Renovating to accommodate multiple generations is the way of the future.

he granny f at, teenage retreat, dual-living home – the idea of more than one generation sharing a residential space is nothing new, but on the Sunshine Coast, many home owners and occupants haven’t had to share a home with extended family. That is now changing – as the population of the region grows and high-density housing increases, more and more renovators, home builders and buyers are calling for a home that can accommodate more than just the nuclear family. Whether it’s regular visitors from overseas, the young adults returning to the fold or an ageing parent who you want to keep close, chances are at some stage you will live in a multi-generational home. If you are renovating and the adult

kids are struggling with housing affordability, or even if you just want to keep loved ones close, it’s a good time to consider accommodating more than just yourself and your partner. It might be tempting to simply plonk it on the lot next to your existing home, but think about how you can connect the two spaces, either via a covered walkway or courtyard. You could even place it under your main home’s roof ine.

In the zone

Simply playing with your existing home’s layout and rezoning areas can create a multi-generational home. If you are in the design phase, make sure you have adequate communal areas where the entire household can come together, which are balanced by private spaces that can be closed off from

the rest of the house. Have several points of entry to the home, to maintain that sense of separation.

Up and down

If you are looking to buy a property to convert to a dual-living home keep an eye out for double-storey homes. Removing the internal staircase could create plenty of extra room, as well as privacy.

A well-designed home should be f exible – if you are creating a space for long-term guests, ensure you can open up the home when everyone wants to be together, but then close off rooms when it’s just two of you at home – this will help save on heating and cooling bills too.

Play by the rules The Sunshine Coast Council recently released its new planning scheme, which allows for dual occupancy. This means two dwellings can be built on a single lot. ou want to renovate the kitchen, so what’s your f rst step? Crunch those numbers before heading to your kitchen shop. First of all decide how much you can afford and take off 15 per cent for the unexpected. So, if $30,000 is your limit, set your budget at $25,500 (with a $4500 buffer). Then start writing a wish list – think about what you need not just what you want, and collect samples and snip pictures out of magazines. Break down your budget into f ve categories – tradespeople, cabinetry, appliances, benchtops and extras. When budgeting, it’s worth

remembering you can save money in one area to spend it in another. • Tradespeople – your plumber, electrician, tiler, builder or kitchen installer and painter will all cost you. You can save money on trades by doing some work yourself. But unless you are a builder or extremely handy there is a lot you won’t be able to do. However, demolishing the old kitchen yourself (assuming there is no asbestos in the house) or helping out the trades will cut down on your costs. • Cabinetry – DIY f atpack kitchens are obviously a lot more affordable than custom-made cabinets with

one are the days when you could dispose of excess paint by tipping it down the sink or in a hole in the backyard, but most DIY jobs end with the same thing – at least a tin or two of leftover paint. So how do you deal with it? Building advisory service Archicentre has these tips: 1. Try to minimise the risk of excess paint before you start. Do a measure up of the area and get advice from your supplier about exactly what you need. You can always buy more for that last coat. 2. Use it. Keep some paint in a sealed can for touch-ups, or take it back to your supplier and have it re-tinted for

future paint jobs such as a feature wall or some outdoor furniture. 3. If you have a small amount of paint, tip some kitty litter or shredded paper into the can and allow it to dry before throwing it away. 4. For larger amounts of paint, head off to one of the Sunshine Coast Council’s tips. The council has eight rubbish tips around the region, but only Caloundra, Buderim and Nambour will take your excess paint, and only in ‘domestic’ quantities. â&#x20AC;˘ Place the laminate packages in the room so they can acclimatise for a few day. â&#x20AC;˘ Make sure the f oor you are laying on is dry and even. â&#x20AC;˘ Attempt to start and f nish the job on the same day. â&#x20AC;˘ Laying the f oor on cooler days is a good idea. â&#x20AC;˘ Your hardware store will sell crayons to cover up scuffs or holes. Grab a couple just in case.

If laying on a concrete f oor, run the barrier up the wall an inch or two. Then lay the underlay or padding on top of this. 2. Place the f rst board on the left-hand corner with the tongue facing the wall, parallel to the longest wall in the room. Place the wedges or spacers about 250mm apart to keep a 10mm gap between the panel and the wall. 3. When placing the second row, ensure the planks are staggered to achieve a random pattern. Use a wooden block and mallet to tap the second row into the f rst, and hammer until the gap disappears. 4. Continue with the other rows, ensuring the gaps between the boards are closed properly. 5. Take out your spacers and f nish the room with skirting boards.

fter a hectic renovation there’s something a little disappointing about looking out from your fresh new interior through brand-new windows to see a big bare patch of dirt. So, f nish off your home properly with a lush green lawn, grown yourself from seed. Head to your supplier with the measurements of the lawn to get the right amount of seed. Your supplier will also be able to advise on the best type of grass for your needs. Then check the soil. Coast-hugging properties will have sandy soil, so will need lots of well-rotted compost and manure. If your soil is heavier, mix in

some organic matter to improve the drainage. Then give the soil a f nal till to make sure it is well aerated. Get rid of weeds, stones and any other bits and pieces and even it out. Grab your seeds and spread them out evenly. But keep some aside. Give it all a light rake before watering the entire area. Winter is a great time to get your lawn established as you will need to keep it nice and moist for the seeds to germinate. But keep an eye on it to make sure it doesn’t dry out. Once the seeds have germinated check for any bare patches and add more seeds if necessary. Add some fertiliser every now and then while the lawn establishes itself.

HIA SUNSHINE COAST ROUNDUP HIA WELCOMES THE CONTINUATION OF IMPROVED HOUSING CONDITIONS After a year of strong growth in multi-unit building approvals in Queensland the recovery focus is shifting to traditional detached homes according to the Housing Industry Association. For the three months to April multi-unit approvals are 10 per cent down on the same period last year but detached homes are up 15 per cent. The slow down in multi-unit approvals is not unexpected as they have been at all-time highs in recent months. The benefits in activity levels will continue in the industry for a good while yet as this high level of approved projects start to be delivered. Work in this sector will be strong well into 2015. The growth in detached home building is also widespread across the State with the exception of Mackay and Rockhampton, where activity peaked earlier with the resources sector investment. Despite the slowing in multi-unit approvals, overall growth in approvals is still 4 per cent higher than the same period in 2013. The Sunshine Coast is leading the way with a 64 per cent increase in approvals over the year, after a prolonged post-GFC period of depressed conditions. In real terms there have been 259 more dwelling approvals over the April quarter compared to a year ago. This trend is set to continue with strong interest in investment housing combined with pent up demand. It is now essential that all levels of government work with HIA and industry to remove any barriers to renovation and new

home construction, including measures such as the cutting of red and green tape, tax reduction and investment in a skilled workforce.
