ome of the greatest classics were once discontinued and then without thought or warning were re-birthed out of the ashes and into the spotlight. Chevy with the Camero, Dodge with the Challenger and now Honda with their NSX sportscar. Acura shocked the auto world in 1991 when they released the NSX, a new sportscar that could stand toe-to-toe with names like the Ferrari 328. In 2005 Honda/Acura discontinued the NSX due to slow sales but now once again they have reemerged and released a fresh new concept for a 2014 NSX. Since the NSX’s disappearance in ‘05 it was always thought they would reemerge. Rumors had started in 2009 that Acura would release a new model with a V10 engine. However, after the automobile industry suffered along with our economy it was quickly scrubbed from the design table. Through the rumors Honda President Takanobu Ito made sure to address them head on by releasing statements such as; “the future NSX won’t come with a V10 engine.” - Automotive News In 2008 the idea for a V10 was dropped from discussion as the company moved it’s attention in a sportscar with top-rated fuel economy while still having a fun-ride and top notch cutting edge design. President Takanobu Ito

November 2012

stated, “Our recent efforts have been focused on fuel-efficiency, and that perhaps gives the impression Honda is behind with pushing the brand image of sportiness, but let me assure you that it is not the case. We will address that impression with our new generations of cars.” -Autocar Not much news has been released to the media regarding the design, powertrain, engine design or release date. However, in December of 2011, AutoExpress offered new details saying the new NSX will have 400bhp a four-wheel-drive drivetrain and be based on the concept car seen in the new Avengers movie. It will have a hybrid system with a 3.5 liter V6 engine and will be able to do 0-60 mph in under 5 seconds. The price tag for this new beauty will be a cool $150,000. Whereas the first run of the NSX was geared to rival the Ferrari 328 this new model will focus more on the Lexus LF- A and the Nissan GT-R. Regardless of all the rumors the new NSX’s release will be sure to grab headlines worldwide.

this winter This fall and winter season never start off in the cold. Viper is one of the leading companies in vehicle security and accessories, such as the SmartStart app! With SmartStart you never again have to worry about fumbling for your keys or even losing your car at the mall parking lot. Upon first hearing about the SmartStart my impression was, how lazy have we become as a society. Then one of my friends purchased SmartStart and let

me play with it. Played with the range, played with all it’s features and even went to Fashion Square Mall just to lose the car and see if we could find it using the app. Well, we found the car without hesitation each and every time. SmartStart does not simply unlock and lock your car. SmartStart also triangulate weather conditions, location data and scheduling, this means no cold mornings because even if you forget to check, it’ll notify you and ask you if you’d like it to start your car. To see all the other features I recommend researching them on www.viper.com. SmartStart is most certainly a smart buy!

AARON TAYLOR

NOT YOUR AVERAGE DISC JOCKEY by BRANDY BEAVERS

16

Who’s the president of the Aaron Taylor fan club? I am not sure, but whoever it is definitely has good taste in DJs. When on-air personality Aaron Taylor arrived in Arizona from Northern California in ‘08, the radio station 104.7 KISS FM welcomed his smooth linguistics and quick wit with open arms. It’s easy to see why. Some people are known to have a “face for radio,” alluding that their less-thandesirable features should be hidden behind the air waves, but that is indeed not the case with Aaron. Towering over my modest, vertically challenged frame of 5’3”, stood a 6’5” (as my grandma would say) tall drink of water of a man. As my short legs moved with haste to keep up with Aaron’s elongated strides, he led me around the studio at Clear Channel where seven different stations broadcast a wide range of content. We stopped by to see Tony Evans in the production booth so Aaron could record a quick voice-over before our interview. I got to see firsthand where he spends 90% of his life, clocking in 60 hours a week. As driven as they come, I could tell right away there was no denying Aaron’s dedication to his craft. BB: What is your favorite musical era?

AT: I love ‘80s music. We used to do a mix show at my old radio station called Flashback Fridays and so for four hours in the morning we would play Cameo, Gap Band, Stevie Wonder, Michael Jackson, and Janet Jackson. I lived for Fridays. I went to a Madonna concert yesterday with a friend who was 22 and a Michael Jackson song came on. I asked her if she knew what it was and she said, “No.” I almost cried. It’s funny how times change.

