Working on this special equestrian edition has been just like old times as my first editorship was for a horse magazine. I trained to be a riding instructor at Porlock Vale Equestrian Centre in Somerset and, having spent many happy years teaching alongside freelance writing, I decided to enter the world of publishing full time. Gradually progressing through titles on crafts, slimming, natural health, speciality food and hotels, I eventually turned my attention to property. A great subject that gives a fascinating insight into new developments around the world, sustainable construction methods, state-of-the-art technology and interior design trends. Talking of which, we’re sourced a selection of prime properties in ideal locations – either with superb equestrian facilities or close to racecourses or polo fields. There’s no doubt about it, having your horse or horses stabled at home is a distinct advantage whether you ride competitively or just for fun. You can be tacked up and riding on a whim within minutes, schooling, practising your dressage test or showjumping in your own manège or indoor arena – sheer bliss! iving in the heart of the English countryside with your horses stabled on the premises is the ultimate dream for many avid riders. However, before you take the plunge there are several considerations that will make both the land and stable management easier in the long run. Sarah Broughton of buying agency Prime Purchase, advises, “When buying a property with equestrian facilities, one of the most important facts to ascertain is whether the land is light or heavy. If it is light, it will be better in winter than heavy soil but the downside is that it is not so good in summer as you don’t get as good grass. If it is heavy it can get very soggy and waterlogged so check what drainage it has. Heavy soil does not need to be ruled out entirely, however, as it can be improved dramatically with the right drainage.” Isolation is imperative if you are taking in horses from other yards or countries and biosecurity is becoming more important as horses travel further. “The isolation yard needs to be a proper distance away from the main yard and preferably with a separate entrance,” continues

Ms Broughton. “The layout of the paddocks is important whatever the equestrian element – too far from the stables and you could spend all day walking the horses to and from the yard. Check the hedging: if you get a bitter easterly wind, is there protection for horses in the winter? Shelters are also important – not only to keep rain and snow off in the winter but also for shade in the summer if there are no trees in the paddocks. Footpaths are definitely a negative and should be avoided if possible.” Properties with full equestrian facilities are in huge demand as livery costs are so expensive, and often fetch a premium. vary widely and it’s worth bearing in mind that you may end up spending a significant amount on updating the facilities to your own specifications. One of my clients bought a property with £1.5m of equestrian facilities and completely remodelled it, spending £4m, for eventing. But the facilities are now good enough to train for the Olympics. Equestrian facilities can date relatively quickly: if they are used hard over 10 or 15 years, they will need replacing. If you don't update such facilities, this will affect the value when you do come to sell. “The more specialist the equestrian set-up, the narrower the resale market. You may be able to charge more but there will be fewer interested buyers. Someone who rides for a hobby and has children at Pony Club might require no more than a nice house with some stables and a paddock. If you have racehorses you will need much more specialist facilities while ‘jump’ and ‘flat’ yards do not make good three-day event yards.” Mr Wells also stresses the importance of checking the quality of riding out and hacking in the area. “Roads can be busy so check that you can safely ride on them and ensure you can go from country lanes to bridle paths, ideally without crossing a busy main road,” he says. “And finally ensure you have sufficient access through the village with a large horsebox. Access might be fine during the day when your neighbours are at work but when there are plenty of cars double-parked along the lane, will you be able to get through?”

Last but far from least, once you’ve purchased your equestrian estate, it’s imperative that you have all the appropriate insurance in place. Alec Moore, partner of Weatherbys Hamilton, advises, “Stables, tack rooms and associated buildings including indoor riding schools for private use will usually be insured as part of the household insurance package and the schedule would confirm this. Where the equestrian activities are more extensive, the property insurance may fall outside the appetite of the household insurer and advice may be given to insure the buildings under separate farm type insurance policy. This is actually not necessarily the most suitable arrangement as the farm policies provide insurance on a named peril basis, which excludes some areas of important cover such as subsidence and accidental damage. Whereas this may be satisfactory for the buildings on a working farm, it is not suitable for expensive stables built to home valuable horses, which necessitate cover on an all risks basis. Mr Moore also advises that, in addition to the material damage insurance of equestrian facilities, insuring the liability associated with owning horses is vital, both to third parties and employees; in the case of the latter often a legal requirement. “Horses are flight animals,” he says, “and due to the unpredictability of their nature the insurance of equestrian related property and liability is a specialist area that some insurers shy away from. It is important to speak to a broker who is familiar with all aspects of horse ownership and is able to arrange suitable insurance.”

