Local estate agents Webbers has become an ambassador for Agents Giving, a UK charity that organises industry-wide fundraising events. These include the Great British Property Cycle, charity golf days, and the first Agents Giving Day which in June this year. The charity uses this central fundraising "pot" to top-up individual agent fundraising activities by an additional 10%, as well as making donations to supported charities such as St Mungo's Broadway, for the homeless. Webbers` Kevin Underwood commented: "We are eager to get stuck in to the range of charitable events that Agents Giving holds throughout the year.”

A “once-in-a-generation” opportunity is coming up to buy undeveloped land in one of the most exclusive areas in Torquay. The clifftop parcel of nearly one acre is on Ilsham Marine Drive, where houses can sell in excess of £2 million. Character home fulfils its potential John and Janet Sweet like a project, so when they moved to Cornwall to be closer to family in 2008, they started their search for the right one. Nothing felt quite right until they found Trevia Farmhouse in North Cornwall, a lovely character property on the fringe of Camelford. “We just fell in love with it,” says Janet. “It was unliveable as it was – it needed a lot of work – but we could see lots of potential.” In 2009 the couple started work on Trevia, and it would be a year before they could actually move in. They replaced the wiring and the plumbing, and other infrastructure work such as damp-proofing. John, a retired carpenter, updated the skirting boards, architrave and doorframes with specially detailed ones. And, the couple added the garden room, a lovely warm place to sit in bright daylight. “It has been extended several times, but the extensions work well together, so that you can’t necessarily tell they weren’t planned that way,” says Janet. “We don’t know a great deal about the history, but you can tell that the original part of the house (now the kitchen and utility room) is quite old. Then in perhaps the 1800s the farmer was obviously doing well, and the front part of the house was put on. “We have added the garden room,

We love it.” Trevia’s kitchen/dining room is a welcoming country style, with slate flagstone flooring and blue and white tiled splashbacks. It has oak kitchen units with solid wood work surfaces, and a central island. There is a big fridge/freezer and Rangemaster oven with extractor hood. Across from the units is a space for a large dining room table under recessed down-lighters. This room has a stable door to the rear courtyard.

About the area Camelford: This historic market town is on the edge of Bodmin Moor. You are in King Arthur territory here – the nearby coastal village of Tintagel is where he was thought to have been conceived, and Slaughterbridge could be the site of his famous Last Battle. Camelford has an active community with facilities including a leisure centre and a pool. It has strong links to farming – Camelford Agricultural Show is held every August. Roads: Camelford is on the A39 Atlantic Highway road, with Bude/ Barnstaple in one direction and Wadebridge in the other. Heading East, the A39 connects to the A30 near Launceston. Rails: The nearest railway station is Bodmin Parkway (14 miles), on the main Penzance-London line. Schools: Trevia is in walking distance of Camelford’s schools. Camelford primary is Ofsted-rated

“Outstanding”. The local secondary, Sir James Smith’s Community School, “requires improvement,” but nearby Wadebridge Secondary is rated “Good”. St Joseph’s, a highly regarded private school, is at Launceston. Walks: Right on the doorstep is Roughtor, one of the two highest peaks of Bodmin Moor. There are dramatic coastal walks at nearby Bossiney Haven, and Port Gaverne next door neighbour to Port Isaac, where Doc Martin is filmed. Shopping: Camelford has a great traditional butcher, and there is a farm shop at Trevathan. Nearby Wadebridge has a range of independent boutiques. Eat out: People travel for miles to get a taste of Camelford’s fish and chips. The Mason’s Arms is a local St Austell Ales pub – for a cocktail with a view, head to the Long Cross Hotel at Trelights.

Trevia’s garden bears John and Janet’s stamp just as much as its interior. “When we first saw it, we loved the fabulous old garden, even though it was completely buried in six-foot-tall grass,” says Janet. “It was a pleasure to watch the garden re-emerge from the weeds. “When we were re-doing

everything we discovered an old well that we didn’t even know was there. It was filled with tin cans and all sorts of junk. “We got it working again, and fitted it with a pump to water the garden. It’s a really nice feature, and very useful too – we are keen vegetable growers, and we have put in a few raised beds.” There is also a stone

gardener’s store and a greenhouse. Janet loves the flagstone patio which catches the setting sun, a beautiful place to sit in the evenings or entertain visitors. Having completed all their hard work and given Trevia the TLC it so richly deserved, John and Janet found it felt too large for them. They are going to look for another property,

possibly closer to their 40-year-old daughter who lives in the west of the county. “We do love it, and we shall be sad to leave it, but it’s time,” said Janet.

