hen it comes to acquiring new clients and closing transactions, real estate professionals in Austin are in a uniquely advantageous position compared to those in other major cities. Bill Evans, president of Austin Board of REALTORS (ABoR), recently said that “sales are increasing year-over-year and rising home starts have begun to offset Austin’s shrinking housing inventory.” The reason for continuously increasing sales coupled with diminished inventory? Austin

was again named one of the fastest growing major cities, ranking sixth on the U.S. Census 2013 population growth estimates. In a thriving real estate market, however, there can also be a downside. Busier schedules can result in cutting corners, errors in judgment, and a myriad of other glitches. Fortunately, when a problem does arise, it’s typically due to an oversight and not lowered industry standards. The following are actual anecdotes that one professional in the Austin real estate market has experienced firsthand. 6 – Some builders aren’t giving clients regular updates. “One of the main problems I have with builders, says Shawn Rooker, a sales representative

specialist with Realty Austin, “is their lack of follow-up.” After a certain point in the course of building a home, some complications can cost a lot of money to correct, or worse, it’s too late to fix. 5– Some builders leave agents out of the loop. It’s common practice for builders to ask clients to sign-off on things like completion agreements and cost and expense repayment terms. Not long ago, one builder included a contractual addendum banning

third-party inspections for one of Rooker’s clients — which is not permitted in Texas. While it was a misunderstanding and it didn’t go very far, the buyer was understandably confused — and considered pulling out of the deal. Had Rooker been aware of the addendum before it was presented to the client, the issue could have been resolved ahead of time. 4–Lenders inadvertently distress buyers. Like many agents, Rooker works with an experienced lender that he’s personally vetted. Many builders also have a preferred lender. These partnerships save money, which can be passed down to buyers. A 10-year veteran of the business, Rooker has found that lenders who partner with builders tend to have a slightly different “bedside manner” than those who align with agents.

Real estate client’s top 10 complaints about REALTORS

A

s REALTORS there are steps we can take to improve our interactions with our clients. The key is knowing where improvement is needed. Here are the top 10 complaints about REALTORS from clients: 1. The agent's captivating gaze is always focused on their smart phone. 2. The agent had me sign their listing agreement and I haven’t heard from them since. 3. Whenever you come home early from work, you find the lockbox... under your bed. 4. They're always in a hurry. 5. Judging by their business card or sign photo, the agent appears to have fallen through a time warp on the way to their first appointment. 6. The agent always leaves out Halloween candy for open houses (in July). 7. You wonder what your agent would look like if they laundered and pressed their clothing the night before. 8. The agent hasn't adequately explained

their role in the transaction or their strategy for selling your home. 9. The agent only shows you the homes they want you to buy. 10. I intentionally called their voicemail because I missed the sound of my agent's voice. While it's easy to make jokes about the top 10 complaints, there are some elements of truth that that may be difficult for you to hear. It's always easier to identify another person’s faults. We must learn from timeto-time to review how we're perceived by others. Have a serious conversation with your broker, your friends, and family about how they perceive you. They may have some amazing insights you've never sought out or considered. Ask. Role-playing with your colleagues can also be a powerful tool. Don't forget to trade places and ask them to play your part in the transaction. Jeff Bezos, the founder of Internet powerhouse Amazon.com, tells us that our personal brand is what people say about us when we

www.myRealtyLine.com aren't in the room. What do you think people would say about you now? What would you prefer your image to be? Try working on some easy steps. Small, doable changes often affect a more permanent change than shortcuts. Be the agent you want your clients to see. There's no quick and easy fix to excellent customer service, but starting with small changes can lead to dramatic results in the long term. As those changes become a permanent addition

to your customer experience, add more changes. Be a leader. Be thoughtful. Never abuse your clients' trust for short-term gain. You're their tour guide through an experience that happens just a few times for most. How would you prefer to be treated in a similar situation? The golden rule is more than just goal. Make it an expected part of your behavior. Don't ever forget you are helping people make their dreams come true. RL

