T H E FA B R I T I U S GROUP an active property owner and developer! The Fabritius Group, along with its subsidiaries, is a major property player in Norway. It primarily operates in the Oslo region where it owns properties and sites zoned for d evelopment as multi-use buildings for warehouses, offices and production. The Fabritius Group has invested in, managed and developed properties since 1991 and in that time has completed a substantial number of projects. Our focus going forward will be on building a long-term property portfolio based on the properties it develops and acquiring newer projects within our target area. The Fabritius Group is wholly owned by Gjelsten Holding. Our team consists of ten people and has in-house expertise within project management, project development, the market, management, finance and analysis. This provides a basis for prudent growth in the coming years and a focus on our tenants. 2015 was a good year. Numerous large leases were signed for new buildings and premises in existing buildings, totalling around 62,000 sqm. At the start of 2016, Storebrand Eiendom and The Fabritius Group sold the Ulven project to Obos. Once the zoning work had been completed in 2015 it became clear that the Ulven project would have a considerable number of residential units, which triggered Obos’s interest in acquiring the area. The sale of the project was completed in February 2016. We will focus on the environment and energy consumption in all new and existing properties. Priority will be given to good solutions that provide benefits both for the tenants and the owners of the properties. The goal is to ensure we have future-oriented properties that are attractive to owners and tenants.
The Fabritius Group has solid finances which, in combined with our expertise, means it is well-equipped for new projects in the coming years. We believe that our section of the property market will develop positively in the next few years. We will seek to build up a larger portfolio of properties in the Oslo region for long-term ownership in the years ahead. New build projects are organised as partnership projects between tenants, design and build contractors and the Group, where the goal is to achieve optimum projects for the tenants, in terms of both use and price, through a transparent collaboration in which everyone pulls in the same direction. We have good experience of such partnerships over many years. The Fabritius Group has many projects in development and therefore actively seeks tenants who want a professional partner when establishing themselves in new premises. We have the finances and the expertise, and not least desire, to start project development in collaboration with the tenants. The focus is on our tenants and trying to find optimum solutions for them at all times. The tenants are our most important partners.
