Glass details of the picture

There are many ways to address the accessories of the interior: some use vases, jars, pictures, and other such trivia while others limit themselves to two or three significant items. Others consider accessories to be mere “dustcollectors” and refuse to incorporate them in the design of the interior altogether. Nonetheless, accessories possess a unique charm and give the inter- Wilde. We have no choice but to agree with him. It is specifically the minor details that ior a specific character and mood. make the interior distinct and alive. There Modern interiors are generally eclectic. is no need to break and destroy, it is much better to look for new and innovative methods of incorporating cultural traditions and modern lifestyles. If analysing modern interiors, it is noticeable that glass is a very popular material.

It fills the space with air, creates refractions of light, plays with highlights, and makes the atmosphere refined. Applicable are not only glass vases, plates, and glasses, but also a variety of stained glass windows, lamps, and items in the interior such as furniture, made with different technologies. One of the most known methods of creating decorative glass is Tiffany. In general terms, this technique involves soldering multi-coloured pieces of glass, wrapped in copper foil. Another popular aspect in modern interiors is stained glass windows. They can portray any image, scene, and design. Stained glass windows are not only used on doors but also in encrustation of various accessories of the interior. Multi-coloured glass, illuminated with natural or artificial light, “plays” on the surfaces of the room creating a cozy and extraordinary atmosphere. The existing variety of technologies for creating glass enable one to easily pick out an item that ideally suits a specific scene. It will bring a charming element even to the most “cold” interiors. Look and you will surely find!

RESTING ZONE – THE BEDROOM

The way that the bedroom is assembled directly impacts the emotional state of the person. In order for you to be maximally content, it is essential to formulate the interior of the bedroom in a comfortable fashion. One of the most important components of the interior is the curtains. The task of choosing curtains should not be taken lightly as they will determine whether you will be able to attain proper sleep and rest. The main recommendation is regarding the colour; it must be relaxing and not to any degree irritating in order to allow fulfilled rest. When choosing curtains for the bedroom, it is necessary to establish their purpose. For example, if the curtains are for an apartment on the lower floors, it is essential to pay attention to their density. It is highly unlikely that someone would like to be visible - like a display in the store - to people passing by. In order to avoid this, it is necessary to obtain firm curtains and possibly blinds that can be used in the daytime as well. If the curtains are designated for a house or apartment, and the windows of the bedroom face the sunny side, it may be a good idea to obtain dark curtains. They will be used not only in the evening but also in the morning when the sun is at its peak, disturbing sleep. The colours of the curtains may greatly vary, depending on the preferences of the bedroom occupants. It is important to note that in a bedroom, the curtains should reflect the theme incorporated in the bed sheets. They should be of a gentle and relaxing colour, as stated above; vibrant colours will prevent rest and relaxation. Furthermore, it is important to take into account the colour and design of the bedroom. The curtains should not drastically differ from the tone of the interior. In choosing material for the curtain, give preference to natural rather than artificial material because these will absorb less dust. This factor is especially important for those allergic to dust and as such, suffer if exposed to large amounts of it. Regardless, the curtains will still have to be periodically washed. However, if they are made of natural materials, this will have to occur significantly rarer.

#3 - Replace damaged and old fascia boards, eavestroughs and downspouts with new aluminum ones. Go with copper if it will match the exterior brick/stone/ stucco/siding. #4 - Replace old and damaged windows and doors. #5 - Paint as necessary. #6 - Replace the old, cracked/sinking driveway. #7- Spruce up the landscaping. The bigger the yard, the bigger the possibilities!

CURB APPEAL One of the most underrated renovation projects is outside your home!

It’s no mystery that first impressions are usually lasting impressions and when it comes to your home, until we have mastered teleportation, anyone who sees your home will first have to see it from the outside. Nevertheless, when it comes to renovating, most people focus nearly all of their energy, money and efforts on the interior. After all, you’re not going to be living outside, right? No you are not; but did you know that an exterior renovation is among projects that bring greatest return on investment? The truth is that the exterior of your home holds a ton of design potential that, in most cases, is hardly tapped. The reason is that most homes were built by production builders. Production builders usually expend all of their resources on the actual home. Traditionally, future homeowners have selected their homes based on plans, sketches, and architectural renderings. Once the home has been built, you would be lucky to even find a builder who would erect a fence around the backyard or do much beyond laying down some sod. So by the time the home is built and turned over, most people