FolloW

BB: How do you feel about “House” music and its influence on the Top 40 artists like Usher? AT: That’s been brewing for a while, ya know. I’ll even take you to the beginning. I started DJing when there was such a thing as real records. We used to hump crates of records and now we all have bad backs. You can always know a real DJ if he has a real bad back. LOL. I learned how to DJ from House music. Record stores sold House music. Hip Hop wasn’t as popular for DJs on the West Coast as it was on the East, so we learned how to do it with House because the beats are very similar or the same. There are many different versions of House. There’s “Deep” House, ”Progressive,” and ”Electro.” Even the stuff now that’s on pop radio has that House feeling, I think the reason House music is so popular is because it’s fun, it’s fast, it makes you wanna dance, but at the same time it crosses over with your Katie Perrys, the Ushers, the Lil Waynes, to give you something to sing to. I love the change. When I was starting out in California, I played the hip hop clubs because that’s what was hot at the time. Over the years I noticed House becoming more and more popular. To survive as a DJ you have to be able to adapt. BB: I am from Las Vegas and I have noticed that you can’t drive down the street without seeing a DJ being promoted on a billboard. They are being somewhat glorified in a way that’s like a male “pin-up” so to speak. How do you feel about that and do you think it’s just a fad?

AT: It’s definitely a fad. It’s definitely fun now, cool now, but it’s definitely on its way out. Sometimes nightclubs have issues with trying to pack a club or coming up with promotions on a weekly basis, so they figure the easiest way to do this is to book a DJ that has a name. Well, I’m proud of those DJs who are working hard in the social media and that are getting out there selling themselves, but it’s a lot of work. There are two types of people who get booked these days and are making money: If you’re a good-looking guy with personality who has built a

aaron taylor on tWitter @djaarontaylor

name through self-promotion and great marketing capabilities or you’re a producer and you put out some great music. BB: What is your favorite Top 40 song that you play in circulation at this moment that is currently in the charts?

AT: That would be Swedish House Mafia’s “Don’t Worry Child,” I like new Usher “Numb” is (sense???) a great song. I even like Maroon 5; “One More Night” is a fun song. Rihanna, she can’t go wrong. I love Ne-Yo’s “Let Me Love You.” Everyone has got talent. BB: What’s your favorite sneaker to rock in the DJ booth?

AT: That would be Jordans. If anybody knows me and knows of me, they know I wear Jordans. I have 77 pairs of tennis shoes and 70 of them are Jordans. I mean I have Adidas and I have Pumas but I have “a shoe problem.” BB: If you were asked to launch your own liquor that best represents you, what would it be, and why?

AT: I would have to say I would have a low-calorie vodka, but I love orange drinks, like Mandarin orange. Especially since it’s Phoenix and it’s so friggin’ hot out here. I love cold, light, refreshing, ya know? Something you can just sip on all night, take a shot of,

and the next morning you don’t feel like hell, because it doesn’t have pounds of sugar in it. It’s just a happy drink. Happy juice. ;)

When I said to Aaron, ”We know we can hear you every day, Monday-Friday, from 10 am to 3 pm here on 104.7 KISS FM, but where can we come watch you spin after dark?” his reply was swift and with a Red Bull-infused grin. Admitting that he’s getting a little older and not going out as much as he used to with his busy schedule, he still finds time to haunt the Old Town Scottsdale club scene: spinning at The Dollhouse every Friday night while still making occasional guest spots at The Mint, Smashboxx, American Junkie, and, of course, the ever-popular Industry Sundays at the veteran club Martini Ranch. Mainstream Magazine loves to throw its monthly bash on Fridays at Smashboxx. See you there with your favorite sneakers. I’ll be the one sipping Mandarin vodka by the DJ Booth. ;)

For tickets to see Aaron at 104.7 KISS FM’s Jingle Ball on December 2ND, go to JobingArena.com.

Fashion

One of the finest in the industry, Tom Ford is more famously known as the gentlemen who revitalized and breathed new air into the Gucci product line. For being only 51, Tom has not only rebirthed one of the greatest female and male brands but is also responsible for pioneering Tom Ford as a label along with directing the Oscarnominated film A Single Man. “If I was ever going to become a good designer, I had to leave America. My own culture was inhibiting me. Too much style in America is tacky. It’s looked down upon to be too stylish. Europeans, however, appreciate style.” - Interview with The New York Times

Some may hear the word ‘Fashion’ and assume it’s an industry spearheaded strictly by the female populous. However, some of the best designers in women’s fashion are males. In fact, upon doing some research I found more men were responsible for designing female garments (not excluding bras, lingerie and swimwear) than females were. Some of these titans of fashion include Calvin Klein, Roberto Cavalli, Ralph Lauren, Louis Vuitton, Marc Jacobs, etc. Here are just a few male designers regarded as ‘The Greats’ of today.

