COPYRIGHT 2013 SPECIAL INSERT MOSAIC HOMES YOU CAN AFFORD A HOME OF YOUR OWN editor’snote Think you can’t afford a home? It’s more affordable than you first thought M uch like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you can often opt to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. Many builders and developers are gearing up for their grand openings and have new communities available for quick occupancy. It’s an exciting time to be shopping for a new place, so don’t miss this excellent buying opportunity. Have a look through this issue and see what you think. The home of your dreams is waiting. Susan Legge EDITOR-IN-CHIEF Wall2Wall Media,Susan.Legge@wall2wallmedia.com Follow me on Twitter at Twitter.com/SusanLegge Proximity premium Being close to transit, highways and other infrastructure more important than ever T he ongoing debate over transportation infrastructure – and more importantly, how to pay for it – continues to be a contentious issue. The Fraser Institute, an independent, non-partisan Canadian think-tank, recently released a report recommending that Canadian governments should consider more public-private partnerships as they confront the challenge of improving our roads, bridges, railways and other public transportation infrastructure. The report cites BC and Ontario as leaders in using this model, noting that from 1985 to 2013, about 60 per cent of such projects occurred in these two provinces. Meanwhile, Toronto, for example – a city struggling with this issue perhaps more than any other in Canada – is facing a number of proposed revenue tools: a one percentage point increase to the HST; a five cent fuel and gas tax; business parking levy; increase in development charges; road tolls; and transit parking fees. Bodies representing the home building industry there have generally panned such measures, saying they disproportionately target new-home buyers. Meanwhile, a recent survey from BMO Bank of Montreal shows that being close to public transit and having a short commute are among the top features people look for when buying a home. Do you see the predicament? Proximity and access to transit and amenities are critical for buyers and builders alike. New-home communities close to existing infrastructure – or committed expansions – are at an increasing premium. Prospective homebuyers should note this fact as they scout for their new home location. Here are four ways to help make your homebuying experience smooth and straightforward: 1. Understand Your Financial Situation Your financial needs will change and evolve throughout your life. Working with a trained professional to understand your current financial situation and your future goals can help you assess what type of home you can afford. 2. Ask About Your Credit History A credit rating is a measure of how dependable you are in repaying your debts. A good credit rating goes a long way in helping you obtain credit and determine the interest rate you will receive. For example, if you pay your bills on time, or if you repay a loan, you will be in good standing with the credit bureau. So, when it’s time to borrow, a lending institution will know that you are credit worthy. For more information on your credit history, contact TransUnion or Equifax Canada and get your credit report free of charge by mail. 3. Get Pre-Approved By getting pre-approved, you will know how much home you can afford, which will allow you to shop with confidence within your price range and prove to sellers you are a serious buyer. Plus, obtaining a pre-approval is absolutely free. 4. Ask About Extended Amortization There’s nothing quite like owning your own home – getting to know your neighbours, decorating your home and creating a place that you can call your own. But owning a home is not quite as simple as finding the right home in the right neighbourhood; your financial situation can be an important factor in the type of home you can afford. For example, you will need to determine how much you have available for a down payment and, based on your budget, what mortgage payment you can comfortably carry. By answering these questions, you will be able to make a smart and informed decision before you buy the home that is right for you. The extended amortization feature is available on most mortgage products. The feature provides homebuyers the flexibility of lowering their mortgage payments by spreading them over a longer period of time, helping ease budget and cash-flow issues. But keep in mind by extending your amortization you will increase the amount of interest that makes up your mortgage payment. Given this, it is important to choose a mortgage that allows you to increase your payments and make lump-sum payments when you can. Currently, most