he Williamson County Association of REALTORS (WCREALTORS) has kicked off 2019 by welcoming new association executive Bryan Hutchinson to the 1,900 member association and its multiple listing service. He started on Feb. 1, 2019. Cyndi Bell, 2019 president, introduced Hutchinson to members, saying “WCREALTORS is committed to laying a healthy and strong foundation as our family grows.” Hutchinson comes to WCREALTORS from Denton County, near Fort Worth.

There, he was a managing partner at The Victor Myers Companies where he led his team on different aspects of business development, customer service, marketing, branding and implementing strategies for meeting company goals. When his youngest child was getting ready to graduate from high school, Hutchinson and his wife realized it was time to look ahead to their next chapter. “We both had a strong desire to move someplace else. We started that process and considered different positions, including one in Maryland.” Hutchinson learned this position was soon opening. The Hutchinsons sensed in their gut that this is where they belonged. “Leading non-profit organizations is what I was seeking to do, particularly in the real property world. And these positions are so few and far between.” Hutchinson is right. There are some 70 real estate associations in the state and WCREALTORS is one of the 10 largest. Before settling in Denton with his wife and kids, Hutchinson did a lot of traveling — he describes his early years as “nomadic.” He was born in Florida, and then moved to Texas — from Minnesota — around age 7 or 8. “We moved 18 times before I graduated from high school,” said Hutchinson. “That’s one reason why real estate is so important to me. I know what it’s like to live in a gated community and what it’s like to live in the backseat of a car.” Come again? Around seventh grade, Hutchinson’s parents hit a rough patch and the family home was foreclosed on. “We had to move out in the middle of the night. We spent a night or two in our Plymouth Fury.” The Hutchinson’s were soon able to secure a small apartment. There, they bartered work around the complex in exchange for a place to live. His parents eventually did get back on their feet. But the experience of being homeless and moving so often played a significant role in how Hutchinson would go on to live the rest of his life. “That’s what has driven me, in part, to where I am today.” Comparatively, the rest of Hutchinson’s young adult years were much less chaotic. He

joined the Army soon after graduating high school. There, he was a paratrooper and a military policeman. He worked his way up to the rank of sergeant. He also traveled a lot and had his first opportunity to volunteer with a non-profit group, which he continued doing throughout the remainder of his nearly six years of service in the Army. He then became self-employed, working in consulting and leadership positions, and always kept one foot in the non-profit world, typically with churches or education-based organizations. After hearing about the association executive position at WCREALTORS, and then becoming a candidate for the job, the interview

process took about three months. RELOCATION REPORT: where are all these new Central Texas buyers coming from? By Riki Markowitz

N

ationally, the economy is the strongest it has been in decades. But in Texas, based on certain measurements, it’s just a little stronger. Last month, when Texas REALTORS released its 2018 Texas Relocation Report, it shined some light on what to expect for the rest of 2019. Analysis of current reporting data shows, “This is the fourth consecutive year that Texas added more than 500,000 new residents from out of state. [Texas experienced] a net gain of 87,656 residents this reporting period.” The authors of the Texas REALTORS annual survey evaluated statistics from the U.S. Census Bureau, migration trend data compiled by U-Haul, and relocation figures from 40 of the largest demographic areas in Texas. The resulting report reveals relocation numbers for metropolitan statistical area (MSA) and counties in Texas show, specifically, that Austin, Round Rock and Travis County are attractive destinations

for new residents from within and out-ofstate. The largest number of folks moving here from out-of-state are coming from other large MSAs, like Los Angeles, New York and Chicago. Austin and Round Rock had the third highest net gains of out-ofstate residents among the four major Texas MSAs — 17,280 new residents arrived here from California, New York and Illinois. On the list of counties experiencing the largest rise in population from out-of-state, Travis County ranks No. 5 (32,542 new residents) and Williamson County ranks 10th (16,105 new residents). New residents are coming to Texas mostly from California, Oklahoma, Louisiana and Florida. But U.S. migration accounts for just 55 percent of new arrivals. More than 44 percent are moving to Texas from abroad. Travis County is also appealing to fellow Texans living in other counties. In terms of the in-state counties that Texans relocate to the most, Travis County ranks No. 4. This past year, 1,741 Harris County residents RELOCATION: Continued on page 28