8

ALL ABOUT HOME

just want to move in and live in their new home. Not many people have the flair or know-how to tackle the landscaping. So the trend continues and years later, when it’s time to renovate, most people address the interior. Older homes are a prime example of how neglected the exterior of the home can become. Old shutters, damaged eavestroughs and downspouts, rotting fascia boards, neglected landscaping, broken fences and gates, cracked and aged driveways, sinking steps, and so on. The fact is you don’t have to spend a fortune to fix this mess. Ninety five percent of everything on the exterior of your home can be changed without any significant structural modification. Nearly all of it is cosmetic. Luckily, we live in a time and age where there are a plethora of options in materials to choose from. For nearly anything that you can imagine, you will find a wide range of options and selections. So if you are considering some exterior upgrades, here’s my quick and dirty list of favourites: #1- Remove the old vinyl/aluminum siding and install composite siding. Super easy renovation project with a great return. #2- Replace any damaged/rotting wood with a composite alternative. Composite lasts a very long time and doesn’t rot, twist, shrink, or crack. This includes decks and steps.

e-mail: aahtoronto@gmail.com

You can do all of the above renovations to your home without a Ph.D in construction and for about the same budget as an average bathroom renovation. If done right, you will be amazed at the transformation and furthermore you will have received one of the greatest returns on your investment and, hopefully, have raised the value of your property at the same time! Now, time to invite the neighbours over to a summer BBQ and a little showing off.

Market Talk: IS INVESTING IN CONDOS WORTH IT?

For many years, I have been dealing with condo investments that are under construction. Furthermore, I spend a great deal of time analyzing statistics. In my opinion, the insightful analysis of statistics is a key factor that enables me to be successful in this business and brings my clients sufficient profit. The statistics provide answers to crucial questions such as: what, when and where to buy as well as when it is best to sell. The market dealing with apartments, unlike the one dealing with houses, is predictable and as such, having access to specific statistical information will enable an accurate prediction of upcoming trends. This relates to the fact that the construction of a multi-storey building is a process requiring around seven years. For customers, the new construction project opens when the builder begins selling units; this happens approximately three years prior to the project being complete. In reality, the beginning of sales is well into the middle of the project. Approximately three years prior to this, the developer acquires land, settles formalities with the municipality, creates an architectural outline for the building, etc. Accordingly, possessing information regarding the quantity and location of future projects will enable one to not only see how an area will look like in six or seven years, but with high accuracy calculate periods of increase in prices, their drop, stagnation, etc. Figure 1

10

ALL ABOUT HOME

In this article, I will present some statistical data that will allow one to understand if it is worth investing in a condo today and what to expect from the market in the upcoming years. To begin, let’s take a look at the price graph for the last 35 years. (Figure 1). During this time there were swift price hikes, drops and stagnation, but if applying a line of best fit, it is visible that there is an appreciation of real estate of about 6% per year. This indicator is close to the standard of developed countries and if considering a long-term investment, this number becomes a reliable source. In fact, the money that you deposit as down-payment (20% of the cost for the unit) will work for over 35% yearly, considering today’s percentage rate on mortgage and rent. This is of course wonderful; however, majority of investors are interested in short-term trends from three to six years. In order to understand what will be happening to the apartment market in the next few years, let’s take a look at Figure 2. This reflects statistics analysing the completion of projects in past and future years. It is a shocking image, isn’t it? In addition, the market was able to digest the large amount of completed apartments in 2014 and there is no doubt that it will successfully deal with the projects of this year. However, we must take into account the fact that many developers are late in completing their projects and in reality, we already saw a shift in completion dates for projects due in 2014 to 2015 and consequently, from 2015 to 2016. In any case, in 2018-2019, we will experience a catastrophic shortage in condos which will inevitably lead to a rapid increase in prices. This conclusion results in a direct analysis of the situation from 2011-2013. There was a shortage of condo buyers as there were rumours of a price drop which resulted in plenty of finished projects that were not completely sold. As a result, the developers had a large number of unsold condos and could not proceed to the next project. It is primarily this factor that will cause a small amount of

