Selling Your Home is Purely Business Pricing your home right the first time does matter. So often a seller’s asking price is a result of an emotional attachment to their home, but the truth is that selling your home is purely a business decision. From the time a person decides to sell, all emotions must be factored out. A buyer generally doesn’t care about the effort it took to modernize or beautify their home. They are not concerned about the cost of the windows or roofing or even the price tag on the new kitchen flooring. A buyer is simply looking for a deal! Today’s buyers are more savvy and aware of real-estate market conditions. It’s important that sellers understand that the selling of their home is contest of both price and beauty contest. The house with the best listing price and an eye appeal will more than likely experience more foot traffic, which in turn increases the likelihood of an offer. A house that is overpriced – and remains overpriced – sits longer on the market and may begin to lose its appeal as a possibility to the buyer pool. And that overpriced home helps other homes to sell! For example, two homes in the same neighborhood are put on the market. Home A is listed at a price that supersedes market condition and also factors in what the homeowner wants to recoup from their sale. Home B is listed at a price that has similar upgrades as Home A; however, Home B is realistically priced and in line with current market conditions. While Home A may show well, Home B looks like the smarter and better deal. Home A’s asking price is simply out of line with market conditions and buyers who have done their homework. So, you see it doesn’t pay to overprice your home. All you may be doing is helping your neighbor sell theirs. Eastern SHORE ARCHITECTURE

Georgian Architecture at Vaux Hall
Vaux Hall, the historic home built by the Virginia Statesman John Revell, is one of the Eastern Shore’s enduring and graceful treasures. John Revell served in the House of Burgesses and built the main house, known as Vaux Hall Manor, around 1710. Having been familiar with the grandeur of the plantation homes on the James River, he built Vaux Hall Manor with a sophisticated simplicity reflecting the architectural appointments of the many homes on the western shore of the bay. A hipped roof, transitional Georgian, Vaux Hall is believed to be the oldest 2 story residence, still in use on the Eastern Shore of Virginia.
The beautiful Chippendale mirror that hangs in the parlor has an interesting history. The owner of Vaux Hall in 1819 was Edward Revell, a compulsive gambler. He played cards with his neighbor, Wm. Perry Moore 111 for several consecutive nights. Moore discovered he could read the cards held by Revell in the mirror which hung behind Revell. Eventually Revell lost all of his property & its furnishings, and the mirror has past down with every change of ownership to this day.

The bricks are laid in Flemish bond above the water table (alternating stretchers & glazed headers) and English bond below the water table ( a row of stretchers & a row of headers). “Jack arches� (rectangular brick work) surround the windows and doors on the south side of the house, and segmental arches on the north side.
The 8 panel front and rear doors are reinforced with diagonal battens on the interior. The doors and the transoms are original to the house. The front door lock, made by Whitman Ball of London, was found wrapped in newspaper dated 1838, in the basement, and placed on the front door during the 1970 renovation.
The 18th century paneling on the fireplace is comprised of raised panels and classical , floor to ceiling pilasters on each side of the fireplace, and a short pilaster in the center.
The paneling in the parlor is original, but not in its original place. Originally the fireplace was in the N.W. corner of the room. When the slanted chimney on the end wall became structurally unsafe, the fireplace was moved to the center of the wall, and the original paneling reworked. 9