Roberto Botticelli is known as one of fashions’ truest gentlemen. Roberto Botticelli is still designing with a strict sense of elegance, style and also said to be extremely sexy while falling within the guidelines of contemporary society.

Jimmy Choo is one of the most revered designers China has ever produced. Designing his first shoe at age 11, Jimmy Choo has created possibly the most notable female brand of shoes.

Jimmy Choo’s has been bestowed with many awards including an Honorary Fellowship by University of the Arts London in ‘09 and as of this year received the ‘You Bring Charm to the World’ award, China’s most notable award.

Do you ever wonder why society has a way of passing judgment on beautiful and vivacious women, deeming them less than intelligent all because they are attractive? Boy does society have it wrong. For Mainstream Magazine, a woman of this stature is definitely considered a gift. With that being said, Mainstream Magazine would like to give a warm welcome to the newest addition to the family, Ms. Brandy Beavers. This former Las Vegas beauty brings to the table a hatful of entertainment experience that we are eager to share with the readers of Mainstream Magazine. We both arrived to the interview at the same time. In the parking lot I was politely greeted by this very attractive blonde who was rocking a slick, sideponytail with the cutest pink bow in the upper right-hand corner. This statuesque beauty was clearly Ms. Brandy Beavers. I mean, with a name like that, who else would you expect, right? I was excited to discuss everything she has in the works for Mainstream. We sat down at the table and Brandy politely ordered water with lemon since she was traveling to Las Vegas the following day to host an event. She passed on a cocktail and stressed the importance of

maintaining a professional image for the gig. Instantly I was impressed by her work ethic and just knew what a great asset she was going to be to an already awesome team. Naturally I dove into her “Las Vegas” connection, eager to hear the details about her adventures in the world of entertainment.

In a fast-paced city like Las Vegas, you can find entertainment in any casino. You can choose from casino hosts, show producers, dancers, designers, casino performers and, naturally, showgirls--ironically, all hats that this blonde beauty has had the pleasure of wearing during her stint in Las Vegas. Some of the highlights in her career included producing a gala called the New Year’s Eve Ball at the Palms Hotel. With a twinkle in her eye she boasted that her favorite part of being part of this event was being able to coordinate the costume and set design and getting to interact with the patrons. During this period she also had the pleasure of working in the Playboy Bunny Club inside of the Palms Hotel and Casino. This, she said, was so much fun because of her interaction with the guests and how could she not love those adorable bunny costumes, complete with Roberto Cavalli cuff links.

This experience lead her to have a recurring role as the “Business Bunny” on the Playboy radio station on Sirius radio, and let me tell you I can see why; this woman has the intelligence of a Harvard graduate. Don’t let the Playboy title fool you fellas; this blonde bombshell prides herself on her smarts, and more importantly on being a mother. As a result, she made the choice a long time ago to keep her clothes on, moving on to more professional roles such as the casino floor host. In Brandy’s words, “Family comes first. You have to see the big picture and alter life accordingly.” This type of integrity is what brought Brandy to the Valley. In addition to being part of the Mainstream team, Brandy still travels to Las Vegas for her hosting gigs, but her other love is working as a host at the comedy club, Stand Up Scottsdale. Brandy mentioned that she loved comedy based off of reallife events and began to recite the show she had just watched over the weekend. I couldn’t help but laugh at her brilliant impersonations. Quite the sense of humor this one has! The experience in her

career has been abundant and we look forward to what she is bringing to Mainstream. Eagerly I was ready to pick her brain about her vision for Mainstream.

When I bring up the topic, Brandy’s excitement is through the roof. She is clearly not shy about sharing what she brings to the table. The biggest thing that stands out in my mind is her drive to “showcase our city.” Brandy would like to engage content that will enrich the magazine with community action, both with clients who are advertising and with the community. In addition to this, she is thrilled to include the option to purchase the items that our readers see advertised that are featured on the models in our photo shoots. We are loving her vision and welcome her with open arms. As I say that to her, a giant smile appears on her face and she closes by saying overall, “If a person or business or product ends up in Mainstream, it means that what you are providing is Quality!” 21

