Long Live His Majesty The King His Majesty King Bhumibol Adulyadej of Thailand was born on Monday, 5th December 1927. Do you know why the whole country turns into yellow during and around the King’s birthday? Yellow banners, yellow flowers, and people wearing yellow shirts or dress everywhere? It’s because according to the Thai tradition, yellow is the color for Monday - the day His Majesty was born. King Bhumibol, also known as Rama IX, is highly-revered because of his deep devotion to the welfare of the Thai people. He has taken the role as the Head of State since 1946. This makes him the longest reigning King in Thailand, and one of the longest serving monarchs in the world. Happy birthday my Majesty!

Best Residential Development 2014 “My Resort” – the Different Concept Best Residential Development 2014

Although considered a relatively new company engaging in real estate development, Everland Public Co., Ltd. has excellent strategic planning that is widely recognized in today’s markets.

I think that the people who will buy condos in Hua Hin will mostly buy them for relaxation, almost like a second home, and the people who will buy these second homes are mostly going to be family men. I have to analyze what we can do to meet the needs of clients in this group. Therefore, I put the concept of Family Dominion into these condos.

verland has recently developed project properties both in Bangkok and upcountry Thailand, these include a detached house, townhouse, and condominium. Every project property is located in a superb location which is unique and modern in accordance with the dwellers’ utilities. There is a focus on quality and high standards in all aspects, including after-sale services. In 2014, My Resort Hua-Hin project won the Thailand Property Award 2014 in Best Residential Development for real estate properties in Hua-Hin. Mr. Swechak Lochaya, Executive Director of Everland Public Co., Ltd. and Director of My Resort Hua-Hin project, said that the Thailand Property Awards are selected from various projects or by Real Estate developers. Each year, there are awards for the best designed projects in each area and the committee chooses from the best new plans. My Resort project is a residential condominium project which consists of 4 Rai 3 Ngan 22.4 Square Wah (or 6789.6 Square Meter) with 210 residential units. It is located on Khao Takiab-Hua Hin Road, Nong Kae, Hua-Hin, Prachuapkhirikhan Province.

Swechak said that the outstanding distinction of My Resort Hua-Hin consists of 2 main points which are; (1) location – the project is geographically located on Hua-Hin beach (from Hua-Hin market to Khao Takiab), and (2) different concepts – the project was based on the concept of “family condominiums” or condos for families, decorating in a resort style with many trees, large water parks, and areas for children. Having a water park in the condominium project makes My Resort Hua-Hin unique and different. This is because most other residential condominium projects only have basic swimming pools and facilities. As such, people who are looking for condominiums will be more drawn to water parks than to simple pools, said Swechak. “I think that the people who will buy condos in Hua Hin will mostly buy them for relaxation, almost like a second home, and the people who will buy these second homes are mostly going to be family men. I have to analyze what we can do to meet the needs of clients in this group. Therefore, I put the concept of Family Dominion into these condos. The water park is included to create that

difference, making the condos both outstanding and unique.” Swechak also said that the concept of “Family condominiums” seen in My Resort Hua-Hin can be applied to different locations in Bangkok. Typically, most of the Condominium market in Bangkok places emphasis on skyscrapers near elevated train routes (Skytrain). Currently, the company has invested in 3 main markets; detached housing under the “My Home” brand, townhouses under the “My Hometown” brand, and condominiums under the “My Resort” brand. In each section of the market the company plans to steadily increase its capital each year. Currently, it has already planned 3-4 projects in various locations, for example, a detached house project - Suwintawong, pricing at a minimum of 5 million Baht, and a townhouse project - pricing at a minimum of 2.5 million Baht. Essentially, the company will still focus on the Bangkok market since it is a major section of the market with a population of more than 10 million. It is believed that there are still a lot of housing demands in many locations by which real estate companies can enter into development. 15

