Getting Your House Ready To Sell

Assuming that all of the major systems such as heating, air conditioning, hot water, appliances, etc. are in working order, you are ready to work on the “impression” aspects of your home. Good maintenance and upkeep really pay off. Don’t hesitate to make small cosmetic repairs. Remember, everything shows to someone who is about to make such a large financial investment. Take nothing for granted. When a potential buyer pulls up to your house, their first impressions will stay with her throughout their house hunting. The first impression must be good and strong. The exterior paint should be perfect. Repaint, if necessary. Fresh paint always makes a house look new. Make sure the grass is cut, hedges, bushes, walkways and shrubs are trimmed and cleaned. Clean up any paper or other trash that might have blown into the yard. Also, if it is winter, make sure that the drive and walk are shoveled and kept free of ice and snow. If the buyer has a bad impression of the outside of the house, you have little chance of impressing them with the inside. Inside your house should be the real selling point. Rooms should be neat, clean and spacious looking. You can make rooms look larger by removing excess furniture and clutter. Cabinets and closets should also be clean. Pack non-essential items. By doing so you accomplish two things: one is to make your cabinet space look much larger, and two, you get some of the drudgery of packing out of the way early. See that any cracks in the plaster or paint are repaired. Any woodwork such as trim, bookcases, stair railings, etc. should be cleaned and refinished if necessary. Carpets should be shampooed. Bathrooms should be cleaned and polished, chrome, tile and grout especially. The kitchen should be clean and homey looking. Make sure that floors and windows are shining. Drapes should be cleaned. If you have gaslights or a gas grill, make sure that they’re in working order. Make the interior of your home sparkle. It must look well taken care of and homey. Neatness! Nothing is more offensive to prospective homebuyers than odors and messes associated with pets. If you have a cat, it is a good practice to clean your cat’s letter box once a day. Dog owners should make sure their yards are clean too. Don’t take short cuts when preparing your house. If the prospective buyer even suspects that you are trying to cover up a problem, you can count him out as a buyer. Be honest. If you have nothing to hide, your honesty could be the best selling tool you have.

Getting Your Home in Top Selling Condition

Curb Appeal 1 Drive up to your home and look at it from afar. Look at it through the eyes of buyers. 1 Check the shingles – Repair or replace damaged shingles. 1 Clean and repair the gutters. 1 Clean and repair the HVAC units. 1 Repair broken windows and shutters. Replace torn screens. Make sure frames and seams have solid caulking. 1 Repair or replace door knobs, doorbell and light fixtures if necessary. 1 Remove all toys, equipment and litter. 1 Remove cobwebs and nests. 1 Remove mildew, moss and stains from the side of your home – use bleach. Remove stains from the walkways and driveway – use concrete cleanser and/ or kitty litter. 1 Repair and clean patio furniture and deck area. Remove anything that can’t be repaired. 1 Go around and touch up the exterior of your home with putty and paint. 1 Clean or paint the front door and mailbox. 1 Hose off the exterior of your home, especially around entrances. Overall Interior 1 Walk through your home. Store, give away, throw, or donate anything that you won’t need until after the move; e.g. furniture, knick-knacks, clothing, toys, equipment, appliances, worn rugs, papers, books, cosmetics, jewelry, games, CDs, etc. 1 Walk through your home again, this time with some tools. Fix loose door knobs, cracked molding, leaky faucets. Replace worn rugs and pillows. 1 Remove magazines, games, toys and so on. 1 Make sure the entertainment center sparkles. 1 Vacuum upholstery, drapes, pillows, etc. Dining Room 1 Clean out your china cabinet. Polish any visible silver. 1 Put a lovely centerpiece on the table – treat yourself to fresh flowers. Set the table for a formal dinner to help potential buyers imagine entertaining there. Bedrooms 1 Arrange furniture to create a spacious look. 1 Remove games, toys, magazines, cosmetics, jewelry – especially on the nightstands. 1 Replace bedspreads, quilts, and pillow shams if they are worn or faded.


Bathrooms 1 Remove rust and mildew stains. 1 Wash or replace shower curtains. 1 Make sure everything sparkles – including grout. 1 Replace worn rugs and towels. Kitchen 1 Make sure all appliances work. 1 Throw or eat the foods that you’ve been storing for so long. 1 Clean the inside of the refrigerator, stove and cabinets. Make sure everything is organized to create a spacious look. 1 If your stove has electric burners, purchase new drip pans for each burner.
