ust as the communities that make up the Amador-Livermore Valley — Livermore, Pleasanton and Dublin — are diverse and growing, so is this year’s edition of Our Neighborhoods. In 1869, the Western Pacific Railroad Company connected the railroad line from Oakland to Sacramento and made Livermore a stop. Before this time it is thought the population topped out around 75. Livermore was incorporated in 1876 with a population of around 850. When Pleasanton was incorporated in 1894, the population was a mere 500. But when Pleasanton became a part of the first transcontinental railroad line, The Pacific Railroad, in 1896, Pleasanton soon began to grow. Dublin is the relative newcomer in terms of incorporaton. While the official designation didn’t come about until 1982, the community was building as far back as the mid-1800s and in 1877 the first schoolhouse in the Amador-Livermore Valley was constructed in Dublin. Now the Amador-Livermore Valley boasts a population of more than 320,000 and all three being along the Interstate 680 corridor has created synergy between the communities. Still, all three communities have their own unique charm, each with its own well-maintained parks, school districts, retail districts and a host of wellplanned neighborhoods. In a way, neighborhoods are extensions of our homes. The people who make up our neighborhoods influence and enhance our daily lives. We can retreat or engage, celebrate or stroll in a reverie. This publication is filled with stories told by people who inhabit these neighborhoods. They tell about what drew them to the neighborhood and what

The 2016 expansion of Bernal Community Park in Pleasanton added 54 acres to the local park, a lighted sports field, a new play structure and a grand meadow to the area. Neighborhood and community parks, sports fields, hiking trails and open spaces dot the maps in Dublin, Livermore and Pleasanton.

Autumn Glen & Heritage Valley

T

he Autumn Glen and Heritage Valley neighborhoods are tucked between Valley and Mohr avenues at Kolln Street. This beautifully maintained neighborhood is within walking distance of schools, shopping and parks. A greenbelt running through the neighborhood, generous lot sizes and proximity to Orloff Park make it perfect for getting outside and enjoying the beauty of Pleasanton. Autumn Glen was built in 1984 by Morrison Homes, with one- and two-story homes ranging from 1,800 to 2,500 square feet of living space. The contemporary styled homes are on spacious lots and nicely maintained by the homeowners. Most lots range in size from 7,000 to 8,000 square feet, but some in the culde-sacs can be close to a quarter-acre. Heritage Valley was built between 1971 and 1976, also by Morrison Homes. Homes in this neighborhood range in size from 1,400 to 2,200 square feet and offer generous lot sizes ranging from 6,500 to 10,000 square feet, and

some along the cul-de-sacs can be up to a third-acre in size.

The neighborhoods are conveniently located, with easy access to downtown Pleasanton, shops and restaurants. A short drive to I-580 makes it a breeze for commuters.

McGuire Real Estate Team

Children in the neighborhoods attend Alisal Elementary School, Harvest Park Middle School and Amador Valley High School. A wonderful aspect for children and their parents is how close the schools are, walking distance or a short drive. Orloff Park is also close and offers playgrounds for tots and older children, picnic areas, basketball courts and softball fields. Amador Valley Community Park’s aquatic center is also only a short walk away.

TMcGuire@APR.com

Homes in the neighborhood get snatched up quickly when they go on the market, which Realtor Tim McGuire attributes to the neighborhood’s “spacious homes on generous lots,” he said. “It’s convenient for shopping, close to wonderful parks and offers easy commuter access.”

Birdland

PLEASANTON

he tree lined streets and lovely ranch homes and colonials of Birdland are close to all of Pleasanton’s wonderful shopping, dining and schools, making it a perfect place for families.

T

homes were built on the land in 1963.

Dave Rusconi and his wife Sandra moved to Birdland a few years ago from the Peninsula. The Rusconis have three school-aged children and were originally attracted to Pleasanton because of the schools. Upon arriving to the city, they soon became also fond of the “tightknit” community within Birdland, they said.

Residents of Birdland don’t need to travel far from home to run errands, shop or grab a bite to eat. Mission Plaza, which includes several casual dining restaurants, a day spa and a onestop shop for packing and shipping, is situated near Birdland, as well as Amador Center, which offers a Safeway grocery store, pharmacy, dry cleaners and several eateries.

“Without question, everyone wants to preserve the community feel and there is a great sense of interaction while not being overbearing,” Rusconi said. Birdland, appropriately titled for its streets named after bird species, is nestled in a centralized area of Pleasanton bordered by Valley Avenue to the south, Santa Rita Road to the east, Hopyard Road to the west and the Ken Mercer Pleasanton Sports Park to the north. The tree-lined streets of Birdland consist mostly of single-story ranch homes and two-story colonials. Historically, the area was used as farmland and was developed into the suburban haven that exists today when the first

“We love that there’s 12 years of schools within walking distance and great food shopping at Gene’s Fine Foods or downtown,” Rusconi said.

Walnut Grove Elementary School, Harvest Park Middle School and Amador Valley High School are the three schools within walking distance of Birdland. Families with school-aged children can enjoy the convenience of education and recreation significantly close to home. Also in Birdland, Woodthrush Park is a great place to take the family dog for a walk or play a game of catch with neighborhood friends. Ken Mercer Pleasanton Sports Park is also near Birdland and offers a skateboard park, soccer fields, baseball diamonds, tot play area and spaces for picnicking among other amenities.

Testimonial 1

Tim’s concierge service really helped to take a load off of us by providing staging and cleaning services and having resources for anything that needed to be addressed. Tim’s market knowledge guided us to the appropriate asking price, resulting in multiple offers and ultimately a sale price that was well over our asking price. We were very pleased with Tim, his team and the results he achieved.