The Iniala Beach House of Phuket, Thailand is a truly outstanding place to spend a vacation at, more so since some of its interiors received an extensive upgrade at the hands of A-cero’s experts. Under the guidance of Rafael Llamazares and Joaquín Torres, these experts managed to transform the interiors belonging to 2 rooms within Villa Bianca and those of the resort’s restaurant into epitomes of modernism and sophistication that never fail to impress and amaze.

he 2 rooms are simply gorgeous to look at, since each and every element present within the main living spaces were sketched out by A-cero, including the furniture pieces. In order to evoke the ancient concept of “Yin and Yang”, the designers decided to equip the first room with light wood horizontal sense floors and a ceiling made out of dark wood, while the second room boasts a light wood ceiling and a dark wood vertical sense floor. The furniture pieces were created using high-end polycarbonate and feature curvy shapes that blend seamlessly into the overall design of the rooms. Highly versatile, the dressing table comprises several removable modules and compartments. Spacious windows, incredible art adornments and generously sized windows are just some of the other highlights of these exquisite rooms. The restaurant was designed to be a welcoming continuation of the rooms, which means that it also boasts numerous curved shapes as well as natural materials. Highlights

include tables sketched out by A-cero, Platner chairs designed by Warren Platner and an exterior relaxation area that ensures breathtaking views of the sea.

Creating An Elegant Space By The Greenery Lighting

In a city like Hong Kong, people seem to have a habit of rushing for everything and making lives a bit tough and stressed. Living in the heart of town keeps us away from the sweetness of natural landscape. This apartment is definitely an exceptional, which is gifted with green and leafy view.

To keep the harmony of the public space, designer keeps the two sides simple with few decorative items. A waist height cabinet is applied to one side of the wall with a shelf on top.

he trickiest part of this apartment is the layout of the living and dining space. The two main walls are bending outward, making the space looks unbalance. To keep the harmony of the public space, designer keeps the two sides simple with few decorative items. A waist height cabinet is applied to one side of the wall with a shelf on top. One of the highlight of the living room is the independent reading corner composed with a floor lamp with a violet Ro chair by Jaime Hayon. ‘Ro’ means tranquility in Danish and perfectly match with the ambience that we want to create for the family. The elegant dining space is makes up with the Big table of Bonaldo, Master chairs by Philippe Starck and the pendent by Louis Poulsen. It is a simulation of the greenery outside the window. 27

There is a corridor from the master bedroom to the bathroom. Designer makes use of that space and turns it into a walk-in closet. This move improves the completion of the space and creates a larger storage for the owners’ clothing. It takes a different approach in the daughter’s castle. A touch of pink makes the room more girly. It is not overwhelming and keeps the same simplicity with the overall design. 28

Stefan Antoni Olmesdahl Truen Architects & OKHA Interiors

The Superb Coastal

Residence With Breathtaking View

Located in Clifton, Cape Town, South Africa, overlooking the Atlantic Ocean, this Cape Town home positioned on the Lion’s Head offers privacy from neighbours and tranquility to accompany its modern design. Project Partner Greg Truen states, “The brief was to create a building that maximized the connection with the view and the sea, create a garden on the mountain side of the site and to minimize views over neighboring buildings.” The result is the Nettleton 199 Residence, part of sequence of the nearby Nettleton 195, and drawing its design from the Cape Town studio SAOTA (Stefan Antoni Olmesdahl Truen Architects).

nterior design features the recommendations of studio OAKA. Adam Court of OKHA Interiors says, “The building provides a volumetrically dramatic and dynamic interior space on a grand scale. The objective of the interior décor was to create a softer and intimate counterpoint whilst not jeopardizing the clean, geometric lines of the architecture. These elements can harmoniously co-exist and work off each other.” Post modern furniture and stunning carpet adorn the living area, while double thick walls separate the rooms of the home. The dramatic entrance hall contrasts with the living spaces to emphasize the design dynamics. A large living area with two levels features a floating bedroom floor hung from the roof. The master bedroom retains its privacy through a set of walnut shutters and the selected textures and finishes create a blend of elements contributing to the home’s serenity and modern presentation.