financial institutions are offering up to 25-year amortization periods. Keep these important points in mind to help you find the house you love at a price you can afford. For more information or assistance with your mortgage needs, visit your nearest CIBC branch, call 1.800.465.CIBC (2422) or visit cibc. com/mortgages. And after what seemed like endless pizzas, take-out sushi, plus the occasional meal at Chateau Mom and Dad, you’re totally ready to start test-driving those brand new, stainless steel appliances. This issue, Tim Ellison, sommelier and director of food and beverage service at Pacific Institute of Culinary Arts, gives New Home Guide readers some insider tips on equipping your first kitchen. And with summer just around the corner, he’s got a few suggestions on making the most of your new barbecue as well. 02 Q: What’s the first step in creating a great kitchen for someone starting out? A: The very first thing you need is one, good quality chef’s knife between eight and 10 inches long. This is not the place to cheap out. Buy quality and it will last you forever. I still have my first Henckels knife that I bought in 1970. After that, you’ll need a paring knife, a peeler for hard and soft veggies or fruit, and serrated edge knife for breads. You’ll also need a 12-by-18-in. cutting board. I prefer plastic ones that you can find cheap at places like Canadian Tire because they go in the dishwasher – more hygienic and easier to clean than wood. Q: Okay, so now you’re able to chop, slice and dice. What about the actual cooking? A: Three, carefully chosen stainless steel pots with tight-fitting lids will get you through most recipes. Look for all metal – no wooden or plastic handles – because you can use them for roasting in the oven as well. And make sure handles are riveted, not spot-welded. A great money saver many people aren’t aware of is to check out restaurant supply houses like Pacific Restaurant Supply or Russell Food Equipment. You’ll get commercial-grade quality for far less than you’d pay at a regular cook shop, and most offer an additional cash and carry discount. Once you know what to look for, garage sales can also be a treasure trove of bargains. I once picked up brand-name pan worth over $200 for five bucks, simply because to the owner it was “just some old, dirty junk.” Q: Okay, so you’ve got the basic tools. What about serving. A: Keep it simple and again, go for quality. Stick with plain white porcelain with good glazing – it never goes out of fashion and you can dress it up with flowers or linens if you want to add colour. For each setting, you’ll need one plate between nine and 11 inches, one side plate, one bowl and a cup and saucer or mug – that’s it. For cutlery, pick high quality, stainless steel in a simple pattern – knife, fork, teaspoon and tablespoon and you’re done. Likewise, stemware needn’t be complicated or expensive. Have a water glass and one decent, all purpose wine glass with a capacity of about 12 ounces – large enough to appreciate a fine red but a more delicate white doesn’t get lost. 30 metro vancouver new home guide | june 14 - 28, 2013 030-031 Q&A with Tim Ellison_BD-WK.indd 30 6/11/13 4:25:25 PM Three, carefully chosen stainless steel pots with tight-fitting lids will get you through most recipes. 02 03 Q: Once you’ve got the basics, what would you suggest to jazz up your kitchen? A: Some of my favourites would be a four-sided box grater, salad spinner, stainless steel mixing bowls that can double as serving bowls on the table, an anti-spatter screen for frying, tongs, baking sheets and silicon oven mitts. Avoid specialty items and gadgets that can only be used for one thing – like a paella pan. It just adds clutter and burns through money that could be going to paying your mortgage down. Tim Ellison, sommelier and director of food and beverage service at Pacific Institute of Culinary Arts, takes a stroll through the vines at Black Hills in the Okanagan wine district. tim ellison Q: Outdoor dining and entertaining is part of our West Coast heritage. What are your top tips for novice barbecue enthusiasts? A: Small things like a side table where you can move things off the grill, a thermostat in the lid, and three-zone temperature zones are all conveniences you’ll appreciate over time. Some barbecues now have lights in the handle which is great if you typically cook dinner later in the evening. And while it sounds simple, don’t forget to always have extra propane on hand if you’re not hooked into natural gas. Q: How about maintenance? A: Keep your grill clean and oiled after use to avoid rust. Clean it very completely before putting away at end of year and again at beginning of season. Remember that you’ll also have to replace the