e-mail: aahtoronto@gmail.com

projects to be finished in 2017-2020, setting a record. Experienced investors already took note of this situation and this is the reason behind such a high demand which has started happening from the beginning of last year. Good projects, in VIP sales, sell out in mere hours. The delivery of these projects falls on the end of 2017-2018. Investors are already calculating their upcoming profits. Unfortunately, there is a shortage of good projects that are entering the market today. In the first four months of 2015, we saws only few truly successful projects. At the end of May, however, the release of three successful projects is planned. If you are interested in purchasing a condo, register on my site WWW.REMLIS.CA under Exclusive Pre-Construction condo deals and you will receive information regarding projects long before it becomes publicised. I have certain agreements with the developers of Toronto that enable me to have access to primary sales before the project becomes available to majority of agents. For my clients, this is an opportunity to acquire a unit with a significant discount and better sales conditions. Furthermore, you buy first which means you have the opportunity to choose the best units. You may call me and I will gladly consult you about any questions you have regarding the purchasing of a condo at the foundation stage.

THE TABLE LAMP It may seem that the table lamp, a simple element of design, does not require much attention. However, this useful device is not that simple; table lamps vary not only in style but also in construction of both upper and lower parts. The table lamp – a light-provider that can be placed on a flat surface such as furniture and does not require further installation.

Table lamps are used in a variety of places and for various lighting purposes: spotlight or diffused. When analysing the lamp’s “usefulness,” the model’s decorative and functional purposes are considered. A table lamp may be placed on a night stand, work table, or dresser. The lamp can fulfill functional or decorative purposes and even both simultaneously. A purpose of a lamp determines its aesthetics. As such, for an office in a classic style, in which the lamp will produce excessive light, it is logical to pick a strict and conservative model.

The design of a lamp for the bedroom will be completely different: a softer design, smooth lines and forms, possibly a textile lampshade with a soft diffusing light. The colour and style of the lampshade can be similar to that of the surroundings. The lamp colour should completely match the colour of the curtains or bed sheets only in the case that the room is in a Victorian style. A table lamp designated for work has many different adjustments: it can be turned different ways or the “head” can be lowered or raised. Today, there is a large variety of models for table lamps; however, not all of them are “equally useful.” Note the following recommendation from professionals: the source of light must be placed 30 – 45cm from the area requiring light and must give off a dispersing rather than concentrated light. The degree of flexibility of the lamp’s construction determines the strength of the bulb that can be placed in it. It is best to install a lamp for 60 W rather than 100W and periodically change its location and orientation. This type of model can be placed on not only a work table, but also on a dresser to aid in lighting for cosmetic purposes. A decorative lamp is destined to serve as an ornament in the interior, and as such it must be equally attractive when turned on and off. Table lamp models are used for the creation of a comfortable and respectable atmosphere - they can be placed on a classic dresser or table. Some lamps are appropriately used not only on the table but also on the floor – in both places they will not be deprived of their adornment. The latest trends recommend to avoid conservative options and to feel free about combining different styles in one area.

What is Real Estate? Real Estate is simply a vehicle that transports you to your predetermined financial destination or desired lifestyle. The problem is that most people do not prepare or choose their vehicle for the ride which holds smooth parts as well as rough parts of the journey ahead. As a smart investor you would naturally learn to manage risks in advance, so that when something unpredictable happens you know how to solve it. Managing the risk in Real Estate investing begins with education, knowledge and research, and more importantly, putting this education and information into action. That means using a system, knowing your objectives and investment criteria and not taking shortcuts as every shortcut taken and every question we do not answer adds unnecessary risk and exposure to losses.

Interior Decor Excellence Awards

For instance, are you buying in hopes of future appreciation (buy, renovate, flip = speculation)? Have you considered all the factors and costs? Do you have a plan B in the event that something goes wrong? Are you buying for cash flow? Positive cash flow enables you to weather the slowdowns: the value depreciation that happens in the Real Estate market. At the same time, are you choosing the locations due to lower pricing or affordability? In that case, have you taken into consideration: value fluctuations, vacancy and rents and how these factors will differ during the market swing between the areas in consideration? Investments of all types have risks, rewards, cycles, booms and crashes. Most investments could limit your control. The good news with Real Estate investments is that much of the risk mitigation is in your hands, providing you have done the research, know your objectives and follow a proven investment strategy and system.

