Happy 2014 from 9200 ft above sea level! At Real Estate of Winter Park, we are very confident that our local real estate market will continue to improve in 2014. As you’ll see from our compilation of statistics, 2013 was a better year than 2012 in terms of overall sales volume. While that doesn’t mean sales appreciation occurred, it is imminent as our inventory shrinks across the board. Vacant land sales were the big winner as the sold volume was up 85% over 2012. We’re seeing more new construction in the area than we’ve seen since 2007 which is very exciting! Condo sales volume in the Granby area was up a whopping 80%. Commercial and income properties in the county soared from 1.8M in sales in 2012 to 5.6M in sales in 2013. We have kicked off 2014 with epic snow conditions which is ALWAYS good for our local economy, lodging, real estate, business and dispositions! New Listings - A measure of how much new supply is coming onto the market from sellers. Pending/Under Contract - A count of all the listings that went Under Contract during the reported period. Sold Listings - A measure of home sales that were closed during the reported period. Average Sales Price - A sum of all home sales prices divided by total number of sales. Days on Market - A measure of how long it takes homes to sell. Active Listings - A measure of the number of homes available for sale at a given time. The availability of homes for sale has a big effect on supply-demand dynamics and home prices.

Months of Inventory or Absorption Rate A measure of how balanced the market is between buyers and sellers. It is expressed as the number of months it would hypothetically take to sell through all the available homes for sale, given current levels of home sales. A balanced market ranges from 20 to 30 months of supply. A buyer’s market has a higher number, reflecting fewer buyers relative to homes for sale. A seller’s market has a lower number, reflecting more buyers relative to homes for sale.

Historical Facts

• The town of Winter Park was first settled in 1923 and incorporated in 1978. • Just 67 miles northwest of Denver, Winter Park Resort is the closest major destination resort to Denver International Airport. • The Panoramic Express chairlift is the highest high-speed six-pack chairlift in North America, transporting skiers up to 12,060 feet above sea level! • Winter Park Resort has 3,081 total skiable acreage, includes 143 designated trails and 1,212 acres of off-piste terrain, including Vasquez Cirque and glade skiing. Winter Park Resort is one of the largest ski areas in Colorado. • Winter Park is home to the National Sports Center for the Disabled (NSCD). NSCD is one of the largest outdoor therapeutic recreation agencies in the world. • Winter Park and Mary Jane have the highest average snowfall of any destination resort in Colorado. Winter Park and Mary Jane have seasonal average of more than 350 inches (that’s over 29 feet!). Yes, Silverton Mountain may get more fluffy white as does Wolf Creek but, hey, they aren’t destination resorts. • Winter Park Resort, formerly known as West Portal, was run by the City of Denver until 2002, when a partnership was formed with Intrawest and they took over the operation at that time. • Winter Park/Fraser Valley is the Mountain Bike Capital of the United States with over 600 miles of trails. • Winter Park Resort is one of Colorado’s longest continually operated ski resorts. • Winter Park, Colorado and its rich natural resources first supported the Arapahoe and Ute tribes, and then attracted the mountain men that ventured over Berthoud Pass in the early 1800’s. • Grand County was one of Colorado’s first areas to enjoy ‘sport skiing’.