burners a couple of times during the life of any barbecue. Q: What are your top three tips for exceptional grilling? A: Preheat before putting anything on the grill. Wipe with vegetable oil on a cloth before applying food. Use “slow and low” for tougher cuts, high heat for leaner, more tender ones. Have a spray bottle of water to extinguish flare ups. Okay, that’s four tips. In addition to being a popular instructor and sommelier, Tim is also one of the two founding members of the BC Wine Appreciation Society (BCWAS) and the driving force and organizer of the Vancouver International Wine Festival’s Blind Tasting Challenge. His knowledge, sense of humour and engaging teaching skills continue to inspire an new generation of foodies… who all love their kitchens and barbecues. 01 For the true barbecue enthusiast, a stellar outdoor living and cooking space at Morgan Heights by Foxridge. 02 Fine dining right at home at Breeze in South Surrey by Adera. 03 Sun at 72 by Solterra offers über-urban kitchens for culinary adventures. june 14 - 28, 2013 | metro vancouver new home guide 31 030-031 Q&A with Tim Ellison_BD-WK.indd 31 6/11/13 4:25:48 PM SURREY/LANGLEY 32 METRO VANCOUVER NEW HOME GUIDE | JUNE 14 - 28, 2013 032-Solterra-Sun 72 05-31-13.indd 32 6/11/13 5:02:22 PM ■ ■ ■ ■ BLACK ■ ■ ■ ■ MAGENTA ■ ■ ■ ■ CYAN ■ ■ ■ ■ YELLOW SURREY/LANGLEY 2013 AVID® GOLD AWARD WINNER for Best Customer Experience in BC Panorama Woods Clubhouse SFU Surrey Campus The Award-Winning Tradition Returns... 64 AVENUE Panorama Woods offers a collection of modern 3 bedroom 62 AVENUE townhomes in one of Surrey’s most convenient locations. 138 STREET KI N G Portrait Homes, recognized as the Best Single Family Home GE O RG Builder in British Columbia for 6 of the last 7 years, invites EB you to experience distinctive townhome living created with D LV . quality craftsmanship and exceptional finishings. Face it – your “stuff” is important to you, and you want movers who treat your furnishings and accessories that way. Some items such as toasters and even sofas can be replaced if they are damaged, but other things such as family photos and heirlooms are irreplaceable. At Two Men And A Truck, we adopted the tagline “Movers Who Care” to reflect how critical it is to treat every move with complete respect for our clients and every one of their possessions. When you shop for a mover, remember that the lowest bidder is not necessarily your smartest move. You want a company that has a track record for providing excellent service – with “service” being the key word. Customer service includes much more than the actual packing and transporting of your items; it starts with the first contact. You should be able to expect a pleasant, professional representative to provide you with an estimate that is well thought out and fair. Service extends to promptness, cleanliness and thoroughness at both ends of the move. It also involves open lines of communication. Ask questions of the movers you are considering – and if they are reluctant to give you a straight answer, move on to others. One of the best ways to find a mover is through word of mouth. Ask your friends, neighbours and relatives which companies they used and how pleased they were. Another valuable resource is the Internet. Research moving firms and find out how long they have been in business. Find out if and how their workers are trained in the packing and transporting of goods. Ask what you can expect before, during and after the move. You can also check with the Canadian Association of Movers (movers.net), that has a web page for consumers. This trade association represents moving and storage companies and is aimed at helping customers connect with reliable, professional moving services. A look through the member directory and posted articles on this website is one more tool that can help in your search. Moving can be one of the most exciting – and most stressful – times of your life. Hiring a mover who cares as much as you do about getting your possessions from point A Dan Hopkins is Chief Operating Officer, Two Men and a Truck Canada. twomenandatruck.ca to point B efficiently, economically and safely will reduce the stress and increase the fun. Your movers play an integral role in helping you adapt to your new surroundings. If you are planning a move in the future, think ahead and start your research now. The more comfortable and confident you feel in the mover you select, the smoother moving day will go. Customer service, walking the walk and talking the talk, is really what its all about! 