The owner wanted a home that would offer unobstructed views of the sea, and minimized views of the neighboring buildings. The garden plays a major role in this project, as it ensures a natural connection with the mountain at the back of the house, while also blocking the view towards the other buildings. The crisp white walls that mold the interior volumes act like clean canvases for the beautiful works of art that decorate the home. There is a perfect harmony between the architecture of the residence and its superb interior decors. To further emphasize this connection, the huge windows and glass sliding doors can be opened at any time, allowing a seamless transition from inside to the lovely outside areas. INTERIOR CONCEPT The objective of the interior décor was to create a softer and intimate counterpoint whilst not jeopardising the clean, geometric lines

of the architecture. The idea was to create a building capable of maximizing the connection with the view and the sea, create a garden on the mountain side of the site and to minimize views over neighbouring buildings. The site is positioned on the side of Lion’s Head and has fantastic views over the Atlantic Ocean to the west. The decision was to create a double volume space at the top of the site that could connect the garden court to the east, while also taking advantage of the views over the ocean to the west. The entrance hall is a dramatic, vertical space and provides a counterpoint to the living spaces. The volume of this large area is modulated by the floor which has two levels, and by the bedroom floor which floats into the space and is hung from the roof. This element, which has a soft s-curve, contains the master bedroom and its ancillary spaces are separated from the living room double volume by a set of walnut shutters. 31

Sustainable Modern Family Retreat

For A Balance Living

Everyone has different ideas when it comes to style while the changing lifestyle of people in the modern society has particularly dominated and dictated what the next architectural response would turn out to be. This private residence of Architect/Photographer, Mr. Vasin Srivarathanabul, is a case in point of a living space that has been created according to the lifestyle as the unique layout and practical idea are also added to express about modern architectural design. The balancing interior, green concept, and the eclectic inspirations derived from where he roamed to design-inspired destinations worldwide like hotels resorts and restaurants done through unconventional ambience are exquisitely blended to maximize a sustainable balance living and enhance a pleasurable moment for a warm habitat for family.

he home is where family enjoys being together and relaxes from a day-long work. It was built adjacent to his parent’s residence under the same compound of 200 square wah. The family residence is a pioneer in eclectic style concept in the vicinity with imposing exterior look, working through whole new approach towards enduring design and captivating interior with the concentrate on space, energy efficiency, and practical style to exude a melody of living that all family members can share every moment together. “I can’t say much about trend. It is a very ambiguous word. In a positive way “trend” which relates to time should be “practical”. People today are becoming more and more individualized. One house design might perfectly fit Mr. A’s family but might not fit Mr. B’s family. So to be practical is to have a house that fits the person living in the house,” explained Vasin

Srivarathanabul, the former permanent lecturer at the School of Architecture and Design, King Mongkut University of Technology Thonburi, Bangkok, Thailand, and the special lecturer at many leading universities including Chulalongkorn University, Thammasat University, and Kasem Bandit University, Thailand. “As for my home, it is a practical home that fits the lifestyle of my family. Each member of the family gets their own space which they like. That is what really matters; the home provides a comfortable living space for everyone living there. The design of the house should also create aesthetically pleasing features for the people living in it as well,” he added. “I was born in this property and lived here before this house was built. The old house was about 40 years old when we decide to completely build a new one in its place. When I was studying in architecture school at Chula-

longkorn University, I did have ideas on how to redesign the house. Some of them were really crazy. 20 years later, more mature and experienced, the design comes together from all the time spent here.” Not only does the direct knowledge from the universities he went to provide him a basic platform in design, but what’s also behind the striking concept of his modern family home is his long journey to witness new DNA in design from many different places where they can shape up the idea in design in his mind. He said that the experience from visiting many unique 5-star hotels resorts and find dining restaurants is valuable and earns him a collection of interesting perspective and ideas. Moreover, his pursuit of Master degree at University of Arizona with the major in Energy conservation prior to transferring to study another aspect in design so as to broaden his 33

