It’s more aﬀordable than you ﬁrst thought uch like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your de nition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among rst-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you can often opt to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. Many builders and developers are gearing up for their grand openings and have new communities available for quick occupancy. The Fraser Institute, an independent, non-partisan Canadian think-tank, recently released a report recommending that Canadian governments should consider more public-private partnerships as they confront the challenge of improving our roads, bridges, railways and other public transportation infrastructure. The report cites BC and Ontario as leaders in using this model, noting that from 1985 to 2013, about 60 per cent of such projects occurred in these two provinces. Meanwhile, Toronto, for example – a city struggling with this issue perhaps more than any other in Canada – is facing a number of proposed revenue tools: a one percentage point increase to the HST; a five cent fuel and gas tax; business parking levy; increase in development charges; road tolls; and transit parking fees. Bodies representing the home building industry there have generally panned such measures, saying they disproportionately target new-home buyers. Meanwhile, a recent survey from BMO Bank of Montreal shows that being close to public transit and having a short commute are among the top features people look for when buying a home. Do you see the predicament? Proximity and access to transit and amenities are critical for buyers and builders alike. New-home communities close to existing infrastructure – or committed expansions – are at an increasing premium. Prospective homebuyers should note this fact as they scout for their new home location. A: The very first thing you need is one, good quality chef’s knife between eight and 10 inches long. This is not the place to cheap out. Buy quality and it will last you forever. I still have my first Henckels knife that I bought in 1970. After that, you’ll need a paring knife, a peeler for hard and soft veggies or fruit, and serrated edge knife for breads. You’ll also need a 12-by-18-in. cutting board. I prefer plastic ones that you can find cheap at places like Canadian Tire because they go in the dishwasher – more hygienic and easier to clean than wood. Q: Okay, so now you’re able to chop, slice and dice. What about the actual cooking? A: Three, carefully chosen stainless steel pots with tight-fitting lids will get you through most recipes. Look for all metal – no wooden or plastic handles – because you can use them for roasting in the oven as well. And make sure handles are riveted, not spot-welded. A great money saver many people aren’t aware of is to check out restaurant supply houses like Pacific Restaurant Supply or Russell Food Equipment. You’ll get commercial-grade quality for far less than you’d pay at a regular cook shop, and most offer an additional cash and carry discount. Once you know what to look for, garage sales can also be a treasure trove of bargains. I once picked up brand-name pan worth over $200 for five bucks, simply because to the owner it was “just some old, dirty junk.” Q: Okay, so you’ve got the basic tools. What about serving. A: Keep it simple and again, go for quality. Stick with plain white porcelain with good glazing – it never goes out of fashion and you can dress it up with flowers or linens if you want to add colour. For each setting, you’ll need one plate between nine and 11 inches, one side plate, one bowl and a cup and saucer or mug – that’s it. For cutlery, pick high quality, stainless steel in a simple pattern – knife, fork, teaspoon and tablespoon and you’re done. Likewise, stemware needn’t be complicated or expensive. Have a water glass and one decent, all purpose wine glass with a capacity of about 12 ounces – large enough to appreciate a fine red but a more delicate white doesn’t get lost. And after what seemed like endless pizzas, take-out sushi, plus the occasional meal at Chateau Mom and Dad, you’re totally ready to start test-driving those brand new, stainless steel appliances. Q: Outdoor dining and entertaining is part of our West Coast heritage. What are your top tips for novice barbecue enthusiasts? A: Small things like a side table where you can move things off the grill, a thermostat in the lid, and three-zone temperature zones are all conveniences you’ll appreciate over time. Some barbecues now have lights in the handle which is great if you typically cook dinner later in the evening. And while it sounds simple, don’t forget to always have extra propane on hand if you’re not hooked into natural gas. Q: How about maintenance? A: Keep your grill clean and oiled after use to avoid rust. Clean it very completely before putting away at end of year and again at beginning of season. Remember that you’ll also have to replace the burners a couple of times during the life of any barbecue. Q: What are your top three tips for exceptional grilling? A: Preheat before putting anything on the grill. Wipe with vegetable oil on a cloth before applying food. Use “slow and low” for tougher cuts, high heat for leaner, more tender ones. Have a spray bottle of water to extinguish flare ups. Okay, that’s four tips. Furthermore, homeowners planning to buy an investment property have declined to six per cent from eight per cent last fall. Price sensitivity eases while expectations stay mostly flat »» Nationally, sensitivity to price increases has lessened significantly. Intentions to buy would drop only four points in the event of a five-per-cent increase in home prices compared to a 10-point drop last fall. Over the next year, homeowners expect prices to rise by 2.0 per cent. »» In Ontario, intentions to buy would not change as a result of a five-per-cent increase in prices. However, a 10-per-cent swing would dampen plans to buy by 17 points. »» Alberta appears to be the most sensitive region to price changes, where a five-per-cent increase in prices would result in a 12-point decrease in buying intentions, compared with only one point in the fall. Over the next year, Albertans expect prices to increase 1.9 per cent, down from three per cent in the fall. »» A five-per-cent increase in prices in BC would lower intent to buy from 48 to 39 per cent – statistically unchanged from fall 2012. In Vancouver, homeowners expect a price increase of 1.5 per cent compared to a decrease of 0.6 per cent in the fall. Furthermore, only 15 per cent expect values to drop – down from 27 per cent in the fall. “In Vancouver, buyers seem eager to take advantage of the modest decline in home prices over the past year, while, in Calgary, strong price gains appear to have put some potential buyers on the fence,” says Guatieri. Mortgage affordability improving »» The total percentage of mortgage holders needing to cut spending or dip into savings to make their mortgage payments has decreased by 10 points since last fall (45 versus 55 per cent). »» Specifically, the number of mortgage holders making cutbacks to spending on big-ticket purchases has decreased by nine points in the same period (25 versus 34 per cent). »» One-in-five mortgage holders have reduced the amount they are saving in order to afford their mortgage, down from 27 per cent in the fall. »» 15 per cent have dipped into their savings to make mortgage payments, down slightly from 17 per cent in the fall. housing market, the latest BMO Housing Confidence Report shows nearly half of Canadian homeowners (48 per cent) intend to buy a property in the next five years – mostly unchanged from fall 2012 – signalling a high level of confidence in Canada’s housing market is continuing into 2013. The report also reveals that perceptions of mortgage affordability have improved since the fall, with a 10-point drop in the proportion of mortgage holders making spending or saving cutbacks to afford their mortgage payments. “The relative strength of the Canadian housing market continues to bolster homeowners confidence, while improving affordability across all regions reflects that Canadians are making responsible choices when it comes to financing a home,” says Martin Nel, vice-president of lending and investments, BMO Bank of Montreal. Nel adds that for Canadians looking to buy a home – particularly first-time buyers – choosing a fixed rate mortgage and a lower amortization period can help to increase financial stability. “The improvement in affordability reflects continued income growth nationwide and softer home prices in a few regions since the summer,” says Sal Guatieri, senior economist, BMO Capital Markets. “That said, affordability remains an issue in the detached markets of Vancouver and Toronto, pushing more buyers into the condo market.” BMO’s second semi-annual report also revealed: Homeownership intentions »» Vancouver intent rises, Calgary falls: Intentions to buy in Vancouver have increased by five points since the fall (58 versus 53 per cent) while intent in the Greater Toronto Area and Montreal has held steady (59 versus 57 per cent).