It’s not unusual for owners to close holiday homes for winter months, but it is important to protect properties while empty so they’re fresh and welcoming to let again in the spring. It may be a good opportunity to redecorate and thoroughly clean carpets. Having your boiler serviced before the winter will reduce the likelihood of breakdowns, since whether your property is vacant for several months or a few days, it’s advisable to leave the heating on low at around 13 or 14 degrees. Loft insulation will avoid frozen pipes and can help reduce heating bills; leaving a loft hatch open enables air to circulate. Remember to lag pipes (inside and out) as well as hot water cylinders, or you could have the water and central heating system drained by a qualified plumber. Surge protectors will protect electrical appliances such as TVs, phones and modems from the risk of electrical storms and power surges. Ensure smoke and carbon monoxide detectors are working properly and batteries aren’t tired. Have your chimney swept if you have an open fire or woodburner, ready for cool spring evenings when you reopen. Outside, careful pruning is important to prevent high winds or snow felling trees or bushes on to your property or that of a third party. Ensure aerials and satellite dishes are secure.

After travelling for possibly several hours, guests will just want to find the key, walk inside and relax. It’s essential that you’ve explained clearly in advance where the key will be and that the property is warm, welcoming and fresh smelling (remember to air out mustiness if you haven’t had guests for a while). Except at the height of summer, the outside light should be on. In cool weather, the heating

should have been on long enough to be effective and fires should be laid ready to have a match put to them. There should be hot water in the tank, freezers and fridges turned on and ice cubes in the tray. A tea tray laid out with milk in the fridge is appreciated and you may wish to make a little extra effort and welcome guests with a homemade cake, a cream tea or hamper of local goodies. If you’re unable to be there in person, a ‘welcome’ card and a phone call that evening or the following morning to make sure your guests are happy is a friendly gesture.

This legislation has been incorporated into planning policies, which means planning authorities have a legal obligation to consider whether bats are likely to be affected by a proposed development. The variety of bat you have in your barn is significant; different species have different requirements, which dictates the requirements of any development permission. The first step is to have a bat survey carried out by the relevant environmental agency and their recommendations will influence your permissions. In this age of recycling – plastics in one bin, glass in another, garden matter and food waste also being separated – there can be no better time to start your own compost heap. If you have to sort out your rubbish, you might as well make use of the matter which can be turned into a terrific soil enricher. However, it isn’t just a matter of piling up your vegetable peelings and grass cuttings and turning them every so often. In every successful compost heap, there is a balance to be found. The container or makeshift frame (ideally wooden) should be at least 1m (3ft) square otherwise it will be too small to generate enough heat to rot it down. You’ll also need a lid to keep out rain and keep in the heat, even if the lid’s in the form of an old carpet topped with plastic. Remember, the hotter it gets, the faster the compost matures. Good elements include kitchen waste – such as vegetable scraps, eggshells and tea bags. If you want to add newspaper, you’ll need to shred it first. Keep a small, lidded bin by the back door for kitchen scraps. If you’re pruning this autumn, keep the clippings and spent flowers for the compost bin, along with any grass clippings and end of season bedding. Some gardeners are so obsessed with their compost that they grow plants specifically for it, including potash-rich sunflowers which boost its nutritional content, and comfrey, also rich in nutrients. Don’t add meat, fish or bones to the heap because you’ll just attract rats. Keep out really tough weeds such as ground elder, which may survive in the heap, and diseased plants, which should be binned or burned. Woody prunings should be omitted as they take an age to rot down. Give your compost a helping hand to rot down, with organic activators containing herbs, honey and sea-

weed. Ingredients including nettles help rot down the pile, while a handful of horse manure adds bulk and nutrients. If you are making compost for the first time, turn the new heap after about a week to allow the cooler outer material to enter into the hotter centre, then turn it again two weeks later, after which you should leave it for around six months. If you are filling the heap gradually, the material at the bottom of the pile should almost be ready for use by the time the container is filled. Ideally, have two heaps on the go at one time, so you can move the upper layers of uncomposted material into a new heap when the lower levels are almost ready for use. In less than a year, you may have soft, crumbly fruit-cake-like compost to spread as a mulch or just add to your soil to improve its fertility, or sieve it to use in your potting compost.

This week in your garden: ● Continue to harvest early-ripening apple varieties including ‘Discovery’ and ‘Blenheim Orange’. ● Plant wallflowers, forget-me-not, and other spring bedding plants in prepared ground. Keep them well watered if no rain is forecast. ● In the greenhouse, pot up annuals sown in late summer which are being grown for early colour inside. ● Scarify your lawn with a springtine rake to remove thatch and moss.

● Check onions and potatoes in store to make sure they are not rotting and remove any showing signs of disease. ● Sow sweet peas in pots in a cold frame. ● If you haven’t yet done so, clear out summer containers, saving tender plants if you have space to overwinter them. ● Stop feeding and reduce watering for plants in the greenhouse. ● Plant winter lettuce in cold frames, keeping them well ventilated when conditions allow. ● Earth up celery and leeks.

Storing root vegetables Most root vegetables, including favourites such as carrots, parsnips, beetroot, turnip and leeks, stay freshest where they grow. The winter months provide natural refrigeration, but you should give them extra protection from frost by earthing them up, covering them with straw or leaves or placing a cloche over them. Such measures shouldn't be taken until December, however, otherwise it may encourage new growth. Winter varieties are best for keeping in the ground, as they grow more slowly and are more tolerant of the cold. Parsnips become sweeter if kept in the ground during the winter, while swedes and turnips can become coarse and fibrous if left in the ground too long. If you're worried that your soil