42 metro vancouver new home guide | june 14 - 28, 2013 042 column-Dan Hopkins_do your research-DN-WK.indd 42 6/11/13 4:25:52 PM FROM $299,900 CHECK US OUT! 3 BEDROOM TOWNHOMES Langley’s best townhome value Fra s er Hw y 50 Ave 224 St 49 Ave 221 St 220 St 216 St ✓ Prime hilltop location with views ✓ Walk to top-ranked schools and amenities ✓ Powder rooms on the main floor ✓ 2-car garages ✓ Move-in next month 56 Ave 48 Ave Sales Centre open daily 12 – 5 (Closed Friday) 4967 – 220th St., Langley 604 -533-1886 Prices are subject to change without notice. Gabrielle Schellenberg, interior designer and home stager has won the hearts of lottery hopefuls – this time with her summer-kissed decor at the Hometown Heroes Lottery prize home in White Rock, one of five grand prizes from which the winner can choose. “This is my sixth lottery home and I think I’d rank this one of my top favourites!” says the enthusiastic decorator. “I find that the tranquil setting is a great influence. Beautiful big windows frame the outdoors which becomes a large canvas for me to build on inside the home.” The 4,800-sq.-ft. home built by Sea Rock Developments is located on Oxenham Avenue, a quiet residential neighbourhood within walking distance of the beach, schools, shopping and the local restaurants. The two-storey home has three bedrooms up and a fourth in the deluxe finished walkout basement featuring several special rooms: a video lounge outfitted with matching black gaming chairs, fitness and yoga studio, and entertainment space complete with bar, pool table and television viewing area. Showhome goers are discovering a fun factor of 10 in the gregarious backyard, where 46 metro vancouver new home guide | june 14 - 28, 2013 046-047-048-049 ShowHome Heroes_BD-WK.indd 46 6/11/13 4:26:04 PM Ultimate backyard has places to play, rest, eat and garden creativity and imagination run high and no expense was spared. Cocktails are served on the fireside patio, the three-hole professional putting green tempts the Tiger in all of us and the lush garden provides plenty of shade on a hot summer’s day. Kids in tow are quick to agree this is where they want to be once school’s out – dipping in the hot tub, roasting hot dogs over the fire pit or playing hockey in the shoot out area. For families looking for ideas on how to turn their backyard into a summer oasis that’s “private, functional and very user-friendly, this is it,” says Schellenberg. While lawn buffs are pondering whether or not the pristine lawn is artificial turf or not, the foodies are in the palatial kitchen admiring its fine finishes: Thermador commercial grade appliances, built-in fridge with wine cooler, six-burner gas range, walk-in pantry, rich wood cabinetry and Brazilian granite countertops. Sleek and smart, this show kitchen is part of an open-plan living space where a family can cook, eat and entertain. june 14 - 28, 2013 | metro vancouver new home guide 47 046-047-048-049 ShowHome Heroes_BD-WK.indd 47 6/11/13 4:26:28 PM showhomeoftheweek | CONTINUED To bring brightness to a room, play with colours With summer being the season of vibrant colours, Schellenberg took the liberty to punch up the neutral backdrop on walls and furniture in the living area with some fun bold accent colours and accessories. “Vivid turquoises, emerald greens and bright yellows, reds and oranges play a large role in waking up a home. These accents can be changed seasonally, simply by changing the cushions, pottery, throws and candles,” says this home staging expert. Summer is also the perfect time to remove heavy drapery and opt for the simplicity of just basic shutters, swap the duvet for a light floral coverlet, change up floral arrangements with seasonal bloomers like white hydrangeas, and add fresh greenery by potting aromatic garden herbs such as basil, thyme and chives in the kitchen window or patio for easy access while you’re cooking. Large art pieces in botanical themes also play a big role in bringing fresh colour and ex- citement to the walls and play up the West Coast contemporary architectural details – from the rich dark wood and millwork to the stunning custom staircase with its glass back risers and open railing. Wanting the master retreat to evoke the feel of a high-end spa, Schellenberg put her design dreams to flight. The backdrop was already set – a 325-sq.-ft. bedroom with 10-foot ceiling opening to a south-facing 320-sq.