It’s 12:30 am as I look around the main ballroom at Talking Stick Resort. Myself and fellow crew members of Mainstream Magazine are on our third or fourth vodka drink of choice as we talk intently to new, inviting, business professionals that seem to surround us with warm smiles and firm handshakes. The exchange of business cards never seems to cease. The lights of the after party mesmerize all attending as people float like confetti to the dance floor. On the massive stage is a cornucopia of talent. We see a DJ spinning complete with a live drummer as his sidekick. His arms flail to the beats as he pounds the rhythm into the mirror-image bodies of the go-go dancers complete with glowsticks. This was an evening of clubs. The Scottsdale 20-30 Club to be exact. This men’s civic organization comprised of community leaders in their 20s and 30s was chartered in 1987 with the named objective of supporting children’s charities in the valley. Support they did indeed during the 23rd Annual Nite Flite Gala by giving young adults an opportunity to impact the community by raising over

$350,000 for the Boys and Girls Club of Greater Scottsdale and other local charities. The young professionals were dressed to impress while friendships were formed and networking skills were honed. Many were carving the way to their leadership roles of the not-too-distant future.

As I rewind more and try to decide what I enjoyed the most, I’m stumped. Was it the grand celebrity entrance on the red carpet, or perhaps the live, fire artists scantily clad in whirling flames, the local live bands and DJs? Maybe it was the free food, drinks, and decadent desserts provided by the Valley’s best restaurants. Certainly it could have been the epic firework display concluding the outdoor festivities and wrangling the guests inside to the next phase of the Nite Flite experience. In the end I’m proud to announce it was the stogie I enjoyed in the Cigar Lounge. There I rubbed elbows with the boys and blew smoke rings with the best of them. In my experience, everything is just a little incomplete without a woman’s touch, even a swanky cigar lounge filled with the sweet aroma of the Valley’s pending future. Lighting The Way To Our

Hearts& Appetites By Brandy Beavers

When I first got the call requesting a review of Kelly’s at South Bridge it couldn’t have happened at a more opportune time. Three major factors played into my decision to wrap what I was doing and get myself to Kelly’s immediately. Number one, I was hungry and I had heard that they provided a dinner menu that took familiar bar fair and fused it with an elegant kick fitting for a” king”, or in my situation a” queen”. Number two, I was conveniently just a couple blocks away from 7117 E. 6th Ave. Old Town Scottsdale, where this upscale while unpretentious, local’s favorite resides. Number three the World Series was on and what a better place to watch it than Kelly’s. As my girlfriend Keiki and I parked in front of the establishment we noticed the warm inviting lanterns lining the huge patio paved with red bricks. We remarked on how the exterior had a timeless feel and was behooving of the fall season here in Scottsdale. Once inside, the greetings commenced by attractive members of the staff, as we ‘honed in’ on our ideal seats right in front of the game at the bar. Our bartender Tom introduced himself and handed us two leather menus, while Adam introduced us to his familiar face that Keiki recognized as a seasoned mixologist in the Old Town scene. As I paged through, it was apparent to me that the sleek food selection made the choices easy and

effortless. It had an essence as if the item selected had made it onto the distinguished list for a reason and you knew it was going to be good. We chose bruschetta as a starter with thin sliced Italian salami, baby greens and a balsamic reduction. Next we followed with The Grilled Chicken Sandwich split for sharing. It came complete with grilled zucchini, NY white cheddar, and topped with a spicy cherry pepper slaw. The side of fresh cut fries was the first to be sampled. As we dove in and enjoyed our fair we glanced at the extensive drink menu. Making a note that we had to come back again when we could let our hair down and over-indulge in a full sampling of their signature cocktails that tempted even the strongest of will powers. The vibe was welcoming and relaxed, food was quality with filling portions, and the price point was reasonable. The San Francisco Giants ended up lighting their way to victory for the 2012 World Series but Kelly’s At South Bridge ending up lighting the path to our hearts and our satisfied tummy’s. See you all there for it seems that any hour at this Scottsdale staple is “happy” hour. Please check out

Mainstream Magazine welcomes

Nadine Bubeck

Mainstream: You’re the morning show traffic anchor for CBS-5. What’s it like working the early newscast? NB: Mornings are the best!! Granted, it’s always painful waking up to my 3 a.m. alarm, but getting out of bed is well worth it. Being a part of a morning show has always been my dream—there’s just a different atmosphere compared to other shifts. I love starting my day being forced to be so energized and outgoing, plus our newscast is a ton of fun! Also, many people are inevitably interested in rush hour traffic alerts, so it’s

40

great staying on top of what’s happening on Valley roadways.

