Along with these advantages, however, homebuyers should be attentive to the potential problems that accompany an older home so they are aware of any additional expense at the time of purchase.

During the showing, take a look beyond the surface features of a home. Many of the more expensive repairs and updates involve the “guts” that you can’t see unless you dig a little deeper. As you walk through the home, switch lights on and off, turn on faucets and be sure to look from floor to ceiling for any obvious defects. Here are the top things to watch for during both the walk through and later at the inspection: Structural issues – Look closely at the home from a distance and from several angles. Notice the slope of the surrounding area and gauge whether the home looks level. Ideally, the ground should be graded to slope away from the house to accommodate proper drainage. Often, water damage throughout many years causes the foundation to settle, creating a slope toward the house and compromising its structural integrity. Electrical – Although the home inspection will examine the electrical system, there are clues you can look for during the showing as well. Two-pronged plugs throughout mean that an upgrade is probably necessary and note how many outlets are present as older homes weren’t wired with modern technology in mind. Also look for burns around plugs and light fixtures as a sign of out-dated and over-worked electrical. Plumbing – Yet another integral part of a home that needs a deeper look. Pipes, fixtures and sewer systems can be pricey repairs in even slightly older homes. Water – Water damage is a major concern when purchasing an older home. Beyond the damage to the foundation, water damage can also linger in the interior structure of the home. Watch for cracks and stains near the ceilings or floors and take a look at the attic and roof. Insulation – Check out the amount, type and placement of insulation. Although this is a pretty straight-forward fix, the cost should be accounted for when you are thinking of buying. Ventilation – Find out what the heat source is. If ductwork is not already installed, air conditioning and central heat will be an expensive upgrade. Talk to the experts – When considering the purchase of an older home, it is a good idea to go beyond the typical home-buying process. While more expense may be involved up front, this can help avoid huge expenses later. In addition

to a normal home inspection, schedule an appointment with a structural engineer to take a look at the foundation and grade. Ensure you have an inspection done by someone with knowledge of older homes. Sometimes, more than one inspection is even a good idea. Do your research – “Older home” is a pretty broad term. In northern Colorado, an older home can be anywhere from a decade to 100+ years old. Depending on the time period, you’ll have different specific issues to look for. For instance, various plumbing and electrical materials were used in past decades, but later found to be faulty. Things like asbestos, lead and other toxins also need to be taken into account depending on the time period. Dennis Zoss, owner of a historical home on Mountain Avenue, has done extensive work in the few years he and his wife have owned the home. He has great insight for homeowners getting ready to buy, “Start by getting a good home inspection, but don’t stop there. Don’t be afraid to ask questions and get a second opinion...Get advice from other people in the neighborhood, as they have likely been through a lot of the repairs you might face.” Choose your own adventure! It may seem overwhelming to think about all of these potential issues when buying a home, but if you go into the house search prepared, you’ll be able to enjoy your home and eliminate the unexpected. Dennis and his wife love the pay off that has come from owning their historic home, “It has been a really rewarding experience even though it was quite a process. The older homes just feel more homey and more substantial than newer homes. Our house is quiet, it’s definitely unique from other homes around and it’s really become ours through these few years and all of the work we’ve done. Now we are in the phase of sitting back to really enjoy living here.” When buying an older home, it can feel like a “choose your own adventure” book. Consider how much of a project you are willing to take on. Are you ready to gut the inside of a home in dire need of repair or are you looking for a historical home with much of the work already completed? Budget for the price of the home in addition to the repairs so you’ll have some left over for the fun stuff. What qualifies a home for historical designation? Historical homes in Fort Collins can be designated as “historical landmarks.” The Landmark Preservation Commission is a group of people appointed by City Council who reviews and determines the designation of landmarks based on the following criteria: • Most historical homes are 50 years old or more. However, Karen McWilliams of the Historical Preservation office points out that if there is an event or person of exceptional historical significance associated with a home, it may be eligible for designation despite being newer. • Historical importance: Does the property have historical significance within the context of the city? Did an important person live there or was this the site of an important event?
