Welcome

Welcome to the latest edition of Your Village Life magazine. With the start of the New Year seeming like a distant memory, we now welcome spring and here at Petty’s, we certainly started the year with a buoyant spring in our step as we celebrate 85 years in business. Within this issue we share news on how our ‘award-winning’ streak continues to gather pace and we keep our fingers crossed for repeating this success in 2013 collecting more accolades for our mantelpiece!

However, that is enough about us as this issue is all about celebrating the towns and villages, people and businesses in which we operate and once again, we have a packed issue which we hope you enjoy. The latest round of accolades saw the team secure two key award wins in just two days having been crowned Property Firm of the Year at the Lancashire Business Awards whilst the residential division scooped the Best Agent award for the North West region in the coveted Relocation Agent Network Awards 2012.

WE MEET THE MAN BEHIND THE MP...

Andrew Stephenson

A

ndrew Stephenson is the current MP for Pendle and has nothing but good things to say about the area he now calls home. After being born in Manchester, he began a career as a self-employed insurance broker and councillor for Wilmslow before he was selected as the Conservative Party candidate for Pendle in 2006. A move to the area was inevitable and having lived in Colne since 2006, Andrew firmly believes he has put down roots for life in the area he passionately represents. After being part of David Cameron’s priority ‘A-List’ he was duly elected at the 2010 general election. As an outsider moving into the area, Andrew believes he has a much better perspective of how welcoming and friendly the local community is and is able to fully appreciate what Pendle has to offer. We managed to catch some time in his busy schedule to have a chat about the area, his role and literally get to know the man behind the MP! Your Village Life: What attracted you to live and work around Pendle?

Andrew Stephenson: I was actually very young when I first started my career in politics and it was George Osborne who encouraged me to stand in the North West. Following that, a very good friend of mine who lived in Nelson convinced me to ‘throw my hat in the ring’ and I haven’t looked back since! The hours are long but I don’t particularly see my role as an MP as a job but more of a vocation that I was drawn to and which I hope continues for a long time to come. As soon as I took on the role, I knew my heart belonged to the area. Unlike the Cities and other constituencies I have worked in, Pendle has a real sense of spirit where traditional values remain at the core. People really care not just about the area but about each other and that is clearly evident on every street. It has always felt like a very welcoming place with a strong community and since moving here I’ve continued to feel that way. Even if I hadn’t have won the election, I have no doubt that I would still live here.

YVL: What do you think are the main characteristics of this area?

AS: I currently live in Colne which is in the heart of Pendle, and the community spirit is by far the most attracting characteristic. I did enjoy living in Wilmslow, although the sense of community was nowhere near as strong as around Pendle. I really like it that landlords still live above their pubs, people still attend their local church services and the majority of people know their neighbours – something that has been on the decrease in other areas.

YVL: When you are not busy being an MP, where do you like to go in Pendle?

AS: I spend Monday to Thursday down in Westminster so I don’t always get to spend as much time as I would like at home, however I am quite partial to a pint in the Alma Inn or The Crown Hotel every now and then. We have a particularly strong brewing capability in the region and it is great to see so many locally produced real ales in the pumps. I also attend church on Sunday but I like to go to a different venue every week to enable me to talk to more of my constituents. I always find each church as friendly and warm as the next. In my role, it is so important to be ‘accessible’ and so more often than not, you will also find me at school fêtes, in shopping centres running surgeries and so on – we don’t ever switch off! YVL: You have lived here for 6 years now, how do you think Pendle is evolving?

AS: Without doubt, we have faced our fair share of challenges but I am confident that Pendle is primed for growth and it is certainly an exciting time to be part of the community. Not only are we looking at bringing our high streets back to life but we are looking at infrastructure and improving the road networks which will hopefully bring in more visitors that can take advantage of the already fantastic hotels and stunning scenery we have in the area. There has also been significant investment in local schools, local health centres and the opening of the new technology college so across education and healthcare in particular we have already seen strong signs of progression. Unemployment is falling, youth unemployment is falling with the take up of apprenticeships increasing over 80% and with the recently secured Heritage Lottery funding, the future of Pendle and surrounding areas is certainly bright.

YVL: What would you miss the most about Pendle?