Mainstream: How did you get in the TV biz? Why do you love it? NB: I grew up playing TV reporter instead of playing house—no joke! I’ve always loved to write, interview, talk, etc. so the career path came easy, but it took a lot of work. While in college, I interned at ABC-7 in San Francisco—that’s where I fell in love with the hustle and bustle of a newsroom. Before graduating, I also worked at CBS5 in Northern California’s Bay

Area. There I met my “guardian angels” in the news biz. My CBS-5 colleagues helped me get a resume reel together that ultimately landed me my first on-air job in Yuma, Arizona. The day after I received my bachelor’s degree from San Francisco State University, I joined the KSWT News 13 team in Yuma. I was on cloud 9 reporting at 22 years old! I spent a year reporting, producing, and anchoring at KSWT, then scored an amazing job in San Diego. I spent two years as a Video Journalist at FOX-5, San Diego. It was amazing — I worked for an

incredibly edgy, forward-thinking, fresh station. I shot, edited, wrote, and reported all my daily stories. It was a blast. In August 2010, I made the move to CBS-5, Phoenix—one of the best moves of my life. I joined the morning show team as the traffic anchor and hot topic talker contributor.

I wouldn’t be in the business if I didn’t love it. Many people have a misconception that all TV people make a lot of money, but the truth is my first job paid $8 an hour! I believe a quality life includes waking up every day happy to go

to work; success isn’t necessarily defined by your bank account. (Even though it helps!) Our CBS5 team rocks, my job is fast-paced and fun, and I love not working a normal nine-to-five. Mainstream: What’s your lifestyle website all about?

NB: My website is my baby. I recently launched NadineOnTheScene.com, a site dedicated to all things lifestyle. Writing has always been a huge passion of mine, and I so enjoy exploring what’s buzzing when it comes to beauty, health, love, and beyond.

NB: Yep, I’m now Mrs. Bubeck. My husband is my best friend— it was meant to be from day one. Plus he is super supportive of all my endeavors—I’m constantly blogging about our whereabouts, relationship, etc. — he’s a trooper! And speaking of my trooper, my darling husband kindly agreed to take part in TLC’s Four Weddings TV show. Cameras captured our April 2012 wedding for the competitive reality show—we didn’t score first place, but I say I won the

special. Saying “I do” was the best part of all. Our reception was a crazy party. The dance floor was packed all night. I’m still a blushing newlywed. Being married is great, but honestly, it just feels completely normal. Our relationship has always been very authentic, so it’s actually easy being a wife and having a husband. Mainstream: What do you like to do on your time off? If you

Mainstream: Where are you from? Why do you love living in Arizona?

Mainstream: CBS-5 often refers to you as a “fashionista.” Describe your style.

Yes, I’m a big shopper, but I admit I’m totally frugal! I rarely pay full price for anything. I regularly browse discount stores like T.J. Maxx and Nordstrom Rack. (I even found my Vince Camuto wedding shoes at Marshalls!) Finding designer stuff on sale is very rewarding.

NB: I was born in Philadelphia, but raised in Northern California—the quaint town of Los Gatos in the heart of Silicon Valley. The little town of LG was a great place to grow up; incredibly safe and beautiful. Plus, Los Gatos is a quick drive to Santa Cruz, and as a Cali girl, I love the ocean!!

Mainstream: In December 2012 you’re launching your Mainstream Magazine spread. Give us a sneak peek…you must be so excited!

I moved to Arizona by choice the Desert Southwest just has

Mainstream: You’re now a wife! What was it like having your wedding featured on TLC’s Four Weddings TV show? What’s it like being married?

And I love going to movies, sporting events, and festivals.

NB: I believe in heels, dresses, and belt. As much as I love hanging in flip-flops, I feel a little height from heels makes an outfit. My closets are stocked with dresses. I’m a big dress person. And if you watch our CBS-5 morning news, I am constantly rotating through fat, elastic belts. I feel they’re flattering, and they also have a dual purpose—it’s a good place to clip my microphone.

All my NadineOnTheScene. com features are written from a personal perspective—that’s what makes the site unique. It also includes a bunch of videos, like celeb interviews, spotlight features, and events I host.

a magnetic draw. I am a huge blue-sky-and-sun person, and fell in love with the sunsets upon arrival. I think the Valley has so much to offer: the community is cared for, there are tons of great events and happenings (like Spring Training), and there’s always a new restaurant to try or fabulous hotel to visit. I live in Scottsdale, which happens to remind me of Los Gatos. I feel at home, even though I wasn’t born an Arizonan.

grand prize regardless…my happily ever after. (Check out highlights of our episode under the Love section of my Website.)