When it comes to relocation, Austin is still the place to be

A

ustin is still the place people want to move to. It’s no secret Austin’s metropolitan statistical area (MSA) has been growing rapidly over the past decade, and that growth has not stopped. Our MSA has grown by an average of more than 150 people a day since 2010 (that’s about 55,500 people annually and 440,000 people since 2010, if you’re doing the math), according to a recent analysis by the Austin Chamber of Commerce. The report showed that net migration accounted for 12.9 percent of Austin’s 2017 population, which is a larger market share than any other top 50 metro in the country. This growth makes sense. For decades, Austin’s had the perfect combination of factors that make the city a desirable place to live: sunshine and access to green spaces, an awesome nightlife, a friendly culture and strong job growth. The city’s perks — ranging to its low crime rate to access to incredible hospitals and schools — has been a draw for millennials, families and retirees alike. But now that Austin has cemented its reputation

for being a prime spot for business, supporting both startups and established tech companies (Facebook, Google, Apple, to name a few), it’s inevitable that our region’s stream of newcomers will continue. But where are all of these people coming from? The Chamber’s analysis reveals that over half of the relocation to the Austin and Round Rock MSA was from other Texas metros: Houston, Dallas-Fort Worth and San Antonio. This was echoed in Texas REALTORS®’ Texas Relocation Report released last month, which ranked Texas No. 2 in the nation for relocation activity. At the county level, the Texas Relocation Report shows strong outflow of residents from Travis County into surrounding counties (particularly Williamson County) as Austin homebuyers look outward for access to more affordably priced housing and a greater selection of inventory. What does this mean for REALTORS? One, it’s important that we recognize our client base is changing — fast. The growing influx of residents from other states and

countries means that Austin REALTORS must broaden their knowledge on homebuyer needs, challenges, and cultural backgrounds to best serve our increasingly diverse client base. Second, despite favorable economic conditions in and around Austin, we can’t rest on our laurels and allow housing affordability to reach crisis levels on our watch. As learned from experience through Austin’s archaic land development code, rapid growth without strategic and proactive planning by local leaders can do more harm than good and, over time, detrimentally impact the long-term sustainability of our communities. It’s important that we as REALTORS speak up and show up for what makes Austin a great place to live, raise a family and do business. (Hint… this is where you come in!) Here are three ways you can take action in the next month: First, join us for REALTOR Day at the Capitol on March 26. Meet directly with state lawmakers alongside thousands of Texas RE-

ven with the ups and downs with the state and national economies, businesses and their employees continue coming to the Lone Star State, attracted by its high quality of life and business friendly tax and regulatory structure. Austin is a booming high-tech hub, and to many locals, growth spells one thing: Californians. Yet according to the Census Bureau and the Texas Comptroller, those crowded roads may be carrying more ex-Floridians than former residents of the Golden State. And with growth, challenges come forward. Texas’ population is expected to reach nearly 60 million by 2050, bringing with it skyrocketing demand for water, housing, transportation, schools and jobs. Just since the beginning of the year, 17 companies are on the record for their relocation to Austin. That means jobs, jobs and more jobs. What does this mean for Central Texas REALTORS? Get educated on where your buyers are coming from and where your sellers want to

move. Contact your client sphere and ask who they know from California or Florida that is thinking about moving to Texas. Network with agents that live in states with the highest migration to Central Texas and build a referral network. You can even invest your time and dollars to a relocation designation. WCREALTORS will be hosting several classes and events coming soon that will help you land that next client. Next month we will be featuring classes on Instagram and Facebook. HBA response to increased relocation? Build more houses!