AS: The schools here are great and when I show the pupils around Westminster they always seem very motivated and keen to learn, but on the whole, I would miss the people of Pendle very much if I were to leave but I don’t plan to do that anytime soon. BUY-TO-LET IS SET TO SOAR! This year is set to see one area of the housing market soar. Despite the press reports of doom and gloom and uncertainty there lies one of today’s most attractive investment opportunities and what is predicted to be a booming market throughout 2013 and beyond. Interest rates that are historically lower than ever, and predicted to stay that way for some time yet make the rental property market even more attractive. Still not convinced? Consider further... Rents have risen by an average of over 13% in the last 12 months. The average age of tomorrow’s first time buyer is predicted to be somewhere in the region of 36. They have to live somewhere, Mum and Dad won’t put up with them forever. So, now everybody is listening let’s look at how to join this growing market and how to join in the fun. First, some basic rules: • You will normally require a 25% deposit per property. Remember, this could be raised on your current home • Buy in an area you know • Think about your target market (families, students, divorced professionals) • Use a local reputable letting agent Follow the rules and make sure you use local professional knowledge where available – it is invaluable. Most people are eligible for a buy-to-let mortgage which generally is homeowner with some kind of existing taxable income. Don’t be fazed by the unknown process as the application is almost the same as any normal residential mortgage you may have applied for in the past. Although there is a limit to the number of buy-to-let mortgages you can have at any one time, the limit is generally far beyond the amateur investor’s’ appetite. The rates are favourable but sometimes the fees can be a little ‘painful’! Always check with your independent mortgage adviser before choosing a provider. Once you have found your property or properties, you should aim for an annual return somewhere in the region of 5% net of all associated costs. Obviously the mortgage payments, landlords insurance, some maintenance costs and management fees should all be considered. Remember to build in an expectation for some untenanted periods also. Better safe than sorry is a good motto to adhere to. Finally, buy-to-let properties are like any other investment and subject to taxation on the profit. Make sure you speak with a qualified accountant before taking the plunge!

MARY PORTAS LOVES NELSON! IT’S OFFICIAL...

V’s Queen of Shops, Mary Portas had a packed afternoon in Nelson when she visited at the end of January. She praised the town and the energy of the Town Team which is on a mission to revitalise the centre after it was selected as one of only 27 ‘Portas Pilot’ towns nationally.

Cast our minds back and Nelson town centre was one of 371 individual bids put forward to receive a £100,000 grant as part of the initiative. The first twelve towns were chosen by Local Government Minister, Grant Shapps with Nelson being one of them which was selected to trial proposals put forward in the Portas independent review of the high street the previous year. In addition to the £100,000 of Government cash, the town also received a package of support from a range of agencies, including Mary herself. The Pilot proposes a range of activities aimed at encouraging young people into the town and reducing the number of empty shops and market stalls and to achieve this, the Nelson Town Team includes local retailers who are working alongside a range of organisations including Nelson and Colne College, Pendle Council and Pendle Leisure Trust. Councillor Paul White, who leads Pendle Council on economic growth, was part of the group which showed Mary around town during her visit. He said: “We took Mary on a walkabout to show her the radical improvements in the town. She was certainly impressed with the amazing Nelson Shuttle sculpture and the attractive tree-lined boulevard and amphitheatre. “We also showed her the challenge we have with empty shops, especially on Scotland Road and this area is a key focus for the £100,000 Portas Pilot funding.”

This was the first time that Mary had visited Nelson and she added: “I think Nelson’s a beautiful town, it’s gorgeous – even in the rain! The energy of the people here is fantastic and I’ve got a permanent smile on my face!” Encouraging younger people into the town is a key part of the project as College Principal Amanda Melton explained: “Students want to be part of the future of the town and with around 3,000 students at the College, they have the capacity to quickly increase the number of people in town using cafés and shops. Initiatives which have taken place to date include an Art and Vintage Market which attracted over 3000 visitors over a weekend. The event showcased the talents of many local artists and crafts people, as well as hosting a number of student pop-up shops. Enterprising student Ameena Bibi even put up her ‘pop up shop’ for Mary to see during her visit. She said: “The success of the Arts and Vintage Market was a platform for me to start my own business. It was something I’d always wanted to do.” Other initiatives happening under the pilot include a student discount scheme, sports activities in the town centre and the development of a young person’s café with Wi-Fi, healthy food and space to work and socialise. TV Apprentice star, Azhar Siddique went to meet Mary and is a regular visitor to Nelson. He said: “I grew up here and the changes in Nelson are very impressive. Without doubt, the involvement of Mary Portas has had a massive impact. She’s a retail expert and if anyone can help to transform Nelson, it’s Mary.”

