he art of gift giving, especially during the holiday season, requires skills. It’s the attention to detail, creative thinking, and ability to listen—not extravagant budgets—that makes gift giving fulfilling. When a REALTOR gives a personalized gift to a client, a longtime connection can emerge. As the last point of contact with buyers and sellers in a transaction, closing gifts are more than just an unexpected surprise. The gifts serve as a sincere show of appreciation for business and a casual way to generate referrals. A personal touch goes a long way in making an impression on clients. Giving customized gifts requires more time and effort but also leaves a worthwhile, lasting impression. Choosing a gift that has ‘staying power’ allows the recipient to display the gift, and is also an ongoing reminder of your available services. Knowing your client’s home’s selling price and affluence also helps guide the gift selection process. Sharing a token of appreciation is an effective method for reinforcing a possibly long-term client and REALTOR relationship. Every REALTOR brings his/her own personality to the gift-giving experience. If you’re interested in giving more thoughtful gifts, start a conversation that offers insight into your clients’ interests, hobbies, personal plans, and needs. Remember to adjust gifts to the age, life stage and temperament of each gift recipient. Popular gifts include gift cards, flowers, plants, gift baskets, personalized home accessories, alcoholic beverages, and food. Jimmy Goff of Goff Properties Goff made a longtime client as a result of sharing a lighthearted gift. “I had some wonderful clients that were huge Texas Tech football fanatics,” says Goff. “The Forest Creek home

that we found consisted of huge oak trees and a beautiful garden in the back yard that looked like a tropical paradise. I searched and found them a whimsical Texas Tech Gnome and gave it to them at the closing table. We all laughed and they said it was the prefect gift for their new home! To this day they still send me clients and referrals.” Sheila Evans of HSK & Associates One of Evans’ most unique gifts was a money tree that her team gave a young couple. “One of my favorite gifts was a bubble gum Mason jar from Cracker Barrel,” she says. “We placed a branch in the jar and tied on dollar bills with different colored ribbons; it was very cute.” Her latest client was a couple from Corpus Christi who had always wanted a wind chime but couldn’t have one due to the wind factor in Corpus. “When we did the walk through, our client saw the wind chime that we hung in her backyard. She was thrilled.” The Power of Four Team also gives their clients customized bobble head dolls that depicts each of the REALTOR’s personalities and characteristics. Melissa Mandry of Keller Williams Realty Mandry believes that giving clients gifts is an effective marketing tool that highlights her attention to detail. “I typically spend about $200 per closing gift,” says Mandry. “I pride myself on giving interesting gifts.” “On a recent closing, I bought my clients wine glasses

with the words, ‘We interrupt this marriage to bring you hunting season,’ printed on them, and a huge pumpkin wreath for their door,” says Mandry. “It’s all about making the experience fun.” More examples of recent gifts she’s purchased include large Tiffany vases from Tiffany and Company for women. Dove hunting chairs, camouflage, Browning pop-up chairs, a Browning camouflage ice chest, and a bottle of wine for her ranch clients. For her fixer upper clients, she gave a basket containing a hose, drill, hammer, nails, beer, level, measuring tape, and Shiner Beer. Toby Rocha of Real Estate Executives of Austin, LLC “Like most REALTORS, I give gift cards, thank you baskets, and small tokens of my appreciation,” says Rocha. “I think the most unique gift I have given was a one-year membership to the Lady Bird Johnson Wildflower Center. One particular client was moving in from out of state had expressed her love for Texas wild flowers. She really appreciated the gesture.” Wendy Cash of Century 21 of HSK & Associates “I always try to think of gifts that are meaningful to my clients and have a local flair,” says Cash. “I think that the best gift I’ve ever given was to a client who sold the first house that they had bought as a married couple,” says Cash.

