We have been designing office space for funds, occupiers and developers for over 20 years. In that time we have become heavily involved in driving new thinking on workplace design through the British Council of Offices. We have won numerous awards for our contribution to the office sector. We design new facilities, complex fit-out solutions and major refurbishments through our in-house design team. Creating offices of the future requires an in-depth understanding of the social and environmental impact of the workplace. Our sustainability experts are accredited BREEAM Assessors and advise on all our projects.

We feel that the challenge of achieving ‘Excellent’ and ‘Outstanding’ ratings for BREEAM is often constrained by technology and what might be applicable to a particular project. Therefore we have to ensure a holistic approach to reducing emissions, cutting waste and increasing recyclable materials, whilst often having to create innovative bespoke responses to each individual challenge. Our in-house BREEAM assessors can steer the design response from initial stages.

Uncertainty in a tough economic climate hits the office market particularly. The ability to offer flexible solutions to developers is therefore a very attractive proposition. Our Customised Office Solution offers full flexibility of plan design, M&E and cladding options. We have delivered both speculative and tailored end-user offices via this approach. The headquarters building below (image 4) was delivered within 36 weeks by using pre-fabricated materials, off-site construction and an established supply chain. 3

Multi|Space (right) is an adaptable building solution that uses design parameters that allow a variety of common commercial and residential uses without any significant changes to the building shell, enabling developers to flexibly react to market conditions.

3DReid has completed modern city centre developments such as 40 Princes Street, within Edinburgh’s World Heritage site, and has a wealth of experience in mixed-use developments. We have also worked extensively on business parks. Here, we draw on our masterplanning expertise to carefully subdivide plots so that they are able to accommodate a variety of buildings. The external environment is very important on business parks and we often collaborate closely with landscape designers to maximise the amount of external space for the offices and create interior plazas of a very high quality.

The idea of moving from the cell to open plan is a theme that marches on but it now progressively is accompanied by an increasing array of benefits such as gymnasia, health clubs, auditoria, nurseries, medical centres, dental centres, community hub, shops (and internal streets), restaurants and public events space. Creating an environment that allows people to use office space in an efficient but also a socially enjoyable way must lead to a more productive and happier workplace.

The sustainable refurbishment agenda presents a fantastic opportunity to bring offices back to life. From small reception areas, which provide a more welcoming entrance and reflect an end-user’s brand to the complete renovation of old buildings to create a sustainable, modern working environment. There is also a growing trend to convert non-office buildings into workplaces. Paul founded the practice’s research unit in 1992. Much of his work in the past 15 years has been research into urban design and placemaking within spatial planning. He is currently the Chairman of the BCO (British Council for Offices) Urban Committee and has co-written the concluding chapter to the BCO ‘Good Office Design’ book. Paul is also a member of the RIBA research committee and an academician with the Academy of Urbanism and is currently invoved in a research project with the Royal College of Art. Paul has worked on a number of masterplanning and office projects from Moscow to Minoco Wharf part of the regeneration of the Thames Gateway. For over 10 years he worked on the masterplanning and office showcase designs for Battersea Power Station.

Shazad’s design ability and awareness makes him a key member of the ‘front end’ delivery team. Shazad is an expert in the office market across new build, refurbishment, and fitouts projects. His recent achievements include the delivery of the new office HQ at 19 George Road, which has already won several accolades including a BCO ‘Small Projects’ Award. Shazad is also a member of the British Council of Offices where he is the chair of the ‘NextGen’ Committee. Shazad’s expertise in mixed-use, retail and offices is demonstrated in the Staffordshire County Council HQ project. Having won the mixed-use scheme in competition, he worked together with Staffordshire County Council, English Heritage and CABE to deliver a successful planning application and he is now working with the end-user client to deliver the office fit-out.

David is responsible for running the commercial team within the Glasgow office. He has worked on a range of masterplanning projects and office developments. Projects include an office/industrial masterplan and development guidelines for Scottish Enterprise, HQ buildings for City Holdings, Scottish Power Distribution and Cala Homes, as well as Callander Business Park and Aberdeen Business Park.

Alison is responsible for developing the Interiors Sector throughout the UK. She is currently working on prototyping ‘New Ways of Working’ to reduce sq m of occupied office floor space and a simple refurbishment of existing office accommodation for the Co-operative Group. Previous clients have included Ernst & Young, for the fit out of their offices in Inverness, Edinburgh and Aberdeen, Scottish and Newcastle’s Group Headquarters and a range of other office and public spaces.