So you may ask, what is a good investment strategy? The answer would depend on your present and future objectives, your current financial position, risk tolerance and the level of desired involvement. Taking into consideration all these factors, we can create an investment strategy that is right for you, guiding you to your desired financial freedom and life style. In the previous issue, we discussed the benefits of using individual tile panels as wall décor. Now we will discuss the application of this decorative style in the kitchen.

CERAMIC TILE PANEL

In choosing a design for the backsplash, it is necessary to consider the design and colour of the kitchen. All visualizations inevitably affect us. For this reason, it is essential to seriously approach the task of choosing visuals that create the desired effects.

FOR THE KITCHEN

THE HIGH-TECH STYLE

It is also important to consider the colour of the counters. For a black countertop, for example, a galactic projection would work very well, creating an aura of infinity. For those who do not have the opportunity to organize bonfires, but would really like to, a projection of flames on a black background would bring the desired atmosphere of warmth, comfort, summer, and BBQ.

CHARACTERISTICS OF THE ENGLISH STYLE

The main motto of a high-tech area is practicality and steadiness. This type of design is simple and laconic. Everything is in its rightful place; every element has its purpose. To effectively complement the interior, tile décor must live up to this expectation. In this case, it would be applicable to choose something unobtrusive but at the same time offering a defined focus. This may be a creative vector ornament. A light contrast will bring uniqueness to a kitchen. An alternative is the incorporation of various fruits or fruit juices on the tile panel. It may be a collection of them or simply one large fruit. This décor style subconsciously acts as a reminder of the importance of healthy eating.

This type of kitchen is an embodiment of eternal classic which will always be in style. Finishing a wall often reminds one of completing the living room. The ceramic tile, decorated with a design, is used as a backsplash for a sink or a stove. The rest of the surfaces are traditionally covered in monophonic tiles. These may be designed in a vintage style with the addition of fruits and flowers or even the family coat of arms, if it exists. Furthermore, the incorporation of nature or charming places such as in London is suitable. You can project what is dear to your heart. An image of your choice may be transformed into an artwork. Today we decided to advise you about the additional features that you may want to fund in organizing a space for apparel. There are ample features capable of brightening your mood every day and transforming the closet into a functional room. Specialized sections are designated for the storage of specific attire, for example, men’s dress shirts, ties, or watches. A big advantage of these sections is that they are of an optimal height, width, and depth. The dress shirts do not lose their shape and all of the ties are visible. Chests with in-built compartments increase the accessibility. These compartments can contain jewellery, belts, or watches. The most expensive option for chests is those that have a refrigerator inside to store cosmetics. In creating an organized closet, consider attaining containers that will contain dustsensitive clothes. These storage areas can be made of Plexiglas, plastic, or regular glass. Also consider a section for the shoes – ideally a slanted construction with a separate shelf for each pair. Consider having a portable basket on a metal frame for soiled clothes. Clothes that have absorbed an unpleasant smell, for example that of smoke, can be placed in a separate compartment equipped with a strong ventilation system and aromatic oils. Finally, it may useful to have an ironing board which can be stored in its own compartment until use.

SMALL BATHROOMS

That will make a splash The bathroom is an important part of everyday life. It is a personal sanctuary that sets the tone for both the beginning and the end of your day. When most people think about designing their dream bathroom there are a few things they should keep in mind. Your bathroom is the place where you spend your time getting ready, cleaning up and relaxing, so it is important that you have a bathroom that is not only beautiful but functional.

When we create a bathroom for clients the most important element is that the space is designed with the client in mind. Devise a key plan that allows you to have all your bathroom needs fulfilled . Most often bathrooms may not be as large as we would like them to be, but creating a well planned out design will ensure that you will get the most from your space. A great way to simplify your space is to use light colors, they are a great tool in helping to make your bathroom feel larger. What I consider the most important piece of your bathroom is the shower. Showers have replaced tubs; a tub to shower conversion is a splendid upgrade to your bathroom: like most of us, you use it everyday. Your shower should be the best part of your morning routine. The key to a perfect shower is as follows: choose a layout that provides you with lots of space, select shower systems that are not only stylish but suitable for your needs and, most of all, ensure you have adequate water pressure. Next to your shower we now see tubs that have become works of art and very sculptural in appearance; however, when space is limited there are some great alternatives to getting the best of both worlds. Create a shower/tub design that gives you the full effect of a soaker tub and stand up shower. Tiling the area around one piece gives your bathroom a modern look, providing you with a great convenience of no longer needing a shower curtain. Glass panels and doors are great for putting the finishing touch to your perfect shower, while providing convenience they also make your space look larger and classy. One of the most important elements to a perfectly designed bathroom is great lighting. Consider using lighting above your mirrors/vanity, that way you get lots of efficient light while avoiding shadows. Along