What a year it has been

cannot believe it is already December. This year has flown by, and we have all been doing our best to keep up with Austin’s rapid housing market pace. I am proud to say that I served as president of the Board for such a wonderful year. And I know 2014 will be even better. I would like to extend thanks to everyone that has made this year so great; you all should be proud of what you have accomplished. levels not yet realized. I am thankful to be a part of that leadership team as I carry on as past-president. Williamson County Association of REALTORS loves its members and community. As one of the fastest growing counties in the state of Texas, we have seen our membership

December marks a time for change

T

he holiday season has poignant meaning for me. I love the changing leaves and cooler temperature. I love how the celebrations roll out from Halloween to Thanksgiving, and for my family, Christmas. Those who know me, get how I fully embrace the spirit of Christmas because for me, it means family, friends, and fellowship. That spirit, heightened for the holidays, carries over to our Association as we install our new leadership. It is with great thanks and excitement that I welcome Gary Cocanougher as the 2014 president of WCREALTORS. Many will recognize that he is also a past-president and spearheaded the construction of our Association building. He has a strong love and commitment towards Williamson County, and it will be evident as he leads us through 2014. Jack Stapleton is our president-elect, and he is known throughout Central Texas for his efforts on the ACTRIS committee, as well as the 2012 REALTOR of the Year recipient. He is the type of man that when asked for some-

thing, it is done immediately. He will be an amazing leader of WCREALTORS in 2015. Shavonne Jenkins is one of the REALTOR of the Year 2013 nominees and will continue as treasurer. I have personally worked side by side with Shavonne and can attest to her gifts of volunteerism. She has been a member and chaired numerous committees at WCREALTORS, and her insight has proven to be invaluable. Greg Hodge will be secretary, and he has already made a huge impact, not just with WCREALTORS, but throughout Williamson County and at TAR as he championed water issues on our behalf. He put together discussion panels featuring key players within the water debate and has kept us greatly informed on all aspects of this hot topic. Each of these REALTORS carries with them the spirit that I mentioned above. They excel in their field, give back to their association, and love the community they serve. Their gifts combined will lead Williamson County Association of REALTORS to new

Thoughts are things

I

wrote last month about precession—the effects of bodies in motion on other bodies in motion. You do not belong to you. You belong to the universe. You may assume you are fulfilling your role if you convert your experiences to the highest advantage of others. You didn’t create this universe and you’re not running it. The opposite of precession is control. You were not put here to “earn your living.” You do not have to earn the right to be here. You arrived here with a gift—something special to offer your fellow human beings. Most people believe there is a God, or a greater intellect or energy, running the universe. But not many actually trust in this God, or greater intellect or energy. So instead of doing what universe wants, most people sell their body, mind and spirit for a paycheck. But if you do what the universe wants, you’ll be taken care of. Many people want to be “taken care of.” They want the government or business to do that. But what they don’t realize is that they

already have someone (i.e. the universe). So you should give up, surrender and let go. You should trust in the universe. You should follow your intuition. You should do what you are supposed to be doing. What do you love? If you had all the time and all the money in the world, what would you do with the rest of your life? Once you decide what it is you would do, go do it and what you need will show up exactly when you need it. There are no straight lines in the universe. We live in a universe consisting of waves of energy. The only straight lines you see are the ones humans draw or make. There is no such thing as a “solid.” What we call “solid” is merely very densely packed energy. Believe it or not, but 99.9 percent of the universe is invisible. Humans are very sensorial creatures, taking on information through our eyes, ears, and sense of touch. If we see it, hear it, touch it, humans perceive it as reality and we ignore what we cannot see, hear or feel. All things and all humans are made up of energy. When at social gatherings this holiday,

observe how these balls of energy, represented as humans, gravitate and orbit around each other, as they are attracted and repelled. Notice how animals and children will naturally follow their energy flow as they gravitate toward some adults and avoid others. Do opposites really attract? Maybe they do in the short term. However, what holds many people together long term are not differences, but similarities. Differences divide. Similarities attract. We surround ourselves with people like us. It’s energy seeking energy. Thought is energy. It begins in the brain as an electric spark which becomes words, which become spoken and become real. Thoughts are things and they become real. We are comprised of energy, thoughts and habits. We behave as we think. We think things into reality. Everything you see all day, every day used to not exist until someone thought about it and set about making it real. Someone had a thought and built the artifact, manifesting the thought on a physical plane. The thought became real. The subconscious mind is the most sensitive and powerful instrument in the universe and it behaves, and causes us to behave, as it thinks and believes. If you think you can, you can. If you think you can’t, you can’t. We make ourselves right. The most powerful force you have is what you say to yourself and you believe. The most important sales pitch you will ever do is the one you do on yourself. The human’s ability to originate thought and will that thought into existence is a powerful force to be reckoned with. You were born a genius and meant to be an incredible success. Let’s go out and make it a better world. RL