Pendle’s Thriving Arts Scene! I

t’s needless to say that here at Petty’s, we are thrilled to be doing business in what is, in our opinion, the most beautiful and inspiring area of the country. And with such a thriving arts scene in and around Burnley and Pendle, it’s safe to say that many an artist is inclined to agree! Here is just a taster of what the region has to offer:

Atom Pendle's very own panopticon, 'Atom', rests on the hillside above Wycoller village in Wycoller Country Park, where it serves as a striking contemporary viewing point to enjoy Pendle's glorious scenery and an intriguing and beautiful object which can be viewed from afar. From inside, its circular viewing spaces frame spectacular views of the surrounding countryside, and an initially hidden, polished steel ball reflects back those views to the visitor. The structure was designed by Peter Meacock with Katarina Novomestska and Architecture Central Workshop with Mid Pennine Arts.

Flicker

Singing Ringing Tree The Singing Ringing Tree is a beautiful installation both to the eye and the ear. Crafted from galavanised steel pipes, the sculpture stands at 3 metres tall and produces an eerie and enchanting tune as the pipes are ‘played’ by the constant blowing wind on Crown Point. The pipes’ varying length creates both a beautiful twisted shape suggesting a tree blowing in the wind, whilst allowing for several different octaves to be covered and therefore producing enchanting music. The Singing Ringing Tree was designed by architects, Mike Tonkin and Anna Liu with Mid Pennine Arts, and was awarded the National Award of the Royal Institute of British Architects (RIBA) for architectural excellence in 2007.

From 23rd March to 3rd November, Gawthorpe Hall will be hosting Flicker, by renowned British artist Catherine Bertola. The piece is based on Victorian camera obscuras and is inspired by Edwardian photographs of the rooms at Gawthorpe Hall. Visitors will look into the lens of the cameras and see a view of how the Hall used to look, but with a twist incorporating contemporary figures reflecting on an aspect of the Hall's history. This unusual installation will get you thinking about the history of the Hall and there will be a programme of events running to get visitors involved too.

Pendle Sculpture Trail

To commemorate the 400th anniversary of the Pendle Witch Trial, a group of acclaimed artists including Sarah McDade, Steve Blaylock and Martyn Bednarczuk and led by Barrowford-based artist, Phillipe Handford, have paid homage with the creation of a sculpture trail inspired by Pendle’s most infamous daughters and the stunning surrounds of Pendle. It was created from natural materials found within the woods with the organic structures including previously felled trees, a windblown tree, holly bushes, and a dry stone wall which runs the full length of the wood.

The Land Giant Created by artist, Serena de La Hey with Mid Pennine Arts, this 16 foot tall willow and steel sculpture towers over the land at Crow Wood Leisure Centre on the border between Pendle and Burnley and can be seen from the M65 motorway. The idea behind the sculpture is to give the impression that it is walking across the landscape, keeping pace with the traffic, before disappearing.

Arteology Arteology is home to a gallery featuring a selection of art and signed limited edition prints from some the most respected contemporary artists from the North of England. A visit to the gallery offers the opportunity to invest in your own piece of art and the gallery also hosts events and exhibitions throughout the year.

Keith Melling Keith Melling is one of the UK’s leading landscape artists with his work featuring the beautiful English countryside with some of his most popular work being of Pendle Hill. His gallery is located in Fence near Burnley and displays over 100 framed prints.

IS IT TIME FOR A KITCHEN MAKEOVER? C

ooking food over open coals is as old as the hills, originally practised by our ancestors out of necessity, now we do it for social gatherings or just for fun at home and more and more of us are taking to the “alfresco” lifestyle. The origins of the word barbecue are with the Spanish word “barbacoa” meaning a structure on which meat can be dried and roasted but although the word barbecue is now universally understood, it has evolved into a cooking style all of its own with variations on the theme too. Take for example the American “pit” where low and slow is the name of the game, then there's the South African “braii” or the great Aussie “barbie” for sizzle in the sunshine. On a warm summer's day there's nothing better than the delicious aroma of food gently cooking on the barbecue and what could be more relaxing? Now you too can enjoy all of these styles of outdoor cooking and al fresco dining using my tips and recipes. If you're new to “Que” then let's start with equipment choice: A charcoal barbecue has to be the purist’s choice as being the closest to nature provided you are happy to accept some mess that inevitably goes with lighting a fire, tending it and having the patience to cook at the right time when the coals are ready. In addition, charcoal grills are pretty easy to maintain and the financial rewards are there too in that a charcoal grill is cheaper to buy and cheaper to run. Look for a grill that has a lid and vents top and bottom because this makes for better temperature control and gives you the opportunity to try hot smoking (indirect cooking) as your barbecue cooking skills develop. A built in temperature gauge is also handy. Of course the flavour of food from a charcoal barbecue is better right? Well actually that's open to debate. The smoky barbecue flavour has nothing to do with the smoke