nce deeply unfashionable, Sir Lawrence Alma-Tadema's reputation has done a remarkable turnaround,

one suspects boosted by two factors: a sort of celebrity status conferred by association with Hollywood film makers - and the surge in value of his works. This riches to rags to riches story is best

illustrated by The Finding of Moses shown here, a work purchased for some £20,000 in 1904. In 1955 it was sold for £900 by a London dealer to a couple who discarded the painting and kept the frame. Six years ago Sotheby's sold the work for $35.9 million. arah Jane Nielsen is an award-winning interior designer who has worked across the globe but is now based in the English Lake District. A country-lover at heart, Sarah particularly enjoys transforming fine period houses and disused farm buildings into incredible living spaces. “Each commission is thoroughly bespoke to take into account the owners’ lifestyle and requirements and we always start by getting to know exactly how the property is to be used,” she says. “Even if you’re overseeing your own project, it’s still important to consider usage as that will help to shape the final outcome.” Next Sarah focuses on the elements that help to make a country home extra special - and that often involves working with the fundamental features of the building, as well as maximising the setting, sunlight and orientation. “One of our priorities is to strive to make the most of any available natural light. Our overall colour palette will also be based around the sun and the time of day rooms tend to be used - and

we also factor in light in our choice of window treatments. A great country house should have a strong connection with its environment taking maximum advantage of the setting in which a property sits to ensure a seamless blend of inside and out.” Sarah advises that the key point with barn conversions is to be careful with the division of space and balance this with consideration of the acoustics that come with sometimes voluminous areas. “Take into account also that

Invariably, this can lead to a requirement for an internal division of spaces but in a way that retains the barn’s open aesthetic. “Beautifully-built stone barns can offer opportunities to create contemporary spaces and stunning divisions with the use of glass, large format sliding doors and screens. A new product on the market allows the occupant to alter the translucent nature of the glass to opaque or black-out by the mere touch of a switch and these make a magnificent and eye-catching feature. Or, you can look to the past for inspiration. During a recent stable block conversion project we noted that the original ironwork was to be skipped. By having it sprayed a brilliant red in keeping with our room scheme, we were able to rescue and upcycle it as a clever and unique way of dividing off this vibrant dining space. “For flooring, we love wood for its soft natural look and feel but with the addition of a floor substrate to add some acoustic value. When it comes to heating, what barn owner can resist a fireplace with an open fire? Large open spaces with great ceiling heights

are excellent for the introduction of full-height flues for contemporary, often Scandinavian-designed, stoves sometimes dropped several metres to the floor below to create statementmaking drama. “Our colour and decoration palette will typically include shades of off-white, chalks or soft greys that are perfect as blank canvases against which to accentuate the old barn features – though when the building (and client) allows, we occasionally introduce a vibrant colour pop.”

Unlike the generous proportions that come with barns, Victorian, Edwardian or Georgian houses aren’t always as naturally suited to 21st century living. “There may be more rooms,” says Sarah, “but they are often relatively small - and whilst it’s tempting to create more space, I would be cautious to just knock the bones out of a period house. I feel retaining the splendour of formal rooms, with period features, mouldings and sometimes plasterwork is fundamental. But