The TLC camera crew really wasn’t invasive to our wedding or guests. Undoubtedly, and I’m biased, it was the best wedding ever. We were married overlooking a lake and Camelback Mountain at Scottsdale’s McCormick Ranch Golf Club—it was stunning. Our ceremony was rich in tradition and totally

have any. NB: I love to travel. My husband is my partner in crime, and we have an amazing time exploring new places and experiencing new things. (I document our adventures in the Travel section of my Website) Even if it’s a simple stay-cation, there’s nothing like getting away. In addition, I’m obviously a devout writer—it’s my hobby. I’ve also become a dog person. Really, I never thought I’d treat

NB: Yes, so excited! Mainstream Magazine has big things in the works and I’m thrilled to be a part of it. Starting December 2012, I’ll have a three-page spread; it will include a fabulous love-related story, an awesome travel article, and a feature piece on something fun, like a celebrity spotlights or big fashion trend. Thanks in advance for checking it out. It’s going to be great!

WHAT ARE YOU

THANKFUL

FOR?

comedy.

The last time you heard that question was probably when you were 14. For me, it was 1984 and it was a horrible question to have to answer. If your family was like mine, you knew your mother would be crushed if your answer wasn’t her and your sisters. If you were like me, you said, “That the Indians couldn’t hold their booze!” Then you’d eat the black olives off your fingers, smirk, and take great pride in being your own man—just as your Dad was calling you an asshole and your mother was thanking you for ruining the spirit of the dinner… again.

My point is this, it’s kids that make the holidays awesome and it’s kids we should all be thankful for, whether we have them or not. If you’re lucky enough to have one or two, you’re doing nature’s work! You’ve taken on the task of hopefully caring about something other than yourself—please do your best not to raise a psychopath.

It’s for this reason, when it comes to people like you and me, answering the question, “What are you thankful for?” blows to this very day! Whatever our answer, it immediately shows everyone that we’ve grown little emotionally since we got our first credit card: “Well, I’m thankful for my girlfriend.” Really? Your 16-year-old nephew is thankful for his too—grow up! “I’m thankful for you all!” “We have families of our own—procreate for Christ’s sake!”

The answers in themselves indicate that we have little more than having paid off our school loans or kept a dog alive to be thankful for, that the people in our lives, new and old, are aging in life’s time, yet you and I are biding our time. For what? More money? A more attractive partner? A storybook romance? A soul mate? If you’re honest, you answered YES to the first two. If you answered YES to the third, you’re just not honest enough to cop to the first two, and, if you answered YES to the fourth, you’re 22.

The holidays are for those who have answered the call to procreate. It’s their reward for taking on the daunting task of child rearing. It’s their time to see their kids in all their idyllic splendor—perfect angels who’ll most certainly grow up to be very attractive and successful (despite the actual odds). They get the satisfaction of experiencing themselves grow old while their kids grow up. In its own morbid, beautiful way, it’s the long good-bye of life, and that’s awesome.

If you have more than three kids, you probably secretly wish you’d stopped at two.

42

I don’t have any kids, and I’m 10 years beyond the optimum age that nature calls one to the task: 33. It’s a somber realization as a guy—I imagine even more so as a woman—to get to this just overripe stage and realize Darwin has let you live, but has also decidedly not let you procreate. Sure, you may say it was your choice (my choice), but nature knows what’s up and you and I are not the fittest folks to breed people better than ourselves.

So this Thanksgiving, I’m giving thanks to those who threw in the towel on the single life and stepped up to the monotony and thanklessness of parenting. And to speak directly to the parents, don’t covet the life you left behind; be thankful for the one you have and the one you’ve given your kids. Sure, the possibility of sex with a stranger is awesome, but the rewards of the single life are hollow and for the young, not the 40. I’m going to go and grow up now…or to Blue Martini…not sure yet. Happy Thanksgiving, everyone! Howard Hughes II

SHORT SALES myths.

In a still-recovering economy, many homeowners are still struggling with their house payment. Some have received little help, if any, from their mortgage companies. Most have not. Those who have received help probably received a loan modification. It probably looked like a simple interest rate adjustment to their loan that offered some basic payment relief for a short period of time, but was more of a Band-Aid and not a permanent solution. None I have encountered received any help on their principal balance, which is primarily the problem. The only way to get relief from negative equity was a short sale or to walk away from the home. The time to do either seems to be drawing to an end. What points most homeowners aren’t aware of are the ones that can have a lasting impact on their financial situations for a very long time. Let’s take a minute to discuss the two.