Ten ways to guarantee a pink slip from your client

egardless of where we are in a real estate market cycle, we are faced with all kinds of daily challenges. The following 10 habits will hasten your quest to find a new career: #10 Don’t return phone calls or e-mails. Why bother? Sellers are just demanding way too much money for their houses, and are always pestering us with questions. Buyers are liars, and never have enough money to close. Other agents are just pushy. And all those calls from mortgage officers, title companies, lazy appraisers, insurance agents; and, even our own broker or manager get in the way of our independence! #9 Don’t listen to your client. You already know what and where they want. They just babble on about their hobbies, friends, and oh my goodness - their kids! They spend so much time bragging on their lifestyle, and don't seem to care about the houses you show them! Your time is valuable; so just tell them up front that you already know what they need. #8 Always agree with your client's opinion about the price. They have already called their neighbors, looked at craigslist, and surfed third-party syndicators. Heck, they even

have an official market value from Zillow. They already did the work, so just put it in the MLS. #7 Conferences are only for a "legal" shopping spree/vacation write-off. Don't you just love it that the 2014 TAR Conference is on the San Antonio Riverwalk and the NAR Conference is in New Orleans? What a great way to write off a trip to eat, drink, and play! You know the classes won't teach you anything new; and what makes you think any of those REALTORS will ever send you a referral anyway? Of course, there is the benefit of going to the trade show to see how many "gimmies" you can get. #6 Never give advice. Don't be rude and talk to the owner about how the house is decorated. Besides, the velvet paintings, the multicolored rooms, the nude painting of the owner over the bed, and the scattered toys should appeal to lots of buyers! Certainly don't give advice on offers and counter-offers; heck, that just might blow the deal. It's important to just do the three "P's" of real estate: 1) Put up a sign, 2) Put it in the MLS, and 3) Pray someone else sells it! Buyers aren’t interested in the car shop permitted to be built on the land behind the house; and

besides, they love that little creek along the side. Everyone knows we are in a drought, so it is a joke to think that creek would ever be more than a trickle. The roof? Why, it’s super protective with three layers of shingles on it! #5 Code of Ethics are merely a suggestion. The Code of Ethics just gets in our way. There is no reason you shouldn't be able to talk to an owner about how poorly their agent is doing with marketing their home. After all, aren't you looking out for that owner's best interest? You are supposed to have good pictures of the properties, so erasing the electric lines and fire plug is just good marketing. Heck - it's even a good idea to make the yard green in the pictures so it looks better! Don't ever disclose that the seller filled and painted over all of the cracks and put a new finishing layer on the exposed concrete slab outside to hide those unsightly separations. Buyers will love the way you only take them to the areas of town that you know will have neighbors just like them. And another thing: it's nobody's business to know that you can get additional income by referring your clients to certain affiliates and services. #4 When in doubt, make it up. To be in control, you must answer questions definitively and quickly. Aren't sure of the answer? Then just guess; however, be sure to do it with assurance and a bit of attitude. Showing confidence will likely belay further questions about the issue! #3 Never be on time. Everyone knows that Austin is a laid-back city. If your buyer or renter is moving here, they may as well get used to our customs! Don't worry about the sellers when you make appointments to show their houses. You can open the lock box when you need to; and, the sellers ought to be thankful that at least you are showing their house! #2 Manners are a waste of energy. This

is a cut-throat business; no reason to be nice. Just get to the point and be direct. Don't allow their emotions to get in the way of your business. Some houses are selling so fast that you have to be pushy to get to the front of the line. If another agent gets upset, they are just soft; and, likely won't survive in this market. Showing properties and removing a couple from the list? No need to cancel the appointment with the seller; they will understand. And back to those mortgage and title people - you have to be pushy and demanding, or they won't take care of you! #1 Don't waste time with the details. It's much faster to just hand write the offers in the field; and, let the other agent make their money by filling in all those unnecessary blanks. Have a new listing? Forget about answering all of those MLS fields. Just do the ones you have to, and then you can get to your happy hour that much quicker. Don't worry about keeping up with all of the correspondence, paperwork, and information. It just clutters up your file, and you can always look it up; or better yet, let someone else look it up for you. It's not your house, so let the seller and/or buyer keep up with it all. The scary thing is, every single one of these scenarios happen. I have seen most of these situations while serving as an Ombudsman with the Texas Association of REALTORS over the last several years. ABoR has a great publication called “REALTOR Etiquette and Professional Courtesies”  ( http://www.abor.com/pdf/Etiquette_Guide.pdf). The Council of Residential Specialists (CRS) also provides education courses, materials, and conferences, that will catapult you to a whole new level. The CRS designation is considered to be the equivalent to a surgeon becoming a specialist. Less than 3 percent of REALTORS have earned this prestige. “When you’re asking clients to give you every document related to their finances and discussing their personal credit scores, you have to be delicate. In my experience, lenders are not always very subtle.” 3 – Lenders are creating false closing deadlines. Signing stacks of paperwork is the final step in a real estate transaction and it’s no secret that it can be an extraordinarily time consuming process. Lenders that create an artificial closing deadline to speed things along can diminish all the hard work that lots of different professionals put into this one transaction. It’s risky behavior that can leave clients feeling hurried and perhaps even mistreated. Causing unnecessary stress can result in losing out on future business, or in the short-term, a referral to someone in your client’s network. Professional Builder calls this the “’recency effect’ — the most recent things have the most weight in the buyer’s mind.” 2 – Overworked title agents are making too many mistakes. Roughly five years ago, Austin emerged from another real estate downturn. Anyone who has been in the business for a decade or so knows these things are cyclical. So while it’s business as usual to reduce your staff when work is light, in today’s market, too few bodies in the office increases the risk for error. Recently one of Rooker’s clients received a suspiciously inflated property tax bill. It turns out the title company left a few stones unturned on their end. The error was caught quickly enough, but it resulted