T

he Austin Business Journal reports over 150 people relocate to the Austin metropolitan statistical area (MSA) every day making it the second fastest growing city in the nation. Austin makes the top of every desirable city list for our vibrant art community, music and foodie scenes, as well as the laid back lifestyle we all appreciate. Apple announced 5,000 new jobs, and Google, Indeed, Facebook and Progressive have all indicated they are expanding in Austin. We learned at our Annual Housing Forecast in January that, unlike our traffic, the Greater Austin economy is not slowing down anytime soon. People are coming and they will need housing. From a home building perspective, what do we do? We keep building houses! In 2018, our builders cranked out 16,500 starts. We expect to build at a similar pace this year. As more millennials enter our market, our builders are providing more options for a customized experience. As boomers look to downsize, we are creating communities that will service their changing needs. We are working hard to keep houses affordable with the factors in our

control, like increasing functionality in smaller spaces and working with local government entities to keep fees low and processes efficient. Almost 70 percent of Austin’s population growth over the past decade is due to net migration from around Texas, but Austin is a preferred destination for many people across America as well. According to Redfin, 28 percent of people looking to buy in Austin are from out of state, with 18 percent of them seeking refuge from the skyrocketing costs in the Bay Area of California. The average home price in Austin hovers around $305,000 and is significantly less than the Bay area’s $1.3 million average home price. Relocating to a new area is never easy, but the Greater Austin area has so much to offer. Our builders will make sure our new neighbors land in beautiful homes they love and can afford.

he Austin and Round Rock MSA’s (fivecounty area) population is growing by a net of 150 people per day. (That is considering the number of people moving in minus people moving out and births over deaths.) The two states that are losing the most people to Texas are California and New York. These states are also at the bottom of the list of ratings for economic freedom. Texas has gained over 115,000 people from California in the past five years. That fact and that California has the nation’s highest marginal income tax rate and ranks in the worst five for state and local tax burden while Texas has no income tax and ranks in the best five states for taxation means that Texas should continue to see double-digit percentage growth from California in the years to come. A forecast of population growth shows that the Austin metro area's population may hit 3.2 million by 2030. With so many people relocating to the Lone Star State, it is important to supply them with good information about housing, schools, lifestyle, recreation, festivals, etc. As REALTORS, we have access to many title companies that supply relocation guides chock full of information that would

interest potential neighbors. As a CRS designee, we have access to many resources to help relocators make an informed decision about the area where they will move. A CRS REALTOR is a Certified Residential Specialist, one of the top three percent of real estate agents in the United States. CRS agents have more experience and training than the average REALTOR and are a part of a community of REALTORS dedicated to improving the real estate industry for homebuyers and sellers everywhere. Make plans to attend our next event on April 17 where the Central Texas RRC is teaming up with the Women’s Council of REALTORS (WCR) at the Austin Country Club for the infamous TREPAC Cake Auction. Talking about money and making the effort to create a financial plan is too painful, so they ignore it and hope this problem solves itself or goes away. Neither of these is going to happen. The process of creating wealth is actually surprisingly easy. Here are the steps: 1. There are owners out there right now who want to sell their property. Find a property you can buy. 2. There are lenders out there with money who want to lend on real estate. Borrow money from one of these lenders to buy the property. 3. There are people out there who want to rent the property. Find a tenant who wants to occupy the property and pay rent

and rent it to them. 4. Collect the rent and pay the lender back each month. 5. Keep the extra money, the equity, the appreciation and the proceeds at sale. There are few things we need to know to accomplish this, but that is the essence of it. As REALTORS, we are in a unique position to create wealth, yet very few do. We see opportunities few others see. During the licensing process we learned how to determine the value of a piece of property by doing a CMA. We also learned how to write a real estate contract. After we obtained our license and joined our local board of REALTORS, we were given access to and trained on how to use the MLS system, which contains thousands of properties for sale. We can sell these properties to someone else and make three percent and split that with our broker, the IRS and pay our expenses, leaving us with very little or we can buy the property ourselves. Over the years, the mortgage is paid down while rents typically