with great elements of lighting comes having the right vanity. When space is lacking, having the perfect vanity with loads of storage room is good for holding everything you need, and if there still isn’t enough room, shelves - both decorative and convenient – are also suitable for putting the finishing touch to your space. So there you have it, all the key elements to a well designed bathroom. Regardless if you’re renovating or building for the first time, always remember that your bathroom is your sanctuary, so make sure you make it worth getting up for in the morning.

WHAT IS FITO-DESIGN? For many people, designing the interior with plants merely means placing a few plants on a counter or a palm plant on the floor. In reality, however, incorporating plants requires thought and careful planning to ensure that they effectively fulfill their decorative functions. This task becomes an art that uplifts the mood and outlines one’s individuality. Fitodesigning the interior is a growing trend, dedicated to creating harmony and an aesthetically appealing look with the use of plants and greenery. So what is this design really like? Designing the interior has long been associated with incorporating plants. This method is beneficial and beautiful; not only do the plants bring joy to the eye but they also have the ability to produce oxygen. It

20

ALL ABOUT HOME

is always easier to breathe in rooms that have plants and even the mood is better. The fito-design of the interior is not only selecting plants that complement the room (by colour, for example) but it is also an entire complex encompassing accurate care for the selected plants and professionally using them for decorating purposes. A professional fito-design incorporates aesthetics and functionality. To effectively employ fito-deisgn, any types of plants can be used ranging from room plants to those we are used to seeing outside. The main priority is to create a suitable environment for the plants, taking into account the respective climates for different plants. It is of no less importance to ensure an easy and comfortable recipe for maintaining these conditions. Furthermore, it is necessary to consider the biological compatibility of various plants as those who “do not get along well” have a higher risk of wilting. Due to the diverse range of colours and forms, pots and vases, it is possible to

e-mail: aahtoronto@gmail.com

embed plants into any style. Using simple, rugged wooden pots and decorations would effectively complement a countrystyle interior while using porcelain vases would highlight the classic touch of the room. Incorporating a laconic glass pot with a sharp form will be ideal for an interior with a “high-tech” theme. The creation of winter gardens is yet another stream of fito-design which is in fact developing into an individual type of design. Since fito-design of an interior is geared towards creating harmony between plants and furniture and other room accessories, creating a winter garden causes the interior to be submissive to the plants. Creating a winter garden would work best in a separate room in the home or office. If this is not possible, a balcony or alcove would also be sufficient. Fito-design, besides making the room aesthetically appealing, has the ability to create emotional contentment. It can become a pleasant hobby for those who enjoy caring for plants.

PLAYING CLEAN-UP: HOW TO HELP A CHILD ORGANIZE TOYS the task of looking after the kids easier. In addition, soft baskets labelled with a sign or colour, is an ideal way to organize various toys.

The child’s room is a world of its own. It is the place where children rest, play, and learn. Every parent knows the difficulty of getting their child to organize their room. Instead of making this task stressful and troublesome, let’s try to make cleaning an interesting game which develops into a useful habit.

ADDITIONAL POCKETS If you want your children to have the habit of looking after their things, start from minor details. Cloth pockets on the interior of the closet door are an effective replacement of a clothes basket or drawer. Folding clothes will be mastered later, for now let your child learn to sort his or her clothes in the corresponding pockets and worry about how to do it properly, like mom. In the future, this skill will help organize a comfortable closet!

MORE BASKETS An elegant accessory of the interior – baskets with lids or handles (or without either) – will replace chests and dressers. What is the advantage? It is easy to manage baskets: use the vacuum and a damp cloth. Most importantly, the little ones will be able to easily lift an empty basket which makes them the players of their own game. Lastly, remember that what we input in our kids will rebound. All it takes is creativity and a few hours with the ruler and hammer to create an interesting and comfortable interior which will transform the process of cleaning up from a necessary routine to a captivating game.

THE HANGING POCKET A small hanging pocket, attached to the wall at the right height, will become an ideal soft storage area for books, paintings, albums, and notebooks. It is easy to clean and organizing it takes only a minute. The child can place all paper-related activities in this pocket and resume the artwork with ease the next day.