Testimonial 2 Tim and his team did a wonderful job with the sale of my mother-in-law’s house in Birdland. He has a master’s knowledge of that area and we were totally impressed with his detailed approach to the marketing plan. He identified small repairs and upgrades to make the house attractive and ready-for-sale. Because we live outside the area, we needed someone to take a “hands-on” approach to handling the house. Tim identified contractors, managed the repairs and sold the house the first week it was on the market in a clean, no-hassle sale. We highly recommend Tim to anyone in that area. SO

Bridle Creek & Sycamore Heights

L

ocation, location, location! That’s what brought Shelly and Ritesh Jha to Pleasanton’s Bridle Creek / Sycamore Heights neighborhood in June 2014. But the couple and their two children soon found many other characteristics of the area to enjoy. “It’s extremely quiet and peaceful here,” said Shelly Jha. “And it’s so beautiful with views of the hills and the walking trails.” Bridle Creek and Sycamore Heights are situated in what used to be Pleasanton’s ranch and rural area, and well spaced out for plenty of privacy for each home. The neighborhood is full of luxury homes and located on the south side of Pleasanton. Bridle Creek was built by Greenbriar Homes between 2000 and 2003, with 3,200- to 4,450-square-foot homes and lots up to half an acre. Sycamore Heights was started in 2004 by Summerhill Development, and boasts homes of 3,000 to 5,000 square feet and up to half-acre lots. The Sycamore Creek walking path within the community is available for beautiful strolls. One of the favorite attractions, especially for children, is the proximity to Mission Hills Park, home to a giant slide, swings, two playgrounds, and a huge amount of space to play and enjoy the outdoors. For other types of play, Castlewood Country Club and Callippe Preserve Golf Course are less than 10 minutes

away, and Stoneridge Mall is a quick trip. “The Bridle Creek and Sycamore Heights neighborhoods are relatively newer neighborhoods in very convenient locations,” said Realtor Blaise Lofland. “These areas are very desirable for a number of reasons, including the schools and the proximity to parks and other recreation venues.” Nearby to the neighborhoods are excellent schools, including Hearst Elementary School and Pleasanton Middle. Teens living in the community go to Foothill High School. Private schools Quarry Lane and Stratford Schools are conveniently close by.

ith beautiful homes and modern amenities, California Creekside and Dublin Green are ideal neighborhoods to live in. “It’s a safe and family-friendly neighborhood,” Phil Tucker said of the California Creekside neighborhood. “It’s close to great schools, like Dougherty Elementary, and Emerald Glen Park and the Aquatic Center.” Phil and Erma Tucker are a few of the very satisfied residents living in the California Creekside neighborhood. Phil is a member of the City of Dublin Parks and Community Services commission. California Creekside was built by KB Homes in 1997. Homes range from 1,300 to 2,500 square feet, with average lot sizes of 5,000 square feet. These homes have three to five bedrooms, and boast traditional warmth with modern amenities. Client testimonials “Will is a superb agent and a good, honest person. He served as our Buyer’s Agent for our first home, a condominium in the Lake Merritt area of Oakland. He was patient, responsive and took time to educate us on the complexities of condo buying. When we decided to buy a house, Will was there for us again, every step of the way. At that time, the market had gained some momentum and there were multiple offers on every property in our desired neighborhoods and price range. With Will’s knowledge of the local market and excellent negotiation skills, we wrote strong offers and ended up closing on a great fixer for a great price in a beautiful bungalow community in Oakland. He helped us find good tenants for our condo, too. We will certainly ask him to work with us again in our future real estate transactions.” “Will is the best agent that we have worked with. He kept me appraised of everything that was happening with the purchase of our property and was very patient with all of our questions walking us carefully through the process. We believe he handles the purchase of the home very well and was very knowledgeable about schools and the area that I was interested in.”

With the famed Castlewood Country Club and lengthy history, this is very true. Castlewood Country Club was originally the 53-room palatial estate of Phoebe Apperson Hearst of the famous Hearst family. In 1924, the estate was sold and turned into a country club. The San Francisco and Oakland elite were all frequenters of the Club, and many of the original Castlewood homes were summer houses for these people. The club burned down in 1969 and was then rebuilt. It was also a precursor to the famous Hearst Castle at San Simeon. The Club prides itself on its two PGA approved 18-hole golf courses, the Hill Course and the Valley Course, along with wonderful recreational facilities including a pool and tennis courts. The Castlewood neighborhood is a dream location. This beautiful hillside community boasts a wooded golf course setting on 500 private acres surrounding the Castlewood Country Club as well as its own water supply. “Being in the middle of all the natural

PLEASANTON surroundings, you feel separated from the city, even though you’re still close,” said Amy West. Amy and her husband Scott moved to Castlewood with their two children three and a half years ago. “I can even hear the creek during the winter months.” The Castlewood neighborhood consists of older and newer single-family homes, from ranch-style homes to grand estates, dotted among mature oak trees. Many of these homes were built in the late 1960s to 1970s, with newer, often custom, homes scattered throughout. These homes range from 2,000 to well over 5,000 square feet, on lots from a quarter acre to over an acre. Most of the homes in Castlewood have an amazing view of the valley, as well as exquisite views of Pleasanton Ridge and the surrounding hills. Castlewood is also conveniently located with easy commute access to the 680 and 580 freeways, while being a short journey to the wonderful shops and restaurants Pleasanton has to offer. The schools are an easy trip, with Phoebe Hearst Elementary School, Pleasanton Middle School, and Foothill High School all serving the Castlewood community. “With stunning views, meandering streets and the beautiful hill golf course, it’s a peaceful and serene place to call home,” said Julia Murtagh.

Country Fair

‘T

he neighborhood is beautiful, friendly and has a prime location,” said Country Fair resident Molly Falcione. “It is an oasis within a fantastic city, and we could not be happier!” “Oasis” is the perfect word for Country Fair. Situated just south of Valley Avenue and Hopyard Road in the heart of Pleasanton, Country Fair is a small and delightful neighborhood with private courts and winding streets. The contemporary-style homes were built in phases between 1981 and 1993, and most have been updated at least on the inside. The homes have five different models, ranging from 2,000 to 3,200 square feet, with generous lots with some as large as a half acre. “Many of the homes are on quarter-acreplus lots with mature redwood trees and landscaping,” said Realtor Tim McGuire, who is also a resident of Country Fair. “We’re ideally located near K-through-12 schools and so many wonderful amenities like the Tennis Park, Ken Mercer Pleasanton Sports Park and the (Alameda County) Fairgrounds.” The focal point of this serene neighborhood is nature, with hundreds of redwood trees that stand over 35 feet high, views of Pleasanton