increase, producing positive cash flow each month that increases over time. In short; you will not become financially independent working three percent at a time. The money in real estate is made by owning real estate, not listing it and selling it to someone else. When we acquire property with our commissions (cash) we get paid over and over each and every month (cash flow) whether we quit working or not. This is what separates the “wealthy” from the rest. The wealthy understand the differ-

ence between cash and cash flow. The wealthy have money working for them. The wealthy acquire assets that produce cash flow and grow in value. The wealthy use “other people’s money.” The wealthy only borrow when someone else pays back the loan. The wealthy are wealthy because they think like wealthy people think. They act like wealthy people act and they do what wealthy people do. So if we want to have what wealthy people have, we simply have to do what wealthy people do and then we will be wealthy. RL

ello, I hope you are all ready for the fun spring season in real estate! The Austin area is a wonderful place for us to be doing business, especially with all of the people and businesses relocating to our great city. About the time we hoped Austin wouldn't get any more crowded, especially the with our city's traffic woes, the forecast indicates the region's population will grow 2.6 percent in 2019 compared with 2018, the highest projected growth rate among Texas' four major metro areas. The forecast, released by commercial real estate services company Marcus & Millichap, indicates the Austin metro area's population growth in 2019 will surpass 50,000 for the ninth year in a row. Of those residents, it is said more than 13,000 will be millennials. It is hard to imagine that is about 150 plus people per day! Since so many companies are relocating to central Texas, this brings about the opportunity to gain homebuyers using relocation services. It is true the buyers will very likely purchase a home but be very careful and get all of the de-

tails if a relocation company is involved. They are not all alike and their referral fees can be very high. Remember, you can always put your negotiating skills to use with relocation companies. Needless to say, there is a lot of new business for us all. We have so many options to get updates, continuing education classes, marketing material and much more. Reach out to your brokers, your associations, title companies, coaches, builders and lenders for information so that you can be the best for your clients. Whether a client is trying to find the perfect first home, upgrading or downsizing or looking for a great investment property, make sure to understand your clients' needs, hopes and concerns and help them start a new chapter as seamlessly as possible. RealtyLine spoke with Hutchinson on day 28 on the new job and he admits that he’s still figuring things out. But what he understood from the start was that all the staff at WCREALTORS are “phenomenal, very dedicated, intelligent and skilled individuals. They earnestly and genuinely care about membership.” As the CEO of the association, his job is to lead, provide guidance and overlook any of the operational activities that happen to land on his desk. “My job is to make sure my team and I are aligned with the mission of the association, the desire of the board of directors, and be a steward of all that is

entrusted to us.” For 2019, Hutchinson wants to start unlocking the world of real estate. “Not just how to be a REALTOR, but looking at the industry as a whole. The obvious takeaway from the relocation report is that not only do families and individuals have the desire to move here, but also, the steady and favorable economy gives them the confidence to see it through. Job growth, good wages, pro-business policies, good schools, zero income tax and a strong housing market are all the different factors that people consider when making a big life decision. It’s always interesting to find out where new Austin residents are coming from and when our neighbors pack up and leave, we want to know what new place they’re giving all this up for (most Texas experts say it’s MSAs in California, New York and Louisiana). Tray Bates, 2019 chairman of Texas REALTORS, says there are some important points for Austin real estate professionals to glean from the annual report. For agents interested in growing their business, the Texas Relocation Report reveals exactly where to find new clients, says Bates. If you’re an agent in the Austin area, then you need to increase your presence to residents in Harris and Dallas Counties, as well as in Los Angeles, New York and Chicago. With social media, it’s really easy to advertise to targeted zip codes anywhere in the country. Agents find a lot of success using social media to connect with referral partners. Bonnie Neel, a mortgage banker in Austin says, “the best lead-generation method is personal referrals and social media allows for referral connection with more success than advertising.” By using the research provided by Texas REALTORS’ relocation report and focusing on counties where you’re likely to find most new clients, you automatically maximize your marketing efforts. It also saves time, money and can increase your bottom line. RL