there are often challenges to be overcome. Rooms can be dark - and it can be frustrating that amazing views are not always maximised. Adding extra glazing is an obvious way of adding light and opening up views in a country property, and bi-fold doors that open up to welcome in the daylight are an absolute treat. “For flooring and hard finishes, flagstones in period traditional properties are ideal for halls and cloakrooms. We have repaired or reinstated mosaic tile or decorative Victorian tiling in main entrances to stylish country homes. There is a great variety on the market now, and retro tiles are back in favour for bathrooms. Wood adds warmth and we like to mix in wall finishes that give a nod back to the countryside – and when it comes to boot rooms, every good country house should have one.” Sarah advises that a country house cries out for a focal point in its key rooms. “Unless the window and/or view has the wow factor, add life with a fireplace. Choose from a traditional stove or a basket and fit into a stone or marble surround. Kitchen designs can be more eclectic than in other types of property, sometimes with a nod to the old as in Shaker, Arts & Crafts or mouldings. “For colour and decoration, where there are period details and mouldings such as dado rails, picture rails and cornices, we like to use neutral palettes of colour on ceilings and woodwork, perhaps with some soft pastel tones. The period house does offer the opportunity though to adorn walls with archival prints and wallpapers, as well as strong heritage paint colours.” The period and usage of the property will dictate the furniture selection, as will the client’s collection of pieces over the years. “Our preference would be to keep the scheme soft, though sculpture and form still play a significant part in balancing any scheme – sculptural lighting is a clever and relatively

inexpensive way to create impact,” says Sarah. “Window treatments in period properties can really define the soul of the house. We offer options using elaborate poles in paint colours, distressed or metallic in finish. If there is pattern on the wall then a contrast pattern can be considered on the curtaining – but be careful, proportion is the main concern. In more formal properties, most prefer more luxurious,

interlined curtaining, whether tied back or draped on the floor.” Last but not least, Sarah’s top tip for country house style is to keep the fabric away from the window glazing as far as is possible. This enhances the natural light in the room and makes the windows appear larger, bringing the outside in. Sarah Jane Nielsen

Born in Russia, Lana Filippova moved to the UK in 1992 where she launched her award-winning business, Lana Filippova Interiors. She advises that one of the main considerations, regardless of the type of project, is functionality. “The first question to answer is how the space will be used to ensure the end result will fit in with the lifestyle and also be aesthetically pleasing,” she says. “It needs timeless quality that does not follow fast pace fashion trends.”

Lana believes that the main attraction of barn conversions is a preference for open plan living. “This maximises the natural light accessing all parts of the space. Beautiful countryside views can also be appreciated by all with wall to wall bi-folding doors merging the outside and the indoors. This less formal and family living suits barn conversions although modern living dictates the high-tech approach where kitchens and bathrooms are concerned.” Exposing the roof structure can often create a lovely feature while also offering more height and giving the feel of space. “When designing bedrooms and bathrooms with sloping ceilings and unusual corners, which at first may feel like a wasted space,” advises Lana, “consider utilising these spaces for decorative effects. Alternatively, if the walls are running all the way from the ground floor to the roof, you can create drama with sculptural wall lights. “Lighting schemes and zoning is very important. There may be several lighting schemes in a particular space, enabling the occupant to use the »

space according to the time of day or the activity undertaken. Everything from bright lights to pools of seductive mood lighting with feature lights creating a visually stimulating effects and high-lighting objects of interest, art or architectural elements worth noticing.” Lana believes that a large country mansion can still benefit from an open plan kitchen and snug living space, but at the same time a formal sitting room and a dining room would be desirable. “A separate TV room would make a difference to the decor of the formal sitting room when a TV doesn’t need to be incorporated in the overall scheme,” she says. “An impressive entrance hall with a staircase that will set the scene should also be carefully thought through. This is a very important space reflecting the rest of the house style and the occupants’ personality and status.” Colour schemes will largely depend on the client’s personal preferences and taste. “However, to create an interior which will not tire you,” advises Lana, “neutral colours are best to use for main parts of the interiors, like sofas, curtains, wall coverings. Splashes of colours and even pattern are best left for accessories which can be easily replaced in the future. “Natural materials are always nice to use in a setting like this, but playing with rich and tactile textures and various neutral shades will still create a diverse look with character and

interest. It is worth noting that a lot of current fabrics look like silk or wool or linen, but they are in fact made out of synthetic fibres. Hence, they don’t carry all natural fabric disadvantages, like silk perishing in the sun. If you explore new sheer fabric designs, you would be amazed at how modern they look with intricate weaves and varied weights. Where full privacy is not required, sheer curtains will soften the look of the windows, adding texture and perhaps some subtle colour.” Lana finds that textured designs work very well for wall coverings, offering a more homely feel for the space and providing a good backdrop for artwork on the walls. “I also use a lot of wall panelling nowadays, mixing it with mirrors and textured metal panels.

