Conduct a high profile public marketing campaign to create a competitive selling environment, chiefly between the owners of the immediately adjacent development properties. Convince our client that this would achieve a better result than direct negotiation.

The initial bids did not meet the clients’ required contract conditions. The competitive environment and strong underbidder presence made the ultimate sale price ($19.7 million) much higher together with an unconditional contract of sale on a 12 month settlement.

This major parcel of land (80 ha) had inherent servicing and visual drawbacks that needed to be tactfully addressed so as not to undermine the prospective buyer interest.

By the nominated closing date, tenders had been received from Stockland Trust Group, AXA/National Mutual, Australand, A.V. Jennings, Peet & Co and Sunland Corporation. Initial tender bids varied from $10 million to $15.3 million. Further negotiations resulted in a $16.35 million contract of sale price. This price established a new “benchmark� value for subdivisional land in the northern suburbs of Melbourne.