In particular, the green concept or the environmentally responsible designing and architectural practice that has been raised and stressed to associate with the architectural design and environment, his residence is a great response to the practical green idea as natural lighting and extensive views are some of the strongest assets of the building.

horizon in “Computer Graphic” at the University of Colorado at Denver, United States, and the chance to teach and trade other exciting ideas with senior university students in Thailand have enabled him to get through the revision of the world in design. Design is actually a way of life in the western world as he had been living abroad since young age, so the concept of living in design and style may influence or be gradually cultivated in Mr. Vasin’s mindset, enabling him to naturally form creative idea and intuition in design and architecture. His family home is actually a testament of the revised or redefined taste of design interest based on his understanding of environment and the dynamic architectural culture, and of course, his lifestyle. In particular, the green concept or the environmentally responsible designing and architectural practice that has been raised and stressed to associate with the architectural design and environment, his residence is a great response to the practical green idea as natural lighting and extensive views are some of the strongest assets of the building.

It’s good deal while the global warming issue is still in the trend and energy saving is also a significant agenda for developers when it comes to creating something or designing new building and condo As for the decoration, he said he also involved in the process of choosing the texture, art pieces, decorative items, furniture, and other hardware to inspire livability and homey comfort as his wife also has a background in architecture. Saying that all the art pieces and paintings were created by his beloved wife, sometimes she also asked the kids to help create them. She also selected all the furniture and decorative items within a tight budget. Except the photographs from an exhibition, which were taken by Mr. Vasin, who has been working on various design projects and creating marketing materials for real-estate and hospitality industry innovatively created by his interest in architect and the in-depth knowledge in computer graphics. “From appearance this house; a modern with boxy form, three and a half story building. It is a simple narrow extruded rectangular form

with extend decks and cantilever terraces. It has completely all operable floors to ceiling, wall to wall glass windows facing North and South. All vertical circulations (stairs) are located outside. The extended decks on the second floor promote outdoor activities on the first floor under the shade. The form of the house is like a large sail collecting wind and promotes ventilation. If analyzed carefully these are the characteristic of a traditional Thai house, apart from the modern appearance.” “My background in energy efficient design at the University of Arizona automatically influenced all my design to be energy efficient. Each space is design to have plenty of natural light. During the day time electricity for lighting is used very little. Every room of the house has North and South large opening windows, which takes advantage of the frequent wind most people in Bangkok are not familiar with. Most of the time when windows are open you can feel the breeze which very rare in a Bangkok home. It is because the house is oriented to collect wind,” he explained. 35

It’s now commonplace for property developers to combine products and build an innovative mix of a condominium and a hotel or a resort and a residence within the same plot and then market the entire project as something that will offer investors promising returns. Also, it is a smart way forward for savvy developers to have a stunning range of limited units in order to excite the market and bring customers a sense of uniqueness. I am not so sure if such initiatives are key to increasing earning potential, but to guarantee a sustainable success, developers must do more. I believe that to fully exploit a new project there should be continued development of the product so that it remains a totally unique, one of a kind phenomenon in the marketplace.