The materials are wonderfully diverse, ranging from a polished concrete look to stone and metal look. They are easily used for making recessed areas with interesting lighting effects and are a great alternative to feature wallpapers. I would say that covering on all walls would achieve a more sophisticated look as opposed to a feature wall which has been overused in recent years. “I also don’t think that only traditional furniture could be used in a country style residence. ne of the main considerations when designing a private jet interior is the space arrangement. Working with such a relatively confined space, every inch counts to ensure that optimum levels of enjoyment and relaxation can be achieved during every flight. Jean-Pierre Alfano, creative director of Airjet Design, says, “The key element for good design in a large aircraft cabin, for example, starts by defining a space layout that will make the passenger experience, social interaction, and

ease of movement a pleasant one. It is a compromise between giving the passenger a sensation of comfort and luxury without giving away too much cabin space. For this, we combine a good layout design with the right combination of colours, materials, and lighting. “The environment of an aircraft is very unique and very different from any other kind of space interior designers typically work on. The living space inside most aircraft is usually rather small with a fixed cylinder shape and limited natural light sources. As a consequence, the initial design requirements for an aircraft are very demanding because at the end of the design process the passenger has to feel good within the cabin environment and forget about the very nature of its limitations.” Additionally, weight limitations, possible flight turbulence and airworthiness regulations have to be taken into consideration during the design process. This leads to technical solutions and material choices that are very demanding and only seen in aviation. “We use a range of luxury materials, which are for the most part aviation certified,” explains Mr Alfano. “For example, certain clients

want custom-made silk rugs, the finest leathers, beautiful marquetry, and bespoke lighting fixtures.” As for colour schemes, many of Airjet Design’s clients favour a combination of light colours with darker trim accents. However, there are many colour possibilities, sometimes influenced by the cultural background of the owner but it seems that the most important thing is to maintain a balance in the colour choices.

Flying fish

Airjet Design’s most unusual design to date is its ‘Acquario’ project, where the company was asked to design a fish tank in an aircraft. “The aquarium served as the central piece of the interior,” says Mr Alfano, “and was fitted with filtering and heating systems, built on

a credenza mechanism that allowed for maintenance.” He believes that the greatest change in the design of private jet interiors over the years is the move in the direction of styles that brings the overall look closer to that seen in residential or hotel design. “Clients favour having a private jet with an environment that comes as close as possible to the comfort and style available in homes or hotels. As a result, today we see more furniture (or ‘monuments’ as they are known in the industry) with forms that resemble free standing furniture or home furnishing. We also see more

creative surface textures than before, as well as mood lighting. “Private jet interior design will follow the evolution we see in other industries, some of which our clients are influenced by, as are we, such as yachts, cars, and hotels. From my point of view, I will continue to inject innovation, in terms of forms, materials and layouts wherever possible and depending on my inspiration. The design will continue to be influenced as well by the demand for the latest technology. In the end, private jet owners are ultimately looking for a seamless experience between the house, the office and the aircraft.”

Another important point to consider is how the owner intends to use the aircraft. Will it be to travel with family, for business, leisure or a combination? Sam Curson, senior project manager in aviation for Winch Design, advises that this can quickly help to define the general layout of an aircraft that will suit the client. After that, it's entirely how the designer interprets the owner's desires. “For practicality,” he says, “a lighter interior with white and cream fabrics can be quite tricky to maintain, whereas darker leathers and woods can withstand more intense usage. With a VVIP aircraft the colours and materials should be more for the owner to enjoy, not necessarily for the crew to easily maintain, but we will always look to strike a balance to ensure the aircraft looks beautiful for every flight.