in confusion, worry, and lots of timeconsuming phone calls to set things right. 1 – Inexperienced agents do not understand the business. “I’m a big proponent of increasing licensing fees and internship or apprenticeship requirements for new agents,” says Rooker. Not long ago he inherited a client who had mud tracked all over her home during an open house. Someone also made a sandwich with her food in her kitchen. And to top it off, someone broke her air conditioner. “When I started working with the seller, she was traumatized and it made my job a lot harder. I spent all my time making up for the mistakes of the new agent.” While he’s happy to report that this type of thing is rare, Rooker stresses that prior to earning his own real estate license he had an apprenticeship that gave him an opportunity to practice working with clients under the supervision of an experienced professional. An abundance of buyers and sellers results in less scrambling to land a client, but it’s not wise to overlook recommendations compiled by ABoR in the “REALTOR Etiquette and Professional Courtesies” guide. It states that all REALTORS are bound by a code of ethics for maintaining an environment of respect in every real estate transaction. An inability to demonstrate an appreciation for your client and provide good service through all stages of a real estate transaction is likely to result in a damaged relationship. In addition to losing that client’s trust, there can be other far-reaching consequences, such as a bad review on a website like Yelp or Zillow. That’s a strike that can stick with you for the duration of your career. RL

Why should REALTORS learn to Invest?

A

ccording to national stats from CareerBuilder, the world’s largest job board, four million jobs go unfilled monthly in the U.S. Why is that the case? Applicants do not possess the skills the employers need to do the job. If we want to make more money, we have to add value by developing more skills. It’s that simple. If we want to leverage ourselves and our businesses by representing sellers, we have to learn the art of listing property. If we own a business, we have to provide a better product. If we work for a company and want a raise, we have to develop more skills and produce more so the company can pay us more. So whether we are employees, employers, or independent contractors, we all have to develop more and better skills in order to increase our income. We cannot just demand more. We have to get better. Unfortunately, most people wish it was easier rather than make the effort to get better. What are the benefits of learning how to invest in real estate? There are many good reasons to learn this skill and some bad reasons

for not knowing how. First, the bad news: we are never going to attain financial freedom 3 percent at a time, especially after we pay the broker, the IRS and the expenses. Now, the good news: You are going to make more money owning real estate than you will listing it and/or selling it to someone else. Take Cord Shiflet, for example, one of Austin’s most successful and respected REALTORS. What do you think has more value; his real estate or his business? His real estate, of course. He uses the model most wealthy Americans use; he makes money in his business but his wealth is in his real estate paid for by his business. More good news! It’s been estimated people move approximately every five to seven years. Instead of having a client that buys one house every five to seven years, What if you had an investor who buys five to seven houses every year? Or five to seven houses over the next three years? Which is better? When it comes to selling real estate, we all know that

more is better. You passed the licensing exam and have your license. You now have the technical education required by TREC to practice real estate. If you are doing multiple transactions and have good, steady clients and referrals, then you have proven you have a business education.To represent investors and become one yourself, you need a financial education. More good news! You will never have Martha Stewart’s problem! I’m not picking on Martha Stewart. I actually have tremendous respect for her and think she is extremely intelligent and a fabulous businesswoman. However, she did make an error in judgment and was found guilty of insider trading in the stock market. That will never happen to you in real estate because insider trading is legal! I am not suggesting you use your knowledge and experience to take advantage of people. We all must be ethical, moral and legal in all that we do. That’s a given and I’m sure we all agree. What I am suggesting is that there is nothing illegal, unethical, or immoral about

