The start of a new year is a popular time to make resolutions: promises to yourself to achieve specific goals and objectives. Financially speaking, you might want to pay off debt, build up savings, prepare for retirement or better manage your daily spending in 2015. Those are good goals to have, and if you're a homeowner or intend to become one this year, your house might give you some great ways to bring your goals to fruition. With that in mind, here are some New Year's resolutions to put on your list.

Have an Annual Mortgage Review With so many new programs each year and ever changing rates an annual mortgage review should be a priority for every family. Your home is your largest investment and like all other expenses it needs to be looked at by an industry professional each year. There are often ways to reduce expenses and save

valuable interest over the term of your mortgage that you may not be taking advantage of. It is as easy as a phone call or a personal meeting with your mortgage advisor. Make Extra Payments Making extra payments can dramatically shorten the time until your mortgage will be paid in full, says Ronit Rogoszinski, a wealth adviser at Arch Financial Group in Garden City, N.Y. Consider: The monthly principal and interest on a $150,000 mortgage with a 30-year term and an interest rate of 5.5 percent totals $852. Paying an extra one-twelfth of that amount, or $71, each month would increase the payment to $923, but also shorten the term by five years and one month and cut the interest expense by $30,789. Fight Property Tax Assessments Values have decreased in many regions over the 10 -12 years. For many of us this means we are paying thousands of dollars in taxes each year on an incorrect assessment. When you receive your annual property tax bill be sure to compare it to home values in your area by checking recent sales. You may find that your home is assessed at a much higher value than its present market value. If so you want to appeal that value and ask for a review.


If your house has declined in value in recent years, you might be able to save some money in 2015 by contesting your property tax with your city or town.

Pay Off Second Mortgages It's not always easy to pay off a second mortgage, but the freedom from that added debt and interest expense can be well worth the effort. "People get used to certain cash flows, certain dollar amounts that come in and get spent. It takes a lot of discipline and will to write that extra $400 toward your home equity loan, instead of something else. The more you can focus on it and try to make that happen, the better off you are. Refinance Your Mortgage Refinancing your mortgage to decrease your payment or lock in a low fixed rate also might be a smart move in 2015. "If you have a variable mortgage, absolutely try to make it fixed," Rogoszinski says. "If that's the only thing you do in the new year, then right there, you've done yourself a favor."

Winter is the best time to begin plans for home renovations. It’s now mid-January which means that those people who resolved to reorganize, remodel or renovate their homes are starting to gather ideas and create their plans for spring and summer projects. A great way to get ideas for your projects is to visit home and garden shows. There are great shows in our area beginning with the Plymouth Home Show Feb. 28th – March 1st, followed by the Boston Home Show Feb 20th – 22nd and The Foxboro Home Show is March 20th – 22nd. Mid-winter is a great time to get a feel for spring projects in any home. We spend far more time in our homes in the winter living with things that just need updating. You may walk by windows and doors all summer long without a thought but in the middle of a cold windy winter you can actually feel and hear the costly energy loss. If your windows and doors are singing, it’s not a tune you want to hear. New windows and doors can save

thousands of dollars in lost heat in the winter not to mention cooling cost in the summer. It should be on the top of your list for the spring. Winter also is a time that family gathers more for the holidays so kitchens and baths take center stage. Most homeowners will tell you the most enjoyment they get from there home comes from these two rooms. Aside from a bedroom for sleeping the average family spends more time in kitchens and baths then any other rooms in the home.