“Natural materials like silks, cottons and linens are preferred for fabrics as these are more friendly to burn testing, but fire resistant coatings, resins and backings have greatly increased the potential to use more interesting materials like carbon fibre, solid woods and elaborate artistic finishes. Likewise, fabrication technologies have advanced in such a way as to allow us to design with solid woods, marbles and other transparent or opaque stones, these can be milled down to between 1mm and 6mm thicknesses and used on floors or cabinetry. “The texture and warmth of real wood or the cold touch and crystalline surface of natural stone is simply impossible to imitate. We've just installed the largest single piece of marble marquetry on a BBJ entry rotunda floor, but we've also built aircraft seats with incredibly intricate, sculpted carbon fibre shells.” Mr Curson has noticed a greater focus on natural light in the cabin over recent years. “Many owners of larger VVIP aircraft desire an interior that is more comfortable and residential and less like a flying sports car,” he says. “As to the future, I think with the available advanced technologies privately owned aircraft interiors will start to have much more individuality in interior style and architecture compared to before.”

Rocking and Rolling at Silverstone Classic

This is one of the best festivals of classic racing in the world where visitors get to see what their dads either watched or raced in their youth. In fact, many of this year’s drivers were actually grandads, still showing how it’s done. The numbers are also impressive with over

100,000 visitors, 10,000 cars displayed, 1,000 cars racing and 107 car clubs featured. Visitors mingled amongst the cars and drivers in the pits and paddock and, when there wasn’t action on the track, it was in the skies above with air displays. The racing included Formula One cars from the loudest era of the sport with Michael Lyons leading the field. In Williams’ 40th anniversary year, it was somewhat fitting that both races should be won by the team’s FW07 – the car that delivered Williams its first grand prix victory at Silverstone back in 1979. A real crowd pleaser was the Austin A30 and A35 Celebrity Challenge Trophy race with stars from TV, car racing, rock and pop and Olympic medal winners. It wasn’t the rockers that rolled but Jonny Searle who fell victim to the wet track, fortunately only cutting his finger. Former BTCC driver Steve Soper won the race which raised £10,000 for charity.

The Design Museum in London has announced ‘Ferrari: Under the Skin’, a major exhibition revealing the fascinating history of the brand. The show, created in collaboration with Ferrari, celebrates 70 years of precision design, from the launch of the first Ferrari car in 1947 to the latest car production. The exhibition will open on November 15th and run to April 15th, 2018. A forerunner to the exhibition is currently on show at the Museo Ferrari in Maranello. This ambitious display will bring together early design models, drawings, letters and memorabilia as well as some of the most famous Ferraris to be seen on roads and racing circuits around the world. Together, these artefacts and original documents provide an unprecedented study of automotive design. Key exhibits include rare personal memorabilia and archival material relating to Enzo Ferrari’s life, early cars, wind tunnel models and hand-sculpted models in both clay and wood. Dedicated displays will explore the design development, engineering and manufacturing of Ferrari together with the company’s phenomenal attention to detail in every element of the cars’ design. The exhibition will also present Ferrari’s racing heritage, the ongoing quest for innovation as well as the glamour of its well-known clientele.

The cars included six Veyron 16.4, one of which is a pre-series car from 2005, a fantastic Veyron 16.4 Pur Sang from 2007 (both 1001 HP), a 1,200 HP Super Sport from the World Record Edition (2010) and the 1,200 HP Grand Sport Vitesse, which took the world speed record for production roadsters in 2013. uyers looking for high-end properties with extensive equestrian facilities naturally tend to find them located in the countryside. This makes Spain with its broad scope of landscapes and reliably warm climate an ideal choice. Alejandra Vanoli, managing director, Balearic Islands Sotheby’s International Realty, says, “Regions such as the mountainous UNESCO heritage site Serra de Tramuntana prove popular with horse lovers. There are plenty of quaint traditional villages here including Pollensa, Valldemossa and Andratx, offering picturesque riding trails as well as plenty of open land for horses to roam.”