inor International Public Company Limited is a leading Thai business conglomerate and one of the country’s largest hospitality and leisure companies with series of luxury resorts and residences. The company is a forward-looking entity and it is thus attempting to foresee what consumers will be demanding several years down the line. To make sure its next property investment is distinctive beyond comparison, Minor is trusting its proven philosophy in innovative design and style. This included the use of newer technologies and construction methods and components of the highest possible specification to build a premium sized property. Therefore, the tremendous partnership with the legendary and high-end St. Regis brand, a premium hotel in Starwood Hotels & Resorts Worldwide portfolio, is certain to help Minor create a luxurious residential space that offers home owners uniqueness and unmatched timeless elegance thanks to the long history and quality of its new partner. But the winning hand is sure to be the limited number of private residences, a surefire way to ensure that those fortunate enough to reserve a residence here will have exclusivity thanks to the St. Regis Hotel & Residences name. St. Regis has been a symbol of elegance and timeless luxury since 1904 when it opened it doors on New York’s famed Fifth Avenue. So it comes as no surprise that St. Regis Residences was awarded Best Condo in Bangkok and Best Condo in Thailand in a recent survey. The Residences at The St. Regis Bangkok give rise to a captivating synergy of intrinsically diverse elements, the legacy and the future, the raw and the cultivated, the locally inspired glamour and the international

icons of design. The exterior, interior, overall design, clean palettes, finely-finished spaces, sweeping city views and handsome architecture are the reflection of modern comfort that is significantly blended to enhance timeless appeal and the exceptional lifestyle of Bangkok’s elite. The European style is employed to reflect the innovative yet refining spirit of St. Regis, making it rise above the competition because of excellent quality, a coveted site and the uncompromised luxury and bespoken service. As a leader in the hospitality business, it was very important to Minor to develop something that’s totally out of the box and has few, if any, competitors. The muchanticipated Residences at The St. Regis Hotel Bangkok features 53 beautiful units, each of which has full access to the hotel’s services including fine dining, wines, spa as well as other luxury leisure activities such as a private gym, pool and club. Everything has been solely designed in order to maintain total privacy for the residents. Resident owners have direct access from their private elevators to all the facilities and amenities on the lower levels of the hotel and include the world-class Elemis Spa, fabulous cuisine and extensive leisure facilities. Residents are also provided with private facilities separated from the hotel facilities on their own dedicated club floor which gives them membership to their very own private club – The Astor Lounge. St. Regis Residences is totally unique, the coveted location, the view, the design, the quality and the service. Nothing in this development has disappointed me; the overall layout is perfect, the views are

stunning while the service is impeccable for the limited number of units. Location is very important to make it a premium residential address in Bangkok, including the aspect of the unobtrusiveview. Here, they deliver only 53 residential units in quite a large area. REASONS TO MOVE IN The Residences at The St. Regis Bangkok was doubly rewarded “Best Condo Bangkok” and “Best Condo Thailand” The property exclusively features 53 private residences housing in 47-story building, including series of duplex penthouses and a number of the three and four-bedroom residences. All the embellishment, clean palettes, natural teak woods, Turkish Marfil, the exotic Italian Carrera marble stone flooring idea, well-designed bathroom, Pogen Pohl, and the perfect fit to attach Caesar stone Quartz counters and the exquisite art pieces from the renowned Thai-inspired Lotus Arts de Vivre are incorporated to help enhance and strengthen its initiative to create timeless endearing ambience and subtle Asian, which actually maximize an artfully picturesque vision of living in a unit.

2014 Thailand Property Awards

Winners of the 2014 Thailand Property Awards at the Gala Dinner and Awards Ceremony held at Conrad Hotel Bangkok and hosted by Ensign Media, publishers of Property Report Magazine.