PLEASANTON Ridge, and access to a number of parks. Pleasanton Tennis and Community Park spans 15 acres with city-maintained tennis, volleyball and basketball courts and areas for the younger children to play. Also tucked into the neighborhood is Hansen Park, a six-acre park with basketball courts, play areas for children, barbecue pits and picnic tables. “Country Fair is the epitome of family friendly and fun!” resident Stephanie Schieder said. “It’s centrally located, well kept, and the people living here are the best friends and neighbors you could ask for.” Country Fair’s location adds to the neighborhood’s appeal. It’s close to downtown and shopping centers like Hopyard Village, Gene’s Fine Foods, and even Stoneridge Mall Shopping Center. For commuters, the BART and ACE train stations are fairly close. This neighborhood is more than a group of houses. Residents describe it as a closely knit community. “Country Fair is a great neighborhood with a genuine sense of community,” McGuire said. “Many residents look after each other, participate in watch groups and host wine parties.”

Downtown

T

ucked between Bernal Avenue and Del Valle Parkway, the Downtown Pleasanton neighborhood presents a small-town feel close enough to walk to Downtown, which features an array of food, shopping and entertainment options. In 2000, Devin Lynch moved to Pleasanton from the Peninsula, and four years ago he and his daughter moved to the Downtown neighborhood. Lynch, whose business is located on Ray Street, said location is a primary draw for him to this area of Pleasanton. “I can walk to dinner. I can walk to work. I can walk to the gym,” Lynch explained. “Everything is downtown.” During the summer months, the Friday Concerts in the Park, Movie Nights in the Park and the First Wednesday Street Fairs liven up the evenings. Every Saturday yearround residents can enjoy the Farmers Market, sprawling through downtown with local fruits, vegetables, and wares from local artisans. “There’s also the historical aspect,” Lynch said of downtown. “Every building has a story behind it.” Cafes, restaurants, and shops line the streets of Downtown Pleasanton. Restaurants boast nearly every cuisine imaginable; the shops and boutiques offer everything from books to clothing, to antiques and one-of-a-kind gifts. A

PLEASANTON short stroll from Main Street is the Firehouse Arts Center, which presents some of the finest entertainment in the Bay Area. “With beautiful Downtown Pleasanton within walking distance and award-winning schools for the children, these homes are ideally located,” said Realtor Blaise Lofland. “Residents can enjoy all the events downtown, at the library and at the Firehouse Arts Center, or even play a round of golf at Pleasanton Fairways.” Homes in Downtown Pleasanton were some of the first built in the city, with some being built in the late 1800s. The styles range from Victorian and Queen Anne style homes to California bungalows and small summer cottages mixed in with mid-century moderns. There is a collection of newer homes called St. John’s Place off Pleasanton Avenue. With houses of 1,000 to 3,000 square feet, and lot sizes around 5,000 square feet, homes in this neighborhood are charming and cozy, and reap all the benefits from being so close to the Downtown with all its amenities. Residents have a choice of parks, including Delucchi Park and Lions Wayside Park, where Concerts in the Park is held. Children can play in these parks or Veterans Plaza Park, which offers a play structure. Students from this area attend award-winning schools such as Valley View Elementary, Pleasanton Middle and Amador Valley High schools.

Working with Nanette gives you a peace of mind and eases the pain of buying and selling our home. She employs a team of professionals to take care of your Real Estate needs. Her efforts exceeded my expectations, she delivers remarkable experience! - Maria T. Ferriera Nanette is one amazing professional realtor. She has maneuvered a tough negotiation process for me as a buyer in this very challenging Bay Area seller's market. I could not have owned a home without her. I thank her for her passion, drive and commitment to me as her customer. She's awesome! - Richelle Rodriguez Nanette is awesome! She was very professional from our first meeting up to the purchase of our home and beyond. One of the main things my wife and I truly appreciated was how Nanette was very accommodating with our schedule, especially since we have a newborn baby. Even though she maintained a high level of professionalism, we felt like we were working more with a close family member and friend. Your realtor needs to be someone you can trust because they’ll know everything about your personal details during the purchase or sale of a home, and we felt we got that with Nanette. We also felt she had our back in all transactions and made sure our family was safe and secure as potential buyers were looking at our home because we lived there during the sale. When it came to purchasing our next place, we could tell she really did her research on potential listings because she would give us facts that we never even thought to consider or ask. Nanette is awesome in her work and as a person. Even today as we sit in our new home, Nanette still checks in on us to see how our family is doing and we feel so blessed. We didn’t just get a realtor, we got Nanette Cartago! - Chris Manuel Its during her open house, that I met Nanette. The first impression I got about her, was truly the best impression she made. She prepped me for getting my pre-approvals and also I got pre-qualified, even before I made an offer. Nanette is very systematic and a detail oriented person. She makes sure she protects her clients, and she figures out all the fail safe ways to keep us secure. It's all about the trust I had in Nanette (being my guardian angel), who kept her promise of holding my hand and guiding me in this extremely complex process. I really appreciate her efforts in closing this deal before the close of escrow date (an impressive 26 days), and making this process really smooth for me. Ironwood Estates

L

ocated near the “Chain of Lakes” in a central area of Pleasanton, Ironwood Estates is one of Pleasanton’s newer neighborhoods with its 71 homes built between 2005 and 2009. The neighborhood, which is bordered by Valley and Mohr avenues, is great for families as it is in close proximity to Mohr Elementary School and Harvest Park Middle School, and Amador Valley High School is just minutes away. Being nestled next to open space and walking trails, the neighborhood boasts large lots with unique homes. Built by Ponderosa Homes, Ironwood Estates offers three different styles of homes on lots ranging from appoximately 9,000 to 16,000 square feet. “Buying in Ironwood Estates has been one of our best decisions,” Holly Johnson, an original owner in Ironwood Estates, said. “All of the floor plans and lots are spacious. As an original owner, we’ve been able to see all of the greenscape flourish, providing private lots for each home.” In addition to abundant greenery, residents can enjoy access to a central clubhouse, pool, playground, and spacious grass area.