Given this region’s popularity amongst equestrian lovers, demand for properties with facilities and large plots of land is quite high. “However,” continues Ms Vanoli, “it is often the case that plots of land come on the market, giving buyers the opportunity to build a property to suit their needs. We have seen plots of land in North Mallorca, particularly Pollensa, available for sale. “The most common requirement for buyers of equestrian estates is, first and foremost, enough space for stalls, in addition to a large villa and enough space for staff quarters. Entry prices for high-end properties with extensive equestrian facilities start at €3 million depending on the area and the condition of the property. However, this can be significantly higher in some parts of the Balearics.” Liza Kjellberg, head of equestrian estates for Lucas Fox, finds that the south of Spain such as Andalucia (specifically Sotogrande, Cadiz and Seville) proves popular as do Catalunya and areas around Madrid. “If focusing on breeding, dressage or jumping,” she says, “then the size »

of land, paddocks, stables, storage for food and equipment, house amenities and room for staff within a self-providing estate are all important for buyers. There are strict regulations about how many horses can be kept on the land and the local authorities check this. “Sport and country estates suffered when prices dropped after 2007, city property is recovering but rural properties are still struggling to recover and there are deals around but not under €1 million. Many buyers think they can get a bargain – not quite right! Most properties in Andalucia are €3 million and upwards.” Sotogrande is a real estate and leisure destination in Andalucia with contrasting views of sea, hills, cork forests and green fairways, including the Rock of Gibraltar and Morocco. It was first created in 1962 by industrialist Col Joseph McMicking and his wife, Mercedes Zobel de Roxas, heiress of the Zobel de Ayala family, as a destination for the wealthy and discrete. They purchased four neighbouring farms and the area blossomed from there. In 1965 Sotogrande became home to Andalucia’s very first polo clubs, originally playing on the beach. To this day the fields of the Ayala and Santa Maria Polo Clubs are ranked the best in the world. Santa Maria Polo club hosts nearly 30 tournaments each year, culminating in the Grand Slam Carter Gold Cup high-goal tournament every August, attracting the world’s best players such as Number 1 Adolfo Cambiaso and royalty such as the King of Spain and famed society. Sotogrande is also home to riding schools such as Hipica, and offers a

Óscar Larrea, director of the Engel & Völkers business segment ‘Fincas Exclusivas’ believes that the most popular areas for equestrian properties are in the central southern region within a maximum distance of one hour from an airport. “The quality of the Andalusian horses is highly valued by our Arab and Hispanic-American clients,” he says. “This coupled with the climate and the quality of grazing land make this part of Spain uniquely desirable. “Many of our equestrian estates are located in Andalucia and Extremadura, as well as in the region of Madrid – up to a two-hour drive from Madrid. The portfolio of properties is limited and there are very few for sale due to the exclusivity of the market. Buyers of equestrian properties require sufficient land (more than a 50,000m2 plot), and they are also concerned with the quality of the grazing and the drainage of the land. Good soil quality is crucial here. In addition, key requirements relate to the size of the stable facilities on offer, as well as riding grounds, an indoor riding arena and tack rooms.” Mr Larrea advises that other important considerations are good irrigation as well as security systems for the stables and tack rooms. “Some buyers are also looking specifically for properties suitable for hosting dinners and parties, with guest accommodation on site,” he says. “The price bracket is very large for this kind of property. We currently have estates in our portfolio ranging in price from €10 million up to €60 million.”

That said, there are certainly towns that attract an upscale equestrian audience, and those include Roxbury, Woodbury and Salisbury in Litchfield County, Connecticut as well as Millbrook in neighbouring Dutchess County, New York. Tim trained his first Cheltenham Festival winner in 1999 when Barton won the Royal & Sun Alliance Hurdle. The gelding went on to prove himself topclass winning 14 races, including beating triple Gold Cup winner Best Mate by 14 lengths in the Aintree Hurdle at Liverpool in 2001. Tim’s best season on the flat was in 2010 with 98 winners, followed by another 90 in 2011 and 88 in 2012. He also picked up his fifth ‘Top Trainer in Yorkshire’ title in 2012 at the Go Racing in Yorkshire awards, with a total of 48 victories on the county’s nine tracks. Every year Tim is very active at sales throughout the UK and Ireland, purchasing new stock for sale to new and existing owners.