An interesting ride

wo years ago, a group of agents decided to start a new CRS (Certified Residential Specialist) chapter. After much discussion, the name became the Austin Area CRS Chapter. An application was submitted and the new chapter received its charter. Obtaining the charter was the easy part, getting a smooth running successful chapter proved challenging. Thanks to dedicated, hardworking individuals, the Chapter has not only proven to be successful, it has been one of the most successful out of all 57 chapters. I would like to thank those who worked hard to develop our new Chapter including David Pavliska, Jim Smith, Les Sherman and Hellena Frazier who served as president-elect, vice president, treasurer and secretary respectively. I would also like to recognize the following committee chairs: Carrier Weikert (Education), Charlie Hensen (Ways & Means), Susan Horton and MaryAnn Nations (Chapter with a Heart), Michelle Busby (Membership), Fred Norton (Publicity/Technology), Lynda Conway (Speakers) and Emma Polk (Chaplain). ful chapter, they volunteered for a second year. The success of our new chapter is due to the time, energy and commitment from this group of dedicated individuals. The Austin Area CRS Chapter has many success stories. In our first year, we successfully put on three CRS classes, received the Chapter with a Heart award for our financial contributions to Any Baby Can, were one of the three finalists for the Small Chapter of the Year award, and ended our first year with 112 members. Our second year was even more successful. Again, we hosted three more CRS courses, received the Chapter with a Heart award for donating money and supplies to Any Baby Can as well as giving away two $1,500 scholarships. The Chapter was one of the three finalists for Medium Chapter of the Year award and it received the Medium Chapter Growth Award for a whopping 62 percent increase in membership. It has been an interesting ride from being a brand new chapter to such a successful one. It will only get better in the future. To this dedicated group who have worked so hard, from my heart I can only say thank you! RL

In North Texas, home to corporate headquarters, the company won two prestigious awards, including “The Dallas 100 Award” from Southern Methodist University’s Caruth Institute for Entrepreneurship. It’s an honor that recognizes the fastest growing companies in the area. The nationwide lender was also named by Dallas Business Journal one of the “Best Places to Work in North Texas.” Distinctions like these don’t happen overnight. About seven years ago, John McClellan, an Austin-based mortgage lender, was searching for a bank to partner with. The Central Texas native started packaging mortgages around 1995 serving, as he describes it, as a “mortgage middleman.” No longer content just brokering deals, but rather, more interested in developing more lasting relationships with clients, McClellan began looking at banks all over the U.S. “Scott Everett, the owner of Supreme Lending, really struck me as somebody who was ahead of the curve, technology-wise.” After meeting and recognizing they had similar sensibilities, in 2006 McClellan opened the first Supreme Lending branch in Austin. Today, McClellan’s office is

continually a top-four producing branch. McClellan’s team consists of 14 loan officers, five loan officer assistants, four processors and two processor assistants. While each loan officer has his or her own niche, all share McClellan’s philosophy of generating business from referral partners and staying on top of new programs. While 2013 was the year Supreme Lending was recognized for its quality of life and financial growth—for McClellan’s branch alone, the volume of loans closed will be up about 72 percent from 2012 and triple 2011’s numbers, 2014 is gearing up to be a different kind of challenge. When more of the Dodd– Frank Wall Street Reform and Consumer Protection Act rolls out, every mortgage lender in the country will be contending with new procedures that will almost require reinventing the way lenders close deals. Right now, Supreme Lending generates nearly $4 billion a year in mortgages. In order to keep those numbers on a steady incline, McClellan and colleagues are relying on proprietary technology to better streamline brand new policies. “Every year we have a theme for the company as a whole,” says McClellan. “Because of new compliance issues we’ve had to deal with over the last three or four years, this year our theme is about technology and automation.”