44

The first one is Arizona Law ARS 33-814. To summarize: the ‘antideficiency law,’ written a long time before short sales, protected homeowners with purchasemoney mortgages from recourse

by their lender after foreclosure. Plain meaning: if you purchased your primary residence, lost it to foreclosure, and still had the original loan that you used to buy the home, then the lender could not come after you for the difference between what you owe and what the home is worth. This law doesn’t protect any loan originated after the date of purchase, to include simple rate/ term refinances, cash-out loans, or lines of credit.

The second one is the Mortgage Debt Relief Act of 2007. This is an IRS law that expires on 12/30/12. To summarize: if you foreclosed or short sold your primary residence prior to that date, the reported income would be forgiven and no income taxes would be owed. “Income?” you may ask, “How?” Well, when any creditor forgives debt, they are required to report this forgiveness as income to the IRS on a 1099-C. When a lender makes a loan then lets you off the hook for it, it is argued that you received the financial benefit and the lender will write off that debt. They write it off their books and in turn

transfer it to your tax return using the 1099-C.

It is suggested that anyone facing foreclosure or imminent default of their mortgage should contact a real estate company right away. Our staff has assisted hundreds of homeowners facing foreclosure, and many who weren’t. You do not have to be past due on your mortgage to get out of your loan! Real estate companies are not permitted to offer legal or tax advice, but the State offers free helplines to tax attorneys and other professionals to guide you in the right direction. At North American Fine Properties, we have several attorneys and accountants that are able to help you get questions answered at no cost to you.

You should be wary of anyone charging an upfront fee or charging a buyer for their services at closing. Short sale lenders pay all fees and commissions associated with the closing of a short sale. Shawn can be reached on Facebook @ www.facebook.com/ nafp01 or Twitter @NAFP01 shawn@azshort.com

diet: four

letter

word health & fitness. Last month we went into a discussion about following the fundamentals. The “Fundamentals” are really just living and repeating the basic parts of being a human being. Over the next few issues we will go over each area and why it is important to take the approaches I’ll be suggesting. Now if you’re already in your “workout” routine, let me just make a quick note that this is not an article of an overnight transformation plan. Implementing these ideas into your current lifestyle will increase your overall health regardless of what level you are presently in. So for you pros reading this, it’s always nice to get a refresher and a slightly different way of implementing things you may already know. Unlike many failed plans even myself have fallen into, I’d like to suggest a different approach. Unanimously we generally choose the same strategy. Make a list of five or more things we are going to change and stick to starting tomorrow! The longer the list

46

we make, the more committed we feel. The more unrealistic the goals, the more we’re sure THIS time we can do it. Studies show, on average, individuals quit within the first month. This list of things we plan to change is the #1 reason we don’t make it. We set ourselves up for failure and we’re so good at it that we even create ways out that we don’t have to feel guilty about. If we have a list of, let’s say, ten things we commit to changing and we slip up on one of those things just one time, we throw in the towel--typically followed by a thought along the lines of “I can’t believe I just ruined my entire workout goal! Now I have to start all over.” Then since we quit we want to take a week or two off so we can go back to being lazy for bit, like a short vacation, before we try it again. Next time we’ll run twice as long or use a new supplement or diet pill. If we do get around to trying again, nine out of ten times the same cycle just repeats itself and we just settle with failure. I don’t think we fail as individuals.

As I mentioned last month, I think we fail because of improper expectations and a bad strategy to start with. So let’s try this avenue of basics designed to simply take advantage of anatomy and nourishment. The foundational fundament is “eating healthy,” it’s the simplest and most important one because nothing is more fundamental for humans than eating! Once you are implementing this consistently and correctly, everything else just falls into place. Eating is the biggest double-edged sword known to man. The love of eating the explosive flavors of food often is the reason we gain weight and feel sluggish. We have so much freedom and options when it comes to food we have surpassed the five food groups and have created nicknames for food like it’s part of the family: Fast Food, Comfort Food, Preggo Food, Health Food, Date Food, Snack Food, Junk Food, Diet Food--the list could go on. I know at least a

