able from the president’s “Year of Tourism” program put thousands of people around the country to work improving important tourist destinations. One only has to walk the Malecon and streets of Vallarta to see some of the benefits from this program. Also, additional funding was allocated to prepare the destination for Tianguis. Average home prices have dropped since 2008, which has opened up the market to more people, who now can afford a second home in the region. The US economy continues to improve. The stock market is up, and unemployment is trending downward. Two presidential elections take place this year, in Mexico and the United States. Elections always distract people. Once they are over, however, people can get back to business (and vacationing). We mentioned last year that we felt people would get real to the reality of narco-war security issues and realize it is not something that affects people in Vallarta (unless, of course, one is involved in this type of illicit activity). Many now understand that literally millions of people visit Mexico and return with only good experiences. And they no longer buy into the sensationalism that mainstream media seems to enjoy publishing and broadcasting. There does seem to be less of it.
Fewer Distress Property Sales? Depends ... The number of distress property sales fell in 2011, compared to previous years. It seems that people who needed to sell and were no longer willing to wait reduced prices or accepted low offers. There were fewer this past year, with this trend continuing so far in 2012. However, it really depends on price. The adjustment for properties below $500,000 (75% of the market) seems to have taken place, while properties from $500,000 to $1 million haven’t seen enough activity to tell at this time. Properties over $1 million continue to see substantial discounting from the original list price.

Puerto Vallarta y Riviera Nayarit se ven mejor que nunca. Gracias a los fondos disponibles gracias a la proclamación presidencial del “Año del Turismo, se dió una notable mejoría a la infraestructura de mucho destinos turísticos. Tan solo es necesario caminar el Malecón y las calles de Vallarta para ser testigo de dichos beneficios. Además, otros fondos fueron destinados para preparar nuestra ciudad en anticipación del Tianguis. El precio promedio de las residencias ha bajado desde el 2008, lo cual ha creado oportunidades para mas personas que ahora pueden tener un segundo hogar en la región. La economía estadounidense continúa mejorándose. El mercado de valores va subiendo, mientras que el desempleo va bajando. Hay dos elecciones presidenciales este año: México y Estados Unidos. Las elecciones suelen distraer a la gente. Pero una vez que concluyen, todos solemos regresar a nuestra rutina usual (¡y de vacaciones!). El año pasado mencionamos que tarde o temprano, la gente se daría cuenta que los conflictos relacionados con el narcotráfico no afectan directamente a Vallarta (a menos que uno esté involucrado en dicha actividad ilícita). Hoy en día muchos somos testigos de que millones de personas visitan México y regresan a casa con buenas experiencias. Y ya no confían tanto en el sensacionalismo exagerado de los medios impresos y televisivos. Afortunadamente.
¿Menos Propiedades en Remate? Depende ... El número de remates en 2011 disminuyó en comparación con años previos. Anteriormente, más personas decidieron vender sin importar el abaratamiento de sus propiedades. Dichos casos disminuyeron el año pasado, y la tendencia sigue mejorando en lo que va del 2012. Dicho eso, todo depende del precio. La tendencia es más aparente en propiedades a menos de $500,000 (75% del mercado), mientras que las ventas de propiedades de $500,000 a $1 million han sido casi nulas hasta ahora.