ANGKOK, Thailand – Setting a benchmark for excellence in the region’s property sector, the 2014 Thailand Property Awards welcomed over 500 of the industry’s leaders to celebrate the winners at a lavish Gala Dinner held 11th September at Bangkok’s Conrad Hotel. “There were many exceptional entries for the 22 awards this year and the judges had a tough time in whittling down thousands of nominations, hundreds of entries and visiting more than 40 short-listed developments around the country to finally reach their decisions. It’s never an easy task and I’d like to thank the judges for their time, diligence and expertise,” said Terry Blackburn, CEO, Ensign Media Co. Ltd, organisers of the awards. “This years Winners and Highly Commended developers and developments should be rightly proud of their achievements.” Professionally run by Ensign Media Ltd, publishers of Property Report Magazine, the Thailand Property Awards recognise quality in architecture, design, construction and development, rewarding the best condominiums, housing developments, villas, commercial buildings and hotels. Promoting Thai real estate to the world, the fair, transparent and fully audited judging process with an international judging panel lead by Chairman Sunchai Nuengsit, Managing Director, BuilderSmart Public Company Limited and overseen by BDO, has been fundamental to the Awards’ success and the high regard with which they are held by the industry. As the industry evolves, so have the Awards and organisers this year opted for no agency awards with the focus being on developers, development, design and architecture in residential and commercial real estate nationwide, including specific regional awards for Bangkok, Phuket, Eastern

Seaboard, Samui, Hua Hin, Chiang Mai and Khao Yai. The much anticipated ‘Best Developer Thailand’ award – past winners of which reads like a who’s who of Thailand’s real estate industry – this year went to Major Development PCL whose more than 15 year track record of real estate development in the Kingdom is exemplary. Big winners on the night were Magnolia Quality Development Corporation Limited who took home three awards and were Highly Commended in two other categories, while Pace Development Corporation PLC took home the highly sought-after ‘Best Luxury Condo Development (Bangkok)’ award against some tough competition for The Ritz-Carlton Residences at MahaNakhon. Outside of Bangkok, Phuket developers and developments claimed the lion’s share of acclaim with four award wins and six Highly Commended, most notable being Point Yamu Villas by COMO by COMO Hotels & Resorts who won ‘Best Villa Development (Phuket)’ and ‘Best Hotel Architectural Design’, and were Highly Commended for ‘Best Residential Interior Design’. Recognising the growing social and community responsibility that developers have, organisers Ensign Media this year introduced the ‘Special Recognition in CSR’ award which was awarded to two companies who have excelled in their corporate and social responsibilities: Magnolia Quality Development Corporation Limited and Absolute World Group.

Living In Phuket Focus On Modern Luxury On Island

Phuket and other Andaman-coastal provinces are going farther than contemplating how the natural disaster Tsunami deadly wave in December 2004 had happened, survivors are now beyond concern and never let the trauma and grief deter their endeavor to bring lives, community, and tourism industry back to normal. As the result of mass-market tourism campaign ever made, the Phuket island becomes the star attraction to considerably enhance inbound tourism industry as the paradise island has been proved as a prime sailing and the heart of marine leisure destination of Southeast Asia through the Phuket King’s Cup Regatta, one of the largest sporting events on the Thai tourism calendar since 1987.

huket, at 539 square kilometers in size, is not only Thailand’s largest island but also one of its wealthiest provinces. The beauty of the island is matched by its consistently tropical climate and undoubtedly the island’s largest source of income comes from the tourism market, but there are also thriving rubber and cashew nut industries. One of the good point of Phuket is that it’s very accessible, Phuket International Airport enjoys direct air services to major Asian cities like Hong-Kong, Singapore, Japan and Tapei, and now an increasing number

cities outside of Asia, including London, Frankfurt, Perth, and connecting flights to anywhere in the world. The island actually benefits greatly with this solid infrastructure and it now sets to continue to grow further as several low-cost carriers from abroad. Take a look at the real estate aspect in Phuket, the industry has been one of the fastest growing and most sustainable industries, and the number of property developments currently underway. Developments in locales such as Hat Karon, Laem Panwa, Patong, and Hat Rawai,

including other high potential beaches on the western side of the island, are still providing good investment opportunities. Phuket is one of Asia’s most sophisticated and certainly Thailand’s best established property market outside of Bangkok. For the past twenty years, developments have been sprouting up around the island, encouraging a large influx of investors. At present, there is an increasing demand for new developments in areas such as Bang Tao Beach, Surin, Cherng Talay and Layan, as well as the southern coastal areas of Nai Harn and Kata.
