room will be comfortable and cozy if everything is planned out, especially the details. In a bathroom, the details that initially seem minor such as a towel bar, accessories for the sink, and clothes hangers must be in their right place.

The most important aspect is the fastening. Nothing can crush a good mood like a dangling shelf or insecurely fastened soap dish. Try to choose accessories with a firm wall mount: a soap dispenser, cup for toothbrushes, hooks. Placing these on the wall will not only allow them to contain their respective necessities but will also effectively conserve space and alleviate the cleaning process. The design of the hooks and hangers depends on the style of the bathroom. If the bathroom design incorporates bronze, gold, or silver, it makes sense to pick out accessories to match these materials. In small bathrooms it is best to place accessories on walls but in larger spaces, there is more opportunity for creativity. Towel holders. The options are endless; hooks, rings, bars, or a wall compartments. The choice depends on the size and style of the bathroom. For a smaller bathroom, wall

attachments such as hooks or rings would be ideal. Another option is to attach towel bars to the sink cabinet. Note that this option is only convenient in the case that the cabinet is tall enough to allow you to avoid bending when reaching the towels. Soap dishes and dispensers. Some prefer to wash hands with the soap bar while others prefer a more modern method – liquid soap. In any case, the soap dish or dispenser needs to be conveniently placed, ideally beside the sink. For the soap bars, a soap dish may be installed on the sink. However, water getting into the dish is inevitable. This softens the bar and forces it into an inept condition. It is therefore much easier to use dispensers attached to a wall. Toothbrush and paste holders. These items have to correspond with other accessories in the bathroom; if the towel holder

e-mail: aahtoronto@gmail.com

and soap dish are in a chrome style, then the toothbrush holder has to be the same. There are many options available for toothbrush holders; those attached to walls or stationary models with one or many openings for the brushes and paste. Choose the style that is most comfortable and suitable for you. Toilet paper holder. The most common option is a holder attached to a wall. It can be either vertical or horizontal. In choosing the proper holder, pay attention to how the roll will be placed on the holder; it has to be easily accessed There are models designed for two or three rolls, some containing lids. Other accessories. In a bathroom, there may be holders for napkins, small towels, or cups for mouthwashes. Before using these, think about whether they are necessary. Installing them is easy, but will they be regularly used?

CERAMIC FRUITS AND VEGETABLES: the classic of décor

26

ALL ABOUT HOME

In choosing decorative elements for the home, we try to choose something original yet elegant and stylish. One of the options that fulfill these requirements and in addition are ecological and lasting is ceramic fruits and vegetables. In fact, the use of ceramic fruits and vegetables to enhance the interior has been in trend for ages. With time, however, this tendency temporarily ceased to be popular. It definitely does not deserve this! Today, however, everything is “falling in its own place.” Ceramic fruits and vegetables will once again occupy a respectable place in the interior!

For example, some models are able to open and serve as storage space for a variety of objects starting from jewellery and ending at exotic spices. Furthermore, heavier fruits and vegetables, made of ceramics, may be used as paperweight!