few people read “Diet Food” and shuddered and made a face of disgust. It’s okay, that’s what I want to talk about. “Diet” has to stop being a fourletter word. Unfortunately with so many things we get caught up on words we hear and automatically assume the extreme meaning of the word instead of considering a way to make the word fit what we want it to do. Instead of hearing diet and thinking “food that tastes like cardboard and sacrifice what I like to eat,: we need to instead associate diet with simply “eating healthy or eating better than I do now.” Just focus on this part of the equation for the next month. Don’t worry about the gym or cardio or any other parts of the puzzle. This way you won’t get overwhelmed and you won’t have anything else to focus on. On a side note, a month from now when you’re feeling amazing from the good eats you’ve treated yourself to, you’ll also know that you actually stuck to a commitment for your health for an entire month. That

motivation will help you move on to the next step and take you further down the healthy-living path. Let’s get into a little more detail. Take a minute to mark down today’s date, if you’re ready to start today, so you can track your results. Otherwise just make sure you keep some kind of small journal to track your progress.

A little over a month ago I had researched all these studies on food and the body. One of the studies was about the human regeneration system. I won’t get into all the details, but the one that caught my eye and I wanted to test out was about the outer layer of skin, the epidermis, that replaces itself every 35 days. It’s entirely based off of what you put into your body. The study went on to explain many foods and drinks we all practically live on have so many things that are bad for us. These things are bad for us in overall health, not just losing weight. So I took down a list of things to stay away from and things to have more of. For the most part it’s pretty easy. Try to stick to as many organics as possible. For a month, cut out as much fast food as you can. It doesn’t all have to go. If you do a little research you’ll find that there are many major chains that surprisingly stick to organic food. Chipotle, as a quick example, was my lifesaver! Now this is the not-so-fun part because it’s by far the hardest but most crucial thing you have to do: cut down caffeine, sugar, salt, and carbonated products. I would say cut them out completely, but there are healthy versions of each and if you cut out caffeine cold turkey it’ll make you sick. Gradually do what you can to make a conscious effort and you’ll feel the reward. That’s

the easy version. Here’s the list I used when shopping and I’ll admit it was really tough the first couple trips to the store, but now it’s a walk in the park and I can feel how much it’s helped. Stay away from anything that says artificial anything. Then the fun chemical things to keep an eye for are: benzoate preservatives, brominated vegetable oil, high fructose corn syrup, MSG, olestra, hydrogenated oils (soy, palm, and cotton). It may seem like a lot of work, but I made a game out of it and had fun. I suggest looking each one of those up so you can see why it’s so important to keep them out of your system, because that will really motivate you to avoid them. In the 35 days I tried this study, I lost a total of 12 lbs! Admittedly I cheated about six times with soda and once with a cheeseburger, but, again, it’s the effort that is important. Make sure you document or make a mental note of when you slip up so you can measure your results properly. By the end of week 1 you’ll find you have more energy. You might not have lost any weight yet, but just be patient, your body will follow what your mind has set out to do. Beginning week 2 you will go through the biggest challenge. Your body will remind you of the junk and chemicals it misses, but you’ll also feel healthier from them not being in your system. It’s kind of a strange feeling. But the sensation solidifies that it is working, so just dig in. Weeks 3 and 4 were the most amazing to me.

It’s strange to say, but I was sweating less than normal. My skin felt smoother. My face was clear enough to be in a commercial. Every day I was making new little discoveries about what eating like this could do and I was blown away. At the end of week 4 is when I braved the scale and, as I mentioned, I had lost 12 lbs. What I didn’t tell you was that I didn’t change my daily routine at all. I did the same amount of cardio, the same amount of lifting. Everything was the same. I just ate right. To make sure it wasn’t a fluke and to reward myself (or so I thought) I took the next week to go back to eating how I had before the diet. I really wanted a soda and to go crazy at one of my favorite buffets. The food was great! Right up until about the sixth bite when my body started telling me it didn’t like what I was doing and I needed to stop. I ignored it and went about my regular routine for the rest of the week just to fully test it. I gained back six lbs., my face started to break out a little and I

didn’t have that oomph in the morning to jump out of bed. That’s all the confirmation I needed. Research and studies are one thing, but when you live it firsthand you find a whole new respect for food. Start sometime this week. Follow the guide we went over earlier and stick to it as closely as you can for a month. If you cheat or mess up, it’s okay, just get back on track and avoid doing it again. It can’t be stressed enough that you must consume as much water as possible while doing this. Water is your best friend, especially here in the desert! Next month’s issue we’ll pick back up here and move on to the next fundamental step in being healthy. I’ve already started, so I have the jump on you, but it’ll be easier to share my results with you again. Remember you just need the mental focus and your body will follow you to the finish line. Follow the Fundamentals.