from the charcoal, it is the smoke created from juices and fat in the food dripping onto the hot coals and vaporising. Modern day gas barbecues mimic this process beautifully with what are generically referred to as flavour bars that sit between the gas burner and the cooking grate. The burner provides the heat to cook the food and warm the flavour bar, juices in the food drip onto the hot flavour bar where they vaporise just the same as on hot charcoal and so create the same smoke. In blind taste tests, many top barbecue chefs have chosen food cooked on a gas barbecue over that cooked on charcoal. Gas barbecues offer many advantages not least that they are more or less instantaneous; 10 minutes after ignition and you are ready to cook. So if patience isn't your strong point then maybe a gas barbecue is for you? The down sides to gas are that they are generally more expensive to operate, they are great for cooking at high temperature for long periods of time but you will use a lot of gas. For that reason, always have a full spare tank available should you run out during a cook-out. Gas also needs more maintenance (cleaning) to keep it cooking as well as when you first bought it. Just as with the charcoal barbecue, look for one that has a lid and a built in temperature gauge. A push button ignition is also handy.

Method:Pop the fennel seeds into a pestle and mortar with the salt, gently grind the seeds up and then mix in the dried thyme.

We ‘Catch’ Up With International Netball Star, Natalie Haythornthwaite!

P

endle’s very own home-grown Netball star, Natalie Haythornthwaite has had an exciting 2012, with her sporting career reaching international levels and seeing her skills being tested against rival teams from around the world. The culmination of a great year came in December as Natalie was promoted from England U21’s to the Senior Squad which went on to make history against Australia in the three match World Test Series, which took place in Bath in January. And now with the scent of victory in the air, she took time out of her packed training schedule to catch up with YVL and tell us all about what she’s been up to since we chatted last! YVL: What an exciting year you’ve had! It must be an amazing feeling to be part of a team that has made history?

NH: Being part of the England Squad that beat Australia in the January test series was such an honour. To be part of a team that has made history in front of thousands of people is just a dream that any sports person would hope to achieve one day in their career and I was lucky enough to experience it at 20. Even before the test series when I got selected for the Senior Squad for the first time I was delighted, what an amazing opportunity I had been given and I was beyond happy that it took place on English soil... how patriotic! The girls were all really supportive and excited for the test series, the performances they displayed during all three test matches was amazing, their talent, work ethic and pure grit to win truly shone for all to see. A test series our team truly deserved to win, and that... we did! YVL: The test match was your first competition as a member of the Senior Squad and the promotion has obviously come after some serious hard work, what was the lead up to joining the team like?

NH: My netball career over the past year has grown massively, so much has happened and I have been so lucky to be a part of it all! Last July I was selected for the World University Netball team to fly out to South Africa to compete in the World University Championships, I also got asked to Captain the team which was a huge honour. The championships were tough and we played some great Netball out there; we made the final and ended up winning in extra time against the host country, South Africa. The

Championships was an amazing tournament and I will never forget the feeling of winning the Gold medal at the end of extra time. I was so proud to be representing my country and bringing the Gold back home to British soil. The championships were a great opportunity for us to experience what a tournament day in day out would be like for the up and coming World Youth Championships in August 2013.

I hope to make the final squad which will be named in the next few months so I can put the England dress on once more!

YVL: What does 2013 hold?

NH: My goals for the coming year are to make the U21 England squad for the World Youth Championships. It’s a competition that we’ve been training for for numerous years and I hope to make the final squad which will be named in the next few months so I can put the England dress on once more! I also hope to make the Senior Squad for another test series or tour. YVL: Sport England has announced plans to increase funding for Netball, this must be great news?

NH: The fact that Netball has been given increased funding says masses about the sport which is growing in our country impressively. I would like to see the money be used in a way that would increase participation in the sport, I have heard that activity spaces have been created in areas all over the country through the Back to Netball campaign; this has improved participation massively and I think it’s amazing that the sport is reaching more of the country and they seem to be liking it, so let’s keep it going!