PLEASANTON “The classic look of each home’s elevation makes this neighborhood feel unique and not ‘cookie cutter,’” Johnson said. “The HOA (homeowners’ association) maintains the property well and we love driving into our neighborhood each day!” “I was impressed with this new Ponderosa development established in 2005 because of its quiet location and quality of the builder’s design,” said Kris Moxely of the Moxley Team with Alain Pinel Realtors’ Pleasanton office. “Today I’m still impressed and anxious to be able to represent buyers and sellers to the Ironwood Estates.” Spacious homes, beautiful scenery, centralization, and access to various community amenities make Ironwood Estates a neighborhood residents can be proud to call home. “The interiors, with defined spaces, allow my kids — who are now teenagers — to have friends over without feeling like they are taking over the whole house,” Johnson said. “We love that our neighborhood is ‘tucked away’ and yet so close to downtown, schools, sports fields, and the freeway for easy commuting.”

Jensen Tract & Amador Estates

R

esidents in the combined neighborhoods of Jensen Tract and Amador Estates love their homes for a multitude of reasons, including how close they are to local hotspots and the quality and proximity of the schools. The neighborhoods are defined by the schools, literally and figuratively. Children in the area attend Alisal Elementary, Harvest Park Middle and Amador Valley High, which are all within walking distance. Alisal Elementary is used as the dividing line between Jensen Tract and Amador Estates, with homes on the south side of the school in the Jensen Tract and homes to the north in Amador Estates. The Jensen Tract neighborhood — namesake of its developer, Jensen Homes — was built between 1953 and 1968. It was originally made up of single-level ranch style houses, but now includes some two-story homes, showing homeowners’ need for more room but desire to stay in the area. The Jensen houses range between 1,100 and 2,000 square feet.

acres, Amador Valley Community Park is just across the street and features a barbeque pit, picnic tables, horseshoes, restrooms, tot play areas and very large fields for many different sports. Also, the back of Alisal Elementary School is open to the public during non-school hours, and many sporting events and practices are held there. The neighborhoods are only a few blocks from vibrant downtown Pleasanton with its shops and dining options, and close to the local post office, a grocery store and other retail. “This is the perfect place, and a wonderful place for families and their children to be so close to schools and walking distance to the downtown area,” said local Realtor Kris Moxley. “It’s a neighborhood that homeowners don’t want to move from,” Moxley added. Residents don’t need to stray far from home to run errands or enjoy a night out on the town.

The Amador Estates neighborhood was built by Devmar Homes between 1960 and 1970 and is filled with mostly single-story homes ranging from approximately 1,050 to 1,700 square feet.

“We love living so close (to downtown) and take advantage of it every week by walking downtown to dine, shop, or go to the farmer’s market,” said resident Michelle Sherin. She and her husband, Dave, bought their home in the Jensen Tract about seven years ago.

Residents of all ages have a plethora of places to play close to these neighborhoods, including Dolores Bengtson Aquatic Center. With over 23

Client Testimony: Kris is amazing. She worked with us over an extensive period of time to find a wonderful house in a location that we love. She worked hard to negotiate a great deal for us in our home purchase and followed through long after the close of escrow to make sure all of the details of the sale happened as they should. Kris also managed the sale of our home. We got offers after our first open house and sold the house for a great price. The sale went so smoothly. I can’t recommend Kris enough - she is by far the most professional and dedicated person to work with for the purchase or sale of a home. — Steve and Cindy

Kottinger Ranch

S

urrounded by Pleasanton’s rolling hills on the southeast side of the city, Kottinger Ranch is a neighborhood complete with picturesque views overlooking the city, large lots and hiking trails. “Kottinger Ranch is an unpretentious yet luxurious neighborhood surrounded by open space hiking trails and oak-studded hills and canyons,” said Realtor Tim McGuire. Kottinger Ranch homes are one- and twostories from roughly 2,700 to 4,000 square feet, equipped with three-car garages. They can range in price from about $1,400,000 to more than $2,000,000 for the larger, custom homes. The neighborhood was developed between 1992 to 2000, making it one of Pleasanton’s newer communities. “It is a much sought after neighborhood because of the large lots, which are typically a third to a half acre or more, and some with sweeping views of the valley,” McGuire said. “They have some wonderful amenities like an Olympic-size pool, tennis courts, a clubhouse, even picnic tables and barbecues. They also have several grassy park areas for kids and pets to play, so it really checks all the boxes for many buyers.”

PLEASANTON Kottinger Ranch provides a quiet, exclusive atmosphere and is conveniently located just minutes away from Pleasanton’s lively downtown, the Alameda County Fairgrounds and I-680 freeway. Three shopping centers are conveniently located just outside the neighborhood for residents to complete grocery shopping and miscellaneous errands. “Downtown is in walking distance, a favorite place to spend a Friday night, and the farmers’ market is always on our schedule for Saturday mornings,” said Bob Holmgren. Bob and his wife, Kathleen, raised their family in the neighborhood. “We initially bought in Kottinger Ranch primarily for its setting, views and sense of community neighborhood,” Holmgren said. “A secondary benefit was its proximity to elementary, middle and high schools, all of which are highly rated.” The Holmgrens have fond memories of Kottinger Ranch “porch parties” they would have with their neighbors and the excellent youth sports programs their now-grown children participated in.

Kristopher Ranch & Alden Lane

K

ristopher Ranch is known for its luxurious neighborhood, nestled among the south side area of Livermore and bordered by Holmes Street and Alden Lane. The single- and two-story homes were built between 2000 and 2002 by Greystone Homes and Lennar, ranging from 2,700 to 3,700 square feet. Only ten minutes away from the San Francisco Premium Outlets, the “upscale executive homes in the Livermore wine country are also walking distance to Sycamore Grove Park and wineries,” said Broker Associate Gail Henderson, from Alain Pinel Realtors in Pleasanton. Along with the close accessibility to the parks and wineries, “these homes have large yards and spacious floor plans that provide good space options for families and those looking to downsize to smaller one-story homes,” Henderson said. Rachael Carlson and her family became residents and first owners of their home in Kristopher Ranch 14 years ago, and she was intrigued by the friendly neighborhood and top-notch schools in the area.

