Apartment characteristics and briefing

Apartment Description Location: Consell de Cent, 71 Ppal. 1a., Barcelona. Built in 1898 (ground floor + 2 levels) Additions in 1925 (ground floor + 2 levels +3 levels) Construction typology: Structural brick walls + wooden beams , catalan vault (original construction) and structural brick walls + iron beams, catalan vault additional construction. Floor Area: 48,30 sqm Floorspace: 43,52 sqm Ceiling height: 3m (to the beams) Observations: The apartment has been refurbished several times by aditioning several poor materials and simple wall modifications. There is no valuable remain of the original construction in a good state.

Briefing Use: Ocassional, short term leisure visits to Barcelona. For two people, ocassionally three. Distribution: Open plan with clean lines and bright feeling. Color Palette: Bright, colorful and dramatic. White walls to maximize space. Flooring: Traditional mosaic floor tiles. Doors: If there have to be used, better sliding. Partition walls: to be functional. Kitchen: to be part of the open plan living. Centre island with seating (not stools) is preferred. Kitchen that can be “hiddenaway� and yet remain open to the space Bathroom: to be ensuite. Clean and bright with storage for towels, etc.

Architectural aproach Analysis notes -The apartment has been measured accurately in order to clarify doubts about the actual apartment’s surface and the original plans. -The apartment´s shape compromises distribution possiblities since it gets really narrow in the inner part. -The front façade with two balconies has loads of natural light and it is correctly oriented to the south, with undisturbed clear views, overlooking the park. -Despite that the quality of natural light coming from front façade is very good, being the only source, results in a darker inner part.

Distribution - open plan living & kitchen A generative axis organizes the whole apartment, giving a clear sense of linear movement and distribution of every use into a functional and spacious manner. This axis also has as a purpose to align the volumes and to offer the sense of perpective view therefore a sense of a bigger space. This generative axis is translated also an architectural detail, visible in the floor. As you enter, an open plan living with an island kitchen is visible to the left. The kitchen, which is very compact, unfolds into a table creating an dining space right noverlooking the window. The table and the kitchen are understood as one element, in one side of the axis and directly related to this window. The other side of the axis is an open space that allows the circualation and connects to the living room which is directly related to the other window. The kitchen visually ´disapear´, eventhough ocupies a considered part of the space. And this thanks to the absence of upper cabinets, very light reflective hod hanging from the ceiling and the placement of mirror at the outer part of the cabinets reflecting back to the seating area, leaving the marble top ´floating´. - TC Interiors V. Architectural aproach

- bedroom & bathroom ensuite The bedroom is organized in the inner part of the apartment following the generative axis and dividing this linear movement in one side and the uses in the other. Although this area has three tiny windows the lack of light ian obvious drawback if the source from tha main façade is interrupted. The partition wall’s concept is broken down into a very light 1,4 m thick wall that embraces bathroom and function inside, the light-filter-box. This element is built in a light steel structure and microperforated steel panel that embraces a completely transparent bathroom which eventually lets the light go through, while controlling the privacy . The box is completely open to the bedroom enhancing its surface and space sensation. During the night will work as a lantern towards the living area provideing a of a very athmosferic sensation. The light-filter-box garantees a permanent source of natural light in the bedroom. This element provides of walk-in shower, floating sink and storage, as well, hides the AC unit. The toilet is hidden at the narrowest part of the apartment after the wardrobe area. Even the reduced dimensions of the space at this side of the apartment a 1.50 bed, are surrounded by generous space by integrating part of the bathroom and the filtered source of natural light from the living area.

Architectural aproach

Architectural detail flooring The generative axis is a very subtile but significant element of the apartment since it organizes every activity giving a rational space sensation. This will be underlined by a very thin brass detail (line) in the floor and a subtile change of pattern of the same mosaic when crossing the line. As the traditional understanding of the mosaic was to underline spaces organized in boxes, this new approach underlines the linear generative scheme of the new open plan space. A very geometric and simple motive will provide the strength to create two different patterns in order to express this generative scheme, the continuity of the distribution and as well it to give a more contemporary interpretation of the classic mosaic. Because the reduced dimensions of the apartment, a white tile with a limited percentage of 1 color, becomes more convenient in order to enhance the space sensation. Apart fom the white/beige of the mosaic tile, the 2nd color will be light a terracota, in order to match the pallette of the entire apartment, which will be simple and smart, underlining the architecure and the space. ceiling The old construction methods will be revealed and treated according to the light needs of the apartment. The ceramic vaults will be mostly white painted, leaving only 30cm in natural ceramic before reaching the walls. This will enrich the texture, as well will provide of a contemporary reinterpretation of the 20th century commonly used moldings to define the spaces.

Architectural aproach

light-filter-box This element will work as a light periscope, capturing the light and giving the reflexion of the balcony windows from bed. The element will be mostly incorporeal and mainly a filter that will define a boundary between private and living space. This element will become a glowing box while using the living space at night, providing once again the idea that the entire apartment participates in every moment, filtering light from the outer side of the flat towards the inside.