I remember as a child playing in the garden watching butterflies basking in the sun and flitting from flower to flower, listening to the bees buzz with delight as they disappeared into the Foxglove flowers.

Times change and currently the world population of butterflies and bumblebees is in crisis. Many of our garden pollinators are declining in numbers but these insects are vital in the pollination and production of not just flowers but fruit and vegetables.

Research has shown that this is mainly due to lack of habitat and food for the pollinating insects. They need a constant and varied supply of pollen throughout the year. The good news is that you can help with this problem in your own garden as with a few choice insect friendly plants you can really make a difference. Last year I decided to add more wildflowers and insect friendly plants into my own garden and I was astounded that by late spring and well into autumn it was buzzing with beautiful butterflies, bees and pollinating bugs. So why not try adding a few perfect pollinators to your patch? You will have the satisfaction of knowing that you are helping a little towards preventing the extinction of threatened pollinating insects with the added benefit of a beautiful busy garden.

The GardenClinic - Box Blight

Box Blight is a fungal disease that is spreading throughout the UK. It was first identified in 1994 in Hampshire. It is a fungal disease of box (Buxus sempervivans) causing the leaves to go brown and fall, leading to bare patches and dieback. It is caused by pathogens Cylindrocladium buxicola and Volutella buxi. The effects of this disease can be devastating in a garden especially on mature established topiary and parterres so here is some more information on what to do in your own garden.

Non-chemical control

If the disease does break out in your garden and the plants are mature and highly valued, cut out all affected parts, clean up fallen leaves, replace surface topsoil and treat with a fungicide. For small outbreaks it is best to remove and destroy affected plants. Any new box plants purchased should be held in isolation for at least three weeks to confirm they are free of infection before planting out. If they have been treated by the supplier with a fungicides this may suppress but not kill the fungus. By keeping them in isolation time will allow for any suppressed disease to become visible.

Chemical control

Currently there are no fungicides available to amateurs specifically for use against Box Blight. However, The Royal Horticultural Society suggest the use of fungicides difenoconazole (Westland Plant Rescue Control), myclobutanil (Bayer Garden Systhane Fungus Fighter and other products), tebuconazole (Bayer Garden Multirose Concentrate 2) and triticonazole (Scotts Fungus Clear Ultra) stating “these are labelled for control of other diseases on ornamentals and could therefore be used legally on box (at owner's risk) to try and control Box Blight.”

Alternative substitutes for box hedging:

- Berberis microphylla 'Pygmaea’ - Berberis thunbergii f. atropurpurea 'Atropurpurea Nana’ AGM - Euonymus fortunei (various cultivars) - Japanese holly (Ilex crenata) - Lavender (Lavandula angustifolia) - Boxleaf honeysuckle (Lonicera nitida) - Rosemary (Rosmarinus officinalis)

FURNISHED HOLIDAY LETTING: MORE TAXES TO PAY? Owning a second home in a picture-postcard seaside town, which could be let to holidaymakers for a few months a year, used to be highly tax advantageous. However, recent changes mean that the tide is now turning. Not so long ago, losses incurred on these somewhat hypothetical ‘businesses’ could be offset against the owners’ income tax liabilities on any other earnings. Furthermore, inheritance tax (IHT) might be avoided by way of special exemptions and allowances. But then HMRC decided a shake up was necessary – much to the chagrin of thousands of holiday homeowners. From April 2011, any losses can only be set off against future holiday let profits, and that is likely to mean more tax to pay now. The reality is there has been uncertainty for some time as to whether a furnished holiday let counts as a ‘business’ for inheritance tax (IHT). If it did, the tax might be £nil because of Business Property Relief. A recent decision by the Upper-tier Tribunal (Pawson deceased v HMRC) considered the availability of Business Property Relief for IHT in respect of a furnished holiday cottage. The First-tier Tribunal had found in favour of the taxpayer, on the basis that the level of services provided to guests, and the performance of activities (short periods of let) with a view to a profit, were indicative of a business. However, this was overturned by the Upper-tier Tribunal and it held that the main activity of any business involved in holding land and property is primarily that of an investment. It considered that the services provided (cleaning, fresh linen and gardening) were ‘relatively standard’, and did not provide a sufficient distinction between a trade and any other actively managed furnished letting business. The Pawson case highlights a major difficulty for IHT and your furnished holiday let. You need to distinguish the business from being simply a ‘passive’ investment, so it will be essential to demonstrate that significant levels of additional services are provided and not just ‘standard’ services. The Revenue is likely to look closely at the type and level of services, and it may well prove impossible to achieve the required level of extra services. The value of a furnished holiday home might add significantly to the value of your estate, and this recent decision probably means there is no relief from IHT. You might therefore need to reorganise your financial affairs to plan for this. We do recommend that furnished holiday homeowners seek professional advice relating to their own specific circumstances.