“The community is more family-oriented than other areas filled with busy streets,” Carlson said. “Education in the Livermore school district is well-rated and I love the community involvement within the schools. The Dunn family also moved to Kristopher Ranch 14 years ago and have had a pleasant experience as long-term residents in the area. “Our neighbors are great, and I like that it’s close to Sycamore Grove Park,” Lea Dunn said.

Easily accessible roadways for commuters and housing costs are also a draw. “My husband works in the Silicon Valley and the area is close to Highway 84,” Dunn explained. “And, when we purchased our home, it was less expensive, which is another reason we moved in.” Long-term residents in Kristopher Ranch, like the Carlsons, had the opportunity to develop a close bond with their neighbors and watch the children in the neighborhood grow up together. “When we moved in, it was a new community and our neighbors’ children were our kids’ age,” Carlson said.

Laguna Oaks

L

aguna Oaks is a secluded, family-friendly community with beautiful scenery and easy access to all Pleasanton has to offer.

“We love the large back yard, the fact that our kids can walk to school, and the neighborhood is very close to freeway access,” said Pleasanton Planning Commissioner Herb Ritter, who moved to Laguna Oaks in 2008. Nestled against the Pleasanton Ridge on the west side of the city, Laguna Oaks offers picturesque views outside the windows of its homes and park-like common areas outside of its front yards. Laguna Oaks is made up of 161 houses ranging in size between 3,100 to 4,500 square feet, with lot sizes between a quarter and a half acre. These homes first went on sale in 1995, offering a choice of five models — each with four to six bedrooms, large family rooms, bonus rooms, home offices and big yards — all constructed on large lots around a series of cul-de-sacs. “We have a great community with our own Facebook page to communicate with each other,” Ritter said. “We also have an excellent crime watch program with neighborhood

ocated in the heart of the South Livermore wine country, Los Olivos and The Corners are two premier communities neighboring one another, surrounded by picturesque hills and vineyards. Los Olivos was built by Centex Homes between 2002 and 2004 and offers four- to sixbedroom vineyard homes ranging from 3,000 to 5,000 square feet. In addition to the spacious living area, the homes have two-, three- or four-car garages. “It is such a beautiful setting among the vineyards and olive trees,” said Lisa Bostick Hoogenboom. “The neighbors are so friendly, and there is a feeling of security and peace.” Developed by Northbrook Homes between 2004 and 2006, The Corners is also full of vineyard-style homes complete with front porches and wooden exteriors. Houses in The Corners are also sizable, ranging from 3,000 to 4,750 square feet and offering three-, four-, five-, and six-bedroom floor plans. Like Los Olivos, The Corners also provides two-, threeor four-car garages. “With a mixture of Craftsman and traditional-style construction homes situated on generous, flat lots from 11,000 to 15,000 square feet, these homes not only offer luxury but charm and beauty as well,” said Kelly King of Alain Pinel Realtors’ Livermore office.

While the homes in both neighborhoods are stunning, the surrounding area is even more striking with Sycamore Grove Park and multiple open walking trails located just across the street and Independence Sports Park just a brief walk away. Also in the area is Ravenswood Park and Historic site, a beautiful victorian estate that can be rented as a venue for weddings, retreats, community meetings, and other events. “These two beautiful neighborhoods are surrounded by the lovely hills and vineyards, right in the heart of the South Livermore Wine Country,” said King. For residents living in Los Olivos and The Corners, The San Francisco Premium Outlet Mall and vibrant downtown Livermore with a variety of shopping and dining are options all only minutes away from home. Families with school-aged children will find 2016 Gold Ribbon school Emma C. Mohr/Martin Estates

M

ohr/Martin Estates neighborhood is a perfect place for the quiet life - a peaceful area with convenient access to all the wonderful things Pleasanton has to offer. It brings to mind the feeling of tranquil, small-town serenity that Pleasanton has long been known for.

“Our favorite thing about our neighborhood community is the quiet. No road noise, no traffic, no wild-and-crazy neighbors.” Though Mohr/Martin Estates may feel like an island all its own, it is conveniently close to all the amenities Pleasanton has to offer.

PLEASANTON NEIGHBORHOOD SPONSOR Kris Moxley Moxley Team Alain Pinel Realtors, Pleasanton

“It’s close to the schools and offers easy commute access,” said Moxley.

KMoxley@APR.com

“The Mohr/Martin Estates is an area tucked away for families and centrally located, where one can travel the nearby trails and enjoy the quiet sunsets,” said Realtor Kris Moxley.

Only a hop, skip and a jump from downtown Pleasanton and amazing shopping, restaurants, and entertainment, the area is also near 1-580 and 1-680.

925.519.9080

The neighborhood is quietly located in the “Chain of Lakes” area, offering court locations and private streets nestled next to open space and walking trails. Some of the homes were built by Bass Homes in the late 1980s and range from 3,100 to 4,100 square feet with half acre lots.

Children in the area attend Mohr Elementary School, Harvest Park Middle School and Amador Valley High School. There are walking and biking trails leading from the neighborhood to the schools.

Beautiful custom homes are also in the area offering 3,700 to 5,700 square feet of living space and spacious half- and one-acre lots. Mature landscaping completes the feeling of peace. Mark and Patti Lortz enjoy the neighborhood for just this sense of peace.

“This is a very stable community,” Lortz said of the neighborhood. “There’s not much in the way of moving in-and-out of families. It is a community of both young families and retired people. We like that, too.” Mohr/Martin Estates offers the luxury and tranquility of a much more remote neighborhood, with all the convenience of being close to the central hub of Pleasanton.

Pheasant Ridge

P

PLEASANTON

heasant Ridge is known for its large, inviting homes and its convenient proximity to a variety of parks, hiking trails, and highway 680 for access to the rest of the beautiful Bay Area.

“I love the location as well as the convenience,” Pandhe said. “The schools are very close by, and I like the atmosphere and teachers. All the options for extracurricular activities are very close by.”

Keerti Pandhe and her family moved to the Pheasant Ridge neighborhood three years ago, and in that time they have found it a perfect place to call home.

