First Time Buyers: Time to Get In The Game It’s Time for the Industry to Reach Out and Educate First Time Buyers by Timothy Branco

The foundation of any housing market is the first-time homebuyer. By definition, people buying their first home don’t have equity (free money) from a previous sale to extend there borrowing power. Without the activity of first-time homebuyers, those who own homes at the entry level (previous first-time homebuyers) can’t sell and buy a move-up property. The first level move-ups ignite a chain reaction throughout the move-up market stimulating sales across all price points. If the firsttime homebuyer cohort is not active, the entire housing market seizes up, and sales volumes are low. Two generations have been slow to get into the housing market, which has caused a lag in first time homebuyer sales. The X generation which are now 32-40 years old and the Y generation, 22-32 years old have for the most part been missing from the equation for the last 12 years. Two generations that are more focused on technology 20 4820

and mobility and less focused on setting down roots, buying a home and starting a family. How important is the first time buyer in any housing market? It is the fuel that provides stimulus to all other sectors and without it the market will continue to struggle. Increased education cost, new health care cost and rapidly rising housing cost have put these two generations in a very tenuous position to say the least. Is it harder today to buy your first home than ever, some say, definitely. What’s keeping them on the sidelines is a combination of many things, the wait and see market, the Federal Tax that expired last April and a lack of education on what it takes to own their first home and what programs are available to help. In a healthy real estate market 40% of sales are from first time buyers. In January – March statistics in 2013 first time buyers only represented 29% of all new transactions.


Lending standards. “Tighter lending standards since the housing bust are edging out firsttimers who can’t meet credit or employment history requirements in a still-weak economy”, says Guy Cecala, publisher of Inside Mortgage Finance. Higher credit standards are reflected in loans bought by government-backed mortgage giants Freddie Mac and Fannie Mae. Last year, loans in Freddie Mac’s portfolio had an average credit score of 758. That was up from 720 five years ago. Competition. By years end in 2013, inventories had reached very low levels for the first time in decades. Rising prices and fewer inventories are turning a longstanding buyers market into an emerging sellers market. In Southern New England, 2013 was one the best years in real estate in the last 10 years. Decreased inventory and declining first time buyers could throw a wrench into market in the next quarter unless more of the sideline and wait and see sellers jump in. Mortgage Rates. The bright light in all of this is that some of the best mortgage rates in 40 years are still available and home buying is rapidly becoming a better value than renting. With tax advantages, equity building and pride of ownership still being key, first time buyers are looking and tak-

ing steps to position themselves for their first home. It was not long ago that an 8% mortgage was a really good rate and with offerings at half of that today, buyers are getting much more for their dollar. Once you are in the game of home ownership it is much easier to trade up and grow your investment in your home. The Next Wave. One thing is for sure, X & Y generation first time buyers may be getting a late start but when the flood gates open real estate will see one of the best markets in history. The housing market drives the U.S. economy and there are no shortages of politicians who are lined up to take credit for good

times. Our leaders will have little to do with the next economic boom in this country that will be driven by the X & Y and Z generations. They have sat out for awhile but now they will become the next driving force in the economy in this country and worldwide. Those companies that reach out to these future customers will be the winners in the next real estate market boom.

I want to share some of the important events that went along with purchasing my first home. Hopefully some of these tips and advice will make your experience one of the happiest times of your life. The most crucial thing is to find the right house that works for you and your family. The process of looking and searching for the perfect one can be very time consuming. You must have patience!

Here are some tips to get you started: 1. Work with a Real Estate Agent – Find someone that you are comfortable with and who you will be able to trust. This is a big decision and you want to be able to rely on your realtor to help you along the way. They will also be able to provide you with additional information that may not be available to the public. Ask friends and family for references on agencies that they have used in the past. 2. Search Listings – Take advantage of available resources and look at as many listings as you can. First-time Home Buyer Loans: Pros and Cons

If you're in the market for a new home, navigating the range of home loans to find the one that best meets your needs can be difficult, particularly if this is the first time that you are buying a home. To make things easier, the federal government and most states offer home loans tailored to first-time home buyers. These loans offer attractive benefits that can make the home buying experience both less costly and less restrictive. However, these loans don't suit every first-time buyer - you should look into what the benefits and drawbacks are before signing up for one of these loans.

What is a first-time home buyer loan? A first-time home buyer loan is a mortgage tailored to people buying their first home. While definitions vary for what is a first-time home buyer, it is usually someone who has never been listed on a deed as the owner of real estate (you would need to confirm this with the loan provider when looking to obtain such a loan). First-time home buyer loans often require a

low down payment (if any), reduced interest, limited fees and the possibility of deferring payments. These types of loans are offered at a federal level by the Federal Housing Administration (FHA) and by most states. FHA first-time home buyer loan programs offer easier qualifying guidelines than many other loan types, such as allowing for higher debt ratios, lower credit scores (even if your score is under 700), limited down payments (usually 3.5 percent of the purchase price) and reduced closing costs and fees. Many state loans for the first-time home buyer are funded by the federal government. Most offer low interest, comparatively smaller down payment requirements and reduced fees.

Pros of first-time home buyer loans The comparatively lower restrictions on these loans make them ideal for first-time home buyers, particularly if you do not have a significant amount of money saved for a down payment, you have a limited ability to meet high interest payments and fees, or your credit score is not high enough to qualify for other

The aim of these loans is to bring the American dream of home ownership within the reach of as many citizens as possible, and they have been a great success in helping families who would otherwise not have been able to buy a home.

Cons of first-time home buyer loans These loans may not be the best option for all first-time home buyers. In particular, most loan programs for first-time home buyers impose a limit on the cost of the property you're looking to buy. Often, the loan limit may only be 60 to 75 percent of what you could receive with a conventional loan. This means that your chances of using one of these loans to buy a more expensive property are limited. If, for example, you are hoping to buy a large family home in a middle- to upper-class metropolitan neighborhood, you can probably forget about finding a first-time home buyer loan program that will be willing to lend you the amount of money you need. Some of these loans don't require you to purchase private mortgage insurance, but you may need to take out insurance provided by the loan program, the fees for which aren't always as attractive as for private insurance. Despite these drawbacks, a first-time home buyer loan could still be the most attractive type for you depending on your financial situation and the type of home that you are looking to buy. The famed 9 holes underwent a full course augmentation to 18 holes by the golf architectural firm of Cornish and Robinson opening in 1975. The original 9 is part of this magnificent venue situated along the banks of the Taunton River. Players face a true test of golf with undulating fairways that meander through some of the most beautiful vistas to be found anywhere in New England. The course can be stretched to 6300 yards from the tips. A par 70 layout from all three tee boxes guarantees every club in the bag will be used regardless of skill level to navigate this historic gem of New England golf. The original his-