Robert’s Success on the Slopes! T

en year old Robert Holmes from Higherford has had his slope skills recognised with an invitation to become a member of the English Schools Ski Association (ESSKIA) Junior Squad for 2013.

English Schools Ski Association is an organisation that has been running since 1978 to enhance the status of skiing in schools and by becoming a member at such a tender age, Robert could be on the ‘snowy road’ to success! The association trains ski racing techniques to a small squad of promising junior students (Year 6 and 7) as well as providing additional development to two senior squads (Years 8-18). The organisation also runs its own national schools ski racing competition that forms part of the national ski racing calendar and schools, both private and public, from all over England compete in this national championship. For Robert, a Year 6 pupil at Blacko Primary School, being chosen is certainly an exciting prospect and involves a training programme to help develop ski racing performance on snow and could pave the way to selection for the International World Schools’ Ski Championships team. The programme also involves travelling to Pitztal, Austria without his parents for a one week training camp – a prospect that although daunting, is one that Robert is looking forward to.

Robert first showed a flair for skiing at just 4 years old during a family skiing holiday to Austria and has enjoyed a successful career on the slopes ever since. He is an active member of Pendle Ski Club in Sabden where he is a junior member of the Pendle Race Team and has been successfully taking part in competitions on artificial slopes around the North West over the past few years. He has also contributed to his school achieving success by winning the North West Ski Federation Primary Schools’ Trophy for the last four years and it was in fact during a National Schools qualifying race at Rossendale Ski Slope last summer where the school had entered a team of three skiers that Robert’s skiing ability was spotted by ESSKIA. A few months later he received a letter at school inviting him to be part of the 2013 ESSKIA Junior Squad. Since receiving his invitation to join the scheme, Robert has been working incredibly hard to raise sponsorship funds and has already achieved a sum of £400 with lots of baking and selling of cakes to friends and family plus saving all of his Christmas money too.

FREEHOLD OR LEASEHOLD Looking at websites for anything related to Conveyancing, I see many questions from people who are unclear on the practical differences between owning a leasehold home and a freehold one. Flats and apartments in England and Wales almost always have leasehold titles. The major difference between leasehold and freehold is that leaseholders have to comply with the terms of their lease. While this may be fairly simple in the case of a leasehold house, most leases of flats extend to many pages and are often daunting documents. FREEHOLD When you own a freehold property, you generally own every part of it. In the widest sense this means that you can do what you like with the property. Subject of course to planning legislation, and to any restrictions mentioned in the property title, you are free to extend or redevelop the property. You will also be responsible for maintaining and repairing the property. LEASEHOLD When you own a leasehold property the exact extent of the property will be set out in the lease and the lease will run for a certain period. The lease will also say if you are entitled to use other facilities, such as a communal garden. You cannot assume that you can use any other property or facilities. Leaseholders have to pay their freeholder a ‘ground’ rent for their property. Sometimes this is a nominal amount, or a so-called ‘peppercorn rent’. Or the rent could be substantial and can increase. If the main structure of the building is owned by the freeholder and if the freeholder is responsible for services (such as building insurance, repair and maintenance, and the provision of other services such as heating and decorating common parts of the building) you will have to pay for a share of the cost – but you have little or no control over when or how these services are provided or how much they cost.

Although there is legislation which gives leaseholders some rights in respect of these service charges, freeholders have a wide discretion and often extract money from leaseholders in ways that are not apparent – for instance by having repairs carried out at an inflated price by a company which is owned by the managing agents. Leases often prohibit alterations without the freeholder’s consent. Carrying out alterations without consent often causes considerable delays when a property is sold, as buyer’s conveyancing solicitors will often require consent to be obtained retrospectively. This is more common on leasehold houses. The North West of England contains a number of properties which are leasehold. COLNE GRAND PRIX CYCLE RACE 2013