-ft. balcony. A luxurious ensuite decked with the finest details: Riobel Shower System with imported marble and sitting area, Relax-A-Mist Steam System, modern Kohler freestanding bathtub, two-way Montego fireplace and dazzling chandeliers. Finishing touches included adding a coffee bar, a deluxe king bed with layers of decorative pillows arranged over the light botanical patterned comforter and a feature chair upholstered in French fabric. “I am given a house and I turn it into a home,” says Schellenberg as she admires the candyfloss pink colour she chose to spice up the adjacent girl’s room. Both kids’ rooms have the luxury of their own bathrooms – more to clean, but less tussles to referee. Delightful accessories from puppy photos to metallic wall decor tie the happy spaces together for a family home that is inspiring guestbook feedback like, “All I need is my toothbrush! However, regional data reflect a different story. In major city centres, intent to buy in Vancouver is on the rise, while Calgary has dropped by 13 points. Further east, buying intentions in the Greater Toronto Area (GTA) and Montreal have stayed steady over the same period. Provincially, Atlantic Canada has seen the largest increase in buying intentions, jumping by 15 points since the fall. The report also reveals that perceptions of mortgage affordability have improved since the fall, with a 10-point drop in the proportion of mortgage holders making spending or saving cutbacks to afford their mortgage payments. “The relative strength of the Canadian housing market continues to bolster homeowners confidence, while improving affordability across all regions reflects that Canadians are making responsible choices when it comes to financing a home,” says Martin Nel, vice-president of lending and investments, BMO Bank of Montreal. Nel adds that for Canadians looking to buy a home – particularly first-time buyers – choosing a fixed rate mortgage and a lower amortization period can help to increase financial stability. “The improvement in affordability reflects continued income growth nationwide and softer home prices in a few regions since the summer,” says Sal Guatieri, senior economist, BMO Capital Markets. “That said, affordability remains an issue in the detached markets of Vancouver and Toronto, pushing more buyers into the condo market.” BMO’s second semi-annual report also revealed: Homeownership intentions »» Vancouver intent rises, Calgary falls: Intentions to buy in Vancouver have increased by five points since the fall (58 versus 53 per cent) while intent in the Greater Toronto Area and Montreal has held steady (59 versus 57 per cent). Meanwhile, plans to buy have decreased in Calgary by 13 points since the fall (39 versus 52 per cent). »» Under 40 Crowd moving on up: Close to half of all homeowners under 40 intend to purchase a larger home within the next five years (46 per cent), and are three times more likely to move to a more expensive rather than a less expensive neighbourhood (24 per cent versus eight per cent). »» Real estate investment: 10 per cent of homeowners plan to buy a recreational property in the next five years, down two points from last fall. Furthermore, homeowners planning to buy an investment property have declined to six per cent from eight per cent last fall. Price sensitivity eases while expectations stay mostly flat »» Nationally, sensitivity to price increases has lessened significantly. Intentions to buy would drop only four points in the event of a five-per-cent increase in home prices compared to a 10-point drop last fall. Over the next year, homeowners expect prices to rise by 2.0 per cent. »» In Ontario, intentions to buy would not change as a result of a five-per-cent increase in prices. However, a 10-per-cent swing would dampen plans to buy by 17 points. »» Alberta appears to be the most sensitive region to price changes, where a five-per-cent increase in prices would result in a 12-point decrease in buying intentions, compared with only one point in the fall. Over the next year, Albertans expect prices to increase 1.9 per cent, down from three per cent in the fall. »» A five-per-cent increase in prices in BC would lower intent to buy from 48 to 39 per cent – statistically unchanged from fall 2012. In Vancouver, homeowners expect a price increase of 1.5 per cent compared to a decrease of 0.6 per cent in the fall. Furthermore, only 15 per cent expect values to drop – down from 27 per cent in the fall. “In Vancouver, buyers seem eager to take advantage of the modest decline in home prices over the past year, while, in Calgary, strong price gains appear to have put some potential buyers on the fence,” says Guatieri. Mortgage affordability improving »» The total percentage of mortgage holders needing to cut spending or dip into savings to make their mortgage payments has decreased by 10 points since last fall (45 versus 55 per cent). »» Specifically, the number of mortgage holders making cutbacks to spending on big-ticket purchases has decreased by nine points in the same period (25 versus 34 per cent). »» One-in-five mortgage holders have reduced the amount they are saving in order to afford their mortgage, down from 27 per cent in the fall. »» 15 per cent have dipped into their savings to make mortgage payments, down