“The new Bernal Community Park is within walking distance, offering sports fields and a 40-acre nature reserve,” said Dunlap. “You can jump on the Marilyn Murphy Kane trail for a quiet jog or bike ride all around the neighborhood.”

Pheasant Ridge is one of the newer neighborhoods in Pleasanton, tucked in just south of Bernal Avenue, and between I-680 and Foothill Road. Built in 2004 by Greenbriar homes, the community is full of spacious and inviting homes with a variety of exteriors to give these homes a personal, unique quality. “The homes have a luxurious and contemporary style, with spacious layouts, large lots, high ceilings and excellent floor plans,” said Realtor Trang Dunlap. Homes range in size from 3,265 square feet to 5,330 square feet, with lots from a quarter acre to a third acre. These large, luxury homes offer either one or two stories, with homes up to five bedrooms. The spacious homes are not the only appeal of this community. Pheasant Ridge has easy access to the I-680 freeway and Pleasanton’s exceptional school district, as well as numerous private schools.

Access to sports and nature are easily found in this neighborhood, with several parks including Fawn Hills Park and Pleasanton Ridge for hiking. “I like to run and to hike so I like the running trails being so close. I use them to train for marathons,” said Pandhe. Pheasant Ridge also appeals to Silicon Valley workers because, in addition to convenient freeway access, there are corporate shuttles close by. Stoneridge Shopping Center, the Bernal Shopping Center, Oak Hills Shopping Center, and the Pleasanton Gateway Shopping Center are nearby. And for golfers, it’s only a stone’s throw from the Castlewood Golf Course and a short drive the Callippe Preserve Golf Course.

CLIENT TESTIMONIALS “As I am sure you are aware, buying a home in the Bay Area in today’s market is challenging at best. To add to the difficulty, we had some very unique and demanding requirements in the home that we wanted. On top of that, we were working on a tight budget. Janice never blinked twice. She took the time to really listen to our needs. The properties she presented to us were tailored to exactly what we were looking for and she never pushed a property outside of our requirements. We cannot tell you enough about how pleasant Janice was to deal with. She made extra efforts to accompany me to many properties over the months. We got out bid so many times we were about to give up, she never did.” – H&T Kohn

“As for our realtor, the answer is a resounding yes. We had a great relationship with her, and would not hesitate to recommend her. Janice was very patient working with the new owners’ realtor (his brother, actually), kept us up to date on everything, performed a lot of services that she paid for out of her fees (mailer, photographer, stager, etc), promoted the property vigorously, advised us at every turn. We found her in a very unorthodox way -- I was out walking Fargo, ran into her as she was setting up an open house sign on the corner, and we simply started chatting. I called her a few months later and she had already done some research for us, just on the off chance I would call. Her husband works for Weibel, and is a great guy as well. I’m sure your friend will be pleased.” – C&K Meyer

Pleasanton Meadows

P

leasanton Meadows boasts a cabana club and a greenbelt through the community that accesses the elementary school. With two large parks and everything from tennis to play areas, Pleasanton Meadows is a great place for families and children. Chris Lewis and her family moved into their house in Pleasanton Meadows in 2003. “It’s been a wonderful 14 years,” Lewis said of living in the neighborhood. “Our neighbors are really friendly, and a lot of them are even the original owners.” Bordered by I-580 to the north, Staples Ranch to the east, Santa Rita Road to the west and West Las Positas Boulevard to the south, Pleasanton Meadows inhabits the city’s northeast corner. The original homes in Pleasanton Meadows have three, four or five bedrooms with either one or two stories, and range in size between 1,300 and 2,500 square feet with lots from 6,000 to 8,000 square feet. Pleasanton Meadows was built from the late 1960s to mid 1970s by Galli Homes and Oliver Rousseau Homes, two famed designers of homes in San Francisco’s Sunset District. “Pleasanton Meadows is a very desired neighborhood in Pleasanton,” said Realtor Joyce Jones. Nestled within the neighborhood is the Pleasanton Meadows Cabana Club (PMCC) equipped with a community pool - where swim lessons are offered in the summer - a gazebo and barbecue area. The club holds an annual Easter egg hunt, a grand opening BBQ, and an adult

wine and food party in the fall. “We love the cabana club and the community pool,” said Lewis. Between Fairlands and Meadows parks, there is plenty of space and fun to be had. Fairlands Park alone is more than 13.8 acres. These two communal hubs within the neighborhood have basketball and tennis courts, picnic areas, and play structures for tots and older children. “My husband and I raised both of our children in Pleasanton Meadows,” said Jones. “We fell in love the minute we saw the greenbelt that runs through the community, as well as the playgrounds and the community pool. Our children could ride their bikes to the elementary school without having to be out on the streets thanks to the greenbelt. It’s a wonderful neighborhood for families.” Fairlands Elementary is a part of the Pleasanton Meadows community, and both Hart and Harvest Park middle schools are in close proximity. Teens living in Pleasanton Meadows also get a choice between either Amador Valley or Foothill high schools. Shopping centers surround Pleasanton Meadows on each end and include Cort Plaza on Pimlico Drive and Meadow Plaza on Santa Rita Road. Between these two shopping locations residents can find major grocery stores such as Trader Joe’s and the new neighborhood Walmart, gas stations, eateries, a home decor store and medical facilities, among other businesses. Testimonial 1

It was a pleasure working with Tim. His knowledge of the market was outstanding and responsiveness to any questions we had can only be described as perfection plus. In today’s world it seems that people are rushed and therefore sometimes not as helpful as one would desire. We never saw that with Tim. He was always available and was always in a positive frame of mind with honest, realistic answers.

