FIRST IMPRESSIONS REALLY DO COUNT .............................................................................. KERB APPEAL Prospective purchasers often drive by homes to get familiar with the location and area characteristics. Likewise, when viewing a property, the frontage is often the first and last thing an applicant will see. Consequently maximising the external appeal of your property is one of the most important factors in the house selling process, as first impressions genuinely do count. • Good landscaping and well maintained gardens and borders. • Clear pathways of wheelie bins and additional items creating a clear access to the property frontage. • Ideally reduce the number of vehicles on the entrance drive when you have viewings to create the feel of a spacious property frontage. • Prominent Stanifords signage and clearly visible property number.

INTERNAL • Put yourself in the shoes of a purchaser. What do you look for in a property when viewing and what puts you off? What kind of profile of purchaser will be viewing your property? Try to tailor these elements to your home. • De-cluttering all internal space will fully maximise the size of the internal accommodation. • De-personalise your property within reason and offer neutral and warm appealing colour schemes. • On sunny, warm days do take the opportunity to open windows to increase light levels and create a fresh feel to the property.

KITCHENS AND BATHROOMS When it comes to selling houses, without question, kitchens and bathrooms are at the forefront of a purchasers mind. Consequently a well presented, clean and tidy kitchen and bathroom will help in the home selling process.

BEDROOMS • Fresh, bright and white bed spreads and most importantly made beds are essential. • Make sure towels are neatly mounted on radiators or ideally within the bathroom and clothes are tidied away. • Make sure all curtains and blinds are open.

REPAIRS AND IMPROVEMENTS Do take the time to make all those niggling DIY repairs you have been meaning to do over the years. As outlined earlier, first impressions count for everything.

VIEWING DAY Through experience we can advise when conducting a viewing. If not accompanied by one of the Stanifords team, take the opportunity to introduce yourself and your home. Do mention recent improvements and additions to the property, highlighting all the issues why you fell in love with the property. Give them a tour of your home and then allow them to walk around the rooms individually so they can discuss at length and refer back to you with any queries they may have.

HOME BUYING EXPLAINED STEP BY STEP .............................................................................. ARRANGING YOUR MORTGAGE Before you begin the search for your ideal property, it is recommended that you get your finances in order. Stanifords recommend leading mortgage advisors in the area who can research a wide range of available mortgages to find the best deal for you. This will determine how much you can afford, which will influence your property search.

DEFINE YOUR PROPERTY CRITERIA Decide what you are looking for in a property – whether you need parking and a garden, how many bedrooms you need, if it’s a flat, whether you want it to be freehold or leasehold – and pick an area on which to focus your search. Consider what you want out of the location – are local schools, transport links and shops important to you?

REGISTER YOUR INTEREST Register your interest with Stanifords. Once we have a clear understanding of your requirements we will provide a shortlist of suitable properties that match your criteria. We can also keep you constantly up-to-date via email and SMS alerts when the latest properties become available.

VIEW SUITABLE PROPERTIES The most important part of the house hunting process is a property viewing.You are unlikely to find the home you want straight away so don’t despair and don’t be tempted into edging over your budget. This is probably going to be your biggest financial outlay, so it is worth waiting until you find the right place. Once you have viewed a property, if you believe the property has potential, arrange for a second viewing to see how it feels the second time around.

MAKE AN OFFER Once you have identified a suitable property, we will put forward your offer to the vendor (seller) both verbally and in writing. You may need to demonstrate, if requested, that you are able to proceed (e.g. provide evidence of your mortgage agreed in principle and proof of funds for the deposit). Note that there are no legal obligations on either side at this stage until contracts are signed.

HOME BUYING EXPLAINED STEP BY STEP .............................................................................. INSTRUCT A SOLICITOR The successful purchase of a property can be reliant on the instruction of an efficient and experienced solicitor. It is a good idea to use a solicitor who specialises in conveyancing. Stanifords have a selection of tried and tested solicitors that are experts in conveyancing, who operate at competitive rates and who we would be happy to recommend.

ACCEPTANCE OF YOUR OFFER Once your offer is accepted we will prepare a Memorandum of Sale which is sent to all parties including your solicitor and the vendors solicitor confirming the agreed price and any special conditions. You will now need to instruct your solicitor to proceed with the conveyancing process and your mortgage advisor to proceed with your mortgage application.

MORTGAGE OFFER A survey of the property will be booked by a surveyor on behalf of the mortgage lender to identify any structural problems and advise on the property’s value.

EXCHANGE OF CONTRACTS After your solicitor or conveyancer has completed all the necessary checks you’ll be asked to sign a contract, legally committing you to the purchase. At this point you will need to pay a deposit for the property. At this point you will usually agree a date to complete the sale.

COMPLETION This is when the property finally becomes yours. When your solicitor tells you that the sale is completed we will arrange for you to pick up the keys. Finally you can move in.

We have two clinics, in Beverley and Hornsea, offering a range of services to our clients. Our aim is to provide excellent veterinary care and customer service, with good value for money. We provide assistance 24 hours a day, 365 days a year, by our own dedicated and friendly team of vets, nurses and receptionists. Within the practice, we offer medical, surgical and ambulatory services. We have the ability to perform many diagnostic procedures in house, offering same day results wherever possible. We are a thoroughly mixed practice, treating pets, horses and farm animals.