New compliance issues means more paperwork. Without contemporizing existing protocols, loan officers will be sidelined. “It is going to take more steps to close a loan with new regulations, which will make it more expensive for the customer.” The good news is that with new technologies, Supreme Lending has found a way to carve out more savings for the customer. While the mortgage banker’s automations will cut down on manpower, it will also free loan officers to sell more. So instead of worrying about how new policies will be a hindrance, McClellan is anticipating growth. “I’m looking to hire at least five or six loan officers over the next six months. Dealing with January’s qualified mortgage initiative is almost enough for any loan officer or branch manager to handle. McClellan, a 2011 Williamson County Association of REALTORS board member, takes the challenge head-on. “I don’t think the general public has any idea what the QM or QRM is. Real estate agents I’ve spoken with have heard something about it but they really don’t know either. I think the only people who are really in touch with the new laws right now are people in the mortgage banking industry.” McClellan’s insight here gives him a unique advantage for educating not just potential buyers, but colleagues as well. On his Saturday radio program, “The Real Estate Zone,” McClellan and co-host Kevin Bown have been discussing topics that are important to players in Central Texas real estate for more than nine years. Regular segments, such as “The Consumer Credit Corner,” explore ways to keep credit scores high. “Be a Flipper, Not a Flopper,” provides advice on how investors can be more successful re-sellers. The program, which airs from 3 p.m. to

The real test of McClellan’s success as an Austin Supreme Lending branch manager is the customers’ experience and, to an extent, employee retention. A customer survey, which is sent to every borrower after closing, shows a 98.2 percent satisfactory rating. One way the Austin branch scores so high is the company’s culture. McClellan explains, “we preach on a daily basis to our loan officers and support staff that our culture is, ‘care about your client and take pride in our industry as a whole.’ To accomplish that, I try to create an environment where my processors actually want to come to work because this can be a very stressful business.” At the Austin branch alone, the average rate of employee retention is at least five years. “I’ve got one guy that’s been with me for 12 years and one that’s been here nine and a half. It’s a phenomenal feeling.” RL

2013: what a year!

T

o serve, lead and work with such a great group of people at the Women’s Council of REALTORS has been such an incredible experience. When the year first started, I was excited about the possibilities of what was about to take place, and of course, what has taken place was exciting, at times challenging. When I think back at the TAR/WCR Winter Meeting Celebrity Waiter Dinner, the theme Heroes and Villains—Bill Evans as Goldmember, Ruby Johnson as Mini-Me, Diana Keys as Ivana Humpalot, and myself as Austin Powers, I have memories that I will treasure for the rest of my life. I can’t express how grateful I am to the 2013 WCR board of directors, with whom I have spent so many hours in working to fulfill the WCR mission—a network of successful REALTORS, advancing women as professionals and leaders in business, the industry and communities we serve. As I look back over the year, we offered relevant educational classes and re-

ferral and networking opportunities. We helped to develop leadership skills in those who stepped up, and we motivated by providing speakers that shared their ideas on how to “jump start” your business. February started the year with the Austin Chapter winning second place in the ABoR/TREPAC Chili Cook-off. In April, through our cakeauction, we were able to raise approximately $3,400 for TREPAC. At the TAR/WCR Winter meeting, the Austin Chapter was awarded “Largest Financial Contribution” during the TREPAC Celebrity Waiter Dinner and also won “Best Chapter Participation” (ah, again, the memories). Our Community Service Committee put together “comfort-kits” to distribute to the homeless and raised approximately $750 which was donated to the Senior Elder Care Summer Fan Drive. Then, in October, we more than tripled last year’s Bra’s 4 A Cause total with a portion of the proceeds going to the Breast Cancer Resource Center of Central Texas. I am honored to have served as the 56th

president of the Austin Chapter. They say that while you are developing your leadership skills, one of the things you must learn to do is to pull others up behind you who could, then, soon replace you. And, if you talk to Victoria Reviel, she tells a story of how, a couple of years ago, with a glass of wine in hand, I was calling her name from across the lobby of the Hyatt Regency during the TAR Conference—running after her, asking her if I could talk with her—and, again, with a glass of wine in hand for her, sat down with her to talk about the possibilities of running for office with the Women’s Council. I am glad she said, “yes.” Congratulations and best wishes to the 2014 WCR President, Victoria Reviel. I will miss WCR. I will probably pop in here and there just to satisfy my “WCR fix”. But, I leave the office confident that the Chapter is in the best possible hands to carry on the WCR values and make sure that as a WCR member, you are positioned to stay on top of your competition through