THE TOY NET A simple and ordinary net may become a very useful element in cleaning up. It is easy to attach and use. However, it is important to establish that stuffed toys will be stored here, not dirty shirts. This is the time to use your talent as a teacher and mediator.

OPEN SHELVES Creating a separate work place for your child is a great idea, especially if the room is not standardly designed. Furthermore, with the help of an open shelf, you can separate not only parts of the child’s room but also the living room. This will make

Disco in the Bathroom?

Easy!

PRACTICAL FEATURES

A German manufacturer of bathroom furniture designed a grand innovation - mirrored cabinets equipped with a sound system. It eliminates the need to envy those people who have showers with a built-in radio or to manipulate the phone in the shower with wet hands to enjoy music. The look of the product is such that it’s hard to guess where the sounds of music in the bathroom are coming from because the cabinet looks no different than its traditional counterparts. Causes for drain clogs could be numerous, but what they are is just the gradual accumulation of organic matter, hair and grease on the inside walls of drainpipes. Over time, this buildup slows down the normal flow of water through the pipe. If you noticed water in your sink slowly twirl around instead of literally go down the drain – do not despair: the majority of clogged drain problems are easy enough to be fixed on your own. Do not rush to the nearest store to buy chemicals dubbed as miracle solution for clearing any clog; try household remedies first. Like in the case of many other everyday solutions, salt can help with clearing the clog. Pour half a cup of salt down the drain followed by boiling water. Continue to flush with very hot tap water until the clog has cleared.

24

THE ARRANGEMENT The speaker system is hidden in a thicker lower shelf; music itself comes from digital media through Bluetooth-enabled devices. Even though the shelf is no thicker than 5.5 cm, all the necessary elements of the audio system fit into it. The module is equipped with total 35-watt speakers, which allows to achieve an excellent sound while maintaining the entire system compact.

SPECIFICATIONS OF THE MUSICAL BOX FOR THE BATHROOM The speaker system has a 2.1 format and includes the following elements: - Two 5-watt speakers to broadcast high and medium frequencies;

As previously mentioned, the sound system has a total sound power of 35 W; therefore, when receiving a signal of this power level it will work for about an hour.

HOW CAN I LISTEN TO MUSIC? To play music files just connect to the system via Bluetooth from any modern device that supports music playback. This can be an MP3 player, smartphone, a tablet, laptop and so on.

ANYTHING ELSE? The manufacturers have taken good care of the lovers of both water treatments and music: they can control the audio system by a remote. These controls work independently of the cabinet lighting.

Clogged Drain soda on your drains once a week to keep them clear. Just pour 1/4 cup or so down the drain, and then flush with water. In more serious cases, try to open up the drain pipe, get a water hose, put it up through the drain pipe, and turn your water on. It will hit the clog and wash it out. bottle down the drain and leave for about half-hour and then follow with hot water. It should work.

A more unusual remedy is plain yogurt pour a cup of it down the drain and leave it for several hours.

Of course, no one has cancelled the miracles of baking or washing soda - shake a half box of baking soda down the drain and follow it with a cup of vinegar. Cover the opening with a paper towel or a dish rag since it will bubble and foam. When it stops foaming, flush the drain with very hot water for 2-3 minutes.

For the drain clogged with hair try the logical hair-removal solution - the same hair remover you use on unwanted hair on your body and face (Nair or Veet). Pour a whole

Washing soda is an excellent choice for helping drains stay clear. Actually even at the best of times in the relationship between you and your drains use washing

- One 25-watt speaker capable of transmitting low frequency. This subwoofer has high audio performance and technically equals sound devices for computer games. Besides impeccable quality developers provided the device with a passive cooler. This cooling system is fanless, which does not make it less efficient.

Another way to clear up your plumbing is by using a simple plunger. Though most people use the plunger for toilets, remember that you can use a separate one for drains in your sink. When using a plunger, apply a great deal of force when pressing its handle down. Wait a minute and then see if the clog has cleared. Repeat the process as necessary. If, after all this, you are still having problems with clogged drains, try the first tool a plumber would use if called to your assistance – buy a drain-clearing “snake” at your local plumbing or hardware store. Of course if all else fails, you will need to call a plumber.