buying a piece of property that someone else has abused, neglected and abandoned that no one wants to own. There is nothing illegal, unethical, or immoral about REALTORS buying and owning real estate. What other ways do you have of creating passive income/cash flow for yourself after you stop selling real estate? What is your financial plan? Is it Social Security? The U.S. government? What will you do to make money when your “income-earning” days are over? How will you pay for housing, food, transportation, medical expenses? As you go about your business of representing buyers and sellers you will see many properties. You will be staring right at the biggest source of wealth in the world; American real estate. You will also see some properties that, with a little TLC and a decent tenant, could become nice little income machines. You choose. You choose to sell it to someone else for money, or you choose to buy it and create wealth. Being financially free is a choice. RL

Real Estate News & Notes WC REALTORS calls on members to "farm" for food drive Food pantries have put out a call to all the communities in Williamson County to help fill a need. As such, the Community Service Committee of the Williamson County Association of REALTORS is calling on all members to serve as community collection points for canned and nonperishable food items Brokers and agents are also strongly encouraged to use this opportunity to reach out to all their contacts and "farm" for food. "While the primary focus of this effort is to raise food donations in Williamson County," says Committee Chair Jack Stapleton, "it is another opportunity for brokers and agents to reach out to their spheres of influence on an issue we all care so much about. Increasing foot traffic in our offices can only be a positive, and this is for a great cause." Requested donations include: canned meats and tuna, canned vegetables (corn, green beans, and tomatoes), canned fruit

(peaches, fruit cocktail), dry foods (pasta, rice, and beans), spaghetti sauce, peanut butter, cereals, and juice. The Hutto Food Pantry also accepts paper goods, toiletries, and cleaning supplies. The "Farm" for Food Drive will begin on Monday, July 7 and run through Thursday, July 17. From 10 a.m. to 3 p.m. on Friday, July 18, brokers and agents can bring their collected donations to one of the following locations: Round Rock Area Serving Center, Caring Place (Georgetown), Shepherd's Heart Food Pantry (Taylor), Hill Country Community Ministries (Leander), and Hutto Food Pantry. Jimmy Jacobs Homes launches new home designs, LEEDCertified program The grand opening of Jimmy Jacobs Homes’ model home in Austin’s Rim Rock community is site of the introduction of Jimmy Jacobs Homes’ new home designs and the move to a LEED-Certified building program. It is also the first model that has been opened since Century Communities purchased the company in Sept. 2013. “Jimmy Jacobs Homes is evolving to serve a greater segment of the residential real estate market with an array of standardized plans being offered in some of the Hill Country’s most coveted communities,” says Justin Cox, vice president of operations. “Because we have such a rich history as a custom builder, homeowners will find that our plans have many custom nuances and the same attention-to-detail.” In Rim Rock, located in Hays County south of Austin, Jimmy Jacobs offers Hill Country contemporary designs ranging from 2,600 to 4,100 square feet and priced from the low $400,000s. The new model, at 1043 Arbor Canyon Pass, is a 3,623-square-foot design with several signature features of a Jimmy Jacobs home, including a walk-through double shower. “The model home illustrates the custom touches of our new floor plans,” Cox says. “Cathedral and beamed ceilings, custom paint accents and a spacious covered patio with a floor to ceiling stone fireplace are only a few of the home’s highlights.” In addition, every home built by Jimmy Ja-

cobs Homes in communities new to the company will be certified through the U.S. Green Building Council’s LEED for Homes program, an initiative that requires builders to meet stringent mandates to design and construct a highperformance green home. “These homes use less energy and natural resources, create less waste and provide a healthier environment for the homeowner,” Cox says. “This is the natural next step to elevate our green building program.” Third-party, LEED-Certified inspectors are involved throughout the building process — from design to the final review — to ensure that homes are built to program guidelines. Each homeowner will receive a certificate verifying their home’s LEED-Certified status. “Not only can homeowners save up to 40 percent on energy and water bills, but LEEDCertified homes historically have higher resale values,” Cox says. Later this year, Jimmy Jacobs will debut home designs in several other area developments. RL
