Maine Real Estate Update We should have known this was coming… We have had the best of both worlds for so long that we didn’t think the solid real estate market fundamentals would ever come to an end. For the better part of the last 5 years we have enjoyed a healthy stretch of what is a “classically Maine” slow and steady growth in unit sales, accompanied by trending modest increases in the median price. In general, there was seemingly just enough inventory of well priced homes to satisfy the demands of a growing number of new Maine lifestyle converts joining an already enthusiastic local buyer base. We should have been able to see an inventory shortage coming in selected cities and towns in Maine. There were plenty of warning signs that inventory in some of the most popular markets in Maine would start to suffer with growing demand overwhelming available inventory for sale. The not so subtle hints were evidenced in the first half of 2016 with year over year unit sales reported to be more than 20% higher in February, April, and May and positive growth during 11 of 12 months in 2016. The Maine real estate market overall has also posted annual increases in the median sales price for the 13th consecutive month. There were all sorts of factors that should have put a crimp in the demand side of the equation. The sudden spike (0.5%) in mortgage interest rates, pushing jumbo rates back over 4% in the fourth quarter, only led to more buyers rushing into the market to beat future rate increases. A strong dollar would normally slow down the flow of Canadian and European buyers, but again there continues to be strong international buyer interest in Maine. The very mild 2016 winter was reversed with a dose of hostile winter weather this January through March which resulted in a modest growth comparison of less than 2% for the first quarter in units sold, yet the median sales price grew by nearly 7% during the same period. Portland, Maine’s largest city, has been on a red hot streak for the past three or more years and currently has more properties pending (158) than available for sale (134). It is also interesting to note that the residential property market in Portland is split equally between condominiums and


single family homes for sale. Much of the Greater Portland market is experiencing inventory shortages, but none more so than Yarmouth with 27, Freeport with 21, and Cape Elizabeth with 34 homes active in this spring market. Other tight and tightening markets include Brunswick, Bath, Kittery, Cumberland, and Falmouth. It is fair to say that the supply shortages are not widespread throughout coastal Maine. York (131), Kennebunk (79), Scarborough (65), Harpswell (49), and Camden (47) all share a healthy mix of terrific homes currently for sale and are not overwhelmed with multiple offer bidding wars. We have been adding spring inventory in all of the aforementioned markets with an increased mix of seasonal homes. The vacation home market tends to peak from late August through the end of the calendar year. We are quite active in preparing new listings in Boothbay Harbor, Bristol, Islesboro, Georgetown, Kennebunkport, Ogunquit, Bar Harbor, Northeast Harbor, and St. George. The Maine real estate fundamentals are undoubtedly strong, as is the economic environment with low interest rates, low unemployment (3%), and improving inventory numbers.