Testimonial 2

When Tim says he offers a full-service concierge service, he means it! Tim and his team handled everything ... cleaning, staging, recommending and coordinating painting and landscaping services, handling all communications with our relocation company, and then of course all the other transaction items that go along with selling a home. Tim’s integrity throughout the process is extremely evident, which is why I believe he is not only respected by his clients but also by his peers. We highly recommend using Tim to sell your home. SO

Stoneridge

toneridge is a neighborhood with all the convenience of being close to Stoneridge Mall, BART and the freeways, while maintaining small-town charm amidst beautiful scenery. “Stoneridge is a quaint little neighborhood with lots of single family homes and townhouses,” said Realtor Joyce Jones. “Homeowners love being on this side of town due to its location.” Stoneridge is tucked against the hills of the west side of Pleasanton. Built by Stoneson Development between 1969 and 1975, it is one of the most mature neighborhoods in Pleasanton, with homes from 1,300 to 2,500 square feet and lot sizes of approximately 8,000 square feet. Stoneridge features some of the most popular single-story floor plans in Pleasanton, and is close to some of Pleasanton’s excellent schools, including Lydiksen Elementary School, Hart Middle School and Foothill High School. “It is close to both major freeways, 680 and 580 and BART,” said Jones. “This neighborhood is perfect for the homeowner working in Silicon Valley, San Jose, Walnut Creek or San Francisco.” It’s not only convenient to transportation and shopping, there are a number of outdoor activity options nearby. PLEASANTON Sports Park spans 13.9 acres of land with sports fields, tennis courts, basketball courts, picnic tables, barbecue pits and more. Moller Park is seven acres and has a nice walking path, picnic tables, barbecue pits, and an area for younger children to play. Pleasanton Ridge is only a short distance away, with hiking trails all along the beautiful hills of west Pleasanton. Residents of this charming community aptly describe it as everything you want in a Pleasanton home. Madelyn Perez lived in the Stoneridge neighborhood for 10 years and loved that it was one of Pleasanton’s smaller neighborhoods. “It’s small, and it’s established,” Perez said. “It’s one of the most desirable areas in Pleasanton.” “Stoneridge is close to Stoneridge Mall, restaurants, Pleasanton Sports Park, playgrounds, ACE Train and so much more,” said Jones.

Sunset West & Tempo

S

unset West and Tempo neighborhoods in Livermore are known for being great for families with its easy commute location, proximity to great schools, shopping and parks and the sense of community. The neighborhoods, which are bordered by Stanley Boulevard, Holmes Street, Concannon Boulevard and Isabel Avenue, offer charming residential homes built between 1958 to 1969 by Sunset and Hofmann Homes, with lot sizes ranging from 6,000 to 7,500 square feet. Children in the neighborhoods attend Smith and Mitchell elementary schools, Mendenhall Middle School and Granada High School, which are among “the highest rated schools in Livermore,” said Realtor Gina Huggins of the Huggins Real Estate Group. Because of the quality of the schools and location, “Kids can go from kindergarten through high school with the same friends,” Huggins continued. Jodi Starsiak and her family moved into their home in the Sunset West community 18 years ago, primarily because of the quality of education her children would receive in the Livermore schools. “We moved here because of the great school district, and I became involved in the Parent-

Teacher Organization (PTO) during the time that my kids were attending school,” Starsiak said. Starsiak also noticed the sense of community within the neighborhood when her neighbors offered to periodically help her out with her children. “I was the only working mom at the time when we first moved here and our neighbors were stay-at-home moms, so they would volunteer to help me out and pick up my kids from school if I was running late on certain days,” she said. Residents have a myriad of shopping and dining options with the location “close to both downtown Livermore and Pleasanton,” said Amanda Pereira, also with the Huggins Real Estate Group. Along the Sunset West/Tempo residential area, there are beautiful tree-lined streets that are hard to miss when driving by. Residents in the neighborhood also have easy access to miles of trails filled with a stunning, nature-filled view for walking, biking or running. “Sunset West / Tempo has the best Livermore has to offer,” said Huggins.

TESTIMONIALS “Gina has been selling homes in our neighborhood for years so it was a no-brainer that we would consider her when we started interviewing agents. We felt very comfortable with her and her partner, Amanda, so we decided to list with Gina. We are so glad we did. Everything went smoothly, even though my husband and I left for Europe two days after we accepted an offer on our home. Gina handled everything, and never missed a beat. We have no qualms about recommending her. She will do a great job for you.” — Tempo

“We’re glad that we chose Gina Huggins to represent us in the sale of our home, and we would highly recommend her. She’s very experienced and was able to educate us on everything that came up during the process. She was always accessible and communicative. She responded promptly to any question that we had, and always kept us up-to-date on what was happening. We felt that she partnered with us on the marketing and sale of our home, and she was very easy to work with. Gina is a really nice person too, which is always a bonus in a business transaction. We really enjoyed working with her and achieved positive results!” — Sunset West

Our business model is not about how many homes we have to sell each year to be #1 or “successful”. It is based on treating each client like family, like they are our only client. We never forget during the real estate process that it is your home and likely your largest investment. • We have closed 71 home sales in the Sunset West/Tempo Neighborhood • Consistent 5 star reviews on Zillow • Over 20 years full time real estate experience specializing in the Livermore Valley

Preparing to sell your house?

TIPS For

5

SELLING

Your HOME This Spring

Are you preparing to sell your house this year? You won’t be alone. Many East Bay homeowners, put off by the low home prices over the past 5 years, are taking a fresh look at selling their home after the sharp increase in prices last year.

3. List your home on Thursday or Friday. Most buyers look at homes during the work week, and then plan to visit the homes over the weekend. Not surprisingly, the busiest day for real estate website traffic is on Friday.

Here are five important things you can do to maximize your sale price, shorten your time on market, and increase your chance of selling.

4. List your home before June. There’s something about Spring that puts people in the mood to buy a house. That makes it a great time to sell! Buyer activity begins to heat up, and there’s a sweet spot to listing your house before inventory catches up. Homes get snatched up faster, and for more money too.

Use professional photos and receive anywhere from $934 to $116,076 more than when using point-and-click camera. - The Wall Street Journal

1. Price your home right...the first time. The week that your listing hits the MLS, it will receive nearly four times more visits on the internet than it will a month later. This is the best opportunity to grab the attention of every potential buyer at the same time.