slightly from 17 per cent in the fall. 52 metro vancouver new home guide | june 14 - 28, 2013 052 News BMO Housing Confidence Report-DN-WK.indd 52 6/11/13 4:27:00 PM N EW B 5% D UYERS OWN! * * SUMMER SOLSTICE EVENT— STARTS JUNE 21ST SPECIAL PRICING—WEEKEND ONLY Discover a new benchmark in West Coast urban living. And if you haven’t discovered Citadel Heights yet, get ready to be wowed. Introducing Citadel Heights by Bluetree Homes, a limited collection of 29 single-family homes featuring traditional charm and the clean, modern interiors you’d expect to find on the pages of Dwell or Architectural Digest. Exclusive by design “The team behind Bluetree Homes is the same as ParkLane Homes, a company that’s been acknowledged for its awardwinning, visionary communities for over three decades,” says Yosh Kasahara, Bluetree Homes’ general manager of sales and marketing. “Many people will recognize Citadel Heights’ Craftsman-style architecture from two of ParkLane’s most popular neighbourhoods – Heritage Woods in Port Moody and Bedford Landing in Fort Langley “It’s a look homeowners tell us they love because it’s elegant and timeless. Plus it means these homes will retain their value for years to come.” Inside, these homes are distinctly on-trend with tone-on-tone colours, wide-plank engineered wood flooring and gourmet kitchens. “And because of the site’s slope, we’re able to offer different home types including a downhill model that features a walk-out basement with rec room and fifth bedroom.” 58 metro vancouver new home guide | june 14 - 28, 2013 058-059 Bluetree Homes at Citadel Heights_DN-WK.indd 58 6/11/13 4:27:16 PM it’s a look homeowners tell us they love because it’s elegant and timeless. YoSh KaSahara rare opportunity “This truly is a unique offering,” Yosh says. “Because Citadel Heights is so well established – there hasn’t been any significant new home development here for a decade or more – it’s a location that’s simply not on the radar for many new home buyers. Yet in terms of convenience, you’re only a few minutes drive from Hwy. 1 as well as several major shopping districts, plus you’ve got schools at all levels nearby including Citadel Middle School that’s barely a minute’s walk away.” Love the great outdoors? Citadel Heights has plenty of options to keep you fit and entertained. Citadel Park and Castle Park are just around the corner for picnics, sports, and casual evening strolls. Or hop on your bike and take a spin along the famous Traboulay Trail – a 25-kilometre trail that meanders through parks and along the Fraser, Coquitlam, and Pitt Rivers eventually completely encircling Port Coquitlam. Be sure to plan time for lunch at the waterfront Gillnetter Pub – fantastic burgers, amazing river views. Citadel Heights is now open noon to 5 p.m. daily except Fridays at 2195 nova Scotia Ave. in Port Coquitlam. Grand opening celebration is on june 22. Prices for these freehold fourand five-bedroom homes start at $789,900 and include a fully finished basement. This figure is the monthly payment you can afford to make on your home. 03 Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow. 04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 06 Multiply this figure by the amount you need to borrow. Divide by 1,000. Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified. 74 METRO VANCOUVER NEW HOME GUIDE | JUNE 14 - 28, 2013 074-075 Homebuyers Resource_BD.indd 74 6/11/13 5:57:25 PM MORTGAGE PAYMENT CALCULATION CHART % INTEREST RATES AMORTIZATION PERIODS 10 YEARS 15 YEARS 20 YEARS 25 YEARS 3.00% 9.65 6.90 5.54 4.73 3.25% 9.76 7.02 5.66 4.86 3.50% 9.88 7.14 5.79 4.99 3.75% 9.99 7.26 5.91 5.13 4.00% 10.11 7.38 6.04 5.26 4.25% 10.23 7.50 6.17 5.40 4.50% 10.34 7.63 6.30 5.53 4.75% 10.46 7.75 6.44 5.67 5.00% 10.58 7.88 6.57 5.82 5.25% 10.70 8.01 6.74 5.96 5.50% 10.82 8.14 6.85 6.10 5.75% 10.94 8.27 6.98 6.25 6.00% 11.07 8.40 7.12 6.40 6.25% 11.19 8.53 7.26 6.55 6.50% 11.31 8.66 7.41 6.70 6.75% 11.43 8.80 7.55 6.85 7.00% 11.56 8.93 7.69 7.00 7.25% 11.68 9.07 7.84 7.16 7.50% 11.81 9.21 7.99 7.32 7.75% 11.94 9.34 8.14 7.47 8.00% 12.06 9.48 8.28 7.63 8.25% 12.19 9.62 8.44 7.79 8.50% 12.32 9.76 8.59 7.95 8.75% 12.45 9.90 8.74 8.12 9.00% 12.58 10.05 8.86 8.28 9.25% 12.71 10.19 9.05 8.45 9.50% 12.84 10.33 9.20 8.62 9.75% 12.97 10.48 9.36 8.78 10.00% 13.10 10.63 9.52 8.95 10.25% 13.24 10.77 9.68 9.12 10.50% 13.37 10.92 9.84 9.29 10.75% 13.50 11.06 10.00 9.46 11.00% 13.64 11.22 10.16 9.63 11.25% 13.77 11.36 10.32 9.80 11.50% 13.91 11.52 10.49 9.97 11.75% 14.04 11.66 10.65 10.15 12.00% 14.18 11.82 10.81 10.32 12.25% 14.32 11.97 10.98 10.49 12.50% 14.46 12.13 11.15 10.67 12.75% 14.59 12.28 11.31 10.85 This table shows the monthly payment of principal and interest for each $1,000 of mortgage.
