e are so excited to present our special Christmas edition of My Renovation. It’s one of our favourite times of the year when it comes to styling. There is something heartwarming about browsing the local stores to see what new trends have emerged over the previous 12 months. Here are our top tips on how to get your house prepared for the silly season: Interior – Set time aside to give the house a good clean from top to
bottom, taking time to clean fans and air conditioning units that will be getting a good work out through the hotter months. Check over windows and mend any screens that are torn. This will assist in keeping pesky mosquitoes and other bugs out of the house. Declutter spare rooms and prepare guest rooms. SUMMER PROJECT Decking A huge number of Sunshine Coast homes have a deck. They’re part of our outdoor lifestyle. But a deck means maintenance, including regularly having to re-nail your decking timber or re-tighten decking screws. Over time, expansion and contraction of the timber tends to loosen the nails or screws and they pop up above the boards. This looks messy, can create a tripping hazard and can mean the boards creak when you walk on them. Simon Brady of Ironbark Timber at Maroochydore recommends SPAX Screws. “In my opinion they’re the only screw system in the world where you’ll never have to re-tighten them,” he says. SPAX are a German company with 450 employees that manufacture a mind-boggling 50 million screws per day for the worldwide market. The SPAX-D stainless steel decking screw is one of their most popular products. “Each screw has two separate threads – one that goes into the decking board and one that goes into the joist,’’ Simon says. “Together they act like a vice, clamping the decking board down so you don’t have to re-tighten them. “They can cut your installation time by up to 50 per cent.’’

If you have the time, and are looking to undertake some basic home improvements, consider installing a shade sail to extend coverage on your patio or deck. Installing an irrigation system can help maintain your lawn’s health particularly in the warmer months. Sprinkler systems have a range of benefits – they are convenient, assist in time efficiency and, when installed correctly, will assist you in conserving water.
SECRET GARDEN Simon Van Roy from Manawee Garden Centre shares his tips for achieving garden success this summer… Mulch - Use a good quality mulch such as teetree, cypress or cane. Make sure to follow the recommended depth when spreading. Spreading mulch between 30-50mm is ideal as it keeps the roots cool and allows water to penetrate. Apply soil wetters – If you find that your soil dries out too quickly the reason may be that it is no longer holding water. Regular application of manures and compost will help over time. Applying soil wetting and re-wetting agents to both garden beds and pots can increase the water holding potential of your soil and allow for less frequent watering. Time of day – Water early in the morning before the day heats up. This gives your plants moisture to expire during the hottest part of the day. Water well – It is not necessary to water every single day especially with a well established garden. Watering twice, or sometimes even once a week, can be fine so long as you water properly. Ensure that you are watering enough to penetrate deep into the soil. Plant choice – Some plants thrive in hot, hard conditions but often need to be well established first. High flowering plants require more water and fertiliser than those with foliage colour. Native grasses, cordylines, succulents, bromeliads, ixora, grevillea, callistemon and scaevola are all examples of plant selections which have great flower or colour and are super tough. KEEP IT SIMPLE More often than not laundries are small and impractical areas of the home. If you decide to recreate your laundry space, don’t forget how important the existing plumbing is. It’s possible to move the location of the drains and taps but keeping them in the existing position will save you a lot of time and money.
Water savers Think green and limit your water consumption. Install low-flow showerheads, water efficient dishwashers and dual-flush toilets. A standard showerhead uses about 15 to 25 litres of water per minute but a three star rated water efficient showerheads uses six to seven litres per minute. It’s also worth talking with your plumber about using tank water for the toilets and washing machine.
Calculate correctly More often than not renovators only think about immediate budgets but it’s important to calculate future costs. Ongoing maintenance and changes in energy consumption should be taken into consideration when making decisions.
Outdoor living The popularity of the outdoor room is on the increase and Queensland’s weather offers the perfect opportunity for an entertainment area.