Many sellers make the mistake of “testingthe-waters” with a high price, thinking they can always lower the price to attract attention. It doesn’t work, and suggests that there may be something undesirable about the house. 2. Use professional photos for your listing. Don’t let muddy, low resolution photos be the first impression of your home to potential buyers! Your home deserves better. The Wall Street Journal reported that listings with better photos commanded higher asking prices, anywhere from $934 to $116,076 over listings using photos from point-and-click cameras.

5. List your home with a professional Realtor®. Selling a home is not just a transaction. It’s a complex, major financial event that is often an emotional rollercoaster. You need a qualified professional who can help you strategize to best prepare, and help you navigate the process into a successful and rewarding outcome.

Sally is an outstanding real estate agent. We met her by chance at an open house, and she was happy to help us narrow down our search for our first home without being pushy at all. In just a few weeks we were moving into our starter home after a very smooth experience. She kept in touch regularly, and a few years later she helped us sell our starter home in only six days with multiple offers, and buy our larger, permanent home. Sally clearly explained each step, the reasons for all the forms we had to sign, and followed through with everyone involved in the process to make sure all our needs were met. When unexpected hurdles came up, she was quick to get them resolved, keeping us updated along the way. Compared to other agents we have met, Sally is one of the most professional, thorough, and charismatic we have come across. She caught every change in our seller’s offer/ counteroffer, and made sure we understood every update before agreeing to continue. At signing, the notary said that it is rare for the agent to come also, but Sally made the time to be there. She will be your advocate and will make the process easy! I highly recommend her if you are buying, selling, or both. Carole-Anne and Zach

Vintage Hills

intage Hills is nestled in the rolling hills east of downtown Pleasanton, and is known for beautiful parks, large lots and excellent views. Built in the 1970s by H.C. Elliot, these homes offer floor plans ranging from 1,400 to 2,300 square feet, with lots from 6,500 to 10,000 square feet. Some lots are even in the third-acre range. Homes in this area have both single- and two-story floor plans with open kitchens and two-car garages. The hilly landscape makes most of these lots extremely private, and mature landscaping decorates the streets. “This is a very clean-looking neighborhood with gentle elevations and views,” said Realtor Ruth Low Reinhold. The neighborhood is close to downtown as well as schools. Children in this area attend Vintage Hills Elementary School, Pleasanton Middle School and Amador Valley High School. In addition to the close proximity to the schools, this neighborhood has plenty of opportunities for outdoor activities for children and families. Shadow Cliffs Regional Recreation Area is just 2 to 3 minutes from these homes, offering waterfront activities, playground facilities and the beach. There are two parks in Vintage Hills - Vintage Hills Park, spanning four acres with barbecue pits and picnic tables,

PLEASANTON a tot play area, and open space, and Tawny Park, covering 3.9 acres with basketball courts, picnic tables and play areas. “Vintage Hills also borders on Kottinger Community Park, which is excellent for jogging, biking and walking,” said Reinhold. “This neighborhood is surrounded by open space and hiking trails, with oak-studded hills and canyons.” Nearby is also plenty of shopping, with Vintage Hills Shopping Center only five minutes away, and the Farmer’s Market in downtown Pleasanton, Pleasanton Gateway Shopping Center and the Stoneridge Mall also close. “Residents are just minutes away from Pleasanton’s lively downtown, Alameda County Fairgrounds, and Interstate 680,” said Reinhold. There are many aspects of Vintage Hills that make it such a desirable neighborhood, which is why many residents are original homeowners. Client testimonials “Will has been fantastic to work with! He is extremely knowledgeable, professional, and very responsive. It has been very tough to purchase a property in East Bay last year due to high demand and getting outbid with cash, but Will was with me and my fiancé all along the way. He helped us purchase the perfect home for us! We are forever thankful and highly recommend his services!” “Will is the best agent that we have worked with. He kept me appraised of everything that was happening with the purchase of our property and was very patient with all of our questions walking us carefully through the process. We believe he handles the purchase of the home very well and was very knowledgeable about schools and the area that I was interested in.”

Willow West / ‘The Gates’

L

ocated near the heart of Pleasanton, Willow West is a neighborhood of mostly single-level homes with classic charm and generous yards for children to play. Built between the late 1960s and early 1970s, most homes have two-car garages and lot sizes between 6,000 and 8,000 square feet. Adjacent to Willow West is “The Gates,” which has a similar feel as Willow West, but the homes were built in the 1980s. A hallmark of the new neighborhood was larger homes on spacious lots. In 1982, Woodhill Farms Development added to the community with a development called Wood Meadows, nestled within the Amberwood neighborhood, which was built between 1982 and 1985 by William Lyon Homes. Eventually, the group of contiguous neighborhoods of Amberwood and Wood Meadows became known as “The Gates” because most of the street names include the word “gate,” such as Laramie Gate Circle, Sutter Gate Avenue and Ross Gate Court. The first part of the street names pays tribute to historic military forts throughout the United States. The neighborhoods are so cohesive the names are often used interchangeably by residents to describe where they live. Pleasanton’s central location within the

Bay Area and family-friendly reputation brought The Gates residents Julie and Vehid Husenovich to the area. “We really enjoy living in The Gates,” Julie Husenovich said. “It’s a very friendly neighborhood.” The Husenovichs’ home is close to several walking trails and Ken Mercer Pleasanton Sports Park. They said they feel a sense of community and camaraderie with their neighbors in The Gates, and feel safe allowing their two young children to play outside in their cul-de-sac without the worry of heavy traffic. Willow West and The Gates are in close proximity to Mission Plaza and Amador Shopping centers. Between the two locations residents can fulfill their dining, grocery shopping, banking and packing and shipping needs. Also close by is Downtown Pleasanton, which has a variety of businesses from finedining restaurants to clothing boutiques and spas. Willow West is home to Pleasanton’s Bicentennial Park where Century House, a historic Victorian farmhouse turned community center, is located. Century House is available for residents to rent for showers and intimate gatherings. Residents living

Tim’s team handled our home sale almost entirely by remote control. We found a new home in another state while on vacation and contacted Tim. He electronically arranged our selling process and had a buyer under contract within 45 days without us ever returning home. In our mind, that is the definition of Concierge Real Estate Service. As a result, we are now the proud owners of our dream retirement home in Washington State, thanks to Tim.
